? 1 Star<br><br>We chose Frank Innes Mansfield because of the promises made by the branch manager during the valuation. We were told that their national database of buyers, limited property portfolio and proactive sales progression would give us a level of service that smaller agents could not match.<br><br>The reality was very different.<br><br>In the first two months they managed to arrange just one viewing. We ultimately found our own buyer through a personal contact, meaning Frank Innes played no meaningful role in securing the sale.<br><br>Communication throughout the process was extremely poor. We regularly went weeks and sometimes months without any contact. Calls that were promised never happened, requests for advice were forgotten, and assurances from management repeatedly failed to materialise into any action.<br><br>Most concerning was the complete lack of involvement in progressing the sale. At one point our planned completion date collapsed and we learned about it from the buyers themselves rather than from our estate agent. Despite being told that the branch would become more involved, chase solicitors and communicate with the chain, nothing changed.<br><br>Throughout the transaction, other estate agents and solicitors in the chain provided more support, updates and assistance than the estate agent we were actually paying.<br><br>Property transactions are stressful enough without having to do your estate agent's job for them. Our experience was one of broken promises, poor communication and a complete lack of proactive support. We selected Frank Innes based on the service that was promised, but unfortunately that service was never delivered.<br><br>We have submitted a formal complaint to Frank Innes regarding the management and service provided by the Mansfield branch.

If I could give 0 stars, I would. Rented my home through them as I was moving abroad I paid for the top package as I didn't need the hassle. I have had to sort everything anyway, tenants coming to me frustrated as nothing is getting sorted despite back and forth emails. Every time I'd email them, no one had a clue what was going on. Could never get a straight answer or any advise for what was being asked, I simply gave up especially with the time difference. I had about 3 property managers for 1 property and I'd be more likely to get hold of Queen Liz via ouija board than them. I asked when the inventory report was being done and was told a month after the tenant moved out, told them not possible as the rent pays my mortgage to be told oh it's in 2 days, I got my dates mixed up. All that finished, I was told I could get the keys after the report was finished... shock, still didn't get the keys. Was told they would be dropped off at 8am... guess what! No keys. Lost my future tenant and the work man all in one swoop. Best part is, it is no longer being managed by them so the spare keys could have been given. An absolute waste of time and money. Avoid at all costs!!

Please please please do NOT use this…<br>Please please please do NOT use this company, they are deceitful, I rented for a short time whilst I bought a property, I left the term early and continued to pay rent until a new tenant was found, many days the listing showed as "let agreed", when in fact the property was available, I kept screen shots and lodged a complaint<br><br>*******<br><br>If you leave before your term ends and continue to pay rent until they find tenants review the listing every day and screenshot as soon as you see let agreed status, check they have tenants pending as they don't care so long as your paying ..<br><br>New tenants were later found and id just paid £1000 rent so I am due a refund of over £900. I contacted the Mansfield branch who told me on the Friday that it would be processed the following week, so I waited, I then called the week after, they then said they needed my account number and sort code? Good delay tactic, so I gave it to them and waited again.... Called a few days later couldn't get any updates just fobbed off, I've written I've called, ive been in touch with Countrywide principal service, again not returning my calls. I did get an email stating that they were awaiting funds from the landlord, which differed from the Mansfield branch version, which stated that it was being processed with accounts, another lie. I'm almost into my 3rd week and I have no idea when I'll receive my overpayment of rent .... Furthermore the landlord has his own disputes with Frank innes and removed his properties...<br><br>My contract is with Frank Innes, so id like my overpayment back please, the terms and conditions of them state within 7 to 14 days for a return ....<br><br>The Mansfield branch are just awful to deal with, so many contradictions...<br><br>Quick enough to take my cash, not quick enough to return it.<br><br>I've requested a DSAR, and sent a final demand as I've not had one honest conversation about what is actually happening with my overpayment....<br><br>That is a true definition of a poor organisation.<br><br>I'm entitled to my overpayment of rent, next stop small claims court... And the ombudsman.

Good evening, I had a viewing of a property promoted by you, Frank Innes Mansfield to which I owe a review. I am convinced that I was treated badly, but maybe you can convince me that it was not so. The asking price is 100k. I made an offer that exceeded this amount but I was called by one of your employees, who got a bit confused in the explanations, telling me that the owner no longer wants to sell, although the property is still on the market. I searched a bit and found that this property was put on the market in August last year for the amount of 90k, then in December the price was raised to the amount of 100k as I told you above. So in my opinion, the seller through your agency, calls people to viewings to see if he can get more offers, and then raises the market price by another 5k or more, (so a kind of test for the stupid people who waste their time with you). Tell me, you who are a property sales agency, if I am not right, then how is it possible with an offer higher than the asking price, for the sale not to be accepted and yet the ad to continue to be on the market at the same price? Here is what the press says: "Fake" views and offers for houses are unethical and in some cases illegal practices used to manipulate the house buying and selling process.

Honestly, I don't know where to start. I was home hunting for a few months, when I came across a property with frank innes. Within 2 weeks of getting in touch, I had a viewing. How do I start? First off, we had a guy come round and oversell us on the listing. Told us he can do this, that and the other. That they’re well with communication, on it with marketing. Didn’t even get the pictures right to start with so a month or so later they had to re take the photos and do a fancy video. (Not like this did anything for them) Sold us the world. Well, they couldn’t even get us a viewing ?????? Can’t even call them, every-time goes to voicemail. Then when they do answer they promise a call back which never happens. One of the staff members was listed by them too, can see they’ve moved estate agents too. This says something. TERRIBLE. Never, and I mean never would I recommend this company to anyone. Or even use them again. They’re laughable. They couldn’t sell ice to an Eskimo or a pen to a businessman even if they tried.

Frank innes managed a rental property in Mansfield for me over a number of years,and dealt efficiently with any problems as they arose.<br>I had some big problems at the end [nothing to do with them] which I fear I would not still have sorted if it hadn't been for the interventions of branch manager Zoe Twells for which I'm eternally grateful.

Pretty good for a traditional Estate Agent.<br><br>Generally answered the phone and emails prompty. They were always polite and friendly when spoken to. A bit more competatively priced than other traditional estate agents. The welcome hamper given upon completion was a nice touch!<br><br>Couple of point I remember being frustrated at were<br>1 - For sale sign being put up outside property without asking if we wanted one. We didn't plan to have one but just arrived home one day to see it so ran with it.<br><br>2 - During one of the email exchanges about offers made my address from 5 years prior (not the current or for sale property) was listed as my address on documents by Frank Innes. This showed they had not kept their databases upto date, felt a bit unprofessional.<br><br>3 - My property took quite a while to sell and the only times any progress was generated was when I took the initative and contacted Frank innes to discuss how to generate more viewings. This usually took the form of me saying right lets lower the price and being more realistic about the properties value in the current market. After the months of little activity this is something I feel the agent could have suggested.<br><br>Overall if you want a traditional estate agent experience they are not bad. Personally in future I think I will go with an online only company as the market now is dominated by clicks on Rightmove etc. I did all the viewing myself and essentially all the agent did was take phone calls and send emails etc. This isn't something that with the overheads of a bricks and mortar office/store really are not justified in their higher price compared to online/phone only agents for what they actually do now days.<br><br>I would suggest an option for a reduction in fee available for customers who agree to do all the viewings themselves.

To name a few, Corey, Amber, Stacey, Scarlet and the rest of the team, always offering help and advice with nothing too big of an ask, amazing team and highly recommend (I will caveat by saying the recommended Solicitors "Countrywide Home Conveyancing" i would highly avoid, from lack of updates to being unable to reach the assigned solicitor, very poor service)

alright , just was false advertisement from the outcome i.g didnt get holding fee back like i was told i was going too , so spent over £1000 just to move in and first months rent without being able to get furniture and groceries , work still being done on building wasnt informed until last minute & had me sign a form to let a stranger into my private living space. my first ever home for myself and from a experienced person i know has informed me i might have been led on and i should get my holding fee back as said from your office and i felt like i was forced to sing a form to let some stranger into my living space, therefore i give 2 stars & i disagree to letting someone i dont know into my home with my possessions at any given time.
