I had a meeting with Kelly from Cubit and West to discuss the potential value of my house. Because we only needed a valuation and have no immediate plans to sell the house I let Kelly know this in advance. In spite of this she really took her time to carry out the valuation and to present me with comparable sales in the area. She was very friendly and helpful and shared a lot of her expertise. I wouldn’t hesitate to recommend Cubit and West and will be sure to appoint them when we decide to sell.

I can not praise enough the team of Estate Agents at Cubitt & West in Woodingdean. John O'Neill, Garry Wheeler, Lisa Mears and others gave us a professional service with all aspects of marketing from initial consultation and measuring the property to photographs, presentation and arranging viewings.
We accepted a good offer price within the first few viewings. The Cubitt & West team continued to suport with communications until sale completion. I would recommend their services for anyone seeking to buy or sell a property withing the Brighton and Hove Area.

STAFF DO NOT DO DUE DILLENGENCE - It was only after waiting 9 months for the property I was purchasing to complete I was informed this property on Langley crescent was an ex council house that was being bought back by the council instead of being sold to me. They strung me a long with so much false hope. This costed money in conveyancing fees and wasted so much of my time. This branch staff will string you a long and DO NOT do their due dillengence, be sure to do your own - BEWARE and AVOID.

We (buyers) viewed our house through these guys. During the first viewing, the letting agent rep continuously told us that their granddaughter was performing at a show nearby and kept asking us if we'd hurry up (5min into the viewing and we spent less than 20min there?). They promised the house owner would be absent but we were instead greeted by the owner, who, followed us into every room and kept making comments with the rep absent.
Second viewing of the same property? Another rep from this letting agency made it very clear it annoyed them that we scheduled it on a Friday evening (within their given time frames) and was constantly avoiding us. Again, they informed us it would be a viewing with the agent only but to our big surprise the letting agent kept to themselves and we had the owner following us around asking questions about why we would consider changing 'their order of things'. We asked the agent for privacy and they literally showed us the time on their phone and pointed out 'It's Friday night. It's late, maybe it's time to wrap up.'.
Big frigging cherry on the top is when this letting agency (NOT any of the solicitors involved) told our seller we did not have the funds for the deposit?? As in they literally told the buyer 'they do not have this money' when we were finalising the sale and it was a matter of releasing funds from a LISA which every party was aware of.
Not to mention finally picking up the keys for our house from Woodingdean Cubitt and West; The person didn't even ask for our names, had us sign some papers and gave us the keys together with a 'gift box' that was filled with out of date food samples and commercial ads.
I would not trust this company to sell a property on my behalf based on this experience.

I feel they purposely overvalue properties and have a ‘fixed fee’ at this higher valuation , advise to drop price within a few weeks and then again, didn’t feel they tried to ‘sell’ my property and the benefits / potential other than the initial male agent (not second one) , if you look at a lot of their properties in Woodingdean the majority have been reduced within a few weeks of going on market - will be re marketing with a different agent in new year and would not recommend C&W

Throughout our long journey to find the ‘dream house’ and subsequently the buying process, Cubitt and West, Woodingdean were excellent. Special thanks to Lisa Mears who patiently showed us lots of properties and quietly and professionally smiled at our desire to take on a ‘project’. Once we’d found our house, it was never a bother for Lisa to view the property several more times with us. She kept us informed along the way and answered any questions quickly.
Gary Wheeler also kept us very much in the loop with regards to where the sale was at… he chased other parties where necessary and kept open communication between all solicitors and those in the chain.

Our sale ended up taking a lot longer than expected due to a chain collapse on the verge of the initial completion. We can’t blame the agents for this but sometimes communication with us and across the chain could have been better. However, when the sales progressor was changed to Garry Wheeler the improvement in communication and ultimate progress to exchange of contracts felt much smoother and less stressful. I really feel that if Garry had been on our case from the start, the process would have been faster and less stressful and so my 4 stars reflect the excellent job when he arrived compared to less good one up to that point. 31 weeks from offer to completion really shouldn’t be normal or acceptable today when technology combined with good communication could reduce risks of chains collapsing. Thank you Garry for your dogged persistence and daily communication on progress.

Though I didn’t use John O’Neill at the Cubitt & West branch, Woodingdean to buy or sell a property, he recommended their in-house solicitors and mortgage services. As a first time buyer, his recommendation and guidance was invaluable.
Mortgage Matters Direct were totally amazing in securing me a mortgage, a fast and efficient service with great communication throughout. I would highly recommend them.
JS Law, the conveyancers recommend by Cubitt and West were also great, Lauryn Parker-Beaton was very patient in taking me through the complexities of buying a leasehold apartment. Though it took a while, she did a good job in getting the property to completion.
John’s knowledge and experience of the buying process was also invaluable, as a first-time buyer this was daunting and stressful, he simplified the whole process for me and held my hand the whole way through.
I would highly recommend him and his team of experts, thank you John, I couldn’t have done this without you!

From day one (Valuation day) of our recent completed move all the staff, John, Lisa, Sarah, Donna at the Woodingdean office and Garry at the Peacehaven office have all been fabulous. When our first buyer pulled out John managed to get another the same day. The ladies in the office were always willing to help if John was away from the office, many questions cropped up as we do not do on line very much, however we were always greeted with a smile and very professional helpful attitude! Several problems cropped up which Garry at Peacehaven calmly sorted out for us in a very friendly, professional manner. Lastly we would like say a big thankyou to Lauryn at the company's solicitors who always had to compromise as we did not do on-line.

Having recently sold my late parents home with cubitt and west I can honestly say I have never encountered a more hard working, caring and genuine estate agent than all the team at the Woodingdean office. From my first dealings with Steve he was quick to put my mind at ease and give me all the reassurances I needed that the potentially stressful sale of the property my parents owned would be the complete opposite and he was true to his word and managed the whole process from start to finish. Experienced, knowledgeable and conscientious, I couldn’t have asked for more from him. We recently sold my elderly mother's property in Woodingdean. Mum was adamant that we go back to Stephen as he had handled her previous move and she was very happy with the service. We had a few problems early on in the process, but once those were identified Stephen promised to deal with her sale personally and true to his word, he did just that. The chain was tricky for various reasons and he and his colleagues were very mindful that they were dealing with an 90 year lady who was anxious about the whole process. As promised they kept in touch every day without fail. Importantly, Stephen always returned calls, and he took the time to listen and act on our requests.

We just bought our lovely new home through Cubitt and West, Woodingdean. Barbara and Sarah were always very helpful, gave us good information on the viewings and allowed us a good amount of time to see the property. The purchase was a bit drawn out due to a problem with the chain and some legal issues, however Steve always kept us very well informed, returned phone calls, and did his utmost to push things forward when it seemed like things were grinding to a halt. We have no plans of selling, but if we were then I would definitely want them to handle it for us. Big thanks to Steve and the team.

We sold our house this year (2021) with these guys. This review fairly balances our experience.
Valuation
Steve valued our house and was 25k any of the other valuations. He negotiated a sliding scale commission so got more pay if he sold our house for more. He was respectful and charming. Putting our house on the market was simple and easy to do. They also sell the most houses in woodingdean. 5 star
Photos and 3D imaging
We didn’t wait long and he service was good but we had to wait a while. 4 star
Viewings
We had regular viewings predominantly done by Sarah and agents within the team. Sarah was a good sales person with humour and professionalism. We had periods with no viewings and some cancellations but this can’t be their fault. 5 star
Offers
We had two offers. However the first fell through and it transpired the buyer had pulled out of other offers, had poor communication generally and the team hadn’t assured themselves she had the finances to buy a house. This wasted a couple of weeks. The second offer took some time to come through and finalise. 3 star
Communication
The only person who consistently and effectively communicated with us was Sarah. Others said they would ring and didn’t. Others said they would action items and didn’t. The service was poorer when Sarah took time off. 1 star overall
Conveyancing service - in house
Was very very poor. Our conveyancer’s phone was faulty, we didn’t get important issues escalated to us and we always chased. He was off for a period of time and there appeared to be no cover. We would not recommend using their in house service. 1 star
Solicitors - in house
Was very poor. We were not communicated with promptly. They blamed the in house conveyancer for miscommunication. They did not return messages or calls. It was only when we started to talk about the regulator authority that our service expedited. 1 star
Cubit & west overall
We wish we could pull Sarah out of this review. Sarah was good and continually rescued failures in other parts of the service. She finally pushed through our sale and kept us informed. However, there were consistent fsilures and let downs throughout. I’m not sure this differs from other agents but previous sales have felt much better. Overall we would not recommend them. However, if you do choose them, ask for Sarah to handle your sale. 3 stars

A few things that Steve at Cubitt in Woodingdean did for us- lied through his teeth.... was completely unresponsive....got us unrealistic offers.....wasted lots of our time....
THEN....we called time on him, after a year of mucking about, and within TWO WEEKS got a solid buyer through another local Woodingdean agency, a really professional company...genuinely the nicest estate agents you will ever meet. Trust worthy and easy to deal with and no drama... which is just what you need when selling a house!

There aren’t enough words to describe how fantastic the team at Cubitt and West in Woodingdean are. We were initially reluctant to go with Cubitt and West after a previous average experience with them, and chose another local estate agent. After 12 weeks with them (with poor communication etc) we decided to try C&W. The manager of the branch is now Steve and under his leadership, the branch has entirely turned around and become exceptionally good. Between him, Sarah, Garry (also at the Saltdean branch) and Taylor the communication was clear, timely and attentive, they were incredibly motivated (and kept us enthusiastic even when things were taking a long time and there were issues with our buyer) and we felt they genuinely cared about helping us to sell our house and get our new home. We are so grateful for all of their help in being a team with us, regular updates and for getting us moved. You will not regret selling or buying your house with this team! We are genuinely going to miss them, their professionalism and friendliness. They are, in our experience, by far the best estate agents in this area.

Right from the beginning Steve made the set up of selling easy and understandable
When I rang the branch one of the team would always answer my queries and very quickly
They would speak to you like a friend.
I would always be informed of viewings with plenty of time to hoover the carpets
and was then called within 24 hours of how that viewing went.
On searching for the property of my dreams they would let me know of properties that fitted my criteria and show me around always with a smile .
It was during this time that the pandemic hit us and it all came to a standstill however Steve
worked from home and would ring me keeping me updated as to how things were progressing or not .
I have finally moved and cannot thank Steve and his team enough for always being there for me at one of the most stressful times in my life

We have been really happy with the help and support we have received from Cubitt & West. They have been thorough and given good advice when we have needed it and we would probably use again.
The reasons for not giving 5 stars all around is for the following reasons:
1) They have been great but their fees were fixed and by far the highest of the ones we looked at, and in hindsight I think we might have opted for a seller with a % fee that was lower.
2) A general annoyance in the process (not just an issue with C&W we saw that throughout) is that fees are giving without VAT, which doesn't make much sense when you are buying and selling private properties, it just seems like a way to make the fees sound cheaper.

We were originally looking to move to Woodingdean and were shown quite a few properties by Taylor from the Woodingdean branch, even though we are no longer looking in that area, we were blown away by how lovely, polite and knowledgable Taylor was. She sas unlike your typical estate agent, but I think this is why she is so amazing at her job! She is really down to earth and just gets how to interact with each customer during the viewing and also the follow ups ... definitely an asset to Cubitts.

We sold our house with Steve Clamp and the team at Woodingdean. It's fair to say that it was a bumpy ride in places - BUT this was nothing to do with Cubitt and everything to do with our buyer.
We were in a 4-part chain and Steve absolutely went above and beyond to ensure our sale went through. He took on enquiries which in truth were the responsibility of others and got answers when we at times felt were banging our heads against a wall.
I would thoroughly recommend Cubitt in Woodingdean - the staff were enthusiastic and professional - always with a smile on their faces when we popped into the office. Appointments were always kept and any niggles we had were dealt with by Steve immediately.
Definitely 5 Stars all the way.

Their agent didn't turn up at the viewing appointment. When I called them to find out whats going on, Didn't even apologise on the phone, kept asking if I want to rebook the viewing!!!
Also they ask too many irrelevant questions on the phone. They push you to use their mortgage advisor and solicitor.
