Completion Update!
We patiently waited 14 months to get the keys of our first house but on the day of completion we were told by Michelle and Charlotte at the Chadwell Heath branch that we need to be more patient as the seller `is still removing odd-bits from the house and needs to understand his position'. The 'odd-bits' are not 'odd-bits' and in fact are all bulky items in every single room. There was no empathy shown by them to us for things being delayed by the seller.
I understand that the estate agents are working for the seller but they also need to understand the buyer's position especially when they are buying their first house. Instead of making the experience easy and exciting for a first time buyer, it was dampened on by being told 'theres nothing more that I can do'.
A special mention to Andrew Bilby however, who I believed did try his best to accommodate us.
However, the rest; highly unprofessional behaviour.

I had a very disappointing experience with Douglas Allen in Chadwell Heath. A property viewing was scheduled without consulting me, but as I was interested in the property, I called and confirmed I was happy to attend anyway.
I turned up on time and waited over 20 minutes — no one arrived. I called both their offices, and instead of offering any meaningful help, they simply said they'd look into it and then hung up. No follow-up, no apology, no explanation.
As someone who has bought multiple properties, I can say this kind of disorganisation is a major red flag. If they can’t manage a basic viewing, I dread to think how they handle the rest of the sales process.
Based on my experience, I wouldn’t recommend this branch at all.

I regret choosing Douglas Allen as my estate agent. They were the cheapest agent in my area and this reflected in the type of service they provided. The type of agent that you get when you sell is so so so important, especially if it is your first time selling. It determines who buys from you, at what price and whether your buyers will stick with you if completion takes too long.
Almost every single person I had to deal with from Douglas Allen was so uninvested and uninterested. I did 90% of the viewings myself. The first few viewings someone from their office came but they didn’t know what to say to viewers nor had they asked me any questions in advance. The next few times, they said it was just really inconvenient for them to come and asked me if I could do the viewings myself.
They didn’t even write a description for my flat. They asked me what they should write so I gave them a few pointers and they copy pasted my very basic explanation onto Rightmove straight away. My flat had one single paragraph describing it. If you look at other properties and agents, they list so much detail of their property and they talk you through the steps and what is important for buyers to know. But not Douglas Allen.
When I accepted an offer from a buyer, Tanya from Douglas Allen took 4 weeks to send the memo of sale to my conveyancer, despite multiple emails and calls from both me and my conveyancer. Essentially work for completion was delayed by a whole month, because of Douglas Allen.
Afterwards, I was informed that Andrew Bilby would handle the sale instead of Tanya. Andrew was extremely aggressive and rude to multiple parties involved in the chain. Me, my conveyancer, the conveyancer from a different chain. He kept forwarding email chains to me to read so I could see how he addressed reasonable concerns from other people in the chain: by being passive aggressive. He failed to get the buyers to agree on completion dates and when people voiced their concerns, he bullied everyone into submission. I have no other words to describe him other than a bully. By the end, I refused to even speak to him through any means other than via formal, written emails.
Yes, we did sell, but if I had to do it all over again, I would not choose Douglas Allen.

I was interested in buying a property and contacted Douglas Allan Chadwell Heath branch, I was offered a viewing by the agent named Adam Akbar. I went there on time and was waiting outside the property. The agent came 15 minutes late. After showing me the property, I showed interest and gave an offer to which I was told I will be contacted by their mortgage advisor and solicitors team after paying a deposit of £25 to which I agreed. I was told that I should expect a call today afternoon. I kept waiting till 3 o clock after which I gave Douglas Allan a call again to inquire about the property. The call went straight to the main head office and they took my name and query and I was told I will get a call from him soon. I didn’t get anything (email/call/text) about my query. The next day I waited again and then upon hearing nothing, I went to the Douglas Allan office near my home. I was told Mr Adam Akbar is on lunch break and he ll call me later. Upon receiving his call an hour later, I was told by him that I need to show my proof of deposit to show I am interested in buying this property before he can actually put the offer through to the seller. I find the information completely different to what I was been told on the viewing day. I understand every company has rules that they follow , however, it would be nice to be upfront about it rather than giving vague information. I am very disappointed with the service so far. I would have expected some level of professionalism from the employed staff at a popular estate company as big a name as Douglas Allan.

By far the worst Estate agent ever.
We went to view a house with Douglas Allen (Chadwell Heath branch) in December 2023 before the Christmas holidays. The house was advertised with 3 other agents (and is still is) but I chose Douglas Allen because a while back, a young chap by the name of Bilal Arbi who works for Douglas Allen was really helpful in supporting me with an offer I had made on a property back in September, but I wasn’t successful in securing the property. To cut a long story short, for the house I went to view in December 2023, Douglas Allen only accepted my offer after doing something called an “offer qualification”, a disguise of where they force you to have a meeting with their in house mortgage advisor, to underhandedly force you to take out a mortgage with them. This is unethical and immoral- I’ve dealt with other estate agents before and they’ve never operated in such a way. Nevertheless I sat through this meeting and then eventually after a few days the seller accepted my offer but I had to increase it by £7000. I made the biggest mistake doing this. After accepting my offer, the seller still kept the house on the market with other agents because he was hoping to secure higher offers than mine. The property has tenants who are council tenants of 10 years and the seller is struggling to remove them. Despite knowing this I went ahead with good intentions to buy this house, giving Douglas Allen the benefit of the doubt that they are doing everything they can to push the seller to remove the house off the market and remove the tenants. I did my mortgage application and surveyors were sent to survey the property. After my mortgage went through, 2 days later I find out from Tanya Keene, their Sales Progressor, that the seller had issued a Section 21 to the tenants but they refused to move. She then went on to say the seller would need to get a court eviction order to forcibly remove the tenants which could take up to 6-9 months, all in the while upholding the notion that the seller had no idea that his tenants were council tenants! I couldn’t believe the utter nonsense she was spouting- Tanya claimed she had no idea about what the seller was up to and in the telephone conversation I had with her, she was taking the seller’s side and making excuses for him that he’s naive and innocent in all of this. I am very disappointed that they allowed a surveyor to survey the house, which I paid a sum of over £500 for the surveyor cost the property, knowing full well that the sale of this house will not complete any time soon. I had already instructed solicitors and paid an £800 deposit for them to start their checks, but the seller was doing nothing from his side to make this sale happen. This is all down to Douglas Allen’s carelessness- they should’ve done more to understand this seller’s motives. As a result, I lost a lot of money and so much of my time was wasted on this one property which I had set my heart on. Also, one of their Sales Negotiators, Samuel Stephens, as nice as he was, he seemed very ill informed on the entire process of processing offers. He had initially asked me to send over my payslips, P60, 3 months bank statements and much more for simply making an offer on a house? This was then looked into by the mortgage advisor who herself admitted Samuel was not supposed to ask for this much information and that the offers are supposed to be emailed to someone more senior than him, and that he will be told to delete the sensitive files I sent over to his email. After I had withdrawn my offer for this property, they put the house back on the market, knowing full well there are sitting tenants in the property who will not be vacating the property anytime soon. This shows they have no reservations in deceiving people. This is a very poor reflection of Douglas Allen and I would advise anyone to steer well clear of them!

Be very careful using the services of this estate agent because they will rush you into signing their contracts and you will realise later that these are dishonest agents, not just this branch but the whole of their organisation.
I approached them to sell my 3 bed house and I signed up a multi agency contract with them, my mistake was that I did not read the lengthy contact properly thinking that big reputable agency can not be scamming people. After six months of them trying to sell my property at their valuations, they could not find a buyer, so I decided to withdraw my property, it`s then I received an email stating that according to their terms and condition, I am not allowed to sell my property for the next two years, if I do I will be liable to their commission and they also send me a list of 120 names that they said who attended my property for viewing. So if another agent was to sell my property to anyone of 120 viewers, I will have to pay Douglas Allen commission as well as the other agent who sells my property within the next 2 year period.
I even complaint to their HQ and their response was that they do not care about customers, they are only interested in your money.
So guys DO NOT USE Douglas Allen for anything, selling, buying or letting.
I certainly will not be using their services again and have already informed a large landlord group who I belong to as well.

I have been searching for a property for over a year now and as soon as I saw properties I liked via Douglas Allen, they were very quick to arrange viewing appointments that best suited our times as many of us know the market has been very busy and difficult. Sales team member Hasib.Nawaz has been very helpful always calling to inform me of new properties on the market, he also showed us around the property we have successfully had an offer agreed on, being very professional and friendly since the start of us looking for properties. i had approached Douglas Allen Chadwell heath , just after lock down to sell my mother home as she had become ill and needed to live closer to me, at first we was very worried regarding how we could sell when the whole country was upside down . however this team has been brilliant Michelle and Hasan helped my mother throughout. as i was in lock down my hands was tied however the team was genuinely the best i/my mum could ask for. they had gotten the video tour of her property sorted and as a result got an asking price offer and sold her property within 3 weeks. i would highly recommend anyone in the area who's looking to sell to go to these guys . genuine estate agents

I had a terrible experience with Douglas Allen Chadwell Heath.
We went to a viewing and upon enquiring about the sellers status (i.e. chain free or in a chain) the agent and seller vaguely answered the question and led us to believe they were chain free.
We made an offer and throughout this process we were constantly pressured to use Douglas Allen's in house mortgage broker and solicitor even after making it clear numerous times that we do not want to.
Eventually our offer was passed on and accepted. However once we got the paperwork it became clear that the seller needed to find somewhere to buy first and that this process had not been commenced. We mistakenly believed Tanya Keene's and Michelle Hawthorne's false reassurances that the seller will find something soon.
We waited four months, towards the end of this period Tanya informed us that the seller has found something and has commenced the paperwork. I wasn't convinced so contacted the seller directly only to be told that they have not found anything. Minutes after the conversation I contacted Tanya and she fed me the same old pack of lies that the seller has found something. At this point we decided to pull out of the sale as it felt like a huge waste of time and that Douglas Allen were dragging us along in the hope of lining their pockets.
Not long after, we had an offer accepted on another property also listed by Douglas Allen Chadwell Heath. I was wary this time of their tactics and kept in touch with the seller directly from the start.
Estate agents in general have a poor reputation and my experience with Douglas Allen Chadwell Heath involved dealing with sharks and liars.
I found Tanya Keene to be useless in her role. She made false promises to us and blatantly lied. Michelle Hawthorne was equally poor, she was difficult to get hold of and when I did, for some reason she spoke so loudly (even though it was a normal conversation and not an argument) through the phone my ears were ringing afterwards.
My advice to anyone purchasing through Douglas Allen Chadwell Heath is to avoid them if you can. If you must, then get the sellers contact details and liaise with them directly.

When I got to view the property on Bede Road initially, I wasn't interested as such as I felt it's a property that has a lot of demand and I felt like with the competition I would not be able to win the property. I spoke to Waqas after the viewing and he suggested the VIP home finder service to me, a service where I could get into see properties before they hit the online market and he suggested to meet Faisal Noor, the in house mortgage adviser, once I became a member of the VIP service and saw Faisal to work out my maximum affordability, I made an offer on the property and it got accepted the very same day! I would highly recommend the VIP Home finder Service and would Highly recommend Douglas Allen Chadwell heath! Everything is going through smoothly and we are set to complete on the property very soon.

I was interested in purchasing a 3 bed room property, Gibson road advertised by Douglas Allen Chadwell Heath which was advertised on the market for £365,000 and the description stating "Offers over £365,000". I proposed an increased offer from an earlier offer and was invited into branch to be financially qualified and on the day I was supposed to go in to be finanially qualified , the agent informed me that the seller is asking for £390,000 which is £25,000 more than the advertised guide price (a 7% increase to be specific). £390,000 is a 7% price increase from the £365,000 initial advertised price (in the space of within 1 month) which is drastically greater than how much house prices have actually gone up from Feb 2019 until now (1 year and 1 month later). Please note, none of the properties in this complex have sold for £390,000 and it doesn't reflect the true valuation of this property now it was being advertised for an excess sum. The 2 bed room immediately next door to the property sold for £322,000 in Feb 2019. Any how, prior to me being told that the seller now wants £390,000, I was informed by one of their agents that once I attend the branch, the manager Michelle will appreciate this and look to sit down with me and talk through things with me to see if she is able to help with my offer on this property. This did not happen at all when I arrived in the branch taking personal time off work.
In fact, the agent I spoke to in the branch told me he was surprised himself that the seller has increased the price to £390,000 and said he suspects when the surveyor conducts a survey, the property value will be down valued and the seller may then be forced to decrease her unrealiastic demands.
Any how, the property description was then amended with £390,000 but the description still advertised "offers over £365,000" which can be misleading to prospective buyers into offering less than £390,000 when the agent informed me the seller is firm in wanting £390,000.
I requested a second viewing and had to remind them to book me in for a second viewing which they did only when I reminded them at this point. Poor customer service.
I attended the second viewing and made my final, best offer and sent a detailed email directed to the manager and all of the staff explaining that the property is not worth £390,000 and I did not receive no reply whatsoever! The only email I got back from them was that my offer has been submitted to the vendor. I would have expected the manager or a senior staff member to address my concerns. For those of you that would like to see my email, please reply to this review.
Following my best and final offer, no one had the courteousy to get back to me to let me know the outcome. In fact, I had to call and was put through their central office team who informed me my offer was declined. I requested them to instruct the branch to give me a call who then did and then I was informed the offer was declined and that someone else had offered a higher offer which the seller was considering anyway.
These examples demonstrate the poor customer service displayed throughout my interaction with them and I would avoid using this branch because they do lack good customer service skills and are purely task, hard hitting sales oriented.

Chadwell Heath Branch - excellent!
From the time we met Michelle we felt we could just relax and let her and her team get on with the sale of our house. We had been with another agency and basically wasted the whole summer.
In 3 days Michelle and the Chadwell Heath team booked in 60 viewings for the open day, then sent round 2 agents to greet the viewers while we left them to it. It was amazing, we walked away seeing queues of interested buyers on our drive.
We love the online service, you can see the offers coming in and they certainly did, for the asking price and more. Our house sold to a buyer from the open day, basically 3 days to sell it. The team continue to help with regular weekly updates on each stage of the sale process.
So as we move towards the finish line, a big thank you to Michelle and her sales team plus Charlotte and Tanya for the updates. Have already recommended you to friends and neighbours.

Absolutely useless! They don’t seem to be helpful at all, there is a lady with an Irish accent who has an attitude problem there when you speak on the telephone! There is no encouragement as to asking if I wanted to put a higher offer in for a particular property, there is another lady there who is much nicer but I have not heard from her! I personally believe majority of estate agents are crooked and try to keep the good properties for their mates! I’m now going to go down the route of buying via auction, that way you don’t have to deal with crooks (estate agents)

Terrible customer service. If you expect someone to part ways with their money on a house is excess of £325,000+, be willing to answer questions in a decent manner (it's basic customer service). Don't answer in an abrupt way and try argue and then expect someone to use your services. Why would I want to purchase a house with yourselves if you clearly don't care about your customers. Shameful. Based on this experience I wouldn't recommend anyone use their service.
