Update: thank you for your reply. Iterating you explicitly told me I could see the property only on the basis that I listed with you and I told you I have already lined up KFH! So your “offer” to value my property, is either a miscommunication and I trust you’ll be in touch to arrange a viewing or I stand by the fact that this is not fair practice. I firmly understand your proceedable position and told you I can price aggressively and I’m all set otherwise but I won’t be coerced into having to sell through you. So therefore your vendor loses out but more reason why I wouldn’t sell with you. What just doesn’t add up is you’re hiding behind your vendors position but willing to allow me to view on the condition I list with you! So this does not make sense! I’ve contacted the PRS over my concerns raised because I know exactly what Fraser told me.

I am extremely disappointed with my experience with Graftons Estate Agents. They refused to let me view a property unless I agreed to give them my own house to market as a condition. This feels like blatant blackmail and is entirely unethical.
Their justification makes no sense. They were willing to proceed with me as a buyer, but only under their imposed unnecessary condition. I am a serious buyer with cash and an agreed mortgage, yet this policy prevented me from even viewing the property.
With evidence that the alternative agent I have lined up, having sold 6+ properties in my street over the last six months, I know the quickest route to a sale and do not need to be forced into an exclusive arrangement. This practice unfairly limits genuine buyers and is manipulative, unreasonable, and unethical.
I would caution anyone considering working with Graftons to be aware of these restrictive and unprofessional practices.

Choosing the right estate agents can be a daunting task- However, as soon as I met Tariq I knew pretty much then I would be using Graftons.
Tariq is well informed, polite, sincere and down-to-earth. It cemented my choice when visiting the branch when I met the rest of the team, who were also all very polite and extremely helpful.
Having used Graftons as an independent agents you really get the feeling of being looked out for/looked after. Therefore I will be recommending Graftons to all friends and family in the future without hesitation.

If I could give Grafton and Tariq more than 5 stars, I definitely would. My partner and I are so grateful for having met Tariq and were instantly reassured by his professionalism and personableness. This was the second time that we tried to sell our flat, the first was such a terrible experience that we were put off with the thought of even selling. When we met Tariq, we knew that we had to go with Grafton. The level of service we received was above and beyond anything we could have hoped for. Despite initial uncertainty as to whether to go with a bigger firm, from our first meeting it was clear that Tariq truly cared about our needs and goals, as well as had the experience and skills needed. We didn't regret our decision for a second and were shocked and impressed with the number of viewings from the get go which produced a turnaround of listing to under offer (at agreed price) in under 3 weeks.
Communication was impeccable throughout and Tariq was able to build rapport with our Buyer also, which was critical in getting this over the line as we ran into hurdles!
What really stood out was Tariq's proactive and intuitive approach. Whether it was marketing the property, negotiating with potential buyers or managing unforeseen challenges, Tariq consistently went the extra mile. I’m so pleased my partner talked me into going with Grafton Estate Agents to sell my property in Shortlands.
