Never reply to emails. Assigned person for my property never responds or changes frequently. They have full management of the property and are very happy to get the money from me, but I have to contact them multiple times to do their job, and still they don't respond.

Jade Madgwick was fantastic. I’ve been looking at houses to buy for some time and have had experience with lots of different companies & estate agents. Rather than just take my details to add to a mailing list, Jade took the time to ask me about my requirements, likes & dislikes. She had a good knowledge of all the properties on their books and made considered suggestions to me, taking time to explain the key points about each of the properties to me rather than just send me a list of properties in my price range. As a landlord, I thought using a letting agent would have been helpful, but it went completely the opposite. I was extremely disappointed with the level of service. Communication was persistently slow, and I frequently had to chase basic matters with no proactive follow-up. Tasks that should have been managed by the branch fell on me, and overall I found the experience unprofessional and unsatisfactory.

Do not rent with these people. They do not care about you. They will ignore all reported issues. They will not help in any way whatsoever. Save yourself the headache and rent with someone else.
It is important to note that our slumlord is equally to blame for all these issues as they needed to approve each issue. However having said that, this company is terrible.
Moved in July 2025.
Been 2 months since we reported a small patch of damp cause by a broken gutter. Had now turned into full blown mould spreading in multiple rooms and damp patches all over the walls. Still no sign of anything being done about this.
The garden was supposed to be cleaned and tidied before we moved in. 5 months in and still nothing has been done. The garden if full of rubbish from previous tenants and what seems to be the remains of a greenhouse and a shed.
Asked for the removal of previous tenants items. Yet again nothing has been done about it. We were forced to move a solid mattress into the garden as we needed the second bedroom for guests.
On moving in we requested the key to our backdoor not only for access but also incase of an emergency such as fire. Been ignored each time we’ve tried to follow up.
Took over 4 months to replace the washing machine. The old one was riddled with mould and wasn’t even plumbed in. We were forced to use the laundrette which cost us over £100. No compensation nor apology was given.
A bunch of other minor issues that will probably never get fixed or resolved as well.

This place is ridiculous, I was upset as my tenant is not leaving my property, they do not understand the stress and just send generic emails and don’t call back. When I finally got through, I overheard one of their colleagues saying ‘why is she crying over this’ in a nasty tone. Such an unprofessional place and I didn’t need such comments said to me when I’m already dealing with this issue. This is not the first time they have made me deal with a tenant who has damaged my property. They’re happy to take my money until there are issues with the actual tenant, that’s when they let go of everything and make me deal with the stress and leave with no real answers. They are clearly paying people to leave good comments.

Although I didn't end up buying a house through Bairstow Eves, I really appreciated their help none the less. When I rang up to book my first viewings Jade took her time chatting to me, suggesting some other options I might not have considered and generally being a nice calming person, something that really helps with the buying process! The house I was renting was being sold by the team and they pleasantly flexible with regards to viewings etc.

I've rented a house through Bairstow Eves for six years. When I was house hunting they were by far the most helpful of the big estate agents near me and the only ones I felt saw me as a human rather than a source of money for a landlord. While I was living there they were generally efficient and prompt. Unfortunately, after I handed the keys back, it took more than five weeks for me to get the deposit back and that was only achieved through pestering them, there were no deductions or disputes that justified the delay, just general slowness. Unfortunately I'm still chasing a refund on overpaid rent.

Libby was generally helpful, there were a few issues when the solicitor she had recommended was closed down by the regulator and she became unresponsive. There were a few times I sent an email with a question at the start of the week when it wasn't urgent, then tired to chase up an answer later in the week via phone but couldn't get through (apparently she can't take phone calls on working from home days) which wasn't ideal. Ultimately, got me a decent mortgage deal though.

We had a really poor experience of Bairstow
Eves. From the start communication and follow through was not of a good standard, and at times unprofessional. Incorrect emails and documents were sent repeatedly, including crucial items like memorandum of Sale. We continuously had to chase these issues to be fixed. We found support from Bairstow Eves to be inconsistent at best. We felt like we were selling our house on our own and were not impressed by the service offered by this estate agent.

When looking to buy a house Bairstow Eves have suggested that I speak to Libby Shooter who works for Countrywide Mortgage and has an office in this Bairstow Eves branch. Honestly, I cannot recommend Libby enough. Although I did not end up buying a property with Bairstow Eves, she has been absolutely fantastic. She has helped with the sale from negotiating prices with sellers to sorting mortgage and chasing up solicitors when things were delayed. She has kept me sane through this process which has been massively delayed due to various circumstances. A terrible experience with this agent. My friend listed her property with them under a twelve week contract which they later said was 16 weeks as they want her to give another four weeks notice after the twelve period. On top of this they got the property information and dimensions wrong on the listing; adding a downstairs toilet that didn't exist! They confuse viewings and bookings, hence turning people down who want to view the property. She is at the end of her tether trying to get out of this contract. Don't use this agent. They are incompetent, lack any communication skills and behave like rogues when you try to leave.

We had to put our house up for rent due to family circumstances and used Bairstow Eves in Beeston. As first time landlords they couldn’t have made the process easier. Abbie has been very professional and so helpful with answering all our questions and Callum has been extremely helpful and responsive. They got us what appear to the perfect tenants within a couple of days of the property going online. Also, the rate for the aged service was very competitive. Would definitely recommend.
Update after 12 months: Have reduced rating by one star. The landlord portal doesn't seem to get updated apart from for rent payments. 6 monthly property checks not recorded (worrying, have they been done?) nor any maintenance work carried out, despite being told it will.

He was informative & knowledgeable about the empty property, took time to discuss options, suggested a second house that he felt it was worth me seeing and arranged to meet for the viewings. I have been constantly struggling to get a reply over email, or even get someone to answer the phone. Bairstow eves Beeston are incompetent and lazy. They arranged a viewing for my room when I was leaving a shared house and didn’t tell me or the person coming to see the room that they’d cancelled last minute so he was standing outside the house for god knows how long. It’s now been 3 months since leaving and I still haven’t received my deposit back even though the landlord has told them he’s happy for me to get it back. Don’t waste your time with them

Our house sale turned into a bit of a saga, with tenants not moving out, buyers pulling out etc. Once Gemma took over the sale, we were able to get it over the line, selling the house for the asking price. There was good communication between Gemma and other departments at Bairstow Eves - there had to be, as we were concluding a tenancy and selling at the same time. Not everything went smoothly (these things rarely do I have found) but we are very pleased overall. I am giving five stars because we are very happy with the service, but I have to be honest and say the early days of the sale process did not really inspire confidence. Following an initial (higher than expected) valuation, we had a buyer immediately, but at a discount price. We were advised to accept but it didn't feel at all comfortable - it seemed to against the initial advice/valuation. But that wasn't with Gemma. Once Gemma took over, we knew it was going to be OK - even if, for reasons beyond anybody's control, it took longer than we all imagined ! Many thanks to Gemma and Dee and all at Beeston.

I overpaid my rent when I left the property I was in ( this is not the deposit , still waiting on that ) rent was paid on the 20th September, new tenants moved in on the 1st October . I wasted it would take 3 days before I'd get my money back , when I phoned on the fourth day they said no it takes between 3 - 5 days ..so now two weeks have gone by and I'm still waiting as there still making excuses . Due to Covid and supply issues, estimates for completing our new-build bungalow drifted from five months through six and then eight and finally nine month. The party buying our existing property had a number of issues with respect to mortgage, deposit and the ever moving completion date.
Throughout all this, Dee has somehow been able to make sense of the loop between ourselves and my solicitor, the builders and their legal team and the buyer and his legal representative and keep up updated.

Contacted them few days ago to view a property advertised for sale in their website. They replied that particular property is sold, then started selling me the mortgage by convincing me to speak to their mortgage advisor. I received phone calls few times for mortgage advice but never for any property viewing. I don't understand why I need a mortgage without finding a house to buy. The irony is that the house I requested to view is still in their website for sale, I do not understand the strategy behind this!

The good: the team were happy to pass on all questions from me or the seller, even when they thought they were odd questions. This improved communication. The team were polite and friendly, and kept the sale progressing. They chased both me and the seller, which was really helpful when some paperwork got held up. I appreciated their knowledge of the process, and their understanding of the local market. And I love my new house.
The not so good: The first viewing I booked, I was emailed a different time to the one the team had written down, and it was very politely said that this was my fault. However, they did book me onto the next viewing. It feels like the team is quite stretched at times and could do with more people. There was quite a hard sell approach to viewings, and I felt pressurised at times to view properties I wasn't interested in.
Summary: If I was buying again, I would feel quite positive about buying a house sold through this office.

This is a review regarding Gemma. It seems ages since my wife and put our house on the market with a view to downsizing. We went through the normal procedures with Dee, Dan and eventually Gemma when prospective buyer showed interest. They made an offer which we accepted and that's when the problems started. We had a surveyor from a company called Cosy Homes on behalf of our prospective buyer who among other things said the house needed a new roof due to damp etc. Our buyer was rightly concerned and nearly pulled out but after talking to Gemma decided that they would have a second opinion. In fact three roofing experts investigated and apart from normal wear due to the age of the property said it was in good condition. Through all of this Gemma was fantastic, she kept the sale going. It was a very difficult time for us and i'm sure our buyer went through the same experience. We have nothing but praise for Gemma and her colleagues who put one hundred per cent into this sale. Bairstow Eves have been fantastic in helping me try to find my first home. In particular Dee has been such a great support. She really took the time to get to know me and understand what I was looking for. She is great at keeping in regular touch and contacts me as soon as new properties come on she thinks I would like. She has also been very patience with me as I have been quite picky! A great experience especially for a first time buyer.

Easily our favourite estate agents in the area. They remind me of the John Lewis slogan 'never knowingly undersold'. Great customer service, especially with Dan. Whilst they're busy, theyre great with communication channels, working around you and easily switch between phone calls, voicemails and emailing. Really helpful.

I’ve had such an awful experience with bairstow eves. Generally poor customer service, no calls back when they said they would, and very unprofessional throughout. Clearly under bad management as all the staff seem to be trained the same too! Seems a hostile office.

Thank you! We had a really positive experience with Bairstow Eves - we rented a property through them first and when we had issues with heating etc they were always sorted promptly. The ladies we dealt with at the office were really helpful, friendly and down to earth - we mainly dealt with Natalie Yates and Jayne Brierley - both really helpful - thank you.
We then purchased a property and largely dealt with Ryan Roberts who was really helpful and polite and regularly kept in touch with us to let us know what was going on. He worked really hard to help us out and deal with a situation that could be difficult at times professionally and efficiently. Thank you!

Firstly, I would like to thank the whole office for being professional, curtious and straight to the point honesty. I have been looking to purchase a property for the last 6 months. Although afraid to give details to agents fearing junkmail galore, I spoke with a friendly gentleman called Ryan. He quickly made me feel comfortable and relaxed and ultimately, composed so I could make an informed decision on areas I was considering. He had good area knowledge and, whilst still on the phone, told me a couple of properties that would suit me. NOT trying to send me to every house they have on the market just to waste not only mine but their time. I still havn't found the property I'm after, but I am picky! Ryan regularly makes calls to me to make sure I am still looking, and to be honest, I like the positivity he has when new properties come on the market. I feel confident Ryan WILL find me that perfect house. However I felt it nessecary after reading some of the reviews to say that Ryan is by far, the best agent I've come across so CONGRATS! Keep up the good work Ryan!

I cannot recommend this agency. They are not proffesional and dont know what they are doing most of the time.Things they say are incorrect a lot. They forgot to inform us of a higher offer on a house and led us on, thinking that our offer is accepted. Meanwhile, they sold it to other people and we had no chance of buying the property. We lost more than 3weeks....Worse agency Ive ever experienced!!!

I am very disappointed and would absolutely not recommend this agency. They don't know what letters they are sending out. They sent one accepting our offer on a house, later on they claimed they didn't even know they sent this and sold the house to someone else. It's a ridiculous agency with ridiculous agents. The worst agency ever! They mislead us and then let us down. Now they are telling us that my problem is not their business. They do not answer my and Citizens emails. When I went into the office and wanted to talk with the agent she simply walked out of the office and left me there. This is how they serve us, customers. Do not recommend them at all!

it's been the first time that i tried to rent a house with bairstoweves and i think i will never try again because the behavior it has been bad and not correct with me and my girlfriend we did an application for a property 2 days after they have pubblisched on the website and we were waiting for 2 weeks while we called many times especially the first week for any information about but everytime they said the house was still visiting even if we did already the application and at second week where they didn't let us know anything about we went to the agency and they said the house was already taken without tell that to us if we weren't go there we could never going to know that we lost that application

This is a copy of a recent email I sent with regards to my treatment from this estate agents:
I have been extremely disappointed with the service I have received whilst renting under Bairstow Eves, and I will list my causes for complaint in full.
- A Total failure to fix a major issue (The house's boiler working only intermittently), originally reported November last year which culminated in multiple Electricians and Plumbers visiting the property and completely failing to solve the issue. - Obviously this fault is complex, but it is absurd that ANY issue relating to the heating of a property should go unsolved for over six months.
-Multiple issues unresolved when we moved into the property. As well as agreements made at the time of contract signing being ignored (The house was agreed to be rented unfurnished, but still contained furniture when we moved in, when phoning the response we received was a verbal shrug and the suggestion that we move the furniture into the garage which obviously rendered the garage unsuitable for parking).
- A Distinct and pronounced lack of communication within Bairstow Eves, the primary example for this is the online reporting system (in general an excellent idea) wherein you were asked to give a full description of the issues and photographs to assist whomever got sent to the property. To the best of my knowledge none of that information ever reached the plumbers and electricians who visited, with each only knowing the vaguest outlines of the problems at hand and knowing nothing of the details and pictures sent through the system.
- An additional example of the lack of communication would be our contact preference which were initially requested as Sammi being the primary contact and me the secondary with calls between the hours of 8-4 being impossible for Sammi and 9-5 for myself. Phone calls were almost always made during these hours.
- A shocking lack of organisation within the Beeton office itself, including staff having no idea who was dealing with our house and culminating in the office "misplacing" their set of the house keys and requesting that we lend them one of our sets.
In conclusion I am spectacularly unimpressed with the service, and it is a Major reason we have not renewed the let for this property, baseline incompetence is one thing but spending five months to not fix a major fault is something else entirely. I will never be letting with Bairstow Eves again and will advice anyone I know to steer clear of them in the same way I would advise someone not to drink a litre of battery acid.

I rented a flat through Bairstow Eves thinking it was a good trustworthy company to take out a lease with.
It was one on the most horrendous experiences I've had, there was only one built in heater in the 2 bedroom flat, it broke in November so I phoned them up and explained, I was told there was 2 oil heaters so there's ample heating, it was terribly cold throughout the winter and it made myself and my daughter ill. I decided to leave the flat straight away so I handed my notice in. Upon leaving they wouldn't make a convenient appointment to hand the keys over so I had to leave the keys at the property and allow them the check it out themselves knowing the property was in a perfectly clean condition with no damages made by myself. Well the email I got from then was a shock to say the least, they accused me of painting ceilings, stealing cables. Changing tiles and leaving the place in a dirty condition with paint splats. It's was totally ludicrous that they think or even suggest a single mother that works full time would do any of this in 6 short months. It took me 3 weeks to get my full deposits returned to me and long painful phone calls from me and a huge amount of stress. The staff are the rudest people I have ever had to encounter with an 'I don't care attitude'.
I strongly suggest to anyone that wants to rent a property to stay well away from Bairstow Eves, it's not worth the stress and the upset having to deal with their bad customer service and made up lies.

I have been dealing with the sale of my son and daughter in law's property as they have a very new baby. I have to say that Sam Smith of Beeston office is brilliant and I am giving her the 5 stars personally. She has kept me up to date with viewings and progress all the way through. Sam overcame a glitch in the Countrywide systems which was delaying the property being uploaded to Right Move etc. She then found a suitable buyer and negotiated the sale. Finally she was a go -between to get the Memorandum of Sale sent out correctly - the error was at Countrywide Head Office! Thanks Sam - you have been excellent.

We have used this office on three occasions now and the service has been excellent right through from the initial valuation, the production of the property details, marketing the property, handling the sale and then through to completion.
All the staff are friendly and helpful and keep on top of how you sale is progressing.
I would definitely recommend using them if you are looking for a local agent. It wouldn't be fair to single out one particular person as I have dealt with the entire office over the course of our sales, but Dee has just completed our last sale and has given excellent service. We have one more sale going through at the moment and I am getting the same superb service from Gemma.

A fantastic service! We struggled to sell with another of Beestons main agents, we were sceptical when Bairstow Eves said they were different but we gave them a shot. There professional photography was a million times better than what the other agent had took and the advert on rightmove was far better. They got us several viewings before it had even hit the internet which really impressed us as it showed they were actually working for us. I do believe that the hard work of the team in the office is was got us 15 viewings in the first week and helped us get asking price for the property. Steve, who initially came to see us was true to his word and could not do enough for us. Gemma and the other ladies in the office where lovely and always helpful and were a god send when the legal stuff started getting complicated.
I cant recommend Steve highly enough and would not hesitate to use Bairstow Eves again. Thank you Steve, Gemma and the rest of the team.

Lee Peck an Independent Mortgage Advisor, of Bairstow Eves. Who has been my first point of contact for over 5 years now and we’re still in contact working together (even this week). Simply because of what I’ve experienced of his work ethic and qualities. Since we started working together, its been consistent progression from there forward. Which I’d like to say thank you to Lee, as its extremely hard to find competent individuals that are pro active & efficient in all that they carry out. He will look into your current situation, then suggest what’s best according. As he knows the business very well.
Like anything, we come up against obstacles at times. Lee will get in contact with me and advise of any issues. He will never dictate to me what I must do, instead he’ll discuss the situation and provide a/some solutions from his long served experience. Only then will he ask (not tell me), if I would like to move forward. I’ve dealt with a lot of high profile (so called) professionals and Lee has definitely earned his professional status (without a doubt). Lee has always had manners and been polite to myself. I’ve had calls from his head office, telling me my fixed rate is due to end. I have to break the news to them, that I have no interest in using anyone else other than Lee Peck. Sorry head office, it’s the way it is right now lol. However, thank you for calling with the reminder. Much appreciated.
Just to clear up the purpose of a professional (in my eyes). Its for that person to make things (good & bad) as easy as possible for you, because of there knowledge and experience. As we ourselves are inexperienced in that particular field, that’s the reason we hire a professional. As simple as this concept is, a lot of people lack these qualities and requirements.
Until the day Lee is unavailable to myself to work with, he will be my first point of contact. Don’t change a thing, concerning the way you work Lee. Its of a very high standard.

I have to start this review by saying that a number of years ago, I had a less than impressive experience with Bairstow Eves Beeston. When Steve Crookes came to value our most recent house, I did share this with him (poor man!). However, it was very apparent that many changes had taken place in the branch and he was honest, reliable and true to his word throughout. We used the professional photographer via them (worth every penny and a very nice chap) and we sold the house on the first weekend of viewings. We took his advice about the value and used a guide price approach. We also bought our next house through Bairstow....and are busy renovating this one. We wouldn't hesitate to use them again, or ask Steve if we need any help/advice about improving the value if we ever chose to move again. Thanks Steve

We sold our house in the summer of 2015. Bairstow Eves was the highest valuation and the most offered in terms of service. I was wary that this all sounded too good to be true and some sort of 'hook' to tie us in. I couldn't have been more wrong. Our house was sold on the same night that we signed our contract. Steve Crookes promise that he had a list of people who he thought would really love the house turned out to be accurate. The process as far as Bairstow Eves were concerned was very smooth and their staff were the most helpful in our chain. I would really recommend them.

We were guided by Bairstow Eves/ Countrywide/ and this specific branch to consult with their in house Independent Mortgage Advisor - Lee Peck.
Lee has been such an integral support for my partner and I in both securing a mortgage when we had previously had difficulty finding mortgages both suitable for our needs financially but also being able to rely on current market information to source Mortgage providers who were not scared away by an unfortunate bad credit history due to previous properties black listings.
Lee guided us through every step of the way to the point of completing on our first beautiful home.
We have then maintained a superb working relationship with Lee over the past four years when our mortgage has then been due its renewal/review due to the fixed term period coming to an end.
Lee is professional, incredibly personable, honest and has a wealth of both applicable life experience and current knowledge of the marketplace that meant he was very clear with my partner and I on what needed to be completed and when by, reassuring us as new home owners/ prospective home owners on the sometimes seemingly overbearing or frightening legal ups and downs to ensure completion.
The most important thing of the service that Lee provides has been through support for the smooth process of all transactions, dealings, mortgage agreements and notifications of changes which has meant that something which is said to be a top three in the most stressful experiences of life has been eased through Lee's conscientious work.
I could not recommend this Branches Independent Mortgage advisor highly enough and would advise that should you feel uncomfortable with Bank Staff trying to advise you on the purchase of a house in a very clinical and impersonal form that you may just deserve to be helpful to yourself and consider calling Lee Peck/ Bairstow Eves/ Country Wide to consult on your prospective house sale or purchase.

I found the staff at Bairstoweves very helpful. It was the first time that I had rented a property before and when the manager, Pete, visited my house he explained so many different options for me that I had never thought about. It was only on the market for 13 days before they had secured me a tenant that moved in quickly. Highly recommend using Bairstoweves and has persuaded me to buy more investments and will use again in the future to help find me more tenants.
