Very poor experience renting through Cluttons.
We moved into the property with a damp bedroom wall caused by a leak from the kitchen above. We had been told it would be dried and repaired before we moved in, but it wasn’t. The wall was still wet and quickly developed black mould.
From week one we emailed regularly asking for the issue to be fixed, but nothing was properly resolved during the entire year-long tenancy. We were often told it was a council issue, but the property should never have been rented out in that condition.
Living with damp and mould made the room uncomfortable and at times unlivable, and I was ill multiple times during the tenancy.
The house was also left in a poor state when we moved in (rubbish in the garden, worn carpets, and areas that had clearly not been cleaned). Despite hiring a professional cleaner at the end of the tenancy, Cluttons still attempted to charge additional costs.
Compensation was eventually paid, but only after I threatened legal action. Overall, a very disappointing experience and poor property management.

Overall a miserable experience.
Positives:
Being the middleman between the landlord and tenants is no easy task. Any issues that aren't urgent would require landlord approval before resolving. And so when there are delays, I completely understand that Cluttons are at the mercy of landlord approval, not to mention the sheer number of properties that the company probably manages. I actually think that the overall tenancy day-to-day issues (hot water not working, mice infestation etc) were handled well. They were prompt with responses and usually had someone come and take a look relatively quickly.
Negatives:
Disingenious behavior. For example, the check-in inventory was drafted in a vague and disingenuous manner, lacking the same level of detail as the check-out report, which was highly detailed. This inconsistency appears prejudicial, designed to create scope for unfair deductions.
The tenancy end has by far been the biggest nightmare. It has been over 40 days since our tenancy ended and Cluttons, the supposed "neutral" party in our tenancy agreement (and holder of the deposit), has still not returned our deposit. They've broken their OWN contractual agreement and held our deposit providing no explanation. Now this deposit money is no trivial amount and it has been a nightmare trying to get anyone to respond with a proper explanation.
Overall I would be very careful with this estate agency. They are definitely quite disingenuous in their behaviour (or completely incompetent), likely trying to pocket as much as they can from tenancy agreements and property management.

None of us knew the sale would complete - literally until the last few minbutes of what was a months log hard slog.
Stickign with it and working the problems is the mark of a good agent - Cluttons stuck with it - and worked the (major) problems that were (it has to eb said) largely a figment of the buyers imagination.

They make simple check in reports while knowing the faults at home then if you dont notice and correct them, they will include all those problems at home to your check out report to deduct from your deposit.
Employees are not responsive, and you cant trust their word. They promised that I receive the “remains” of my deposit back but i receive nothing since last 9 days. I am writing emails giving calls , responsible agent Jessica doesnt bother to answer even.
If you dont want trouble, better use another agency. my humble advice..

Do not rent from Cluttons. Proceed with caution.
We rented a flat from Cluttons.
The flat had a leak, causing damage to the floors and ceiling. It made the flat very unpleasant to live in.
We persistently asked Cluttons to repair the floors and ceilings for over a year. They didn’t take any action.
They have a very responsive sales team, that give you the false sense of security you are dealing with a competent agency. Don’t be fooled - you are not.
Cluttons carried out some minor repairs with sub par contractors, causing further damage to the property.
We had to move out, and as soon as we did they started to organise the floor being repaired. This highlighted as long as they were collecting rental income, property maintenance didn’t matter.
They shut off the water without telling us on our last day. Our cleaners couldn’t clean. We lost our money.
Subsequently, they had the audacity to take money off our deposit for it not being clean, despite there being no running water. Apparently, ‘even with no water, it should still be professionally cleaned’. If anyone can recommend a cleaners that can work without water, please let me know.
All in all, we are left with an extremely sour taste in our mouth after dealing with Cluttons and will not use them again.

If you are a tenant or landlord do everything in your power to avoid this company like the plague. They are incompetent and or negligent to the point where they will literally cause the death of a tenant - Islington council has been made aware of this but is unwilling to act. Lived in a property with collapsing ceilings - three different rooms(!?) along with countless other problems, it took three months to sort all the issues with the property. Cluttons refused permission to speak with the landlord, I was looking to communicate the damage Cluttons negligence and incompetence was causing to their property. They fabricated a timeline to show they were fixing the property - a concoction of lies covering their refusal to provide a safe living space and resort to threatening behaviour with any attempt to hold them liable for their actions. They do not give a single solitary f**k about their tenants or the properties they manage.

The estate agent rented me a property without telling me the owner was selling. They gave me the wrong keys and had to look for the correct keys because they lost them. When I asked them to send me potential new flats to move to they ignored my email. When I moved out they gave the wrong name to the check out inspector, then I had to chase for my deposit as they did not even realise the person organising it was on leave and despite the flat being handed over after professional cleaners and gardeners they have still not returned my deposit 12 days later. I never write reviews but my experience with Cluttons was so bad I had to share it on here to warn others. I had a really awful experience with this property management agency. One of their landlords to whom we were renting from, insisted on carrying out a bathroom renovation whilst we were living in the property. We were forced to live in uninhabitable conditions for 2.5 months. There was no operating shower and we had to travel a mile every morning to wash at a leisure centre. We were in the property less than a year and upon moving out, to make matters even worse the landlord claimed almost 30% of our ridiculously high 3000£ deposit. We were respectful quiet tenants who were clean and courteous and the claims for compensation were bogus. It was a fraudulent and unjust act of pure greed to which Cluttons did absolutely nothing about, instead they claimed that the landlord was their client and as a result was their priority, completely overlooking our discomfort and dissatisfaction. I am currently in the process of bringing this landlord to court. This agency charges high annual fees and fails to provide any service to the Tennant. I strongly recommend you avoid this agency. You will not be satisfied.

I’ve lived in London for 6 years, and Elliot is the best estate agent I’ve ever had. He was so open and kind. Everything was organised and straightforward. I’d recommend Cluttons to all my friends.

I recently took on a lease in Islington with the help of James. Outstanding service from viewing through to completion. Excellent local knowledge and continued support even after the lease had been completed. If you are looking in the area, visit this ‘one stop shop’ first and save yourself the hard work.

Excellent service when selling my flat! They make things straight forward and simple and have a lovely bunch of people in the office. Cluttons work slightly differently to other agents which ensures they achieve the best possible price for their clients. I'm extremely happy and would recommend them to anyone thinking of selling or letting out their property.
