As a landlord, the experience with CPWalker is way superior to previous agents. The staff are professional, efficient and friendly. Dom did a fantastic job of managing the transition from the last agent and Abbie has been brilliant in dealing with contractors for me. The accounts/admin folk also appear to be efficient. It is good to deal with a managing agent who has a real high street presence - they are accessible and welcoming.

I cannot praise C P Walker & Son enough. Some repairs needed doing on the property and the response I got was more than I expected.
My bedroom ceiling was boarded and replastered very quickly, the next day loft insulation was installed (both jobs done by Baz, who was friendly, hardworking and he did an brilliant job)
I redecorated as I prefer to do my own, then they guys from Blacklock carpets came and in no time at all underlay and a new carpet was installed perfectly.
Sarah in the office kept me informed all the way.
The following year, Summer Pavier arranged 2 carpets to be replaced, again by Blacklock carpets and she also arranged a roof repair by B & S Roofing and got the chimneys capped.
She was friendly and I really appreciated how quickly she arranged everything.

I live in a hmo managed by cp walker in Long Eaton. It started fine but over the years it seams like they don't want to manage the property properly, having issues that are not being sorted in a reasonable time or not being done at all to having contractors come round that do a half a job. It ashame that this is happening I like the the place and people I share with but if this continues I'll probably look for somewhere else

Very disappointing experience. I travelled all the way from LONDON for a scheduled appointment, waited, and no one turned up. There was no communication or explanation, and the appointment time passed with no contact at all. It ended up being a complete waste of my time and fuel money. I would not recommend unless reliability improves.

I live in a block of flats managed by CP Walker and recently on a Saturday morning I woke up to a water leak in my kitchen coming from an overflowing shower the flat above. I was really impressed by how efficiently and effectively the issue was resolved by property manager Sarah Bell from CP Walker. Within 30 minutes I had a plumber at the flat who sorted everything very quickly. Sarah kept me informed throughout the entire process and by the afternoon everything was resolved, she also checked in after a few days to check it was still ok. The team were friendly, efficient and very easy to deal with. Thank you!

Would give no stars for no service - I was left standing in rain for twenty minutes for a viewing with no phonecall, for an agent who never turned up. Transpired when I visited the office in Beeston(a few minutes away from location of viewing) the agent who had booked the viewing (had confirmation email) never told her colleagues. They didn't even offer to to take me back round to view because it was due to their offices closing time.
Very poor service - if this is how you are treat before you even sign on the dotted line then think whether you want them dealing with you after you've handed over your money

I wanted to leave a review specifically for Mark at the Beeston office.
We had a VERY stressful house purchase going through over the course of the last few months.
Mark not only stepped in to do his job well, I genuinely feel he went above and beyond to get us over the line and moved in to our new home.
In an industry where solicitors talk to you in what may as well be an ancient language, Mark explained everything in terms that we could understand and made both myself and my wife feel that we were not forgotten about and also appreciated as customers.
Genuinely cannot speak highly enough of him. Mark is a credit to CP Walker and deserves recognition in every way possible.

Maisie who was very knowledgeable about the Beeston area and herself, deserves 5 stars!
However, my year of dealing with CP Walker I have dealt with consistent errors:
- Not receiving the correct letterbox keys upon moving in.
- Not receiving the parking permit that should have been left as stated in the renting agreement and having to buy my own regardless.
- My flat not being on the damage reporting system and therefore not even giving me the opportunity to report basic damages upon first moving in.
- Accidentally charging me an extra months rent after I've moved out.
I consider the above errors very basic things to be getting right. But to their credit, once an issue has been presented, they are normally very good at sorting it out.

I am currently a tenant, and my experience has been nothing short of terrible. From the rushed two-minute viewing and a very misleading description of the property to legal requirements and standards not being met, along with the landlord’s responsibilities being ignored, it has been a constant disappointment.
To make matters worse, now that the lease is signed, the CP Walker team are constantly ignoring my emails. I can never get hold of anyone, and even the managers show no concern or willingness to help.

They exploit students by taking a significant proportion of their deposits for no reasonable explanation. Do not fall for the overall rating, they are not great and not fair. Look at all the reviews that give five stars and read their explanations, they say nothing about their actual tenancy and this is for a reason, or its about house viewings rather than an actual experience renting with them.
One testament for my rating is that my housemates renewed a property for 2 years, and in between, CP Walker were meant to professionally clean the place. However, once we returned back to the property it was blatant to see that minimal effort had been used, leaving us extremely frustrated.
Having seen CP Walker’s response, I can say now to definitely not rent with them. On the deductions we wanted more clarity because we did not understand how we were quoted such high figures for some things, despite cleaning thoroughly, more than they did when we were meant to have a ‘deep clean’. As for the ‘deep clean’, actions speak louder than words, minimal effort was put in. And we actually did raise this with CP Walker, and the landlords did as well supposedly. Absolutely do not do anything with them.

We’re two roommates who rented for the first time in the UK, and honestly our experience with Dom was the worst part of it all. We understand anyone can have a bad day. But every single interaction with him was beyond unprofessional straight up rude and condescending. When we asked simple questions (because obviously as first-time tenants we don’t know how everything works), his actual words to us were: “I regret doing you a favour” and “Are you trying to manipulate me?”How on earth is asking questions about renting manipulation? That was absurd, insulting, and completely unnecessary. Instead of helping us, he made us feel small and unwelcome. His dismissive tone in every call just screamed that we were irritating him. It got so bad he literally made me cry. Talking to him felt like punishment, and no customer should ever have to feel that way. Genuinely, the only reason we would avoid ever going into the CP Walker office again is because of him. On the other hand, Samana and Abigail deserve all the credit in the world. They were patient, respectful, and actually willing to help. They treated us kindly and explained everything with care, which made a huge difference for us as first time tenants. Honestly, they carried the whole experience on their shoulders, and we’re truly grateful for both of them.So yes thank you Samana and Abigail.

I was a tenant in one or their shared accommodations for 10 months, but after i was attacked outside my own bedroom door by another resident, i decided to leave the property and the city for my own safety.
CP Walker told me that i couldn’t be released from my tenancy, and are now threatening me with court.
I want to share a warning that this property agent only cares about money and not the safety of their tenants.

I wouldn’t recommend renting through this agency based on my experience as a student tenant. While there were a few standard interactions, there were also several serious concerns that were never properly acknowledged or resolved.
During the Easter break this year, while the house was empty, the agency arranged for a contractor to fix a door handle in one of the bedrooms. Unfortunately, the contractor left the house completely unlocked after the repair, and it remained unsecured for nearly three weeks while all five tenants were away. This was a major safety issue, especially as I was the first to return and had to enter the house with my neighbour not knowing whether it had been broken into. Thankfully, nothing was taken, but the potential risk was significant. I reported it immediately in person and was told we’d receive a written apology—this never came.
There was also a breach of data protection when we were accidentally sent the personal details (names, addresses) of other tenants. When we alerted them to this, we were simply told to discard the email.
At the end of the tenancy, we were disappointed to see deductions from our deposit for things like “Blu Tack marks” on the walls, it felt petty and overly critical given the circumstances and our efforts to leave the house well-maintained.
Overall, the lack of care for tenant safety, poor communication, and questionable handling of personal data and deposits left me with little confidence in the professionalism of this agency.

Everyone at CP Walker was fantastic. We just missed more instructions on how to use the equipment in the house like heaters, gas, etc., as we are foreigners and are not used to these types of equipment.

Our experience with CP Walker has been truly awful. We faced delays in receiving the output of the final inspection, which we had to persisantly chase. When it did come, it was a brief email listing exorbitant charges without any accompanying report, pictures, or evidence. Upon questioning this, we were informed that the "official" inspection report was essentially useless since significant maintenance work had already started before the inspection took place—a clear breach of procedure that set the tone for what became a recurring pattern of poor transparency and unjustified charges.
For example, we were billed £100 for "dents" in the walls, which, after demanding evidence, turned out to be minor chipped paint. We were charged £60 for cleaning despite having left the property spotless, a fact we could fortunately prove with our own pictures. Later, they added a £90 charge for a few misplaced screws in a headboard. When we requested a breakdown of this cost, they initially refused. After much back-and-forth, they eventually claimed it was for "two hours of labour", an amount far exceeding market rates for such a minor task. Despite presenting them evidence of this, they refused to acknowledge our concerns and stood firm on their inflated charges.
Communicating with their property management team was frustrating, to say the least. Their emails were blunt, unclear, and unprofessional, creating a confrontational atmosphere rather than a cooperative one. They seemed more interested in catching us out than being fair or impartial, as would be expected from a reputable agent. Like other reviews have noted, they appeared determined to "dig their heels in", refusing to consider the possibility that tenants might be right in questioning the charges. We were never offered any acknowledgment or apology for the vulnerable position they put us in—especially concerning the lack of a useable inspection report, the initial inflated charges presented with no evidence, and the commencement of substantial maintenance work while we were still liable for all utilities. When we escalated the issue to a manager, we were completely ignored.
The entire ordeal was so time-consuming and unpleasant that we ultimately gave up and accepted the charges, which, in hindsight, seems to be their strategy. I strongly advise all tenants to exercise extreme caution when dealing with CP Walker’s property management team. They appear to manipulate charges without providing corresponding evidence, ignore market rates, and are unwilling to provide detailed breakdowns when queried, leaving tenants in an extremely vulnerable position. Even after all of this, they dragged their feet in returning the deposit meaning we also had to chase this up.
After years of pleasant experiences with other letting agents in Nottingham, this was by far the most shambolic.

Its such a shame I can’t review this estate agent via its individual employees. Everyone would get 5 stars. But after an extremely passive aggressive series of interaction with Samana I have to change my review from a 5 star to a 1 star.
Maisie as detailed in my original review was brilliant and Riley was polite and friendly. I met several others in the past 3 weeks of phone calls, drop ins and emails. They were all lovely.
However I recently received a rather passive aggressive email from Samana - exclamation points have no place in a formal email, for your future information.
I got on the phone to attempt to straighten things out as, ultimately, it had been her who had been mistaken.
We all make mistakes and that wouldn’t have been an issue. If she hadn’t been so curt and rude in insinuating not just that the mistake was mine, but that it had been my deliberate intention.
She didn’t even apologise when she realised her mistake during the call, instead digging her heels in to save face.
It was so rude that C P Walker has now fallen heavily in my eyes. This is a shame as they have some of the best properties I saw in Nottingham.
For those wanting to use this business. Just check which agent is managing your property first.

Most of their properties are within walking distance of the University Campus, and their procedures for renting a property are clear and reasonable for both students who are currently in the UK, and international students who are currently overseas.

The company has a number of departments which appear to seamlessly coordinate between each other to support all property matters arising.
Generally any queries that go through the letting department are quickly responded to and clear direction and assistance is given as required, together with the use of their property management app which allows reporting/recording of all matters and is easy to navigate!
Samana Syed has been instrumental in attending to the above, and I find her to be very professional and courteous at all times, making it a stress free environment to operate and communicate in.

I’ve been lucky to find CP Walker’s at the beginning of my postgraduate studies in Notts, and I had an overall excellent experience with them. It’s not easy (as an early career/postgraduate) to find a decent accommodation in a lovely quiet area, near the university and shopping centres at the same time. Great service. Able to find very good accommodation for my friend within a week of arriving at Nottingham. Agents were very service oriented. We were late for the viewing, and they happily waited for us and showed the room. The property was well maintained, and it was love at first sight. The problem I faced was when I visited the office to clarify a few things regarding the tenancy agreement. The agents didn't like we being their and mentioned everything is Digital read the email, every detail is in there. They could be a bit polite, and also, they should understand sometime people value face to face chat rather than all Digital.
Just that one instance, other than that, definitely I recommend C P Walker to anyone searching property.

Extremely lenghty application process they have for just applying. The most important checks such as right to rent are/will be done later post selection of a tenant by the landlord. This is absolute nonsense. So much personal data and documents they need at just application process that I feel so vulnerable. It is sad to see how just like that agencies feel obliged to ask a lot of personal details just to express interest in the property. Wouldn't recommend. I am put off by the initial process itself.

Not very good at all at following up with issues. We had quite a large leak from the bathroom to kitchen ceiling, phoned up to report it, heard nothing, waited a week, nothing went in to check up on it and got told loudly and rudley, that it wasn't their job to check whether someone had been to sort it... Reported the fact that the neighbours had broken our fence quite badly, I was then told it's not the properties fence so CP can't do anything, then told me that I would have to go to the neighbours find out who they rent from and then pass on the info... Before leaving I said I wasn't comfortable with anyone in my house without me there, they just decided they'd come and go as they please when I wasn't in. Walked in on them showing people round. Would never rent from again to be honest.

Avoid the branch in Beeston.We dealt with Alice towers who was extremely rude.She made zero effort into securing us the place even though we had all the proper documentation she asked for and that she told us would be sufficient,wasting time we could not afford.Despite our continuous efforts to communicate and asking her to keep us updated,she would leave out information and wouldn't inform us or check her emails.We had to put an exceptional amount of effort to get any response only to be told all our efforts were in vain.she not only failed to communicate the landlords criteria and preferences before going through the entire process ,but mislead into believing that all the criteria was met.I can't speak for the whole of CP walker because I have heard good reviews but our experience with her has been god awful.

We were so impressed by the service we received recently when selling through CP Walker. Caroline Baker worked tirelessly throughout, frequently going above and beyond and dealing calmly and professionally in resolving all issues, even when many new 'challenges' and 'surprises' - completely beyond the control of CP Walker or ourselves - arose. Whenever others 'found' problems, she consistently found solutions.
Caroline kept us very well informed throughout and pro-actively chased certain other parties involved in the process when communication was not forthcoming from them. We could not have asked for a better estate agent experience and consider the fee extremely good value for all that Caroline did for us in seeing the sale through from beginning to end.
Thanks and credit also go to Mark Finnigan, who helped and advised us greatly and used his skills and experience to guide us safely away from some potential serious pitfalls that we otherwise wouldn't have had a clue about ourselves.

I was a tenant with CP walker last year. Avoid communicating or dealing with Alice F. Everyone else in the team is good but Alice is extremely rude and is awful at responding to issues on the flixflo system. I raised multiple issues and the ones that were supposed to be sorted by her were never done. Even when I chased it up she offered no further help and instead brushed it off. She would change the status to it being sorted but would never arrange for any work to be done. I can see from other reviews that problems have been noted with her attitude. I would advise staying away from any communication with her as much as possible.

I have to say my experience so far with CP Walker & Son has been extremely positive. They took over the previous agency I was with and there were a few pending issues with my flat that were not taken care of and CP Walker since this has been on it. They are very responsive, responsible, polite, professional and clearly seem to care about tenants which is very rare to find. Unfortunately, most agencies only care about making money. Highly recommend :)

Throughout my 2 year tenancy in Beeston, I've found C P Walker & Son to be very professional and efficient estate agents, and have kept us well informed with updates to the tenancy. I've had 8 rentals in the last 11 years with various Estate Agents/landlords, and this one definitely had the most reasonable and efficient landlord. We only had a few minor problems and they were all fixed very quickly. 5/5 would recommend.

Be careful especially if you are renting houses with them. They will charge you for everything they can possibly think of when you move out , taking almost all your deposit. At the start of my contract , I was promised garden tools to fix the garden which was already in a really bad state. I never got those and they took my deposit at the end of my contract when I was moving out because the garden was in a bad state. Everything they promise they will fix is to be written on paper. They cannot be trusted.

Reluctantly you have to put at least one star for a review. Customer service is most definitely not their strong point. Firstly tried to cancel the viewing an hour before, then when met at the house, we weren't even greeted by the agent, just a cold shoulder while Alice unlocked the door, and then proceeded in to the house, eventually putting her face covering on.
Abrupt and standoff attitude when questions were asked, we were genuinely interested in the property, this could have worked well for both parties on a long term let but unfortunately due to her attitude we cut the viewing very short (roughly 5 minutes) as I'd rather give my money to a company that cares about their clients, not CP Walker & Son.

Horrendous experience. Had no updates after offer sent and had to wait a month. I was told they accepted a significantly higher offer - records show it was just £2K above my first offer and I would have bid more. Mark has been pretty much the sole driving force during the entire process, my own estate agent for my sale and solicitors were both awful by comparison and Mark kept them, and two others in the chain, all on track. I have been using the Lettings Management Service offered by CP Walker & Son for over 13 years now. I find them to be particularly proactive and professional in offering this service, much more so than agents I use to manage other properties, and I find I can just leave them to get on with things. I like their business model, they just have a straight management percentage; when they say fully managed, they mean it. A predictable budget is such a benefit when trying to manage in a buy-to-let market which is becoming more and more challenging. They are also a friendly team, they are quick to respond to enquiries, and this reinforces confidence and the belief that your business is valuable to them. They have access to a pool of competent tradespeople, and manage maintenance and repair work efficiently and cost effectively. I would have no hesitation in recommending them.

Another example of their lack of competence I arrive at a house viewing 10 min early, the guy from the agency arrives 15 min late and best of all he, had no keys... started rambling excuses, and the office was closed. What a bunch of amateurs.
I really don’t recommend unless you want to be messed around.

This company allows properties in Beeston to be purchased by portfolio landlords to just turn into HMO/House share properties with no regard for neighbours who pay n excess of a quarter of million pounds to live in the area. This company contributes to families being drove out just to accommodate greedy landlords. I will fight and i will not stop until this is controlled by Broxtowe Borough Council. Families and hard working people should have the right to enjoy their properties they work hard for and not have estate agents target wealthy landlords [who don't probably care about the people who live on the street already]. CP Walker - i will fight and argue this as this needs to stop! Browtowe Borough Council - when are you going to do something about this? Article 4 needs bringing in URGENT! Beeston is a nice area - so why aren't you trying to preserve it? Its all greed and no respect! Irrelevant of opinion i will not allow this to happen any longer. Beeston is a family area and needs to stay that way or you will not have anyone living here... Its crazy!

Great guys. I rented a house through them for 18 months and he experience was wholly positive. Prompt repairs, convenient and detailed online reporting system (Fixflo) and easy to understand procedures moving in and out. My deposit was intact when I left, as they were fair with the normal wear a house gets over a year and a half. Other agents will look for flimsy wear reasons to deduct your bond. I also got a prompt response when I needed them to referee my next rent. I would have given them 6 stars out of 5 if that was possible.

We rented a house through these guys. Our initial contact when viewing the house was with Jade who was lovely. After that it all went downhill. We had some queries with the Landlady which were channeled through the Lettings manager who was generally awful. The words customer service are not in her lexicon. We were quickly bumped to an administrator who is both slow to respond to queries and pretty incompetent.
Now we are in the house there is an electronic fault reporting service which is user friendly, but when you get to a real person the lack of customer service and incompetence returns.
Dont go with these guys unless your expectations are low.

Our house purchase was handled very expertly and efficiently by the team at CP Walker! Honestly, if it wasn't for them, the whole transaction would have probably fallen apart. Special praise to Mark and Amber, who were always responsive and able to talk in-person or over the phone. When everything stalls, your solicitor isn't responding to your calls or e-mails, and you are ready to panic, these are the people to get it sorted! They can communicate directly with all the solicitors and the seller, so you get answers fast.
On the home insurance side, Val was extremely helpful in getting us through the maze of conditions that came with our policy. Polite, knowledgeable, and communicative. Without her, we would have wasted days in a phone queue to some insurance call centre, trying to get clarifications. And when it came to crunch-time, when we needed the policy changing super-quick, she was there for us!
Overall, I am very impressed by the level of service at CP Walker.

CP Walker are very slow to fix issues, and didn't vet our landlord before taking on this property. We moved into a property which hadn't been cleaned, with dirty bedrooms, a broken shower, ants in the kitchen and dead ants in the fridge, as well as broken furniture. We're over 2 months into our tenancy and still have no inventory.The female staff are slightly abrasive but Jonathan is helpful.
Last year I was with Comfort Lettings, they take a lot of cash from your deposit but at least the house was immaculate and any issues were addressed in less than 48 hours. Avoid CP Walker if you can, especially if you're in final year as trying to deal with them will be 10x more stressful.

I am very displeased with this agency. The failed to provide plenty of information from the very start and gave misinformation when I asked for guidance. They took half of my deposit without informing me of reason why. When I asked it was due to a mistake they made but they refuse to take responsibility or acknowledge the unbalanced relationship between a tenant and an agency. I warn both tenants and land lords/ladies not to trust them to look after your best interests. In my experience they were unethical, unprofessional and greedy.

Everyone says that, if you are an international student, it will be very difficult to find an agency that rents you a flat!
BUT
CP Walker & Son office has proved this is not necessarily true. They were very welcoming and didn't ask me to pay the rent of 6 months in advance like other agencies.
All the staff were very helpful and when I had a problem with some appliances such as the washing machine and dish washer, and even when my sink got blocked, they didn't hesitate to send their contractor. They also asked for my permission to use their master key and enter the flat if I wasn't at home. They were very respectful and took my privacy into consideration.
CP Walker & Son agency responded to my emails immediately and provided me with solutions for my problems ( Danny was responsible for the repairs and maintenance).
When their representatives visited my flat during the periodic inspections, they (Jade and Emma) were very kind and expressed their admiration of how well-kept my flat was.
CP walker and son agency tried their utmost efforts to contact the landlord when I needed to extend my contract.
CP Walker & Son…. Brilliant service... Nice team... Could not have asked for a better service.

Went in looking for a modest flat. Told them I am renting with a cat. A man in a sharp suit seemed incredibly uninterested in me and basically shot me down and said I would not get anything in my budget in town, especially with a cat. I was pretty upset as I had set my heart on Beeston. Didn't get the chance to tell him I have a highly paid job and could pay a year's rent in advance if needed. Went across the road to Robert Ellis who actually listened to me and got me a viewing that afternoon on a flat. Took the flat. All sorted nice and easy/ They missed out on a client by pre--judging me I think. If you get fobbed off the same, have heart and just go somewhere else. These guys are just a bit too kool for skool and there are actually affordable places out there.

I used C P Walker & Son to let out and eventually sell my property after being recommended them by a friend. I believe his recommendation was "there are cheaper letting agents out there but if you want someone solid, C P Walker are a great choice" and he was right. They took care of numerous issues with the property during the 5 years they managed it for me with very little interaction needed from myself.
Then when my tenants moved on and I decided I wanted to sell the property the transition from the letting to sales teams was seamless. The sales team did an excellent job both with getting the house ready for market and securing the sale.
