The commission rates quoted as non negotiable appear to be on the high side for our area at well over 0.9% . Looking at the Money thats well over £12,000 for the average family house.
Accumulated moving costs cause the friction to moving, SDLT in particular.
Where you have a stale property you may have to pay xtra to create additional sales opportunities but a clean, fairly priced property should speak for itself on Rightmove.

James and all of the team at Hawksman were brilliant from start to finish. Moving house can be extremely stressful but they made it so easy. Excellent recommendations for the extra services needed throughout the process and we were so pleased with everyone we engaged with.
Nothing was too much trouble and from the professional and creative marketing of the house to the viewings to offer management, we were continually impressed with James and everyone at Hawksman.
We would thoroughly recommend using the agency for buying or selling (we did both!) and wish them all the best with disrupting the estate agency sector. They set the bar high and their success is rightly deserved!

Thank goodness we found Hawksmans! We had our house on the market with another agent and had not had much success and we wanted to move fast. Our property finder suggested we try Hawksmans. What a breath of fresh air! James was realistic, told us what price we should accept, and then went ahead and created the most wonderful house video etc and we sold it on the first day! I would use James and Sarah any day! We couldn't have asked for anything better. 100% service! Thank you!

Without question, the absolute best service I have experienced from a property consultant (it would be insulting to suggest James is an estate agent). James goes above and beyond and manages everything, from start to finish including launch days, viewing, surveyor appointments and does work for the vendor in getting the best price. If James markets your property - you will be a winner!

So many people I know have blindly chosen some of the more well known high end agents for selling their homes around the Cobham, Esher and Oxshott area in recent years. We can all be drawn to an established brand, but this does not always mean the best advice, process or service, complacency or arrogance can get in the way.
I have not come across anyone as in tune as James Mason and the team at Hawksman. They have vast levels of experience of the market, and have a sense of real class and integrity. They are innovative in their advice and marketing, and personally invested in the schools and community in the area. This is another aspect that gives them an edge as they increasingly well known and respected in many circles, which all adds to the kudos of selling your property.
