I’ve been looking for a house in Brighton for a couple of years now and I called Cubitt & West to view a house.
I had a great chat with Zak and he arranged an afternoon of viewings with me. I spent the morning viewing houses from another agency and Zak’s line up of properties were poles apart. All of Zak’s recommendations were in my criteria and serious contenders for purchase. A most impressive understanding of the client’s needs.
To say the least, I came back the next day to further review one of his choices and I put an offer in that day.
I’m most impressed with the service from Cubitt & West in Patcham and a special shout out goes to Eloise for support on the trials and tribulations of the purchasing process.

If I could give 6 stars for Cubitt and West, I would. From the start to my very recent successful sale I have received first rate service and communications from everyone in the Patcham office. Eloise is so talented, really friendly and goes the extra mile to make you feel like you are the only client she is dealing with. Eloise has made what is a stressful situation much easier. She takes time to listen to what you need and provides sound and reliable advice. Alice and Zac have been brilliant too, always feeding back information, keeping you up to date and reminding you about upcoming viewings. They are very friendly and the whole team compliment each other so well. I visited the office on one occasion and was greeted warmly. My thanks goes out to the other members of the team who I may not have met, but spoken to on the phone.
I would highly recommend Cubitt and West. If you want an estate agent who is invested in its’ clients and really cares about you as an individual, you will be very happy with Cubitt and West.

He was so invested in us and went above and beyond to help us secure the perfect home for us. Zak also got us into see a property we were set on so we could get a early offer in late on a Friday evening where I bet he would have liked to be anywhere else.
I sadly cannot give 5 stars as a member of the sales progression team, AA, performed very poorly and provided no value to advancment of our purchase.

I honestly cannot thank Alice and the rest of the team at Patcham enough. We were living up North, and trying to buy a house in Brighton during the current boom, from a distance, was a bit of a nightmare. Once we got in touch with Alice, however, all that changed.
She kept in touch regularly, not only letting us know of new properties to the market, but also giving us a "heads up" as to ones likely to be coming to market soon. This gave as a great advantage and, after lots of effort & determination all round, we secured the property we wanted.
When a problem did arise during the conveyancing, despite being off sick, both Alice and Eloise both got on the phone and had things sorted quickly and with minimum fuss.
I honestly think that our return to Brighton would have been far more difficult with any other agent. Alice in particular is a credit to Cubitt & West. Thank you so much!

I must agree with the other reviews that I read when I accessed this site that Eloise and her team in this branch of Cubitt and West give a fabulous customised service to both buyers and sellers.
Whilst searching for my next home in Brighton I have mainly dealt with Alice who has been superb. She is always efficient, friendly and takes the time with potential buyers to understand the type and style of property they require. She provides exactly the right advice, suggesting which properties are most sensible to view and then conducts those viewings professionally, with enthusiasm and a smile.
The Cubitt and West team has kept me up to date with the progression of any offer I make and, as I type, I have my fingers firmly crossed that I will hear very soon that I am the purchaser selected to buy what I would really love as my next home.
Whether I am successful with the purchase of this particular property or not my immense thanks go to all of this Cubitt and West team.

Extremely informative, helpful, friendly and quick to respond.
We were looking to buy our first property and sifting through all the properties online was difficult, particularly during lockdown. However, Charlotte, Eloise and the team have been fantastic and were really quick to contact me whenever a suitable property came up - even before it had been put on the market.
Their informative and friendly expertise meant that if things did not go according to plan (as they sometimes do), they were quick to find a solution or contact the relevant people to get any issues sorted as soon as possible.

If I could write a review without a star I would. We were most disappointed with the Patcham office. Make sure you read everything you sign. We were tied into a 5 month sole agency agreement which was impossible to get out of. What a nightmare. On our supposed "open day" we didn't have one single viewing despite being in the middle of the most buoyant market ever. When they did make appointments the supposed viewers either cancelled or didn't show. We had our suspicions that there were no viewings in the first place.
When we wrote to them saying we weren't happy with progress and that we were going remove the property, they miraculously produced a purchaser who didn't even have their property on the market.
After the initial consultation with the Branch Manager we had to deal with the two assistants. Very poor show.....would definitely not recommend them to anyone

I have put my house for sale with patcham office cubit and west,eloise came to my house at a time that was best for me,she was extremely professional and friendly, she went through all the contract in detail explaining anything I wasn't sure about, they had my house sold in a week, the viewings were all done safely, every time I had a question they were really good explaining to me the answers. Eloise and Alice are the 2 I have dealt with the most and feel like I have made 2 new friends ,I can't wait to move into my new home,if you are thinking of selling your house these are the girls to contact.

So my history of dealing with estate agents was shattered when I met Eloise.
Years of buying property and selling and having to deal with people who just don't care or get it and then WOW.
Not only did she call to check everything was on schedule and accept me being slightly late, but Eloise took the time to get me, what i wanted and what I was trying to do.
She was professional and went through all the contracts and details with me and had buyers in mind for all bar one of my properties (cladding issue). We met with Eloise several times on different properties and in each case she was more proactive than the other agents and knew the area.
If anyone is looking to sell then I would recommend Eloise and her colleagues at Patcham Cubitt and West. The service from Eloise was first rate and the rest of the team are also a delightful bunch.

**If you are new to selling a property or the market in general, I strongly advise against Cubitt & West Patcham branch**
We were visited by Eloise Bradbury-Owen who knew all the right things to say to get us on the market with the as well as taking the time to sit with us to go through all the paperwork. 2 months in and we were appalled by the way Cubitt & West have handled the whole process of selling a property.
Contemplating whether to come off the market entirely (we have not sold a house before and the stress of it all was becoming overwhelming) we were shocked to know that IF we sold we would be liable for an additional £2,000 worth of charges! This was not made clear at point of contract. As well my as other points in the contract NOT being made clear, such as £12+ VAT for every £100 over the asking price. We were not advised of being tied in to a contract with them, nor we were made aware of the other T&C’s such as being liable to pay them fees if some stranger off the street come and asked to buy our home.
Cubitt & West failed to fulfil the promises set out (the whole reason we chose them over others) these are a few bullet points of their wrongdoings;
- Cubitt & West failing to advise of how many viewings we have in a day - this occurs weekly( often expecting 2 and then end up with 3 or 4 but not given any notice to ensure we are out of the property)
- Agents have turned up 20mins early and just let themselves in to our home with ourselves and dogs still inside. The viewers waited outside on our driveway whilst we hurried to get out of the house.
- Our first open day, no one arrived to take a key – we have been having to leave our property open and accessible.
- Our second open day, a viewer trod in dog manure in our garden, wiped it all over our patio and proceeded to walk through our house. This is disgusting.
- Cubitt & West have failed to provide photos of all rooms, my daughters being the biggest has not been shown anywhere
- We do not have a Video Tour as promised by Eloise.
There is no description of our property (there are some works that are required and had this been bought to viewers’ attention it would have saved unnecessary viewings leading to repeated feedback)
- Agents have left face masks and hand sanitisers
After bringing this to Eloise’s attention; we asked if we could come out of our contract and she continuously repeated ‘I can’t terminate the contract’, a lie.
So, I raised further to her Area Manager Steve, spoke to his secretary Julie on 24th May who said she’d pass the details info to him.
Fast forward to 4th June, I had no communication from ANYONE, so I wrote an official complaint.
Julie contacted me immediately and told she’d withdraw us from the market. She said Eloise had updated our account on 26th May to ‘low key marketing’ and that our property was no longer on the market or being sold and assumed she had called us to let us know.
The communication within Cubitt & West is absolutely appalling. Eloise’s management skills are diabolical and she should not be running the Patcham Branch. The whole proceeds has caused me and my mum significant stress and anxiety and I will be taking this further.

Alice is an amazing agent - she was so knowledgeable about the property she showed us. She knew the house's history, where everything was(which I'm surprised that many agents don't ie. washing machine) and when areas of the house were renovated. Although the home was in great condition and very modern, she also gave a lot of suggestions of how we could improve things further from the garden to the garage. I would 100% recommend Alice as an agent and her expertise.

Cubbitt and West Patcham have been fantastic in dealing with the marketing and securing an offer on my mothers property. During the initial meeting it became clear that Eloise Bradbury Owen had an extensive knowledge of the property market in the local area and was able to able to answer all queries and questions with ease. I was so impressed that there was never any doubt I was going to consider another estate agent.
All details regarding putting the property on the market were explained fully and carried out speedily and efficiently. I even received regular phone calls during the period of the Covid 19 Lockdown letting me know what work was being done behind the scenes so there would be no delay in organising viewings as soon as was allowed. Eloise's hard work was evident as a flurry of viewings followed and Adam Barclay (Sales Advisor) contacted me with feedback about every one of them. Robert from cubitt was in my opinion really really good! I viewed a house he had for me and he was able to accommodate viewings at short notice. Even though I did not buy the house at the end, Robert was really courteous and understanding. Really professional!! I remember thinking how nice he was and patient he had been!

We recently bought our first house through Cubitt and West Patcham. There were good elements of service. We were generally shown round by helpful staff and the sales progression (based in Peacehaven) was generally quick and courteous. But our experience of getting an offer accepted was problematic. I felt it should be shared as a warning to other first-time buyers.
After putting our offer in, I was told by ‘Joe’ in the office that the previous buyer had dropped out because of ‘solicitor issues’ and that if we went with the Cubit approved solicitor, that would improve the chances of our bid being successful. This was strange because at viewing we were told the previous buyer pulled out for personal reasons. I wanted to close the sale but said I would look into this solicitor that was recommended by them and get back to him asap.
On the way out of the office I received a phone call from Joe again saying the offer would only be accepted if we used the Cubitt recommended solicitor. I explicitly asked ‘Are you telling me that the offer being accepted is contingent upon us using this solicitor, according to the vendor’ I was told it was and we would not get the house if we didn’t oblige.
When me and my partner looked into this solicitor, they not only charged double other solicitors, but also pay Cubitt a fee for everyone passed to them. The next day when my partner called Joe, he was informed that there was ‘confusion’ the day before, and our offer had already been accepted, regardless of solicitor.
I felt that Joe was using time pressure and my perceived vulnerability as leverage to force us to use their preferred solicitor. This was a lie which was quickly retracted, but was still unprofessional, misleading and unethical.
If you use this estate agent beware – do not trust their stories and do not use their recommended solicitors or brokers – independent services cost much less and you can guarantee their independence.
