The agents were generally adequate, though punctuality was a concern. During one arranged inspection, the agent arrived over an hour late. I had contacted the office beforehand to cancel as I was no longer available, but the agent still attempted to gain entry and became defensive and confrontational when refused access.
My main concern is with the property management companies they represent. I would strongly advise caution when dealing with properties managed by Forge Property Group. Despite being an exemplary tenant with a perfect payment record and maintaining the property to a high standard, they demonstrated extreme inflexibility.
When my partner's grandfather passed away and we inherited his cat, Forge Property Group refused to allow it despite my offer of additional security deposit and the fact other flats in the building have pets. They refused to renew my tenancy solely due to this, then served a formal Section 21 eviction notice as a "precautionary measure" despite my full cooperation.
The property was not redecorated between tenancies and basic maintenance required extensive follow-up.
Future tenants: document everything in writing and be aware that flexibility cannot be expected from this management company.

Have recently experienced one of the worst moving experiences on behalf of my cousin. The house in question was allegedly ready to be let, despite it taking anyone with even a modicum of understanding to know the house was entirely unfit for habitation. Whether it was the air freshener used by the estate agents to poorly disguise the repugnant smell in the kitchen and bathroom, the clear evidence of vermin (the knowledge of which was subsequently denied by the landlord, despite pest control having visited this property previously). The landlord also claimed there can't have been vermin due to the previous tenants having had a cat, suggesting my cousin and their partner should get one. As a result of the poison and traps strewn around in the house, the kitchen was rendered unusable from day one for a period of up to a month - as such, my cousin and their partner had to pay extortionate amounts for takeaways during the brief time they were staying in the house.
The fire door was entirely dysfunctional and would have done nothing to prevent the spread of smoke or flames (entirely illegal for an HMO), the extractor fan was hanging precariously on a single screw and extracted the air to absolutely nowhere (this too was claimed to be new). The hob itself was malfunctioning with an indicator light saying the bottom left ring was permanently on. Moreover, the safety and security of the property was entirely undermined by several broken windows that could be opened from the outside with little to no effort. The general handyman work was done by someone entirely unfit for working on a house, with paint strewn across mirrors, shelves and the floors, doors quite literally falling from their frames and broken and rotten floorboards throughout the house. Some genius had also screwed the thermostat onto the stair stringer, with its screws protruding dangerously onto the steps themselves.
While I understand that some of these issues were taken into account, the excuse offered by Morgan and Sons that this property was new to their portfolio (having had it for several months) is laughable. Someone walking around that house could tell the property was not fit for renting.
In all my years as a carpenter, and having lived in some of the worst maintained student properties in Leeds, this particular house takes the cake for being in utter disrepair. Shame on Morgan and sons and the landlord Clive Diaz, for offering this property on the market with the expectation for the tenants to not pick up on so many of these startlingly obvious flaws with the property.
One final note, we found it funny to see the property listed for sale just a week after moving out, perhaps because the landlord didn't want to actually address a single one of these issues.

It’s difficult to give constructive criticism when you, as letting professionals, use not having “dealt with this property previously” as pitiful avoidance of taking responsibility for a property you take on as a rental. As letting professionals to say that “you had no prior knowledge of any issues” casts serious doubt and incredulity on your abilities to carry out your job properly. The smell in the kitchen was overwhelmingly bad and the air freshener left out on the work top evidenced that something was seriously amiss! How would rental professionals not have noticed the rat traps left in various places under the kitchen work tops as well as outside? How would rental professionals not have checked out basic issues such as security and missed the clearly broken downstairs windows which were a blatant security issue? How would rental professionals not have noticed doors hanging off hinges, nails sticking out of floorboards, broken floorboards which could cause substantial injury if stepped on, damp seeping through walls without transparent information on how this was being treated, an extraction hood literally hanging dangerously loose from the wall?
Yes, you brought in pest control immediately once the serious issue was raised again as soon as the tenants moved in. However, to even expect tenants to live in a house where the treatment lasts 4 weeks with the inevitability of an even greater stench as rats were caught and decayed, not to mention hygiene, is beyond absurd. Yes, you contacted a glazing agent but without explicit agreement by the landlord to provide significant finance this was merely a meaningless platitude on your part.
Yes, you returned all monies quickly. Well done!
The landlord preferred the option of releasing the tenants from this substandard property rather than dealing with and financing any of the significant issues. He mentioned that he might sell the house when he reluctantly arrived at the house to remove the cleaning products hilariously used to tackle the kitchen rat infestation.
And now, you are selling this house. The descriptions you provide for prospective buyers tell another story, highlighting your impeccable attention to detail, truth and transparency. Lol

Plus side, my daughter and friends were released from contract very quickly. Downside, they had clearly not completed a proper inventory as the place was rat infested, broken windows that left them vulnerable, a broken extractor fan that was dangerously hanging off the wall. You claim that you didn’t know about the rats but there were old traps from where the pest control company had been there before.. why didn’t you thoroughly check the property. That is your role as an estate agent?? This house was not habitable and yet you somehow missed all of the problems and allowed people to move in. Again, thank you for ordering contractors to look at the work, but by that time unfortunately, we had met the landlord and the idea of dealing with this sullen, unpleasant man while work was being done was unacceptable. You need to do better when inspecting and letting. Yes my daughter and her friends viewed the place with rose tinted glasses, yes they should have looked closer.. but it is YOUR responsibility to make sure the basics are safe, hygienic and habitable. Outrageous that vulnerable people without a voice or support end up in properties like this and too scared to say anything as they may not have the option to move to family/friends. Shame on you and shame on the landlord

Avoid at All Costs – Dishonest and Unsafe Rentals
I had an absolutely terrible experience renting a property through Morgan & Sons Letting. They knowingly rented out a house with broken windows, a rat infestation, and serious safety hazards without disclosing any of these issues.
The property was in horrible condition—doors were literally falling off the hinges, and screws were sticking out of the floor, making it a dangerous place to live.
Their lack of responsibility and blatant dishonesty make them one of the worst letting agencies I’ve ever dealt with. If you’re considering renting from them, stay far away unless you want to deal with endless problems and zero support.

As first time buyers we had a lot of questions to ask and Morgan & Sons were always happy to answer and make suggestions that could help us move the process along.
We came across a few difficulties which might have made us homeless for a period of time if we didn't manage to pull the process off. I have recently bought a house through Morgan & Sons, and it has been a lovely experience. Adam was curteous, professional and helpful, even helping guide me through the conveyancing process as my solicitor proved useless. A bottle of prosecco when I went to pick up the keys at the end of the process was a lovely touch. My flat was sold in March and we finally completed in October after six long months. As a ‘first time seller’, Alex Cope went above and beyond and spent significant amounts of time patiently helping me to navigate processes, procedures and mountains of paperwork. The conveyancing process was difficult and complex and Alex helped me to successfully navigate the complexities that arose during the sale.
Alex’s attitude is wholly professional, she is knowledgeable, goes out of her way to be helpful and kept my hopes up with her friendly, kind and generous spirit during some difficult points of the sale. As I no longer live anywhere near Bristol, Alex even went and took my final meter readings for me.

We had a very good experience with Morgan agents, the opposite to what we went through with Ocean or CJ Hole (stay away from those!). They were helpful and polite. Everything was smooth and quick, yet professional, e.g. secure way of sharing your sensitive private information. Recommend if you want a break from incompetent agetns trying to make their commision on you when you're going through a stressful time.

This is my second time using Morgan and Son and they've been great on both occasions. Ben and Adam spent time to find me the right flat (first time) and house this time. I have kids and a dog and have struggled with other agents to find somewhere suitable but they went out of their way to get me a suitable home. Brilliant service at a great price. Unlike all other letting agencies, Morgan and Sons have offered the most competitive agency fee. Adam Morgan was most helpful at the viewings, via email and over the phone. I have never had any problems getting hold of him and all requests have been dealt with promptly.

Do not rent through this company! Absolutely abysmal customer service. Took 38 Days to return a deposit for no reason at all apart from sheer incompetence.Almost impossible to contact if you have an issue. Lots of being fobbed off I've never known a company who's email server 'Breaks" so often. They send workmen round without appropriate notice.The tenant who lived above me used to beat up his girlfriend and was then evicted, i was then told as a lone female that he still had keys to the building and if he tried to enter to call the police it then took them more than a week to change the locks. I was told by one of their workmen that my dripping boiler would never be fixed as they had bought a dodgy batch of boilers for cheap and they really didn't care about it. There where so many more issues with them as well. Avoid like the plague.
