We agreed to 20 weeks with them to sell our house, they failed so after 32 weeks we left and they still charged us £264. We are currently looking for an Agent who will make a good effort to sell our property.

Being tied into a contract and you cannot get out without paying a fee of £264 this means this company can drag their feet selling your property with little effort because they know they will get their expenses paid if you leave them
I knew about this rule before I signed up but it’s a catch 22 situation they re willing to take on your property at a higher price so you’re tempted to go with them
I had to regularly call up to find out if any enquiries and progress. I was constantly being told to lower price I lower the price and still I did not get the sense anyone was pushing my property . The advertisement limited to Rightmove and shop window be careful it’s not that great as the reviews online I went with them due to the wonderful reviews but the reviews did not reflect my experience. Eventually after I complained about no one updating me regularly , a member of staff agreed to call me periodically to update me on progress
Lovely polite staff but crap service from company you get the feel your property can sit in their books for years no one pushing it for sale cos they know you have signed up to pay them £264 to leave so why would they bother to push the properties I got the feeling you ll keep dropping and dropping the price until it’s worth so little and you ll still get little drive in them selling the rush of buyers will be because you re selling at such a low price not because of anyone showing any zeal to sell your property. Please don’t let me put you off this company this is only my experience with them be warned read the fine prints

I was advised to list my property for £15k less than another identical (but overlooked) property on the same cul de sac. The price my property was listed at was requested by me but still £5k less than identical property listed on my cul de sac.
Property listing was lacking detail I asked for and the bedroom photo was taken by me as was initially left out of the brochure however the house only had 5 rooms in total so I therefore did not want the master bedroom missing out. Any updates I had to request from the agent. I had to request the memorandum of sale. I wrote to my seller in the end as the agent ignored my request to pass information on. Once the property sold I never heard from Harvey Brooks. Sale did complete. Service received average at best.

The office team were attentive and feedback from viewings was made promptly and efficiently.The property sold in around 6 weeks having been
listed in early January.
This was a refurbishment project and the Agent undertook the viewings which always seemed to take place late on a Wednesday afternoon, which might not be convenient for the prospective purchaser.
If I undertook another project I would undertake viewings myself.
It achieved a price well in excess of the offers over price.
Conveyancing is very slow at the moment and that part of the sale took around 24 weeks from acceptance of the offer despite this being chain free.
Indeed the conveyancing took longer than the refurbishment of the property.
I would have no hesitation in instructing Harvey Brooks if selling a property again in there area.
I have marked them as excellent and awarded 5 *****

Having only bought a house over 30 years ago and not being entirely sure of the buying/conveyancing processI can only say that Julie at the office answered our queries with patience, knowledge and professionalism.
It was a smooth yet lengthy process, probably down to conveyancing issues with a non related to Harvey Brooks solicitor
