I had a great experience with Hat and Home, buying as a first time buyer seemed daunting at first but Alice, Lisa and the team have been amazing, helped and supported every step of the way. I especially appreciated Alice advising when I was putting the offer in, to recommending solicitors in the area, and explaining the process step by step with patience made me feel really supported from day one.
The team were always available to answer questions, communicated updates throughout the whole buying process (the WhatsApp group made it really easy and efficient which worked really well), making sure I got regular updates from solicitors, so I always knew what was going on with my purchase and the rest of the chain as well.
I highly recommend Hat and Home to anyone and huge thank you again to the ladies there for making my first home purchase such a stress free process. ????

Excellent service in selling our home from Lisa and her team
We went with a more well known local agent who oversold and under-delivered.
The other agent kept advising to lower our price, we had few views and only one none viable offer in 3 months.
Hats and Home had us two offers and SSTC within a week or two of taking over, we got what we wanted, we completed this week and are very happy.
Their communication is exceptional, they are all very personable and don’t feel like your “typical” Estate Agents.
We were comfortable dealing with them and would happily recommend to friends and family.

Our first dealings with Hat & Home in Bracknell was firstly through Alice Claridge and again with Maddie, they were both very professional and both really listened to what we were looking for, and both gave us so much information not only on the property we were viewing but also its surroundings. Both also took time to offer other services, financial and mortgage advice. Don't really get that on initial viewings from other agents. Great to know that Alice knows what we need in a property and feel she will not waste our time. Thank you Ladies, and of course Hat & Home, Bracknell.

Such a great experience with these guys. They already came highly recommended from friends and its easy to see why.
From first meeting Annabelle we were sold (pun intended). No upselling and tons of paperwork thrown at you on why you should use them. Just an open, honest conversation about the house and how they can help.
We also loved the fact the whole team come and view the house before it goes to market so they are familiar on viewings, after we were let down with this with a previous agent. Feedback was also really quick after viewings.
The WhatsApp group is so good - one of the team always reply to any questions, no matter how small, within minutes.
Once sold we got regular updates and support from Lisa. We went from offer to completion in just over 8 weeks.

So we decided to sell our family home after 30 years and had 5 different agents around to value it, once we had seen them all it was quite clear to us that Annabelle shone head and shoulders above the rest, she came across as young and dynamic and filled us with confidence that she would sell our home. Over the next few weeks we met the rest of the team as they showed prospective buyers around our home and again all the girls were fantastic.
They sold our home twice but unfortunately due to circumstances they both fell through.
We decided then to go joint agents and appointed another 2 agents to try and help sell our home and again Hat & Home came up trumps over the next 2 weeks by showing far more buyers around our home than the other 2 put together (and these 2 agents are big players in the town) again the girls got us another buyer for our home and then Lisa was introduced to us by Annabelle and she was the one to over see the rest of the procedure in selling our house, we did have a few problems further down the chain but Lisa and Annabelle were on it every single day until we completed last Friday.
The girls were always available if we had any worries or concerns and would soon put our minds to rest.
They really did prove to us that we made the right decision in appointing them as our agent and we would highly recommend them to anyone wishing to sell their home.

I tried several times to arrange a viewing for a property with this agency, but it took four or five attempts before an appointment was finally agreed. Just a day before the viewing I was told there were no offers yet, but only two hours before my scheduled appointment I was informed the property had already been taken with a holding deposit.
I understand that properties move quickly, but clearer and more transparent communication would have saved me a lot of time and frustration.

I was really shocked to have had such a poor experience with Hat&Home Bracknell team, as when I researched them, I saw raving reviews. We probably just didn't click in our style of communication and I don't usually post negative reviews, but I still feel it's important to share my point of view on this. I would not go back or recommend this agent based on my experience purchasing as a first time buyer.
I thought it was just my experience based on the other reviews here, but both the solicitors involved in my purchase also expressed that they did not have a positive experience working with Lisa from the Bracknell office. In fact, my solicitor raised this with her manager as "bullying behaviour". To be honest, her behaviour throughout the purchase was appalling at best. She constantly argued with me, gaslighted me, and provided incorrect information on the sale progression. If I didn't have the knowledge of previous property purchases in my family, I wouldn't have even realised that their practices were unprofessional.
For example, I only viewed the property once before making an offer, and twice after, because it was such a challenge to get viewing dates/times with the sellers who had kids (understandable!). However, every single time, the sellers would be "upselling the property" so I didn't have an objective view of it. The second time, I was actually left alone to view the property with the seller with no estate agent present - and this led to a huge misunderstanding on the fittings/fixtures to remain in the kitchen/bedrooms. When I requested a final pre-exchange viewing with no sellers present, I was accused of "forcing them out of their own house" - which was really absurd to me, as I was even flexible on the date/time, and just wanted to see it objectively for 15 mins. The sellers of this property felt very entitled to their demands and where these couldn't be met, I had to face a backlash.
Lisa also misinformed about the progress of the sale, in attempts to put pressure on me to rush through critical legally binding processes which if I did not review properly could cause me long term harm, such as a mortgage. It was clear this was to try to achieve some internal metrics because after this date everything went quiet. For example, she misinformed me on multiple occasions that the "rest of the chain was waiting on me", yet when I finished my side, the others in the chain were still waiting on their mortgage offers. Ultimately delaying the exchange date because of this.
As a first time buyer, they completely ruined the experience of the process for me. They did do the basics of providing updates on the chain (which was wrong at times), and communication with the sellers (although 100% failing to resolve any issues that arose), however the stress I have endured and almost seeing the sale fall through, I cannot recommend them. They know that they have done a terrible job because they didn't even ask for feedback, or review, or even meet/contact me to congratulate me on my completion day.

Annabelle and the team were brilliant from the moment I met Annabelle through to exchange and completion! Rebecca was my sales progressor, she was amazing and she always gave me regular updates on my sale. They always set realistic expectations but also pushed to get my sale through quickly. If Rebecca was off someone else would always step in and help me if I wanted to know anything. I love that all updates were given via WhatsApp through a group chat so I didnt have to call the office or email for every update, it made the process really easy.

I had a viewing for a flat yesterday with Bobby and she was so incredibly friendly. There were some questions that I forgot to ask (service charge, etc) and she had a list of relevant information regarding the property to run through (unprompted). By far the best agency out there. Estate agents tend to have a bad rep and after being signed with two other agencies before meeting Hat and Home I can tell you they are completely different. So personalised, respectful of your wishes and truly work hard to meet your needs. I will never use another agency. Leighton in the Bracknell office especially was incredible and just got going on selling our property before the ink was even dry. There photographer is incredible and goes above and beyond to showcase the true beauty of your home. After months of looking, we came across a property that Hat and Home were advertising on Rightmove. From this moment, we have been very lucky with how smooth the process has been and fast forward a couple weeks, we have moved into a new house which meets all our requirements and more. Me and my husband feel so lucky to have been assigned Bobby as our estate agent after only viewing four houses over the course of two days we put an offer on a property that felt like home and it was accepted. Annabelle Blythe, Marney Howick and the rest of the team at the Hat and Home Bracknell/Wokingham branches certainly made me feel that my house search for my family and I which was under a very tight mortgage application cut off deadline made me feel that it was also their concern and deadline to hit as they were so helpful in finding me potential properties to suit my family and I and all done with care, consideration and empathy of my situation. Would highly recommend them to any of my friends or family as they make what can be a very stressful situation when you're dealing with tight mortgage deadlines as easy and as calm as possible and make you feel at ease and under no pressure when viewing their properties. I had the best experience with hat and homes i had Libby to show me around the property she was polite and very professional and helpful with any questions I had I can’t thank her enough and I was liaising with Annie to get all the paper work done and financial parts done once again amazing and professional she was on top of things answering silly questions and even at 7 o’clock at night helping me sort things out I can’t thankyou them both enough honestly been brilliant and filled me with confidence with getting the property and the support just perfect thankyou all again I would highly recommend hat and home great team ????
