I rented property from Holdens 3 years ago, and I was surprised that in the last 3 years, not a single issue arose with this agency. My main contact was Umer Qazi; he is a star – very cooperative and always happy to help. If any issues arose during my tenancy period, or if anything needed replacement or repairs, Umer would send someone to fix it the same day or the next. They never complained about any issues and always tried to fix them if they could. I would say they are one of the best agencies in London for renting property.

My experience with this agency was extremely disappointing, and I urge others to exercise caution when dealing with them. At first, they come across as polite and courteous, but once the contract is signed, their attitude changes significantly—they become indifferent and unresponsive.
In particular, Zafran made numerous assurances, promising that everything would be managed and taken care of. However, once the agreement was finalized, he became unreachable and failed to address any issues. Maintenance responsibilities were left entirely to the landlord, with no further support from the agency.
One of the most concerning incidents occurred when Zafran assured us that the carpet had been professionally cleaned. Upon moving in, it was immediately evident that this was not true—the carpet was in such a filthy condition that I had to rent a cleaning machine from Tesco and clean it myself over the course of several days. I did not request a refund, but when I raised the issue, he simply smiled dismissively, making me feel insulted and disregarded.
He also pleaded for a positive review to be left both here and elsewhere. Now that I have vacated the property and am no longer under their influence, I feel it is important to share an honest account of my experience.
Agencies like this contribute to the difficulties of finding reliable housing in London. I encourage potential tenants to be vigilant and landlords to reconsider their partnerships, as even our landlord eventually chose to discontinue working with them—undoubtedly for good reason.

I am writing to express my deep disappointment and dissatisfaction with the service I received from your agency. I had high expectations when I initially approached your organization, but unfortunately, my experience has been nothing short of disrespectful and below par.
First and foremost, I was taken aback by the disrespectful behavior exhibited by several members of your staff. The lack of professionalism and courteousness displayed during our interactions was deeply disheartening. It is imperative that every customer be treated with respect and dignity, regardless of the circumstances.
Moreover, the quality of service provided by your agency was far from satisfactory. I encountered numerous issues throughout the process, including delays, miscommunication, and a general lack of attention to detail.
In light of my experience, I regret to inform you that I will not be recommending your services to others. It is crucial for any business to value their customers and strive for excellence in every interaction.

I think giving 1 star also waste. I am staying in property which is maintained by this fraud agency . I am staying in property from Jan 2021 initially they are unable to provide heating things in Feb when there is heavy snow fall I chased up with this people but no use finally Barking council visited house and served notice to fix all things which is related health and safety.
Always looting money money. Now I have contract with six months break clause but agent forced me to stay here otherwise they threading me that we will spoil your credit history and this people gave unsatisfactory reference check because I am moving out. I have lots of things to share feel free to reach out me by commenting here I will provide all the required details.
This agency is not happy with my tenancy but they didn’t say anything 2.5 years when I stay in property which they are maintaining very badly. Every time council or some others need to interfere. While moving out this people are unsatisfied because I am not allowing them cheat.

Umer you are calling and threatening me that you will send bad review to my new Landlord. You can happily do that.
I am attaching all the things here let people decide they want to go with your agency or not . This is the way you all people faced with other agency after spending 2.5 years in house and getting unsatisfied reference. Agency is inspecting house every six months but he is telling he can’t say how I am maintaining house at the moment but he is managing property and I am staying in this property for 2.5.
Since you have replied by saying that you didn't gave bad reference let me add all your conversation and what you have given etc. My contract is ended but you demanded money . Let me attach screen shots since you are requesting.

In fact, this agency helped me very nicely and I will never forget it. I was looking for a house and the owner wanted a guarantor Since I don't have a guarantor the house deal would have gone from me. So the staff of this agency, headed by Megan, who I consider the best person there, and if I could, I would give her more than five stars. They talked to the landlord and solved the problem. I rented the house and everyone was happy.
As for Megan, she was a wonderful girl in all respects, I advise you to ask about her, she will help you with a smile

First of all kudos to the team at Holdens. They were really responsive and answered most of my questions. Firstly thanks to @Megan who gave info about open listings in a different locality when I actually seeked the info for a particular listing. And I need to give a huge shout-out to @Zafran as he is my go-to person whenever I need anything regarding the property. He was so patient to answer my queries. Even though we had struggles in finalizing the property due to unforeseen reasons but Zafran and his team had a solution to those problems. This helped me find a property in unknown territory. Good job guys. I would happily recommend my friends to choose this letting agency. I strongly believe you could extend the same support during our stay at this property.

One of the worst fraud estate agents. They talk very politely during move in, but do not maintain the property even after repeated issue reporting. And finally when you move out, they try to claim the deposit money for false damages. I too had a similar experience and the agents claims were rejected and all of my deposit was returned by DPS. I had evidence of all issue reporting.

Very unprofessional people. Arranged a viewing for Saturday on Wednesday and rang to check if the viewing still going ahead on Friday to be told the property was gone. So, why not call to cancel the viewing? I would be wasting my time by going there at appointed time.

We’ve recently moved house and we didn’t expect such a good outcome.
It’s our first time moving house with Holdens Agency. The staff made things a lot easier for us as we we’re trying to move house.

They literally blackmail people with the deposit money. Incase, you deposit some money and later on change your mind or may be for some reason you didn’t get the house you wanted then they started play their game. They won’t give you any money back or give you half on the condition basis. You have to give two fake reviews for them. Exactly same thing happened with me! Can’t explain how pathetic, disrespectful, disgusting agent they are!

Complete cowboys, we had a rental viewing arrangement with them on Friday when we turned up 4 other couples were there to view all with an eleven o’clock view, the agent turned up late to tell us it was an open house viewing with everybody going in at the same time, we refused on safety grounds, when we asked the agent he told us the house was to far away from the office to offer individual views,
Very in professional. I think I’d rather take a chance on a sleeping bag and a tent than rent a property of these clowns

Highly recommend! I am a long term tenant with Holdens and I am extremely happy with the service I was provided by the agency. Having multiple previous encounters with other agency’s go awry, it was refreshing to be given a pleasant and helpful service that maintained the utmost professionalism - I had an incident several days ago when my boiler broke down and I needed immediate assistance with it. Spoke to Haniah from property management and helped me get it repaired on the next day before my travels! amazing service!

Having recently sold a property through Holdens, I really want to share my experience as, having dealt with my fair share of agents previously, I know now the difference it makes to deal with a company who do exactly what is required to get the job done!
From day one Holdens have been outstanding, keeping us informed every step of the way. Every member of staff I have dealt with have been so professional and courteous throughout.
To have pushed so hard to get the sale through for Christmas was real testament to their dedication and professionalism and I will be recommending Holdens to all my friends and family.

We are tenants with Holdens Property for almost a year and we've been always respectful tenants. We recently had an issue with the boiler not working and we did report the issue following all the steps. They sent a contractor which was not professional and pretended to fix the problem (by doing what we've already done)and after already being for one week without hot water, they informed us that we are going to have it fixed in another week from now.
In conclusion we have to stay 2weeks without hot water with this freezing weather.
We are not happy the way they handled this issues for it was not promptly and reliable. In this winter time not having hot water supply it's unacceptable. Holdens Property should review the way they prioritize issues in their properties and be more professional regarding helping tenants.

Avoid this estate agents like the plague! I'm a teacher and mother of 3 and have paid Holdens 6 months in advance for my rented property only to be treated like a criminal for asking for basic repairs. The house is full of mold and has damp but no one wants to resolve this hazardous issue. Pipes were also blocked and left without hot water for 7 days. I was told this is not a hotel service. So basically I pay £1200 a month to live in terrible conditions and it takes weeks to resolve an issue. On top of that basic communication is near impossible as both the manager Umar and his colleague Shafique fail to grasp basic English. Umars English is full of spelling and grammatical errors in his emails and Shafique you would think was a teenager from a deprived area with the slang he uses. He actually told me to "not get it twisted" and spoke like a delinquent. Not what is expected of an estate agent.
Very unprofessional and incompetent bunch who I will be making numerous complaints about. The property ombudsman, environmental agency and directors of Holdens is my next port of call.
I didn't part with £8000 upfront for this terrible service. I'm appalled!
(*Edit*) Further to my review and since Holdens poor response I would further like to clarify that they have used the same baseless accusations against other tenants who have left poor reviews. This most definitely is not a fake review and I don't see how questioning someone's command of English when they can't spell or use correct grammar constitutes racism?
A terrible and unprofessional response from Holdens but nothing less than I expected.
If you have any sense or value for money please stay clear of these money hungry cowboys.

Best company I have worked for the owners and staff are are a great bunch ,honest and great at their jobs , unfortunately I had to leave due to personal circumstances but would recommend everyone to use this company they are a cut above the rest which is why they are multi award winners. ZAFRAN the most reliable agent!
I’ve been looking for a property in the same area where I am living due to unplanned personal circumstances. It took me 3 weeks to actually move into a new flat from the moment I contacted Holdens agency, and from all the viewings (including the ones from different agencies), I managed to score the best one…at a very convenient price.
I don’t really spend time writing reviews but I want to say a MASSIVE THANK YOU to ZAFRAN, the best estate agent I met so far….and believe me, I met quite a few, so I can tell the difference. From the moment we started to discuss, the property hunt began, so I had two viewings arranged the very next day, at a convenient time for me, 2-3 more after that and within a week already I had secured the best property I could find in the area. The agent was very prompt all the time and even replied to my messages around 8-9pm!!!, the whole rental process was very easy, transparent in terms of costs, straightforward due to the excellent guidance offered by ZAFRAN.

Terrible agent!! They are just money-mongerers. I moved into a property and there were tonnes of problems. The agent who I dealt with took no responsibility and kept asking me to talk to management. The "Management" took 4 months to resolve the issues. My advice would be to avoid them.

Holdens Property manage my 7 buy to let properties and have now for the last six years. During this time I have been paid my rent on time and repairs all agreed before deductions. Dont book any appointments with Shafique, doesn't bother turning up. He first changed the time of the appointment, I travelled over an hour for the viewing and left me stood outside the property. Emailed twice asking where he was, still to this day not replied. Anyway found better agent and better property. I took my money elsewhere. Poor service

Her knowledge base is second to none and the Company is reputable and honourable.. which is more than I can say about lots of other I have had deslidea with.
Anybody that complains about this Agent had some issues of their own.
Highly recommend and have used them before and would not hesitate to use again.

As a tenant for over 7 months, I must say that the agents are very nice and helpful. I rent a flat from them and every time I've had an issue it has been resolved within a matter of days. I am pleased to have chosen this agency. Recently I needed repairs in my flat and Aahliyah Amerat was amazing. She dealt with my issue swiftly and really professionally. This pople in the agency are not kind and profedional.When you want to talk to manager you cant no come to him.
I contacted Francesca and adked for a talk with the manager but she fif not even try to join with it. Wil we who come from cultural land are not wort it.Nobody would suggest this agency because they act like gods.

I have bought, rented and sold my property with Francesca and have had fantastic service at every juncture.

To who ever was just driving your company vehicle today through the country lanes in Abridge, reg HO10ENS about 15 minute ago, thank you for driving like a complete lunatic and overtaking my girlfriend on a singled country lane and nearly causing her to crash whilst She is 6 months pregnant and a dog in the boot! They provide us with great tenants who stay with us for years without having any issues or non payment of rent.

I was interested in a rental property but was immediately brushed off without hesitation due to my circumstances. Even though my figures stacked up, i was told i would receive a callback but never got one. They said they would contact landlord and ask if he would accept me "but they are busy so...". Horrendous attitude, not willing to help at all, genuine long term tenant lost because of their unfriendly and 'cant be bothered' attitude. Will advise other people not to use this company.

They charged me £450 agents fees for a flat we paid £1100 a month for. They lied about features of the property, they manipulated us into signing a much shorter tenancy agreement for 6 months instead of 12. They consistently told lies and used very bullish behavior. I've used so much better. Awful awful service. Do NOT waste your time.

Quite disappointed about this agency.Charging a lot for agency fee, but providing poor service. Always busy, can't give you, as a customer, information which they suppose to give. Had issues about receiving our deposit back.Didn't provide any information about this, as well about reducing out deposit without no reason. Wouldn't recommend it for anyone...

In general, fairly good, we had a problem with no heating and a newborn baby on New Years Day and they sorted it out that same day. Most repairs were done quickly and it was always easy to talk to one of their staff to find out what was happening.
