Advertising a third-floor property as a second-floor property is directly misleading and constitutes misrepresentation. Crucial features, such as the bathroom, were also inaccurately represented: it is comparable to a caravan bathroom, with the toilet immediately next to the shower, no curtains, and clearly in need of major maintenance. These significant omissions mean I cannot recommend this agency, as this experience suggests further steps with them could lead to additional problems.

I had a very disappointing experience with this agency.
I saw a flat they advertised on Rightmove on Sunday, 7 December (listed on 4 December). Since I didn’t receive any response, I called them at 9am today. I was told that they had already arranged a viewing and even received an offer — the viewing apparently happened yesterday.
When I asked why I never received any call or voicemail, they claimed they had contacted everyone, which I find questionable as I received nothing. I explained that I really liked the flat and asked if they could send me the offer form directly. They said yes.
However, by 12pm I still heard nothing, so I called again. This time I was told the offer had already been accepted.
Overall, I felt completely excluded from the whole process. The communication was poor and the handling felt very unfair.

My experience with this company was negative- as a potential tenant, I found them to be neglectful and comfortable wasting my time as well as the time of the current tenant in the flat that I toured.
The letting agent was late for our flat viewing. I called the office to ask when to expect her and I was informed by one of her colleagues that the agent wasn't going to make it to the viewing and that tenant would give me the tour.
The tenant toured me through the flat but I felt bad for the tenant- that is not the job of the tenant.

We were broadly happy with the service.
Pluses:
- Faz is generally very available and consults on everything related to the sale - and even some help on our onward purchase
- They had quite a professional pitch despite being a fairly small outfit vs. the bigger names. Both Faz and Rose are very pleasant to deal with
- We got a fairly quick and painfree sale
- Faz was able to do some fine negotiations with buyer
Negatives:
- Significant gap between price we were originally were pointed to by Faz and Rose vs. what we got. Relatedly, we didn't feel like Hemmingfords were really trying to maximise price once we had appointed them. Once we got an offer they were keen to maximise that but then accept it - rather than e.g. suggesting we wait a couple of weeks for what else might land
- Didn't feel like they were able to mobilise a large network/database of buyers (especially vs. original expectation) - and we only had viewings on Saturdays for some reason
- Quality of photographs weren't the highest. We felt our flat could have benefitted from higher quality photographs. Both quality of photos and photographer didn't do any artistic choices to show the atmosphere of the home

I will offer some constructive feedback on the usage of their third party reference tool, Goodlord. In general, it's a good platform and makes gathering all the required documents easy enough. However, the agents can't see what you uploaded into Goodlord, so they ask you for the same documents again via email, even though you've already uploaded them into 'their' system. This is tedious and repetitive, and I'm sure there is a better way to handle document management, without asking your tenants for the same things twice.

The process of letting a flat through Hemmingfords has been nothing short of perfect. The viewing was arranged promptly at a convenient time, the photos on the listing were a very accurate reflection of reality (no wide angle lens tricks!), and our let was agreed within hours of the viewing.
Faz and Dov have been friendly, responsive, and have kept us up to date at all stages. I'd strongly recommend them to anybody looking to rent in London, as all these qualities are extremely hard to find at other agencies!
