Becky was extremely helpful and prompt to respond during my house purchase from Cope and Co - thank you.
However I cannot rate higher than a 2, as I was not provided with all of the keys on completion. I did not get a back door key, despite going through this door on a viewing, and it being opened on the property survey. I have not been given the key - when I queried this I was told it MAY have been left in a drawer or MAY have been on the large set of keys I was given. It was neither. I now have the cost of a locksmith to change the locks on my own back door. Not a good start having just bought the house. Left a sour taste on the whole purchase process.

It's six years since I wrote the review below (and the company then had a different name!). . . I am still with 'Cope and Co' and still very happy with the quality of their service and their personal attention to detail! With one minor exception a few years ago, (which we/they sorted out) every tenant they have found me has been excellent and the sort of person you want to have in your house!! And they have handled the change-over from tenant to tenant very well. I'm lucky having been with them so long, I have very good personal service from several of their staff and I must single out Simon Joyce who has always made sure that they deliver high personal service and sort out any misunderstandings! I have no hesitation in still giving them five out of five. . . Thank you!

I’ve had an excellent experience with Cope & Co. From the very beginning, they were professional, responsive, and genuinely supportive. Every step of the process — from viewing the property and signing the tenancy agreement to handling maintenance requests — was smooth and transparent.
Communication has been outstanding; emails, WhatsApp and calls are always answered promptly, and any questions I had were handled with care and clarity. The team clearly takes pride in making the rental experience as stress-free as possible.

Marketed our home for sale with Cope & Co after being impressed with the marketing of a nearby property and having a first hand glowing report from that seller. Sean was great at the valuation, positive and reassuring. Then he and Peter did an excellent job of marketing and the write up. The photos and video of the property really were superb and I was so pleased with the effort they went to in highlighting what made our home special to potential buyers.
Cope & Co took on the majority of viewings for us, and did their best to follow up on feedback from viewings. At point of offer 8 weeks from marketing the property James managed to get above our asking price. Updates were provided whilst we were SSTC when we requested them and Becky was always on the ball if we called up for anything and was great on completion day!
I’m so grateful to everyone we’ve encountered at Cope & Co- especially Sean, for making this process easier and for being a pleasure to work with. I would highly recommend Cope & Co to anyone considering selling their home!

Evening. I've never written a review in my life as I'm not a fan of things like this. However, on this occasion I feel its well deserved. My tenant handed his notice in 4 months early for personal reasons. Kelsey got in touch with me to discuss and was very professional and spot on with everything. This call was then followed up by kelseys colleague ( who's name I didn't catch ) but she too was absolutely great and upto speed with everything. I then had a call the following day from Emma who informed me my property was already back on the market ( talk about quick ) and that there was alot of interest and viewings to follow. Avoid. Cope and Co made excuses from day 1. I had continuous issues with my boiler, in which the contractors they hired did bad jobs, didn't fix it multiple times, left the loft a mess and were using my house to charge all their tools they weren't using. I had boiler issues for nearly the whole 2 years. Cope and Co were refusing to send a contractor because it was "the weekend" until I stressed how I needed to be able to wash as I have no family near by.
Then came my fence issue... the fences came down due to the weather and due to them being really old and not maintained anyway. One actually fell onto my neighbours car... it took them around 3 months until they sorted the fence and in which my whole house was exposed as the garden was visible from the front.
I wanted to do anything to GET OUT, so I payed a massive fee to get out of my contract despite all of the issues. They are not prompt when fixing things, hire bad contractors, charge you for things that weren't there to begin with and most certainly don't get in contact with you (you need to be ready to call them over and over to get a result).
They then also proceeded to charge me for "missing items" that weren't even in the house when I moved in and said it needed cleaning even though the house was cleaned top to bottom and deducted money from my deposit. The house was a mess when I first moved in (literally black dirt on the fridge and in the kitchen unit cupboards) and it was spotless when I moved out!
Worst letting agency. Even my landlord told me Cope and Co owed them money...

Had to report my CO alarm as it was beeping as if it needed replacing. Scott was instantly on the phone offering advice I.e opening windows etc just in case. Within minutes of the first phone call, he had called back to confirm he’d arranged for someone to urgently come check it all over for me. Scott then called back first thing, before the office had even opened, to check me and my daughter were ok and that it all got sorted. Really appreciated Scott’s urgency with the situation and the open communication. Made me feel incredibly at ease and showed a lot of compassion. Thank you again Scott for all that you did.

I have never rented from them, but I had a viewing with them the other day for three student studio flats in the same block. The flats themselves weren't too great, hadn't been cleaned and and it smelled of damp. However the biggest red flag was that since the key for one of the flats didn't work, they showed me into another one that had the same layout despite the flat being currently rented out. They did not get permission from the current tenant since she was "away for the summer anyway". I decided to not rent from them after that.
Edit to respond to their comment: this is not true at all, they didn't obtain permission from the tenant and they were quite open about it as well. I also received a rather threatening voicemail from them after I originally left this review telling me to take it down.

Dreadful. Broken oven for over a year. Gaslighting me over a leaking chimney. Claimed it had been fixed. I proved it hadn’t on several occasions. Still didn’t get it fixed.
Water coming down the chimney into the bedroom.
Lead flashing dislodged from the roof. Did nothing about it.
Gutting full of debris. Nothing done about it. New agent has had the oven looked at within 2 weeks. Work on the chimney under way.
Would not ever rent a property through these again.

I reported the oven months ago. At the same time as the chimney for the 4th time. The oven was not fixed as it still did not work. I reported it again. It has been condemned and replaced within a month of new agents taking over. Why has a new agent taken over I wonder?
The man who came to look at the chimney claimed it was blocked hence the dampness. Nothing more was done so I called to find out what was going on. I was told the cap had been fixed. Yet I videoed the open chimney and sent it to the office showing there was no cap on the chimney. Work was not checked or followed up. Zero communication.
At the end of the day, nothing was fixed under your instruction yet things have with a new agent.

I sort advice from cope and co about some charges another agent were making that seemed excessive. They looked into my case professionally and quickly and advised me in a much better manner.
Annie and her team are so personal. It felt so different from the other agent. As a landlord it’s so important to have trust in your agent to do a great job. I highly recommend for a fair and professional service.

I have dealt with Cope &Co in managing my properties for many years now. I have always found them to be professional and quick to solve any problems and relet the property.
Just recently, the tenants have left the property needing some work. I would like to say a big Thankyou to Josh, Scott and Nina in helping to sort the issues quickly and to relet the property quickly. They have taken all of the pressure and worry off me and have kept me up to date with all the developments.
I also want to add that Scott helped about 12 months ago when there was a massive problem with an issue caused by a water leak. He dealt with it quickly, professionally, keeping me up to date with what was happening and took all of the worry out of my hands as it had caused me undue stress.

In good faith I contacted them requesting a viewing of a property they were marketing on Rightmove. No one spoke to me but they sent a fairly intrusive list of questions including financials. After doing so I was told I would have to take a credit check with a Company I have never heard of, I couldn’t verify this was genuine because on one answered the phone. I did this but was so concerned I emailed Cope & Co to see if they were scamming me. It was 24 hours before they came back to me. I no longer wish to view their property or ever to deal with them again. If I was a potential tenant or landlord I would steer well clear.

Homeowners: If you share a boundary or live next to a Tenanted property that this company represents, we feel for you. They do not care about legal responsibilities, and managed to ruin neighbourly relations within a couple of months of first dealing with them.
Even when owning your your property as we do you will get treated lower than the landloard and treated like a tenant with no rights in the matter, even though we have told them we are the owners they still don't give the respect or decency we deserve or that is to be expected towards another person especially when sharing a boundary.
We share a boundary with one of their managed properties, we organised works after one part fell down in bad weather, and put up a lovely, safer new fence, and agreed a low contribution from their landlord due to us wanting to upgrade it understandably.
It took them a week to inform us of any problem they had with the work, they claimed there was some tiles that were lifted up by the contractor. However, instead of asking for our contractors details to inquire about the alleged damage (which I gave them anyway) they outright refused to speak to them for no reason other that " I don't take orders from anyone other that the landlord".
Now they are with holding our £250 as the Landlord 'had to' pay for extra work that could have been done through the contractor - had they gone about things the right way, no-one would have been out of pocket. It has been terrible management from the beginning and don't even get us started on the dodgy quotes.
Now they are using distract tactics (sending us quotes we're not responsible for) which amounts to emotional blackmail. A) we told them to please stop. B) gave them all the contractors details. C) asked for proof that this 'damage' was in fact caused by our contractors and they subsequently showed no evidence to support any of this, with photos over 6 months old.
If you do end up dealing with this company for whatever reason do be careful and get everything in writing (although not even that will guarantee they will resolve your situation fairly, but will at least cover yourself). Do not agree any generous terms with them, they will take advantage of your good nature.
I would also recommend to avoid speaking with Chris Allison as all he has done is make things worse and now has started to ignore the issue and our emails entirely. He is supposed to be the Head of Property Management so I think that tells you all you need to know about this company.
If you are being mistreated do what we are doing and keep at them, learn your rights and get all your evidence in order.

Professional Properties just hate benefit claimants. Demanded a difficult credit report from the tenant. It wasn't enough to have my credit report and my ID as guarantor for the tenant.
In answer to Professional Properties' reply below, the free credit report was not easy for my friend to obtain, for whatever reason. they just put every possible obstacle in his way just because he is a benefit claimant, despite him having no outstanding CCJs. If you give him a tenancy at Alkmund Court as requested, then I shall give you a better review. In the meantime, my review stands.

I rented a property as a student with this agency during my second year at university. I received very little help regarding my issues at this property which included the place being filthy upon my arrival, a period of having NO water for four days (with no emergency number to call, days taken for the simplest service people to come out to resolve issues, emails unanswered, and having to contact the local services myself to resolve the issues presented.) this was also pre pandemic. the agency does little to help the students they claim to value but are more than happy to call if rent is late or any other queries regarding money which may be owed to the agency. I am still living with circumstances of living at my property during my time with this agency. Terrible customer service skills aside from a select few employees. It’s like they forget students are students snd not full-time working adults with the knowledge of how renting works. Terrible and honestly shameful.
EDIT: the replies to some of the low ratings are testimonials to this companies attitudes towards their student customers. I would like to state that not everyone employee isn’t helpful, merely the majority.

One of the worst letting I had to deal with. I rented a flat for a year. When they did the inventory the member said due to covid restrictions its not wise to spend time going into the details we know what problems are with the property and they are noted (there was mould in the bathroom which I showed him, drawers were broken etc). Now I have vacated the property and they have cut from my deposit to replace those things. I dont have time to fight them, but anyone who deals with them, get everything documented.

Had a leak in the house and it took them a week (A WEEK!!) to ring me to get my approval for a plumber to go in. It should have been the very next phone call they made. Then took a month to finally sort out. They constantly miss quoted prices - they never tell you that VAT will be added so they are 20% higher than they quote over the phone (*read the small print will be the excuse) but it's just fibs... the prices they quote sound ok until you get the statement. Very slow at paying the money into my account - it now takes over a week from the tenant paying.... Want to charge ME for putting a new tenant on the agreement???!! (adding a name to a piece of paper and printing it out, charging £50 +VAT - which they will also charge the tenant). Just rip-off merchants. Going to use a more professional company instead.
May 2021. I unfortunately had to refer Professional Properties to the regulatory body, The Property Ombudsman with a number of complaints, including the inaccurate details on PP's response on Google. The Property Ombudsman found in my favour in respect of every single one of my complaints made, and have ordered PP to pay me compensation (which has been paid promptly). My complaint was never about getting money out of PP, I simply wanted a refund for the time they didn't manage my property, I shall therefore be donating to Shelter to help those that are not fortunate to have a home. The whole thing has been extremely stressful and distressing, not helped by PP's Trump-esk reply to my complaint. I think it speaks volumes about the type of company PP is. Now much happier with the new agents who treat me with curtesy and respect.

Such a lovely company that made moving as stress-free as possible. They made sure that any old or damaged items were replaced and set up before moving in or on the day and even gave me a bottle of Prosecco and a card for moving in which just adds a lovely personal touch. I love that you have an online account with all your documents and can report any issues through that so you feel like you're in safe hands if anything does go wrong.

We came or professional properties after using the so called market leading local agent for a period of time with no success and what a difference we found. The first agent were sending unqualified and unsuitable viewings and the marketing was really poor. No one from the office came to see our home (other than the valuer who we never heard from again). Simon and Nicola from PP were the opposite and handled all our viewings for us and made sure they took the time to find out if the home was suitable before booking in the viewings. The marketing was great and the videos and 360 tour really helped. Nothing was too much trouble and they helped us when the offer was accepted to get the deal through in 7 weeks. Thank you and if you’re selling in Littleover make sure you talk to these guys as they really care about getting you moving.
