Very good experience with Claire from House and Co. Gave good independent advice at the start, (including exploring other options), and maintained good communication throughout. Very reasonable fee and at least as good service as I have had from more expensive agents so would definitely recommend if you are in the Bristol area.

I had a very bad experience with Agency House & Co Property. Their communication was extremely poor and unprofessional.
They took a £350 holding deposit and kept us waiting for almost one month. After all that time, they suddenly claimed that my guarantor’s income was not enough. This was something I had already clearly explained **before** they even processed the application ,that the *household income* would be over £50k including both my guarantor and his wife, not just one person earning £50k.
At the beginning, they seemed helpful and even asked me to leave a review **before** I received the property. Because I trusted them, I happily left a good review at that time, which I now regret.
The communication throughout the process was terrible. They never sent any document upload link to my guarantor. Later, when we checked his email properly, there was no link at all. Despite this, they called us and threatened that if documents were not uploaded by the end of the day, they would put the property back on the market (while saying they would refund the deposit).
On that day, I was travelling to London, but I had to spend the whole day dealing with their calls and emails, completely ruining my travel. Eventually, they told my guarantor to email the documents directly instead.
Two days later, they called again and said the guarantor had “failed” due to insufficient income, the same issue I had already explained clearly at the very start.
In the end, I lost **£350**, a large amount of money that takes many days of hard work to earn. I wasted my time, my money, and still did not get the property.
Please be very careful with this agency and their strategy of taking holding deposits without being clear or fair from the beginning.

We recently had a disappointing experience with House + Co. After viewing one of their properties, we found the listing to be significantly underpriced, which led to a high volume of viewings and a bidding situation seemingly created by the agency’s marketing approach.
When we raised our concerns about this practice while enquiring about another property, the response we received from the agent felt dismissive rather than understanding.
We expected a more transparent and respectful approach to the property market — one that represents both buyers and sellers fairly. Unfortunately, this experience has left us hesitant to engage with House + Co again.

Lee and his colleagues handled my house sale very efficiently. Lee got my house on the market quickly once I got it ready to go. When I updated some aspects, he was super amenable, taking additional photos and updating the ad accordingly. Lee also negotiated with the seller of the house I wanted to buy so they understood how keen I was and accepted my offer even though I was still getting ready to put my house on the market at that point. All the team were helpful and friendly, messages always got passed on and Lee responded to messages promptly. We needed to put our house on the market quickly in order to be proceedable for a house we had fallen in love with. We approached Claire and within a week she had our house on the market, with amazing photos that really showcased our home. Claire worked tirelessly to get viewings in quickly and worked around us (we have a baby so preferred a block). Just over 2 weeks from meeting her, we had a number of excellent offers in, and were able to accept one over asking price. This shows how well the property was sold during the viewings. Claire has been an absolute joy to work with, and a pleasure to talk to - we have never once had to chase or follow up as Claire has been in frequent communication regarding the status of our sale. She knew how important it was that we sold quickly so that we could progress with our purchase and she definitely moved mountains to make it happen for us - we are so grateful. Firstly, we would like to say that Mati was an absolutely wonderful representative of House & Co. We were enthusiastic about viewing this property, and Mati was extremely knowledgeable about the area and property which helped us massively with our decision making. He knew the answers to all of our questions and radiated positivity, really going above and beyond. The overall experience was encouraging and put us at ease as first time buyers. We were able to take our time to really pay attention to the finer details and feel confident with our decision to put an offer in. Things that made this experience different from other viewings was how comfortable we were with Mati being in attendance and how approachable he was. The house was as described and displayed in pictures, we weren’t caught off guard by anything. House & Co were easy to contact and sent us all of the required information for the viewing. They were transparent and offered every ounce of support we needed. Everything either met or exceeded our expectations.

Viewing went well without issue and the agent was well informed on the property. However followup information on applying for a tenancy was poor. Multiple times I was given incorrect information by the person taking the call (different person each time), with it clear they were making up an answer rather than taking the time to find out the real one. If you do use this agency, insist on speaking to the agent handling that property at each step to ensure you don't get fobbed off.

Most estate agents deserve their reputation but House & Co are fantastic. I have used them both as a buyer and seller and in both cases felt very well looked after, got sensible advice and a great service. They will chase solicitors, organise surveys, and they really know their stuff. If you're not careful they'll keep you chatting for hours but in the nicest way. Well, I've had many many dealings with estate agents over the years.. Most of which have been acceptable in terms of service and ultimate completion of purchases. Though, I must admit that my most recent experience with Rita Milburn and Claire Avery has been most satisfactory and pleasing, as these two fine agents were very attentive, always in regular contact, were very polite, very articulate and never really gave me any inkling that they were slacking or not bothered with my particular case. The latter, which I can definitely say, was not the case with every previous experience with estate agents. I was a first time buyer and the sellers estate agent was House + Co.
All House and co staff from beginning to end were always helpful, pleasant and responsive in my correspondence with them and helped facilitate what was seemingly quite a smooth moving process.
It took me a little while to find the right property initially, but even in the looking phase they were more engaged in making me aware of possibly suitable propertys than some other possibly bigger firms.
Having an in-house mortgage advisor was really helpful for my situation too.

We were very pleased with the member of staff who showed us around the property and attended a separate ‘measuring-up’ meeting prior to completion. She was well-mannered, very competent, cheerful and answered all our questions with clarity. If she didn’t know the exact answer she didn’t bluff and said she’d get back to us.
Communication with 4 other members of the team was not so great. Gareth was a bit too laddish with his tone and language for my liking. He seemed oblivious of this and carried on regardless. I personally wouldn’t have chosen House&Co if it was me selling the property but as I was the purchaser I had no option but to put up with less professionalism than I’d have liked. All’s well that ends well though and despite my thoughts the cash sale went through reasonably satisfactorily.

We used House & Co to buy our first home. We cannot speak highly enough of the sales team, they were always at the other end, keeping us updated throughout. We dealt mostly with Jess and she really did make the process go smoothly.
The only downfall was Nick from the mortgage side. From our accepted offer Nick made it clear we could only have our offer accepted if we took a mortgage out through House & Co. As first time buyers we weren't sure of the processes or if this was allowed. Luckily we went through a broker who has dealt with this a few times with House & Co and knew how to avoid us needing todo this. So just be wary as a first time buyer they will try to push themselves on you.
Other than the above our process was quick and all in all was completed in under 3 months!

Selling and buying a property, especially in Bristol can be very exhausting and stressful, thanks to how the British system works, with so many parties involved, I would say that House+Co did easy our pain and despair in the other parties. I believe the service could be even better with trying to orient the company towards less people handling 1 property (and not different people at different stages) and maybe handling the solicitors as well completely... but altogether I was satisfied with their service and super thankful to their patience towards us and towards all the other parties of the sale/purchase. My experience buying with House and Co started off well, they managed to get me in last minute for a viewing on a property, they were very friendly and the viewing was fine.
However after having an offer accepted, I thought the service went somewhat downhill. Often I’d have to chase up emails or phone calls after getting silence back from my messages. I raised this with one of the managers who briefly took on my purchase and instead of an apology, was told I shouldn’t send an email and expect a reply within hours (even though I would be lucky to get a reply within a number of days). Once he took over my purchase I did get faster replies but it shouldn’t have to get to that stage. Felt like I was forever chasing them for answers. Even on the day I completed, I had to call up to see if my keys were released as they hadn’t contacted me (they had been released to me). After the offer had been accepted their interest seemed to waiver.
I also put an offer in on the basis that I wanted to complete by a certain date or I’d want to revisit the offer. When that date came, they told me they could put it back on the market and get more for it if they really wanted to. Didn’t ever really feel valued with house and co, I’ve had friends that have recently moved and the estate agents have checked up on them after a few days to check everything is ok, got them a bottle of something when they moved in and called them the second their keys were ready, small touches that make a difference. I wouldn’t choose to use house and co if I were to sell the property, after the experience of buying through them.

What could be improved is the tone taken by the mortgage advisor side of the business- the person we spoke to was very pushy in trying to persuade us to use them as a mortgage broker and that in fact had the opposite effect and made us go with someone else. I would suggest taking a different tone with prospective customers.

The overall service we received was from Jess Edwards who was so helpful throughout the whole process. She was responsive and honest and kept the dialogue open between us and the seller, putting our minds at ease when things slowed down. We were put in touch with a Mortgage Advisor via H+C and this is the only constructive piece of feedback we have for H+C. As first time buyers we were new to the process and could have done with understanding what we were agreeing to when we instructed the Mortgage Advisor. There were no hidden costs with the Mortgage Advisor however their communication wasn't great which delayed the mortgage application process. The Mortgage Advisor also collated the offers received for the house, giving us updates as to whether we should increase ours in order to secure the house, which was helpful as we got our house but a process I'm not entirely sure on. So the upshot is, go with H+C as their service is great, but complete your mortgage application yourself.

From start to finish, House & Co. were a pleasure to deal with, I can't speak highly enough about Claire who came round to do the initial valuation of my property, she put me at ease straight away, took her time to explain the process, and how the company operated, and to understand what it was I was wanted from the sale.
At no point did I ever feel any pressure from this company to choose them to sell my house, and I ended up making a last minute decision to put the house on the market in December 2020, hoping to be able to sell before the stamp duty holiday originally came to an end, so knew I would be cutting it fine, but I really had nothing to worry about as once the decision was made, Claire came back round to take photos of the property - which were beautifully done, and we agreed on a sale price that I was happy with. Sue then put together the specification / brochure to market my property, checking with me at every stage, that I was content with the outcome. It went on the market on a Wednesday; with first viewings booked for the following Saturday, of which I had 7/8 people; following this first day of viewings, and two offers on the day, both over the asking price, which was amazing, and so fast! The only reason I'm giving them 4 out of 5, is because I assumed that there would be more viewings. I only had a 2-hour slot on 1-day and on the basis that I had received offers, House & Co. were not prepared to take any more viewings. Having looked at houses myself to purchase, it seemed to be the case that other people marketing with different agencies, had a lot more viewings over a matter of weeks, i.e. not just 2-hours worth, like mine, which meant that other properties sold for substantially more than their original asking price due to the competition, I know this because I lost out in a bidding war whilst looking for another property.
However, with House & Co. they only charge you a set fee, which pretty much beats the cost of most other Estate Agents fees that are generally charged as a % of the sale price. As House & Co. offer a fixed fee, the drawback is, if your priority is getting as much as you can for your property, then in all reality, they haven't got an incentive to keep pushing for better offers, as, as soon as they get one offer on your property for the amount you agreed to sell it for, they have done what they contractually agreed to do. However, I was looking to move quick, and I was able to do that with this company. And I can genuinely say that all staff who I dealt with, Claire, Zoe, Sue and Jess, were incredibly helpful, responsive and professional throughout, so yes, I would recommend.

Their use of the Mio app to track purchase progress seemed innovative at first but proved to be more confusing than anything else. I would receive notifications for when milestone dates would change, but not be able to view when those new dates might be.
All in all, decent and professional service and would recommend them for their friendly and personal approach. I wouldn't rate using the Mio app that they recommend though, or if you do end up using it, just turn the notifications off...

Overall a positive experience. Sold my flat via House & Co and they were helpful and provided feedback on most viewings. Competetively priced and more friendly/approachable than other estate agents that I had provide a valuation.
The property was on the market for 11 weeks which was significantly longer than we were led to believe in the initial valuation, which would imply that the asking price may have been a little optimistic. This being said we still had ample viewings of the property so it's hard to pin down exactly the reason why this was on the market for so long. Nevertheless, once we reduced the price we eventually found a buyer. Once the buyer was in place they were very helpful with proceedings and were not the cause for any delays.
The only serious negative that I feel should be raised was that after one of the viewings of the property, the front door was left unlocked. We returned to the property shortly after the viewing had completed, so there was no harm done, but had we been away or out of town, this could have been a much more costly error. When I raised this with H+C I was told that the lock can be a bit tricky - which I found to be a fairly disatisfactory response. This experience aside, however, a largely positive experience.

I went with House and Co, Redfield to sell my house in St George shortly after the 1st lockdown. I'm so pleased I did as there was an immediate response to the advertisement with multiple viewings and 5 offers within a week.
All of the staff are friendly and professional and put me at ease straight away. They're responsive to calls, emails and questions (I had a lot)! I found getting ready for viewings quite overwhelming as due to social distancing 'open house' wasn't possible, and I was working from home and home schooling. The staff were flexible and considerate and kept me informed at all times, often changing viewings to accommodate me, even at short notice. Following the sale, they kept in contact with me & liaised with my solicitor when necessary, right up to the day of completion. My experience was a positive one and apart from the above the fees were very reasonable too.

I chose House and Co to sell my flat, because they seemed to have the corner of the market of flats in BS5 and I got a sense from Clare who initially visited me that they were good sales people. They also gave me a very competitive quote for the work. I had a bit of trouble early on with flakey buyers, so House and Co pulled out all the stop and fit in lots of viewings and found me another buyer. Once offers had been accepted and the chain was in place not only did the pandemic start, but unfortunately my buyer it turned out had appointed a particularly poor solicitor. The staff at House and Co (Ria in particular!) were really helpful keeping me updated with any developments during the conveyancing process and worked hard to keep communications flowing between the solicitors (and also helped keep me sane!). I'm happy to say we exchanged and completed last Friday and I’m now happily unpacking in my new house. :)

Really disappointed, found some lovely properties that they had listed on Zoopla and therefore decided to inquire if they would allow a small dog as it was not specified in a listing. The first time I called, Ria was very friendly and said she would find out and call be back as soon as she knew the answer. I did not receive a call and therefore I called back and was told that the landlords would not allow it. I asked if they would accept the dog for a higher rental value each month and yet again was told that I would be called back, which did not happen. When I called a third time, I was told by a gentleman quite bluntly that the dog would not be allowed at all, to which I asked if there was any other properties that would fit our specification and was simply told no in a dismissive manner. There was no attempt to be helpful, other agents in comparison have taken my details to register us in case anything comes up where as this company just shut us down immediately. All in all, a pain to try and get in contact with and not very helpful when you finally do.

Do not touch this place with a barge pole. Tried to buy a house through this company had 3 buyers bidding on a property marketed as ready to move in.The branch manger phoned me saying if we used their mortgage services they would pick me as we all made the same final bid (not sure of the legality of this). On the 2nd visit to the property we were refused access to the roof. After completing the home buyers report it turned out there were serious issues with the roof which were confirmed by reputable contractors. When I asked about re-neogiating the branch manager very rudely told me they would just relist it at a higher price to negotiate down to the price we landed on, that price was only reached by 3 of us bidding on it with no knowledge of problems. I lost around 1k on this but was more angry at the lies and the way this firm conducts business. Appalling service and very untrustworthy avoid at all cost

I’ve always heard very good reviews about house+co property and to be honest, I’ve never had any trouble calling to enquire about properties they have up for rent, however, today I had to call the number which was advertised with the properties I was interested in and didn’t have the same good experience. I called 4 times until someone got my call, which I understand as it is Saturday and they may be opening the office a bit late than 9 even tho the opening time is 9, but the lady who picked up the phone told me that she would give me the right number as this was the sales number. She did give me a number, but it was exactly the same number I was already calling... so the she decided to quickly hang up on me and that’s it. I then realized it was the same number and decided to call back as me and my fiancé are in a desperate need of a new flat due to our current landlord selling the apartment we live in. I called 5 more times and every time this lady picked up the phone and said the usual hi this house+co property and heard my voice, she just kept hanging up on me?!?!?! I’m sorry we’re having to look for a new apt and decided to call this agency, I didn’t know it would’ve bothered her that much. This is not the right way to proceed with people never mind the fact that I have been VERY nice to her. Unfortunately this lady didn’t say her name, so I cannot refer to her, but I will do my best to find out who she is. I ended up calling another number and Megan attended me, but she was A LOT MORE NICER and definitely helped quite a lot. No comparison between both ladies can be made. Megan helped me immediately with my enquirers and did a great job!

Jon and his team are great at selling houses! They've got a comprehensive knowledge of the market in Redfield and have a long list of potential buyers. Our sale fell through once, so we ended up putting our house on the market twice. On both occasions House & co were able to sell it within the week. We'd already found the house we wanted so we were in a real hurry. Jon has the gift of the gab, but he really does deliver. For us, the area H + Co need to improve is post-offer. We had to chase them a few times to keep the momentum going on our second sale, as our buyers had chosen some glacially slow online conveyancers who needed constant nagging. I was very surprised and really disappointed when I tried to book a viewing just half an hour ago for a 2 bedroom property in St. George onbehalf of my friends. I’m more familiar with arranging viewings as I work in the industry and he asked for my help because he is at work and can’t make calls or send e-mails during work time. The lady I’ve spoke with was stand of fish from the offset from and became quite rude and unprofessional when I explained the Situation. She told me that she won’t book me in because I’m not the person who will be moving into the property. She did not explain why just told me that she won’t full stop. I asked her to take me details and book me In as I would be looking to view the property either way! she refused! Her whole behaviour was completely unprofessional and I’m 100% sure that I will never recommend to any of my friends or colleagues to rent with house and co. They have lost a good applicant for a nonsensical reason!

We rang Dave when our boiler stopped working, 5.45PM on a Friday night and he managed to get a boiler man in touch the same day who fixed it within a few minutes then offered his number if anything else came up. Really appreciated as it was a cold night and late on a Friday!

As a first time buyer I had heard some real horror stories about estate agents, and met a less than fantastic ones whilst viewing houses, so when me and my partner met Kevin from house&co we were really taken aback at how amazingly helpful, positive and honest he was. I'm so pleased I ended up going with House & Co.
I had no previous experience with any local agents and no recommendations to go on. But as soon as I met Gavin I knew they'd be the agents for me. They are friendly, professional and clearly know the local market inside out.
The listing, their photographer, the solicitor they recommended (Angela at Watkins), their communication - I couldn't fault any of it.
Throughout the conveyancing too, Gavin and Ria stayed calm, friendly and proactive, whenever there were bumps in the road. So a particular thanks to those two.

5 star service selling our home and the communication was 1st class all the way!!
It was a bit daunting selling up but claire and the team made everything so smooth.
We initially had 3 agents value our home and we felt that one of the other agents that deals with the area (bs5) under valued to gain a quick sale, the price given by house and co gave was what we wanted to achive but we didn't expect to go way over the asking price by a massive amount.
We can't thank you all enough!!!

Looking for a Managing Agent? Make sure you pay attention to your T's and C's with this company. They're pitch is good but you do not end up with what you think you will get. I was given the wrong information and was subject to a hefty exit fee, later rent payments then agreed and greater costs of day to day management then anticipated/discussed at the initial consultation. There was also an obvious reluctance to show more than the minimum of potential tenants around the property.

The positive is they are cheap. But I suspect you get what you pay for.
They will be your best friend until the paperwork is signed then the comms dry up; don't believe the regular updates story, they don't contact you and if you phone them the person you want is never available.
They will not care for your property by leaving as they found it (locked up, blinds down etc) and they will let tradesmen into your house without asking or telling you.
We have sold another property this year with a different cut price agent and they were similarly poor. Next time we will invest a little more in the hope of a better service.

Disappointed. During the only year I've been renting, I never had or created any issue; Paid regularly and let the flat in excellent conditions. As I had to leave the flat 1 month earlier, I asked the permission to the Landlord through the Agency. I was advised that this can be refused, but an "agreement" might help, so they suggested the reletting fee (I said I would agree eventually, but I was not expecting to have it taken from the deposit). I received a phone call confirming that the Landlord agreed to end the contract 1 month earlier, BUT NO CONFIRMATION OF THE FEE OR THE AMOUNT. Even the last day the agent told me "the Landlord agreed to repay the full deposit" and when I called them again to clarify this, they said that I was told at the phone about this and that everyone heard the conversation.
I think I should have received a written confirmation of this, or at least an email together with the phone call. This is really unprofessional.

Ridiculous charges for very poor service. Rented with them for 3 years, agency fees high, they put our rent up ( to be expected) but then charged us because we had to resign the contract! Took most of our deposit when we left because the decorator they use costs over £500 to paint two rooms! And to top it all off I forgot to cancel the standing order for the rent after we moved, I contacted them to ask for it back, it came back over a week later in cheque form, minus £10 admin fee!!! Which I think is quite frankly rude! No respect for the fact that the majority of people who rent are low earners . Avoid if you can!

I would avoid House and Co and this is coming from a current tenant.
I have been left with a temperamental boiler for the past 3 months which has resulted in about 4 separate call outs and long duration without hot running water or heating.
Which has resulted in an increase cost in electricity to accommodate however I have not seen any compensation.
Photo attached shows the condition of the flat on my first minute within the property, from experience with estate agents properties are in a good condition with fresh paint. However this estate agents said I should of requested this at the time of application, which is difficult when the property was occupied when viewed.
Other issued has been raised both to citizen advice and shelter, so if you want peace of mind I would avoid and looking at other reviews I am not the only one who is facing issues with House and Co Property.

Awful. Our property that we rent was let out by House&Co, and when we moved into the property, it was filthy, shower did not work and the flat stank of drainage and stale smoke. When we called to complain, the manager did not care and it led to our Landlady having to complain to them about the state of the property as they told her it was in a much better state than it was. They have no sense of urgency and do not have high standards of how they think it is acceptable to leave a property. Luckily our flat is now managed directly by our Landlady and not this company. Avoid to save hassle.
