I can't recommend Elizabeth Davenport highly enough, from their initial enthusiasm about the property, to the lovely photographs and their professionalism throughout the selling process. They offer a great combination of providing automated information regarding appointments, with access to staff when needed. We advertised our house in Balsall Common with Elizabeth Davenport (ED) not only because of their excellent reputation but because although we have local estate agents nearby we wanted to attract buyers from further afield. This proved to be a good decision. ED's Managing Director, George Hartshorn, took a super set of photos and produced an excellent brochure, and the Kenilworth Branch Manager, Beth White then handled our sale.
Beth has been absolutely superb. She originally lived in the village and still has relations here so she was able to present our property both from a local perspective and from outside.
From day one it was obvious that she is very experienced, is extremely personable and loves her job so we had no hesitation in leaving her to handle our viewings whilst we made ourselves scarce.
Over many visits not once did she let us down. Backed by a very professional office team she always made sure we knew who was coming. For each viewing she arrived on time and phoned immediately afterwards to give us her assessment of the prospects before setting our alarm system and locking up.
Amazingly at the very first viewing we had an offer at our full asking price, but sadly, like others to follow, they couldn't proceed until they had sold their property.
As the economy picked up we found we were getting so many viewings that Beth recommended we restrict prospective buyers to 'proceedable only'. This cut the numbers down and shortly afterwards we accepted an offer,very close to our asking price from a couple who already had a buyer for their house. Being early summer this would give us time to make our own move, but after a couple of months their sale then fell through. Although they quickly found another buyer it would have left us trying to move in mid winter so we agreed with our buyers that they would wait until next Spring. Unfortunately illness has now intervened and it looks as if we won't now be able to move until later next year, but we hope our buyers who are renting meanwhile will stay with us.
Throughout all of this Beth has been extremely patient and supportive to both ourselves and our buyers, and we have no hesitation in recommended Elizabeth Davenport.

Great experience with Elizabeth Davenport’s tenant finding service (May 2024). We had advertised with another agent for 2 months with no luck. Eliz Davenport found us excellent tenants within 2 weeks of advertising with them. Carol Garrity was our agent and she was excellent, always available and approachable, and confident that she would find us someone, which she did. Fees are slightly higher than other agents, but worth it when off-setting against lost rental income from having an empty property.

They were instrumental in ensuring that the purchase went through; providing an extra communication channel separate to the solicitor 'headache' route, to assisting with right of way issues by visiting the next door neighbour of the property and getting them to sign a supporting document.

I was skeptical as to whether to write this review or not but seeing I am not the only one with similar experience I go ahead. Another rason I write it with such detail is the fact that there are 5-7 "interesting" reviews that ALL have the same style: "fantastic service kudos to Nick and John etc." All the authors have one review in their profile. Interesting..
As a potential person to let a property, all you want is professionalism and a fair chance. Professionalism is debatable. (I don't want to judge this, as I spoke with 2 great ladies also) The fair chance is not.
The agency does ONLY block viewings which means that you view the place on the same day with another 5-10 people that might be interested. Also, if you want to see a place on Monday and another person next Monday and block viewings are next Tuesday, this means that you both get "same" chances. Depending on your surname.
My first experience:
A property is just out on the market. I call the agents to book and move in without viewing to the place that I actually loved. They said: policy is to view it first. I said, ok I can view it ASAP. We do block viewings on Thursday (it was Friday). I was ready to submit an application. Fast forward few days later, I viewed the flat. Me and another 10-15 people. The agent's attitude during the viewing was: "yeah there is big interest, you better put an application in before its gone". This creates pressure obviously. I said ok thanks. I called the agency and a lovely lady sent me the application. I spent 20-30' to fill it in and sent it. Few days later I found out that the landlord chose someone else. (I put move in date the earliest possible and my salary was way above margin to be considered). I thought, perhaps the landlord had indeed many options and went with another.
My second (AND FRANKLY LAST) experience with this agency(few Weeks later):
Property is out on rightmove on a Monday. I call right when I see it to ask for viewing. Same story. Same block viewings. I really wanted to move in. I called to ask about next steps and to ask for the application (I didn't receive it till now that I write the review 2 weeks later). I had the application form from previous viewing and I quickly filled it in and sent it to the right department. I got the response that unfortunately the landlord decided for another applicant.
I am not sure the landlord even saw the application:
We are a family of 3.
Professionals
No debd and both have decent full time jobs
We wanted to move in ASAP (this one was advertised as available to let now) We could have moved ASAP as we are home owners and flexible. I assume most applicants had a 1 month notice.
We offered to pay more on the rent to get better chance to be chosen on the comment section
Given all the above and the fact that the only other one information the landlord would see, is our names and nationalities, there is no other criteria to choose us from.
The property market should be first come first serve. In both cases I came first to end up last.
I cannot prove that they "short list" the applications that they send to the landlords.
I will only say to potential customers, If you are not from this country, please make sure you don't keep your hopes too high.
PS: I see the management responds to the really bad reviews with "interest" to follow up. I had that interest but when I tried to understand the rejection, the team was not that "warm" in explaining so if not interested then, not sure why interested now? So please save yourselves the 10 seconds to type that you want to discuss this further.
PS2: in case the management team "can't find me as a customer" or "cant recall the incidents" I viewed the first property on the 22nd July 2021 and the second on the 19th August 2021.

I made an offer on their offered property it was accepted, then to be told I had been out bid was disappointing, 4 weeks later. I offered to make another bid after already paying the majority of solicitor fees but was told it’s to late.
So this company is continuing to sell properties just so they make more commission it seems. If you are a buyer I would disregard buying from these. I spoke to George & another lady who were very unprofessional or helpful in my opinion.
After reading the reviews on google & other forums I was worried, it seems I should of gone with my gut and pulled out early & saved myself £750.00 in fees.

ED were the perfect choice! We recently sold our house with ED. We lived in a small village and thought we’d be too far from their offices for them to act for us but they couldn’t have been more helpful. They took the time to take very professional photos, which looked great in a brochure and online. They arranged plenty of viewings for us and sold our property within a couple of weeks, which was especially helpful as we were expecting our first baby, so we had a deadline! Very unprofessional, if your looking to sell your house then do not use this estate agent. I viewed a house with them and offered the asking price and made it clear that I would pay more than any offer received, I called in three times to speak to the negotiator and was told that 'Jo' was busy and would call back, I got a call three days later to say that the house has been sold and basically to deal with it. I’ve been buying and selling properties for 20yrs and have never come across such poor service. the agent should aim to get the best price for their client not the quickest sale. No frill agent with no focus on customer service.... AVOID OR LOOSE MONEY
