Needing some help with the value of an unusual parcel of land, I went onto Grisedale's web chat. Despite it being very late in the evening, I received excellent service from the lady dealing with my (quite complicated) enquiry. She took the details and said she would pass it on to a member of the team in the morning. Sure enough, the following day I had a call from Scott, who was tremendously helpful in so many ways. He put in a lot of effort on my behalf, and went over and above what was asked of him. Overall, my dealings with the Grisedale team were excellent and I would fully recommend them both on my experience.

Avoid Grisdales at all costs. I moved into a property in appalling condition — absolutely filthy. I sent countless emails at the start of the tenancy detailing the issues, all ignored. The inventory they produced painted a completely different (and inaccurate) picture. Thankfully, I kept copies of my emails.
When I vacated, Grisdales attempted to claim my deposit for an “unclean” kitchen, a damaged footstool, and supposedly half-full bins. They sent an email stating the charges would be automatically accepted if I didn’t reply within two days. I denied everything. The bins were checked by a colleague and were empty. My original emails proved the footstool was already heavily marked and the kitchen covered in thick grease when I moved in. Their own vacating document stated the property should be returned in the same condition it was received — it was returned far cleaner — yet they still tried every tactic to keep my deposit. They then went silent and held my deposit for over a month past my tenancy end date. Only through a family friend who is a solicitor did I finally receive my full deposit.
In the final month of my tenancy, I accommodated multiple viewings. Communication was dreadful. On one occasion I was told there would be one viewing; instead, it turned into an open house. Viewers arrived early with children in freezing weather, so I let them in. By the time the agent arrived late, there were 15–20 people in my small, half-packed home. The agent was rude to viewers for arriving early — despite her lateness — and seemed shocked people were inside. I was never informed it would be multiple viewings. Completely unprofessional.
Throughout the tenancy, I raised issues via email and phone, only to be told everything must go through their online dashboard. Even then, issues either took months or were never resolved. Missing lightbulbs took three months to replace; broken ones present at move-in were somehow deemed my responsibility. Paint peeling from the bathroom ceiling was never fixed. Gaps in the conservatory roof caused water to pour in during rain — reported in August 2024, not fixed until a week after I vacated in December 2025.
Worse still, water poured through the kitchen ceiling every time I showered. A plumber’s apprentice visited, didn’t understand the issue, and said his boss would return — which never happened. The job was then closed on the dashboard without resolution. A friend who is a plumber later found a broken pipe from the bath, which he fixed for free. Grisdales did nothing.
I was also falsely accused of installing a “pagoda” causing damage to decking and walls. In reality, it was a small freestanding planter and wooden archway causing zero damage. After correcting them, I received no reply.
On moving in, United Utilities informed me the property had over £300 of unpaid bills from a previous tenant. I informed Grisdales repeatedly, but they failed to respond to UU. This debt temporarily affected my credit score due to their inaction.
The only positive in 1.5 years was that gas safety checks were carried out.
AVOID GRISDALES AT ALL COSTS. They attempt to take tenants’ money while ignoring maintenance, communication, and basic responsibilities — all while likely misleading landlords too. They thrive by doing far less than the bare minimum.

Overall a very poor performance by Grisdale. We had to do most of the viewings ourselves. They did not vet the viewer who made an offer which we accepted and then lost considerable time before having to readvertise because he didn't have the funds and we consequently lost the house we were purchasing. The advert was never in the Cockermouth Office window and was limited to Whitehaven. We then had no correspondence at the final house move except for this survey. I would not recommend them considering the £6K fees charged.

Poor communication, zero service, selling customer details to many 3rd parties, renting smelly properties. Before they get your money, they keep calling you regardless how you prefer phone calls or not, they rarely respond your emails. Once they get your money, they will just ignore all your messages. Never use them again.

Lynn the lady who met us at the property was lovely, the problem came to the sales negotiator we made an offer were encouraged to go higher because the vendor would want more, we waited 2 days for a response to be told they had sold it to someone else and the deal was done, no option to offer higher , after waiting for a response and to be told this was a huge blow for us. Very poor form, would not use them were no help.

Overall, a great experience with good communications from Destiny, my sales negotiator. The property was a difficult one to market effectively and I think we all learned a few lessons from it. One area to improve would be to ensure that all telephone enquiries are followed up by other staff members when the designated agent is on holiday. Fortunately for me, my buyer knocked on my door and I was able to show him around before he made an offer. The fees were acceptable and there were good communications with my solicitor once the sale was agreed.

Disappointing end to what had been a wonderful tenancy. This agency have no interest in tenants, they are rude and biased towards tenants and fail to engage when you complain. They don't follow procedures that they have written themselves.
Avoid them like the plague.
This team ruined what had been a fantastic 8 years by hanging the tenants out to dry.

My impressions of Grisdales are what a professional team of people to deal with. They communicate well (you will not believe how quickly and consistently they answer their phones) and go the extra mile at every opportunity. If you are looking for an estate agent and letting agent that offers high levels customer service and to be looked after, you will not be disappointed. Special mention to Nicola who is my main contact at Grisdales.

Dealt with a few different letting agents in Cumbria, but Grisdales was by far the best - really responsive and friendly and made the whole process of renting a flat very quick and efficient, particularly for someone who was moving up from the other end of the country. I rang Grisdales as I was having trouble getting through to other estate agents and I'm so pleased I did! From the very first phone call, to actually selling our house, took less than 2 month. The girls in Grisdales couldn't do enough to help especially knowing I needed a place specifically for my disability needs which getting my house sold quickly enabled me to get the one that was absolutely perfect before it was sold to someone else, as most houses with downstairs bathrooms/spare reception room (to convert to a downstairs bedroom) for people who are wheelchair bound were few and far between. They were always courteous when speaking on the phone and gave us a very much appreciated hamper box when we moved in. My son and i couldn't fault them one bit and we made a friend for life with the actual buyer of our property! Many thanks for everything Tracy and Taylor????

I think it would be advisable for sellers to be aware of the influence of the surveyor’s report on finalising any sales.

To echo most of the negative reviews on here I found Grisdales rude, unwilling to communicate and frankly just a lazy bunch of people hiding behind the 'Global Pandemic' by not allowing viewings, even though the property market hasn't been locked down as protocols are in place. Acting in neither the landlords interest or the clients, just their own. Underpinned by the 5 star rating Lesley Kenyon (Lettings Manager) has given herself further down this review page, says it all really. I have reported this to Google as conflict of interest. Advice - stay well clear.

We wanted to rent a place, we were fobbed off with “viewing not available at the moment” despite their online add saying it was. I was told “we’ll put you on the list” and wasn’t even advised to apply. I received pretty much no correspondence and what we did get seemed blunt and rude, couldn’t get through on the phone either. We weren’t even told the house was taken off after we sent an application.
We rented elsewhere and paid 12 months rent in advance. The landlord of the property we applied for here really missed out but they probably don’t know about it. If I had a property to let, I wouldn’t come to Grisedales in Whitehaven.

I'm limited for space for this review and have had to re-write this to be less problem specific.
Just for the record, I don't normally leave negative reviews, I'm a human being and realise that mistakes occur HOWEVER.... This business lies and cheats its way through their everyday business, will try every trick in the book to rob you of your deposit and make ridiculous, demands. They will not contact the landlord on your behalf if you have questions. Using this so called estate agent is the same as holding your breath, waiting for a grenade to explode and hoping all the dust settles in a nice neat little pile by your feet.
I have plenty of substantive examples I can use but just don't have the room on here.
Honestly, there are plenty of other service providers out there, if you are thinking how bad they can be in comparison I would give Grisedales a rating of -5 out of 10.

Unnecessarily bureaucratic and will do everything in their power to get every penny from you.
Very poor service; as we were moving out, Grisdales organised viewings to which they would regularly turn up 30 mins late with no reasoning as to why.
Upon returning deposit they've deducted close to £100 despite a very clean house.
It has then taken over a month for them to approve the deposit refund which is ridiculous.
Overall poor service.
