From the beginning, communication was poor. Calls and emails were ignored, updates were not provided unless I chased repeatedly, and I often felt completely in the dark about what was happening with my own property. Basic professionalism and proactive communication were simply not there.
What is most frustrating is that a perfectly viable sale appears to have been sabotaged by a lack of competence and care. Key information was either delayed or poorly handled, follow-ups with the buyer were not managed properly, and issues that could have been resolved quickly were allowed to escalate unnecessarily. Instead of guiding the process smoothly, the agent created confusion and tension.
There was no sense of urgency, no strategic negotiation, and no accountability when things started to fall apart. Rather than taking responsibility, I was met with excuses and deflection.
Selling a property is stressful enough without having to micromanage the very person you are paying to represent your interests. I expected expertise, diligence, and professionalism. Unfortunately, I received the opposite.
I would strongly advise others to think carefully before instructing this agency.

PH Estate agents my experience was terrible as a tenant in one of there properties no repairs got sorted as the boiler was brock over the Christmas period they promised it would be sorted but it never was after a month we decided to move and they tried to make me pay for the boiler and other repairs we wanted repairing so please beware of this estate agents there all nice to you when you sign up and they make your life hell .

PH Estates provided such a poor service that I was forced to escalate my complaint to the PRS Ombudsman, who ruled in my favour after reviewing the evidence. Instead of learning from that outcome, the company chose to threaten me with legal action for posting a truthful review of my experience. In my opinion, this behaviour exposes a company culture more focused on controlling its image and intimidating criticism than on accountability or customer care. A professional, well-run managing agent does not lose Ombudsman cases and then attempt to silence former customers. The entire experience was stressful, unnecessary, and avoidable, and it has left me with serious concerns about how PH Estates operates when challenged. I would strongly advise anyone considering them to proceed with extreme caution and to document absolutely everything

My wife and I entrusted PH Estate Agents with our property, and the experience was completely unacceptable. Over nearly two years, they withheld rent without explanation, ignored repeated requests for itemised accounts, and disregarded our lawful instructions.
They misrepresented our legal rights, advised tenants in ways detrimental to us, and commissioned reports without our consent despite valid existing documents.
The Property Redress Scheme Ombudsman confirmed serious failings, finding unjustified fees, breaches of professional duty, and financial detriment.
A bad agent is far worse than a bad tenant, and PH Estate Agents proved this repeatedly. Their lettings department is reckless, untrustworthy, and unprofessional. Any landlord who values their property or peace of mind should avoid them entirely.

Absolutely fantastic experience with PH. Great service with a real fair valuation of our property.
Always kept us up to date with the various stages of the sale and had regular contact with their team. Always on hand for advice and support.

PH estates were very professional from start to finish. Shaun Harris was very reliable and professional throughout and when unavailable the rest of the team were very helpful and also professional. Communication was seamless and responded to all our enquiries quickly. The whole team made selling our home an easy stressless experience. Would definitely recommend to family and friends. Violated Section 11, Mis-sold a Zero Deposit Scheme, and blamed everything on the owner of the property they are paid to manage.
I rented a property managed by PH Estate Agents for 6 months.
Shortly after moving in, the boiler broke.
Due to poor management I was left without hot taps in the property for well over 2 months, despite repeated urges to get them fixed.
During this time they blamed as much as possible on the landlord, and it only became a matter of urgency when section 11 was mentioned.
At the end of the tenancy it also became apparent that their staff had mis-informed me on the details of a zero-deposit scheme.
They told me it was "a bit like insurance" and "wouldn't have to pay anything else even if i moved out".
There are 2 potential reasons they told me this - neither is good.
1) They knowingly misinformed me as they get a commission on zero deposit sign-ups.
2) Their staff aren't trained to understand the products that they sell.

An amazing agent. Worked quickly and found me a professional tenant. I would strongly recommend. They kept me updated and I was in full control.
They completed an open date on the house and selected the best tenant. Other agents would not consider this due to the cost!
