Heathgate have managed our block of 8 flats for 2 years. Shabz has been absolutely brilliant and very supportive as we have needed to undertake fire safety surveys and remediation work . We have appointed specialist contractors ie fire safety experts,

Heathgate took over as managing agents of our block of flats during the summer and within a few short months they had got on top of a complicated shared leasehold property and brought proactive professionalism to management of the building. We sold our flat a little while later and were really impressed with their service and input from start to finish of the process. They are really responsive and personable with it (Shabz and Monika in particular who we dealt with regularly). Would highly recommend!

Heathgate, this is now the third time I have written a review of your lack of service. You complain that I have been rude, has it ever struck you that I wouldn't be rude if you picked up the phone? So far you have refused to do that, which is completely pathetic.
Heathgate manage the estate at Barrowdene Close, Pinner and their so called estate manager, Shabz Riaz, is rude, condescending and has no idea what he is talking about. He is such as poor manager that Heathgate has had to give a credit tot the leaseholders of around £4000, and yet Vivienne Harris the MD continues to employ this waste of space.
Yesterday I called for the email address of Heathgate, which he refused to give me and hung up on me.....
Heathgate are pathetic, they employ a manager who has no idea what he is talking about. As an experienced landlord with over 90 tenants and managed my own properties for the past 26 years, I think I have some idea what I am talking about.
Do not use Heathgate, if they don't like what you're saying they won't call you or speak to you.

If you're stuck in a property management nightmare, you know the drill: extortionate Service Charges with nothing to show for it. That was our life with our first two agents.
?The first company was abominable. They jacked up the Service Charge every single year, yet our common areas were never cleaned, and the entire block was left to rot in disrepair. The second agent was only marginally better—still overcharging us for poor, lackluster service. We were trapped in a cycle of paying more for less.

They’ve brought real professionalism and care to the estate, keeping the communal areas clean, well-maintained, and in far better condition than we’ve experienced under previous management companies .They’ve been exceptional in transforming the estate, particularly in resolving long-standing parking issues.
Shabz is proactive, approachable, and transparent, and has even managed to reduce our Service Charges while delivering more. I have worked with Shabz, Viv and the rest of the block management team at Heathgate the last few years, since we appointed them for our estate.
We are an estate of 36 flats, and some of the issues that Shabz and Heathgate have taken up on our behalf include contacting Camden Council, Thames Water and other public bodies, as these were issues affecting our communal land therefore it needed a co-ordinated and consistent action
Shabz regularly visits on-site to discuss with us as directors any maintenance issues that need attention.
The Finance Department at Heathgate oversees our annual budget and collects our Service Charge and are exceptionally efficient and responsive.
We have two house meetings a year, attended by our Owners, which Shabz attends to give his impression of ongoing issues, and to advise on any areas of specific concern.
In terms of communication with Shabz and Heathgate the door is always open and we have had no problems with any request for help and advice. This is very reassuring for all our Owners.
If anyone is looking for an ethical responsive and personal block management company then I would happily recommend Heathgate

We own an apartment that we rent out in Pinner, Heathgate are responsible for the management of the estate. Unfortunately they employ a man called Shabz Riaz, who has proved to be particularly inept, putting Heathgate in the position of having to repay to the leaseholders just under £4000, which is really a fraction of what they should have paid back due to Sahbz poor managemwent skills and lacl of knowledge, but that is what has been agreed. Heathgate's MD refuses to engage with us, and so we would strongly advise against using Heathgate for anything, their refusal to give the accounts departments email address is completely unbelievable

Following many years of trouble-free letting and management by Heathgate (who always found us excellent tenants), I instructed them to sell my flat. I run a property company and deal with eatate agents on a regular basis, but Heathgate are a cut above. In particular, I would like to thank Viv for managing a potentially tricky sale with unflappable calm and utter professionalism. She was proactive, never missed a detail and was always a pleasure to deal with. I can't recommend her and Heathgate highly enough.

Heathgate are the managing agents for one of our properties. They are completely useless, and rip us off whenever they can. How interesting that Heathgate’ Vivienne Harris responded to my review with total nonsense.
She stated I was offensive and rude to her staff at no time have I ever been rude or offensive. Not one single word of my review was incorrect, I have offered to have a polite conversation, Ms Harris L, she refused she has not responded to a single one of my queries. The committee for Barrowdene is completely with me and we will be monitoring their performance.
The manager for our site is rude and condescending, with the agreement of the other leaseholders we will move from these cowboys. The MD sent me an email in response to a request for answers without answering one query, she simply doesn’t want to talk to me. Use Heathgate at your peril!

Heathgate have recently taken over management of our development and within the first 4 months I've blown away with what an improvement we've noticed in such a short time.
We had a few small repair jobs that were still outstanding from our time with the previous agents and it was refreshing to deal with reliable contractors.
Communication with their office is alot easier and they have always been quick to get back to me on the few occasions I've needed to speak to them.

Our flat was initially rented and managed by Heathgate and the team provided a highly professional service in both finding excellent tenants and the ongoing management of the property.
When it came time to sell Jeremy worked tirelessly to find a suitable buyer for our flat. The level of detail he provided gave us comfort that we were dealing with genuine buyers, which indeed proved to be the case. He was very proactive throughout the transaction and communicated clearly and frequently.to ensure that all went smoothly.

We moved into our ground floor flat 5 months ago. Heathgate had only recently taken on the management of the building. The common parts are cleaned weekly and the house is well looked after. If a small matter arises which needs to be cleaned or repaired the cleaning person deals with it immediately. Each time I call or email Shabz I get an immediate personal response and I am very confident that he will do his utmost to improve the building without incurring excessive costs.

Shabz and his team took over the management of the block I live in at the beginning of February and within a few months the internals of the building have gone from a very bad state to a very warm/friendly communal area. He has been very proactive in working with the block to understand peoples concerns and how we can all collective make the building a better place to live. Furthermore, the contractors who work for Heathgate are all very professional and approachable, and they have been a pleasure to work with throughout the process. We moved over to Heathgate after our previous property management company wasn't really doing anything to help us, other than taking the yearly service change. Shabz has completely changed this and has been a pleasure to work with. I would strongly recommend Shabz and Heathgate if you are looking for a collaborative proactive and responsive block management company.

I recently moved to London from the U.S. and had a hell of a time getting around the UK guarantor requirement, and then issues again with the bank trying to provide proof of address. Finalizing everything was a long process, and Jonathan was so patient, helpful, and went above and beyond throughout. As a tenant for 3 years I never felt they did anything to make my life easier. Any dispute and issues we had at the property every single time Heathgate protected interest of the landlord. After ending my tenancy agreement, they didn't release my deposit and want to give it to landlord to paint the walls as there are some minor wear and tear marks. They want to charge £2400 from deposit to paint whole property. Doesn't make any sense to me.
I wouldn't recommend the Heathgate services to the future tenants. Maybe it is good for landlords but worst experience for the tenants.

First of all I must say that the blunt tone of some of the language in my earlier review was not my own; a more experienced friend who has supported me through my rocky experience with Heathgate had a hand in writing the review. The following is in my words only.
I see you have many positive reviews with regard to letting, mostly before the loss of your senior, ARLA registered lettings agent. I have had a very positive experience with your sales team, Daniel and Jeremy.
With regard to the letting, I appreciated at the time that you and the landlord held on for me whilst I waited for my ex-husband’s mortgage approval to buy me out (thus releasing the funds I needed to commit to paying a year in advance for the flat in question). You were asking me for a payment of £24,000 upfront, so on your side, this was worth waiting for. If you had not wished to wait, you could have taken up the other prospective tenant who, as you mention, was willing to take up the flat straightaway. The day I saw the flat, I was told the prospective tenant was offering a year’s rent in advance, but with a discount. Out of anxiety to secure the flat, I replied that I could match that. The deal was done there and then and the holding deposit paid the next day. The next thing I received was a two year contract, stipulating payment of a year in advance (with no discount at all), followed by a break clause, followed by a second year paid in advance. You say below: 'It was you who asked for a 2 year let and offered to pay one year upfront, as this suited your needs.' You were never asked to pay 2 years in advance.'
I am extremely angry about the lies in your statement. I was shocked to receive the 2 year contract and certainly never asked for this. Again you are dishonest when you say that you did not ask me to pay two years' in advance; you did. I attach the relevant part of my contract to expose the truth.
My anxieties about the two year contract were expressed on the phone to Nicola, and in e mails to both Nicola and Stephan, but these anxieties were ignored. Frankly, I felt too intimidated to say no to signing on these terms. Nicola pressed me on the phone about signing the contract, telling me it was 'not normal' to wait. I responded that neither was it normal to press a tenant into signing a contract committing to payment of two years in advance. She ignored me on this point. I honestly felt bullied by both of them.
The last straw for me was that on our last viewing of the flat, when I was accompanied by my ex-husband and son, there was no willingness on the part of Stephan / the landlord to make the potentially lovely flat more presentable. For example, there was an old shower with an old seat in it for the former, elderly resident; I had asked for the shower to be replaced from the beginning, but again, this was ignored in correspondence and no full commitment was shown to dealing with it on the final viewing. Considering that I was about to part with £24,000, I found this quite unbelievable.
My deposit was indeed returned, because you knew I was going to complain to ARLA if you did not return it.
It was a great relief to deal with Moreland subsequently, who asked me for the normal deposit and the normal month in advance: the landlady was already having improvements done and was willing to make the further, small improvements we requested to make us comfortable. In contrast to your contract, making improvements is an integral part of Moreland lettings contracts.
When I dealt with Heathgate, I was naïve, not having rented since 1992. I’m sorry to say that I feel that my inexperience was exploited in this situation, and that Mr Daniels was certainly pulling a ‘fast one’. I would therefore like to give a warning to others who might find themselves in a similar situation to me.

I have been trying over the last 2 month's to get a viewing on a property for sale in great cambourne and despite promises that someone will call me back no one ever does, not do they reply to my email requests via. Rightmove. If you want to actually sell your house I'd try another agent as this one has now been on the market with them since 25th November last year!! I'd be interested to know if the seller is aware that they are ignoring viewing requests, sadly they do not live at the property as I've tried to contact the vendor directly but it's being rented out.

The day before, I spoke with the agency to talk about the studio room that I wanted to take. They said that was still available and that they would arrange a view just for me.
When I arrived near the studio room to view the room I spoke by telephone with Chris Michael to ask information about the rent.
He is ABSOLUTELY UNPROFESSIONAL, he didn't help me and he said that the room is not available. When I tried to ask for more information he closed the call.
I suggest you avoid this company. There are a lot of agency better than Heathgate. CUSTOMER SERVICE SHAMEFUL.

I have rented an apartment from Heathgate in July 2018, both Vivienne and Chris were absolutely unprofessional and unreliable. They did not respect one letter from the AST, they did not protect my deposit, they did not do an inventory check in as they are supposed to do and when I left after end of tenancy they invented costs and they are deliberately trying to prevent me for receiving my deposit back. I am now under pressure and stressed to chase them with solicitors and letters to comit to their responsibilities. Please make sure whom you dealing with as they tend not to inform you properly with all contracts. I personally have been sent 3 different AST's after signing one. Although they do not admit that there is clear evidence that these people are not serious.

My wife and I appointed Heathgate to be our new letting and managing agent just over three months ago. We had had a bad experience with our former tenants, whom it took us ten months to evict. In these three months, when comparing Heathgate with other agents we have had dealings with (a couple were so-called big name concerns), I can confidently say that Heathgate far surpasses all of them. From the start, we found Viv and Chris and the rest of the little gang in Hampstead to be warm and friendly. The knowledge they imparted and the advice they gave very much restored our confidence in the letting market. Viv gave us ideas to economically redecorate our property for remarketing purposes. Chris found us a new tenant before our advertisement for one was even published online. Referencing was done quickly but thoroughly. Chris efficiently attended to all documentations, from agreements to necessary certificates, etc. Records of payments in and out, invoices, receipts and accounts were professionally maintained. We were most impressed however by Viv’s and Chris’ accessibility. You could reach them by phone or email at any time and their response was always immediate. Because the team has been together for a long time, you can be assured the persons in charge of your property and account remain the same, unlike the frequent changes in personel in many of the bigger firms. In these three months, Heathgate has made us feel more a part of their family than any other agent has in the past and we are confident that long may it stay this way. We would not hesitate to recommend Heathgate to anyone.

I dealt with an agent Chris Michael, be careful. We have since found out that anything will be said to have a property rented and that the contracts do not have break clauses. Not saying don’t go for a place you like but make sure you understand the risks and are very careful in your assessment of the landlord and contract as we were told many lies in the process which has since come to light, anything that’s been told to you in order to get you to sign must be verified even if that means talking to current tenants etc.
