We had a really wonderful experience working with Isabella (Issy) while searching for our first home in London.
As we had just relocated from India, the UK rental system was completely new to us and quite overwhelming at first. Issy was incredibly patient and supportive throughout the process. She took the time to explain not just the properties we were viewing, but also how the rental process works in the UK, answering all our questions and guiding us through each step.
Over the course of just three days, she arranged and showed us four different properties, carefully working around our schedule. She even accommodated our requests to revisit some of the properties so we could make a more confident decision. Her responsiveness, flexibility, and willingness to go the extra mile made a big difference for us.
Unfortunately, the particular property we had chosen eventually fell through due to a decision by the landlord, which was completely outside Issy’s control. Despite that, she remained professional, transparent, and supportive throughout.

EA2 has been the worst property management experience. They failed to conduct a proper tenant checkout, did not arrange the professional cleaning they promised, and left me to covet the costs after misleading me into returning the deposit. Maintenance issues were ignored or delayed and basic, urgent requests (like a report on floor damage) were met with delays and vague excuses. They routinely overcharge for contractor work while refusing to consider competitive quotes. I was billed £221 to replace a single blind and over £2000 for tiling repairs (more than 4x what I found on the market) without clear justification. Despite clear breaches of their contractual duties, they have resisted terminating the agreement. If you value your property, money, or basic competence AVOID EA2. I am actively exploring formal complaints

I recently sold my home with EA2. I dealt with Cody and Molly and they were both very helpful and attentive and I felt went above and beyond what could be expected. They were both supportive and proactive which was needed and I appreciated the care and contact I received from them. I have knocked off a star as the buyers' used EA2 recommended solicitors who delayed the transaction, were unhelpful and slow until Cody stepped in.

Whilst the letting team, especially Daniel, did great and efficient job of helping renting out a place for me as a landlord, the management team has been only a nightmare. To give some examples: 6 weeks after a tenant moved in, still the checking report is not finalised; for double charged for the cleaning, no update on their own - everything needs to be chased multiple times and finally - very unfriendly accounts team. If you think only about finding a team to rent out - that is your agency, however, not recommended for let & manage at all.

I recently bought my first property, and I want to express my deepest gratitude to Emily Dixon and later Molly Tilly, who stepped in to support the process. From the very beginning, Emily was completely different from any other estate agent I had met. She was gentle, inviting, early to our first appointment where I fall for my house! and never put any pressure on us. She even gave us the freedom to explore the property at our own pace — exactly the kind of experience I appreciate.
The selling process took a little longer than I expected, but there was never a single moment when Emily was unavailable or anything less than positive and supportive. I used to call several times a day asking for updates and pushing for progress. Extremely Disappointed with This Agency**
I’ve had a terrible experience with this estate agency. They charged **£6,000 just for painting a two-bedroom flat**, not even including the ceilings, and then insisted I had to “accept” only paying 10% of that — which made absolutely no sense.
After **six years of taking excellent care of the flat** and arranging **professional cleaning at the end of the tenancy**, they still tried to find unnecessary charges. They even wanted to bill me **£100 for replacing a light bulb**, which they didn’t end up doing.
When I tried to call the company to discuss the issue and see the quotation, they **refused to speak with me directly**. The whole process felt unfair, unprofessional, and exploitative.
I would strongly **advise others to be cautious** before dealing with this agency. Make sure everything is clearly written in advance and question any excessive or unreasonable charges.

Agent get pressuring me to bid higher , including before I saw the property. I asked for the energy rating and what was included in the property and they didn't know. They also didn't know if parking was included.
Agent followed up 1 month later saying I hadn't been selected for the flat. Total time wasters.

We've been working with Isabella Harris to find a flat to rent in the Wapping area, and so far I have nothing but positive things to say. She was very knowledgeable about the flat (had information about the utilities, owners, etc), honest about what the landlord was expecting, and most important of all she either picked up or promptly returned phone calls and emails throughout the process. This is coming from someone with a LOT of questions and anxiety about switching agencies, but sofar everything seems on track with her management. Will update this review once we move in to describe the smoothness there, but if the property management and follow up is as good as her attention to us with the flat search, I'd be a happy renter!

Despite a great start, our experience deteriorated significantly after a change in the property management team.
The end of our tenancy was handled very poorly. The checkout was conducted on a different date than originally agreed—without our knowledge or presence—denying us the chance to attend the inspection, which is standard practice.
We were later charged for additional cleaning. When we requested proof, none was provided. The only justification given was the checkout report, which clearly showed that cleaners were already on-site during the inspection—strongly suggesting the cleaning had been pre-arranged before any fair or impartial assessment took place.
Fortunately, I had photo and video evidence from our final day that clearly showed the flat was left clean and in good condition. We challenged the charges, and we successfully won the deposit dispute, with the ruling in our favour.
The lack of transparency, disregard for process, and attempt to impose unjustified charges made the experience extremely frustrating. I strongly advise future tenants to document everything thoroughly—especially at checkout—and to be cautious when dealing with this agency.

I previously left a 1-star review due to my negative experience, and I received a generic reply from someone named Asma, claiming the matter would be reviewed and I would be contacted. Eight months later, no one ever followed up—and it's clear now that this is just mimicking professionalism. They post the same copy-paste response under every critical review to give the impression that they care, when in fact they do not.
This pattern strongly suggests that ea2 is more concerned with managing their online reputation than addressing real customer concerns. In my view, this is deeply dishonest and misleading.
Please be cautious when dealing with this agency—they present a polished front online, but in reality, they do not follow through or take accountability. I strongly recommend looking elsewhere.

One of the worst agencies I've ever dealt with — avoid at all costs.
We’ve been tenants for 7 months and are still waiting for a second fob, despite being a couple and it being promised from day one. We’ve had to share one fob this entire time, constantly relying on concierge to let us in. Repeated emails, zero action.
They’ve also failed to show us our electricity meter — a legal requirement. Now we're facing serious issues with energy bills, and the agency claims neither they nor the landlord knows where it is. That’s beyond unacceptable.
For months we kept asking who our property manager even was — no answer. Eventually, someone named Callum finally admitted it was him. But despite being the senior property manager, he’s been completely unhelpful. Nothing has been resolved.
When we moved in, the property was filthy — carpets covered in stains, a bathroom that hadn’t been properly cleaned, and huge amounts of dust throughout the flat. We raised this immediately and submitted a detailed PDF report with extensive photo evidence. Despite the clear condition of the property, the agency kept insisting it had been “professionally cleaned” and completely dismissed our concerns. No action was taken.
Emails are ignored. Escalations go nowhere.
This agency is negligent, unprofessional, and shows zero accountability.

Three years ago someone posted a review here - "Until you have no issue with your apartment, all is fine with EA2.
As soon as a problem arises, you can bet that they will do the bare minimum required, only with the intention of disclaiming any liability."
This is absolutely true! The nightmares we had during our tenancy both with landlord and the Ea2 agents would not wish to anyone. First they told us we will get parking space and then lied and tried to make us look crazy despite we had an evidence - an email confirmation with a specific parking number advised; massive leak from first floor directly to the electrical box on the ground floor found on the first day of our tenancy; no new electrical checks upon repair so it was unsafe t9 love here with lights flickering; 2 suare meters crack in the wall in that bedroom the leak started (from sewerage) which was left open for more than 6 months of our tenancy; we haven't been told that the building will go with roof refurbishment until our surprise just cople of weeks we moved in (both agent and landlord withold this information from us) menas we lived with the scaffolding from October until April; 40 years old heating system left us cople of times without hot water (longest was 5 consecutive days); we used agency's complain procedure - no help of course, ultra subjective they were; we complained to The Property Ombudsman - these guys are joke; we waited for almost two months to get our deposit back due to no reason and even despite agent visited our flat to 'smoothen the process' but actually looking for anything to try build up on deposit reduction - unsuccessfully because we left the flat in 3 times better condition then when we moved in with all dust, rust, and electrical equipment missing. This agency and this landlord made our life so miserable that, as it can happen sometimes, led to something good - they made us buy our first home, a flat in the new development. To the whole management of Ea2 Wapping and all agents we dealt with during the whole thing (chronological oder: Amy, Barry, Samantha, Matthew, Danielle) I can say - thank you!

Avoid Amandine at all costs. Not only was she extremely insensitive when my flatmate got attacked literally 20 mins before her scheduled viewing, she then went and lied to our landlord stating that we had been difficult during the scheduling process, a lie which is so easily debunked by showing our chat history that i wonder how she thought she would get away with it. Not to mention entering our house without knocking or ringing the bell, a decent agent would know to do that without having to be told. 1 star solely for Cody having been great in the past.

I really can’t speak more highly of them, they are lovely decent people with an incredible commercial understanding of the local market. They’ve consistently done well for us and when we needed to sell our flat in a poor market they took it from putting it on the market to completion in 4 months. Even our solicitor was impressed.
Special shout out to Matthew and Sam but all of the team are brilliant. If you’re looking for some efficient, honest and commercially minded people (and the sort of people you’d really like to have a drink with) then EA2 are definitely the only agent in the area to consider.

This agency was advertising a house we made an offer to purchase. The offer got accepted and we proceeded to instruct and pay for a sollicitor. We realised down the road that the floorplan they advertised was wrong and overestimating the surface by 13%, which makes the price ridiculously high. We informed ea2 who took this grave matter very lightly and unilaterally discharged themselves of any responsability. We incurred more than 2000 pds of sollicitor fee and months of delay in our search. We are suing ea2 and we will go all the way to stop these unprofessional people ( namely, Coddie, Samantha and Matthew ) from polluting the market with their crooked ways.

All of the issues raised were acknowledged the same day and acted upon promptly, including a 23rd December electrical issue, fixed on Christmas Eve. EA2 - lovely during your tenancy, nightmare when moving out.
We had an issue moving out of our flat where they were trying to charge us £500 for the replacement of a door hinge (£150 for the hinge and £350 for the labour). The funny thing was when we also went looking for comparable quotes we sent the image of the hinge (that EA2 had provided) to the relevant tradesmen, to which they replied saying the hinge was fine!
On top of this the 'faulty' hinge was discovered after the independent checkout report had been carried out which stated that all doors were in working order and were in the same condition as check in. Make of that what you will...
During the process of trying to get a better understanding of how this hinge was suddenly broken, the person we were in correspondence with was non responsive for two weeks as she was on holiday. I cannot comprehend how another colleague would not pick up her work, or how her emails would not be forwarded onto someone else.
I understand that the estate agents act on behalf of the landlord but you would also like to believe that they would advise their landlord against acting in this way, when there is 0 evidence of the tenants breaking the door hinge.
The icing on the cake was the fact that they did not even submit any case to the DPS, which really makes you question whether they felt they ever had a legitimate case.

Until you have no issue with your apartment, all is fine with EA2.
As soon as a problem arises, you can bet that they will do the bare minimum required, only with the intention of disclaiming any liability.
We had no heating for 3 months due to a severe system fault.
They never once give the impression that they had an effective correspondence with the landlord about this.
We had to tolerate engineers coming into our apartment, doing disruptive yet useless attempts to repairs, while we had to use electrical heaters to warm ourselves. We were first repeatedly told that we would had to wait until the end of the contract to leave. After extenuating discussion lasting for 3 months, we managed to break the contract early, but no compensation was given for the extra electrical consumption - and we kept on paying also the normal heating, which was included in the rent. Again, they never once give the impression that they communicated effectively with the landlord, and in one of the last conversation they even stated that "the landlord was surprised and awfully sorry to learn about the situation". Well, after 3 months of no heating, shouldn't he had known earlier? Finally, they also claimed 200£ from our Deposit "for cleaning", when the amount of repairs needed to restore the heating includes re-doing the floors...
The correspondence was always ineffective with EA2 about the entire issue. Samantha was always dismissive, to the point of being rude. Other employee were better, but most of the correspondence was eventually "taken care of" by Samantha. Some emails were plainly ignored by them.
An advice if you ever find yourself in a similar situation. If your notice period is 2 months, find a new place that allows you to move within 1 month and sign that new contract. As soon as you've signed, stop paying the rent to EA2. The only thing that they will be able to do is withhold your Deposit (they will still some way to take money out of it anyway). If I could go back, given how dismissive and unprofessional they were, I would 100% do this.

I am writing as the landlord of the property described in the review from Mai.
I was made aware that the tenants were not happy with the flat soon after they moved in. At that time they were given the option of being released from their contract without penalty and moving out. They refused to do so stating that they really like the flat particularly the garden.
EA 2 have let and managed our property since 2012. We have never had any problems with them as our agent and they have always treated us and all our previous tenants professionally and fairly. Tenants concerns are always passed on to us and we respond accordingly to the concerns. We do understand that sometimes this may cause a delay, but this is not due to EA2 not giving us the information.
The current tenants have had every request they have made responded to by EA2 as soon as possible and those concerns are then passed on to me as the landlord.
They were given the chance to inspect the property prior to moving in and accepted the conditions of the flat at that time.
They were never promised a new carpet, the original was professionally cleaned and they agreed it was acceptable.
The dishwasher was repaired and then replaced as soon as they reported it as faulty.
Other repairs have been carried out as soon as it is practical, getting quotes and arranging trades people cannot happen instantly.
Water leaked into the dining room because the tenant continued to use the shower which obviously had blocked drain, letting water over flow out of the shower and onto the tiles and eventually through the ceiling.
Our agents have continued to respond to their requests which can be demanding, the latest being for the removal of a bag of rubbish in the garden which they say is left from the previous tenants and is attracting rats, which despite being in residence since September they have only just noticed.
After being involved with EA2 for the past nine years, I can state this review does not reflect the efficient, professional agency who genuinely care about the tenants they represent.

The rest of the team were professional including Grace and Barry. They were quick in responding to emails and helped us with answering questions we have asked.

I also deal with approximately 10 other estate agents in London, and I can say that they are an exceptional company to deal with. I never have to wait for a response, I get replies to my emails, phone calls and messages almost instantly, and at any time of day and night (annoyingly from me). Their billing mechanism is more than fair, they go above and beyond to not only help in the sales and lettings, but also the management of properties and I feel they are by far the most knowledgeable of any estate agent in Wapping. The owners Matt and Sam are great, very personable and extremely hard workers. Sam I think has lived in Wapping for 40 years, she probably knows every single property in Wapping, she knows how to work for the buyer and the seller and she "lives" the business. She is always extremely polite and helpful. If it wasn't for Sam I wouldn't be involved in property in Wapping at all most likely.
I just noticed Ea2 have a 4.8 rating out of 5, there is no way this should not be a 5* rating, there must be a disgruntled customer who lost out on a deal, but would not be the fault of Ea2.
I recommend Ea2 over any estate agent in Wapping and I have worked with them all.

EA2 was very professional, you send them mail at 11pm and 5 min later your mail is answered. You tell them the hoover is not working on Saturday morning they will bring a new one on the same day. Really thanks guys I have friends who were ripped off by other rental agents when checking out but with EA2 we got our deposit back on time and full. 101% recommend

We have had a lot of experience with most of the estate agents in Wapping both in terms of rentals and sales. We have found EA2 by far the most helpful, driven and knowledgeable in finding potential tenants / buyers. Certainly compared to other agents, they have a much better idea of where the market is for pricing (in my personal experience at the sub 800k level) and have made our experience overall as a seller in a tough market, much less stressful than it could have been.

We've been so impressed by the service EA2 have given us over the years with both sales and lettings. We have continued to use the agency since and have given them sole responsibility for managing our rentals. We have always had superb, hassle free tenants who always seem happy with the property and the management service provided. I wouldn't hesitate to recommend Sam and Matt to anyone looking to sell or rent their property in the area. They know their stuff and make what can be a stressful experience a pleasure.

We have used ea2 for both buying and subsequently letting our property in Wapping. They provided the best, friendliest and most efficient service that we have ever had from an estate agent. Especially from lovely Samantha. They always genuinely seemed to have our best interests at heart. We wouldn't think of going to anyone else for this part of London.
