It's not a secret that most estate agents are poor in many ways from communication, knowledge to general lack of trustworthiness. Fortunately the opposite is true of Stuart at Hotback, so felt compelled to write this.
I purchased a property through Hotblack, Stuart and the team were super knowledgeable and responsive.
When the stamp duty changes came in for 2nd properties he swiftly contacted the seller and was able to exchange on the day essentially saving 2% of the value of the property on tax.
He helped guide the purchase when the solicitors were stalling for small things.
Overall a surprisingly good purchasing experience.

From the first meeting at the property, we were impressed by HBD's thoughtful approach - the agent was enthusiastic but pragmatic, and anticipated questions and concerns that potential buyers might have.
This approach continued through the process: HBD arranged a large number of viewings very efficiently; kept us informed through negotiations with people who made an offer; and helped us maximise the price attained.
Once we had a buyer, HBD helped keep the lengthy legal process moving, were happy to act as a bridge between us and the buyer, and their advice was always helpful. Throughout, our main contact Stuart was positive, efficient, knowledgeable and followed through on all commitments.

Probably just because the building manager, but I had:
Two years without buzzers, and no reply to the subject, with taking stairs for every person visit me or just deliveries.
During the entire covid period when I was there they had never sanitised the communal area, including the laundry room and the shared washing machine.
Two years of payment in advance and they stop my process for a new house because of a debt of 21£ which I was not informed at that time.

We were able to find our flat with Ripon Danis who is very different from the other real estate agents we met. Knowing I wouldn’t be able to take cars, he was willing to walk with me across different areas in London to see three flats, each about 30 mins apart, no other agent was willing to do so. We also had very tight timeframe between when we signed the lease till when we needed to move in, and the flat itself still needs a lot of work before moving. Ripon was persistent and working diligently in the background and managing between different contractors to make sure everything is ready by the move in date. I strongly advise against letting a flat in Star Wharf,40 St Pancras Way, the landlord/managing agent are difficult people. Was a big mould problem and I asked them many times to do something with this!

Ripon has been one of the best real estate agents I have come across! He was honest about the contract and gave a good overview of it (I read it later and nothing came as a surprise), was considerate and helped me move in as soon as possible or as quickly as was up to him on that matter. Hotblack Desiato has kindly accepted my SEPA payments. It is always a bit of a lottery on how much money actually gets on their account but they have kept a very honest track of the balance and paid me back or asked for a few more pounds. Highly recommend the company.

I strongly advise against letting a flat in 16 Greenland Street, the landlord/managing agent are difficult people. They held my deposit for a month after my tenancy, I had to ask them more than 10 times to fix anything and they tried to claim damages on fabricated issues.

This guy called Daniel from Hotblack Desiato booked me for 11am in front of the property and he did not show up. After 20 minutes texting and calling him, I called the agency and they were clueless about where Daniel was. I then went to the agency and once again they could not help me because they did not have the keys to show me the property. And I still haven't got an email with apologies or anything. I basically lost one day of work because of them. Too reckless really.
