Just had my first 1st and hopefully the last contact with this letting agent I will ever have. As I was advocating I remained calm and polite trying to explain the situation but was spoken over and spoken to like i was a child misbehaving. Joni was rude extremly unprofessional and extremly condescending. I would give zero stars but that not an option. After reading the reviews I can understand why so many are negative. AVOID AVOID AVOID. These agents will be friendly to you as you sign up, but will turn on you as soon as you raise any issues with the property, even when it is their responsibility under the tenancy agreement.
As can be seen from the photos, in my case, as a current tenant, their own cleaning company did not adequately clean the en-suite before I arrived. In the attached emails, the company director, Joni, pushes blame for this onto the cleaners and then, in other emails to my solicitor, pushes the blame onto me for not accepting the cleaners offer of a 7am cleaning visit to fix what should have been done prior to arrival, according to the tenancy.
Further to that, the photos of the room on the advertisement did not show the mark on the ceiling where a historical leak had happened. To date, on the second month of the tenancy, a contractor has been sent out to price up the job and never been back.
The wider issue though is the attitude and arrogance of the management. They seem to have utter contempt for tenants, going as far as to call me unethical, unprofessional and insinuate to my solicitor that I was telling lies which is clearly not the case. Speaking to other tenants at the property, many have had the same issues and it is obvious from the reviews, that many others have as well.
In my view, these clowns are unfit to run a bath, never mind a letting agency and I certainly wouldn't trust them with any property I owned.
For any prospective tenants, definitely avoid. Save yourself the hassle.
Oh! And don't trust all the positive reviews. They encourage tenants to give positive reviews and staff are encouraged to ask for positive reviews in return for bonuses.... Read more

Rented with them for a few months, unfortunately did a virtual viewing. Initial rental process was smooth. Moved into a dirty dusty room which I personally had to make liveable. The rest of the house was nothing to write home about, very poorly maintained. Very cold house, same temperature as outside like the walls were made of paper but you could only turn on heating for 2hours at a time. On moving out they tried to take entire deposit with bogus claims about cleaning and mold when the room clearly has these before I moved in but thankfully I had evidence and the DPS had common sense.
Staff are rude and belittling. First time in their office on Chanterlands and it was a mess, litter all over, makes you wonder how they can manage houses if they can't manage a small office. Cannot recommend. Worst rental experience ever. I reckon most 5 star reviews are fake.... Read more

I rented a lovely en-suite room in West Hull from Higson Homes during my 1-year work placement at Hull Royal Infirmary. The initial contact and virtual video tour was via Joni Higson (director), who was very friendly and quick in responding to initial enquiries via SpareRoom, the website I first saw the room advertised on. Once my interest was formalised, the various team members at Higson Homes (especially Sasha, who was dealing with my application) were very efficient in helping me gather the documents and information required for them to draw up the Assured Shorthold Tenancy, and for me to move in.
The room itself was very clean & professionally presented, as was the rest of the property. Any issues that arose throughout my time in the property were dealt with in a quick and satisfactory manner.
It was obvious that Higson Homes have an ethos of exemplary standards in customer service and property management throughout my dealings with them, and I would highly recommend them to future prospective tenants. Many thanks - and keep up the great work!... Read more

I moved into one of there shared flat properties in July 2022 and moved out in March 2023.
The initial sign up process was easy, booking a viewing was quick and had great communication to begin. When I viewed the room, it looked okay, a little dusty but I didn't really go in and poke all the furniture up close.
When I got the keys to the property, I was absolutely gutted walking into my new room. There was a huge list of issues, with both my room and communal areas. My desk was broken and held up by a set of draws which wasn't visible in the viewing. The bottom draw of the chest of drawers was had no track runners attached. The sliding mirror doors was off its rails. The window sides were covered in cigarette burns despite it been listed as a no smoking property. There was boxes and items left from the last tenancy. The blinds where to short for the window so you couldn't get changed without the neighbours been able to see. What can only be described as yellow, possibly urine, marks covered over the sink. And white splash marks over the paint in the cupboards. Even though my bed had a new mattress protector on both the matress was covered in brown and yellow stains. I was completely distrusted and had to sleep at a friends house for a couple weeks until they eventually delivered new furniture because the room was just unhabitable
And as for the communal areas. Two of the three toilets had smashed toilet seats, the only remaining viable toilet was not usable as excrement from one of the other flatmates was left in the toilet. The showers had tiles falling off and a bike parked in one. In the kitchen, the dishwasher wasn't usable due to hygiene reasons. One of the hobs didn't work and the bins were overflowing attracting flies.
The majority of these issues should have been sorted before I moved in. The inventory document taken by one of their staff members does in fact outline some of the issues in my room. However there was no action plan until I complained. Once I complained it took two weeks to sort some of the problems. I believe if I hadn't complained constantly, they had no true intention of fixing anything.
Throughout the months I was there the washer broke down and wasn't replaced for 2 weeks. In which they didn't even offer to subsidise laundrette bills as it broke with no warning. The floor had a leak which they told us was been looked at however nothing was ever done. I meant we had to wear wellies and boots in the kitchen because the floorboards were bubbling black/brown liquid leaving pools everywhere.
The worst part about the whole experience, was having to speak to the staff. They are rude and belittling. They do not listen and do not take company responsibility for issues within the building. Disgusting, unprofessional attitudes.
All I can say is thank god, I don't live there anymore. I will not be renting with them or there company again.... Read more

Unprofessional company with very rude and disrespectful employee. We finishes 2 years tenancy contract with no issues. Following that our lovely landlord contacted them twice and I personally contacted them on 3-4 separate occasions to make sure we get our post letters as we were awaiting crucial letters that have already been sent before we change the address.
Today and for the 5th time I called to ask about the letters and the lady on the phone tells me we have returned them by mistake to the sender. And when I asked how could that happen with us contacting them multiple and multiple times to make sure we get them and she said i don't know. I was so frustrated as we have been waiting for those important letters for 40 days now and I asked about the person who sent the letters back and she refused to tell me and hang up the phone. I physically came to the office to speak in person to the manager and that same rude employee refused to let me in and said the manager is not in. I asked for the contact details of the manager so I can contact them either by phone or email and she refused to give the contact details to me. These are perhaps the worst letting agents I have ever had the displeasure to rent from. I lived in one of their properties for two years, and these are some of the issues I had:
1. They would move tenants into a shared house without giving any forewarning to existing tenants. As a single female tenant, this made me feel deeply unsafe.
2. They would enter the rooms of tenants without permission or forewarning, whilst tenants were absent.
3. They would not perform any kind of inspection after a tenant had vacated the property. On one occasion, whilst I was away for several weeks, another tenant moved out, leaving copious food waste in the kitchen. I called them in an effort to have the kitchen cleaned, but was told that it was my responsibility as a tenant. I was therefore obliged to dispose of month-old pork, among other such grim items.
4. An upstairs window was broken in a manner that prevented its closing over winter, taking a full four months before it was finally repaired.
5. Another window was fitted in a manner that displaced the guttering when opened, leading to water running down the wall and intruding into the brickwork. By this issue's eventual resolution a metre-tall buddleia had grown from the wall.
6. After the new flooring was placed in the kitchen, the bathroom door (containing the house's only shower/bath) was unable to close. I (again, a single female tenant) was obliged to share washing facilities with several men, to whom I had never been introduced, nor informed of the existence of prior to their actual moving in, without a door that closed, let alone locked, for several weeks.
7. The furnishings listed in the rental agreement were not present.
8. The furniture that was present was dilapidated.
9. The amenities listed were not functional (the television was inoperable, and the hob required a match to light)
10. They fraudulently claimed that I had left the room in an unclean condition upon my moving out, and attempted to withhold my deposit.
11. They stole the bicycle I gifted to a fellow tenant.
12. They rarely and dishonestly communicated with the property's owner about the state of the property.
13. They attempted to extort a positive review from me before opening the process of returning my deposit with the DPS.
If you are a property owner looking for someone to manage your property, or if you are a tenant looking to rent, I would urge you to run a thousand miles away from this business.... Read more

I can only comment on their management of hmo properties. In no particular order they were un professional, un ethical, bad mannered and useless. They would ask for feedback on how to be the perfect letting agent and then not do anything with it. Move tenants in without letting current tenants know what's going on which is bad manners. Pounce on you for scoring them low on surveys saying they strive to be the best so you give them examples of room for improvement and nothing changes. Take ten days to fix a fire door! Poor at communicating with tenants. Let work men do non urgent work ie paint the hallway after the working day without telling tenants who jus wana relax after work These are jus some reasons why I had enough of this rubbish letting agent after only 6 months been their Tennant and had been best long term Tennant for the landlord. So I found somewhere nicer to live gave notice cleaned my room professionally and had a ( unprofessional) check out inspection. The agent didn't even bring the inventory with her and she said that I will get my full deposit back. So I was expecting my full deposit back only for the manager to say I stained the carpet and she was going to try and get some of my money. Had they followed dps recommendations and contacted me first I could of shown them the proof that the stain was there at the start of Tennacy but this agent was so un ethical that they immediately went to claim via dps for it to go to adjudication and for me to win. Nice try higson homes. Maybe in future you will communicate with your tenants better and if there is a problem at The end of the tenancy try contacting your tenants first before embarrassing yourselves. And u have the cheek to call yourself a professional letting agent.

I would never recommend this company to manage your properties. I'm a well established portfolio landlord and have never had such a bad experience with a letting agent. I'm extremely disappointed in the way they treated me, how they managed my property and their attitude towards myself and the tenants. They are extremely rude and never take responsibility for their mistakes (such as when losing the keys to rooms and then trying to blame my builder who gave them back). They never once sent me an inspection report of the property during the months they managed it. I received various emails to sort out various issues, which I was paying them a fully managed service fee to sort out. They made excuses for the house being empty such as such as 'you bought a house in the most saturated part of hull' and refused to help me with getting room dressings for a HMO. My new agent from Hull property centre managed to get the property occupied immediately and is a million times more professional. Unfortunately I regret to say that I would never recommend Higson homes as an agency to rent properties or house share from.
I am currently a tenant in a house share property managed by Higson homes, and I have had several issues with them that have only reflected irresponsibility and unprofessionalism.
Maintenance reports take ages to be dealt with regardless of how urgent the maintenance issue is.
Some of the staff working there are strikingly unprofessional and impolite.
Higson homes will access your property/room without a prior 48-hour notice.
Higson homes does not conduct regular safety checks, such as monthly fire alarm testing, which is a striking safety risk for the tenants (any argument against this statement form the agency’s side will be invalidated by myself immediately with video evidence)
Higson home will reply in a bluntly manner to any complains that you email.

Great customer service. Massively let down by hidden costs. As admin fees are no longer a thing, they will charge you 1 weeks rent to be referenced and call it a holding deposit! A holding deposit is when both parties are 100% sure they qualify for a property which in this case was not correct, however they still jumped the gun. Disappointing is an understatement. Higson Homes have managed our HMO for the past 4 years and I cannot fault them. They are so helpful and I just take away all the usual stress of having a property. If you are looking for a company to manage your property, look no further! They also managed the sale of our HMO and found a buyer extremely quickly for us. The lady who dealt with our sale is really knowledgeable and knows the Hull market inside out. Nothing was ever too much trouble and felt like the sale was always under control. As letting agents and estate agents I can honestly say I wish they were available across the UK and not just Hull as I would love to use them for future projects outside of the area. Utterly useless and incompetent. Acknowledge issues and urgent repairs about the property on the phone. Only to completely forget about it two seconds later and not doing anything to rectify it until you have hassled them multiple times over several weeks.
Total inaction when you report severe problems with the property, such as reporting tenants who smoke marijuana in the communal areas.
Do not use Higson, avoid at all costs.
You couldn’t ask for a worse letting agent if you tried.

My experience with Higson Homes has been the worst ever. I'll try to be as brief as possible without compromising the understandability of the facts.
1. I iniciated the process to rent a flat from afar since I was moving to Hull from my country and couldn't do it otherwise. At the beginning they wouldn't answer my e-mails, so I had to call in (which is a pretty difficult thing for a foreing person who isn't familiar with accents and speaking the language on the phone). They asked me a bunch of questions and told me I'd need to meet a very strict requirements (not only I had to get a guarantee –regardless of my scholarship– submitting his latest payslips, but also he had to bother his boss to testify he was solvent). It felt like they were trying to put me off, but it seemed more rational to think that's the normal procedure in the UK (why wouldn't they want me personally? Because I'm not British?).
2. After all the paperwork, I managed to sign the contract a month before moving in. The date of my arrival was specified in the contract. However, few hours before my flight took off, I received a disrespectfully short e-mail saying (I copy): "Hello, The current tenant is unable to move out until the [5 days after the agreed date] unless the place where she is moving to if finished. She has been told today this will ". NOTHING ELSE. I had to call in and send them several e-mails for them to offer me a solution. I was finally reallocated temporally in another room they had available. My complaint here isn't about not being able to move in –I woulnd't want the previous tenat to be kicked out without a place to stay–, but about the fact they didn't offered me a solution without me asking for it. What a lack of consideration and professionalism.
3. Towards the middle of my tenancy, they sent a person to check whether I was taking good care of the flat. He took some pictures that were to be compared with their files. Again, this may be a normal procedure in the UK, but it felt quite violating. Just saying so you all know what to expect, especially if you are a foreing person coming from a country where tenants are actually trusted.
4. A month before the end of my tenancy, they started to come over with potential tenants to show them the flat (as they are actually entitled to). They came at inappropiate times, and once they even showed up without letting me know in advance (I was cooking and on my pyjamas, but I could have been sleeping or in the shower). They never asked me whether I agreed on the arranged time, which probably they don't have to, but it's a matter of common decency. If so, they would just send a one-line email and say you don't need to be there because they have the key. Again, even if they're entitled to do it, they just treat you like a piece of furniture and not as actual person living there.
5. But the worst part was, without hesitation, related to the deposit refund (350 GBP). Accordint to the contract "the Deposit shall be returned to the Tenant within 5 working days of the end of the Tenancy". I moved out on the 15th of March, but it wasn't until the 1st of August that I received the money. And of course, it wasn't just a matter of waiting. First, I had to contact them for the process to be initiated (apparently they have little interest in sticking to the contract when it comes to refunds). At the end of April I was sent a link to their Deposit Protection Service platform through which, after accepting the conditions, the payment would be made automatically. However, the information in the platform said that my deposit was only (100 GBP). They told me to accept it –so they wouldn't need to bother themselves putting it right– and wait for them to transfer the rest to my account. BIG MISTAKE. After receiving that payment, I had to send them a thousand e-mails, call in and even contact my landlord and ask him to do something because Higson Homes wasn't taking me seriously. After 5 months and a half, I received the rest of the money. Tbh, who wouldn't think they wanted to keep it?... Read more

Absolute diabolical set up of a place . I called to seek some information about a rental property , when you call you get some american voice telling you , you are nxt in line .i waited on the phone for 30mins . I called back the following day to actually get someone to speak to , she said " you have got through to switch board , she took my phone number and i never received a call back . By far the best estate agents I've had dealings with in over 12 years of renting properties. I'm with higson homes and have been for the last 2 years never had any problems at all and the staff are very helpful also the properties have been great, first of all I lived in a house share/bedsit this was beautiful done painted also came with quality furniture and a regular cleaner, after that I moved in to a small flat as I mentioned to Joni I needed more space she didn't have any problems with that! and within 3 weeks she had found me a bigger property....then I met my g/f and we decided that we need to move again lol they found me a beautiful flat in s great location and I've been here the last 7 months never a problem always very helpful oh and I did break my lock on my door and they came and fixed it for me within 2 days I'd recommend them 100%) best agency I've ever been with!.... When I moved into my property I was told things would be repaired I had nobody come round to look at the problems never mined fix then. After living there a couple of weeks I noticed damp and mold I contacted staff a number of times and had no luck. I also had trouble with rats! After finding out I was pregnant I wasn't willing to risk mine and my child's health so after a lot of hassle I finally was moved into another flat, I was reminded that the old flat was to be cleaned and was told if anything was left in the flat I was to be charged. However when moving into the new flat I was faced with a mess!! Nothing was clean and food was left in the kitchen. Me and my dad emailed photos and a list of things that needed doing and I have never heard back of them. Every time I have called I've been asked about money and that's all they seem to care about.

.I was told my old flat could not be lived in because of the mold and damp however without work being done they have moved an elderly woman in it.
