I recently rented a property through Cluttons and had a great experience. Both Tom and Alkis were extremely nice, professional and helpful throughout the whole process. Everything was clear and well-organised, so the move-in went very smoothly.

As a landlord who has used this branch over the last few years, I need to communicate that things have gone downhill recently. I hope this might be useful to landlords and tenants.
For the latest change of tenants, here are some of the things that went wrong:
1 Miscommunication with tenants. Sending me money when they didn't need to.
2 Miscommunication with landlord. Not discussing expired EPC and new EICC certs.
3 Miscommunication with inventory clerks that they manage. Check-out clerk turned up 2 hours late causing inconvenience to the leaving tenant & myself. Check-in clerk turned up even though I had not requested it.
4 Deposit failed to return. The portion of the deposit to me from the TDS scheme failed to be returned on time even though they paid the leaving tenant. Still waiting. I learnt a long time ago not to entrust money to an estate agent unless absolutely necessary: getting it back is a real headache.
In my view the cause is that have too many cooks, each of whom is assigned one task. Many of them are in different offices or and don't know the property, landlord or tenants. The right hand doesn't know what the left hand is doing. I would suggest one point of contact or coordinator for each property to avoid this miscommunication. However, some staff seem to be just incompetent or lie.
There are some good people in this Wapping office (Henry/ Olivia) but communication and coordination on each transaction needs massive improvement. At the moment it doesn't work, damages goodwill, and costs time and money for everyone.
Things need to be better before I return with my business.
12 months later to September 2021....no real improvement. Front office good, back office still a mess although I did see signs of life recently. One new concern for me is data privacy. It seems landlord & tenant information has been passed onto a favoured inventory company whose clerks turn up or phone you for appointments. I don't recall giving permission to release my data to another company....worrying.

Olivia, Alex and Selina were very helpful and cheerful in spite of a more than usually difficult changeover of tenants. I would recommend them to anyone renting out a flat in Wapping.

We lost our first sale, despite the considerable efforts of Cluttons to hold the hand of a very calculating, pernickity and over-demanding prospective buyer. Fortunately, they swiftly found another buyer and again were in regular contact to assist them through the process.They constantly pressed the buyer’s solicitors (and ours) to get on with matters instead of just standing back. Cluttons manage our rented flat in Wapping. Our tenants left in the summer of 2020, during lockdown. Surprisingly, the professionals at Cluttons quickly found us new tenants who signed up for a year without ever setting foot in the flat, thanks to the videos Cluttons had prepared. In June 21 , when those tenants left, we moved into the flat for an interim period and updated and repaired a number of issues. We moved to our new, permanent home in September and asked Cluttons to find us a new tenant. They found a guy, who signed up at the full asking price, in about 3 hours! He made it a condition that he moved in within a week. We were delighted that Cluttons managed to complete all the paperwork in time and also get the flat professionally cleaned and an inventory completed within his timescale. We were absolutely delighted by their service.

Despite a very busy period for the market with the stamp duty holiday coming to an end they were very diligent, proactive and responsive which helped us complete on time. Utter incompetence. This agency clearly places little to no importance on customer service and professionalism. I am appalled to read all their reviews online and cant believe their management team doesn't pick up on all the bad reviews left for them. 21 days after tenancy exit they are still faffing about with my deposit refund, even after the landlord has confirmed there is no deduction they are trying to make false claims for rental arrears. The delay can only be down to their utter incompetence. My checkout report was only sent to me 14 days after exit and only after I chased them. Appalling service and they clearly don't know what they are doing. STAY AWAY, DO NOT USE.

At the start of the tennacy, Jake was lazy, dishonest and nearly caused us £100s in extra cost because he didn't want to admit to the landlord that he made a mistake.
During the tenancy Cluttons have dropped the ball with basic tasks like replacing a non-functioning smoke alarm (after trying to convince me we don't really need one?!) and communicating properly about renewing the contract.
Dishonest, which is scary considering the amounts of cash involved. Would not recommend.
(side note: most of these events are old, but you don't want to post about it until you know you have your next accommodation lined up - I would bet there are more complaints but people too scared to raise them)
