I rented a room with these guys for a couple of years. During my time with them I found them to be very professional, friendly and quick to respond. Every time there was any issues in the flat they always fixed things the same day on most occasions which was great! They used to have a guy come around once every month to check things and clean the property even though we were supposed to the clean the flat ourselves. I had a problem with another tenant in the flat and the property manager visited the house and talked with him and me and sorted it out. I had to move out becuase of a change in my job location. I stayed with this agency for almost 1 year, my agent was SAEED. From the very first day we contacted until end of our tenancy he was very nice, helpful and understanding We were provided with everything we needed, bed, chest of drawers, mirror, wardrobe, study table. Whenever we had issues with hot water , cleaning , or heating or anything (it was maximum 2-3 times each during all our tenancy, mostly because we didn’t know how to regulate it), they always sent maintenance straight away, maximum next day, if it was weekend, on Monday someone definitely come. Even if sometimes we had delays in payment because salary didn’t come on time, they never made an issue, never charged us extra money for that. During all cold months we used heating (only when being at home ofcourse), they never put any limitations on that. I am thankful for comfortable and safe stay and peace of mind I had with this agency. Also everything was as we agreed in the beginning: they said this amount of people is allowed to stay in the house, and they never took more tenants that allowed (unlike other agencies or landlords putting as much people as possible to make more profit), so everything was according to law. We were sharing 2 toilets and 1 bathroom 5 people including us (unlike some places share 1 bathroom with toilet inside between 5-8 people). Very poor customer service. In putting my offer forward, after a viewing I requested regular cleaning for a dump-flat with good potentials. For no specific reasons they rejected my offer which was asking price, nothing to be changed in the unit, no bc and a year length. Obviously myself being a professional. Just because of the extra cleaning I asked for. As soon as they feel one can be 'headache' just because can't accept effectively standard homeless conditions for cleanliness) they drop you. Very bad. We had a terrible terrible experience with Hunter and Bloomfield. I am quite late in writing this review but will never forget the traumatic experience with this agency. 1) Dirty public areas and we had to live with dirty people who would pee on the toilet seat and also the edges of the toilet had poo on it. Nobody cleaned it except for us. 2) We had asked for a one year contract with a 6 months break clause and the agent did not add it in the contract and unfortunately we signed it without double checking. 3) The agent never mentioned that the flat had a broken shower and the shower had extremely hot shower which was not working for 6 months before we moved in. After moving in, we found out the issue from other tenants and I was sending continuous emails to fix it as the shower was extremely burning hot and you could only stay in the shower for 1 second it would be cold and then suddenly change to extremely hot so you had to keep turning the shower off and on to get cold water for one second to wash your body. We used to have a shower in our workplace and gym because of this and the agents did not care for another 6 months after we moved in. We finally complained to the council who sent a warning and after which it was fixed. 4) We once got locked out of our place and called the emergency out of office, they were charging us £50.00 to just open the door and I begged them that due to the issues we have faced with no water for 6 months can we please not have to pay and they declined and charged us saying it’s on the contract. On the contract it’s mentioned that the tenant to get proper facilities as the rent was all bills included but nobody cared. We were bullied into paying that amount. 5) After all of the above, many tenants were moving out and the agency would only come to clean when a new tenant is moving in and to make the flat look sellable. The agency sent an email on the 17th of February 2023 to clean the common area which is living room and kitchen with attached pictures. The email mentioned to clear all things by Wednesday which is 23rd of February 2023 or else it will be removed and sent pictures of the public areas which did not mention the storage room and no pictures of the storage room were sent to instruct us to clean. However, the agency came in on Tuesday, 21st of February put a page in everybody’s doors and removed everything. They removed things kept in storage cabinets which they told us we could use as storage when we were moving in. The agency came in on the wrong day to clear out everything which is breaking and entering as they came on the wrong date and they THREW OUT all our bags and personal belongings kept in the storage room. We pointed it out and they only apologised and we had to fish out all of our staff from the local trash site to get our belongings back. After all of the above they still increased our rent, did not care to give us anything or to do anything and we moved out after that. We had asked for a discount on our rent during the last month because of the huge issues listed above or give our £50.00 back as we were in our early 20’s so we would accept anything at the time and they refused and told us to leave the flat if you want any reductions. My advise is please please please do not rent out from this agency. You will have a hell to go through. I leave negative reviews only if something bad has happened to me and I don’t want anybody else to experience the same. PLEASE DO NOT RENT FROM THIS AGENCY. I still have email proof of chasing for everything to be done with no response which I had submitted to the council. Do not believe this agency when they say they have satisfied tenants. I spoke to several tenants moving in and out and they all said the same that they had plenty of issues and it’s the worst agency to deal with. Many of them moved out in a month or few months.... Sam was very friendly and seems genuinely interested in our conversation. He was very efficient and showed me nearby properties aside from the initial viewing. He was patient and professional I felt so comfortable that I was able to deposit a holding deposit the same day without much though. Eventually the moving date was delayed due to COVID-19 and I didn't want to continue and the rest of the staff was very professional about it they followed up to see if I still wanted it three times and phone me to confirm that I didn't it when I decided not to proceed. The agent even gave me the email to contact the sales team for my refund on the holding deposit without any explanation or complaints.... Read more

Made me waste a week and is just unprofessional behaviour overall. Made me think twice about proceeding with H&B because if I was to be a tenant I'd like to have agents that are responsive and considerate if I'm to stay in one of their managed properties. Big layers and they don't care about the customers. Once the contract is signed they ignore you. When I saw the room they said there were half of the people whonreally lived there. They said theyr were professional quiet people, but they mad noise all night, smoked and were really dirty. When I told them the problem they said there is nothing they could do, although the contract didn't say that. After this review they replied that they are sorry. That is not what they said. Their answer was that the only thing they could do is to send an email as we are free to do what we want. They excused themselves also saying that another guy was doing somentigh wrong and I didn´t complain about that. Honsetly if he brings a visit in his room and I don´t notice I have no problem with that. But obviously that is not giving them the money they want, as the contract obligates to pay 20 extra pound per night the visit stays. just ridiculous... Read more

They keep me thinking all day that i had the room so i stop looking for anything yet at 6pm they finely told me they refuse me as they don't accept couples even do they advertise the property for couples and they know that i am looking for something for 2 people. Next day they put the property up on the market still advertising couples welcome. They maine reason for not accepting me was couples not aloud but clearly that wasn't the case. The manager didn't even call me to tell that. when i finally call to ask when can i sign and pay the 1 month rent and 1 month deposit cos it was getting late that's when he decided rudely tell me the lie oh well i would never recomend them as they clearly unprofessional and not truthful... This is by far the worse agency I ever encountered in 15 years in London. Their stuff ( beside few exceptions ) is rude, offensive and bullying. They lack basic customers service skills, or humanity. I have been with Hunter & Bloomfield as a landlord for almost 4 years. I have a guaranteed rent arrangement with them. I have found them to be very professional, prompt and always available when I needed something or wanted to talk to someone. They have managed my property and tenancies very well over the years. Gave me good advice when I needed it. Paid rent like clockwork month in month out and explained any deductions. They are extremely hands on in managing my property - which has helped me to save costs. Especially as they have an in house property management department, so a vast majority of maintenance is dealt with internally with minimal costs to me. They have also made a real difference when I needed to take the property back. They liaised with the tenants to ensure every stage was planned for and everyone knew what was going on to avoid conflicts and unnecessary delays. I would not hesitate to recommend them to anyone and am sure you will get the same service that I too received. Just finished my contract not long ago. Having staying with them for almost 2 years, I have renewed my contract twice without doubt. A few good points: a. staffs are very responsive on email, phone or visit of their office. They are very helpful as well. Whenever a light bulb is broken, wrote them an email and it's fixed before next lunch or, latest, by evening. I also had a roommate wanna borrow a weighing scale to use, one of H&B's staff actually drove home and lent that one to him, again drove back in 2hrs time and collect it (all done in off work time!). b. they are also flexible and pay attention to your request. I was not sure when to move out but they gave me the flexibility to put the flat on their website and see if someone wants to rent to before my contract ends. c. from my own experience, they've been doing genuine business. They charge what it says on the contract, explain and highlight them few times. And most importantly, they fulfill their own responsibility. d. as tenants, we've tried us best to take care of the flat and they do appreciate it by respecting us. e. we also had a weekly cleaning for communal place in the flat which is included in the rent. I have been a tenant with Hunter and Bloomfield for a year now and just extended my contract for another year. They have made everything very easy, every step of the way. When renewing my contract the other day they were very transparent about changes to the contract since last year including some very beneficial changes for tenants. They go above and beyond what is necessary in order to improve the experience and ease for themselves and clients (including a very convenient way of using the deposit as the last month's rent). Which I can really admire as prior to signing a contract with them I had been renting in East London for 4 years and every year was an awful experience (black mould, broken locks, broken washing machines etc). They have been very responsive when any maintenance has been required with same day fixing of a broken shower head and a toilet flush (on seperate occasions). Couldn't ask for a better experience. Renting from Hunter & Bloomfield was one of the worst experiences of my life. I was paying £675 a month for one room in a poorly maintained (glass in the front door replaced with MDF, everything needed a second coat of paint, kitchen window covered up with tape, no bathroom blind, very tatty shower curtain) flat with no living room and a kitchen that was so small the door wouldn’t shut once the fridge was in, something that is sadly normal in London, but would be insane in the rest of the country, for the same amount I could rent a 3 bedroom detached house with a garden - although I realise this isn’t Hunter & Bloomfield’s fault, more that of the landlord and the entire private rented sector in London. Part of the reason I chose the property I did was the reassurance that they had a maintenance team that would come out quickly and fix anything that needed fixing. When I moved in there were nails sticking out of a couple of my draws (not sure why, they weren’t holding it together), they came the next working day to repair it, the same when the lock broke on the toilet door. To begin with, I had quite a positive view of the letting agency, then more things started to break. The kitchen socket broke, exposing wires, when I reported it all they did was wrap tape around it and had no intention of properly fixing it until I complained again and threatened to go to the housing ombudsman - it took a total of weeks to properly fix it. The boiler was then due for a service, it took weeks of persistent emails and promises of a gas safety registered engineer turning up for the service to actually take place. We had no way of knowing if there was a problem with it, there was no carbon monoxide alarm so we had no way of knowing if our safety was at risk.Those weren’t they only safety issues there were, I had the chest of draws in my room almost fall over, tipping everything on it onto me because they should have been fixed to the wall but hadn’t been. There were then other problems that weren’t putting our safety at risk, but making life very very difficult. The shower just didn’t work properly, the taps on it desperately needed replacing, a member of the maintenance team just suggested a very basic quick-fix (which would probably realistically last a couple of days) and the landlord came round a couple of weeks later and said there wasn't any problem with it and refused to do anything about it, there were days where the shower was so unusable we had to get showers at work/University. The landlord also refused to change my curtains - when attending the property to change radiator valve in my room I asked if it would be possible to have my curtains changed as they were very thin and pale so let in all the light keeping me awake from the light from streetlights and waking me up early in the morning. As a temporary fix I stuck tinfoil to my window to block out light, but this was only supposed to be temporary because it was difficult to put it up and take it down so it was just left up all the time meaning I never got any natural light - the landlord thought this was absolutely fine and I didn’t need better curtains because tinfoil was doing the job. A landlord being tight is not the letting agency’s fault, but they did choose to take a business of a borderline slum landlord. When I left the flat early due to work commitments I was told that they would take rent from my deposit for the amount of time I wasn’t there and they hadn’t found a new tenant, which is fair enough, but they tried to take a 6 day void room charge from my deposit despite my rent actually being due the day after a new tenancy began - thankfully I got that back when I disputed it. They also to took a £72 professional cleaning fee from my deposit….I’d rented one small-ish room that needed a bit of a vacuum and a dust, taking half an hour at a maximum, I have no idea how a £72 figure came about. If you’re reading this and thinking about renting a property through Hunter & Bloomfield, please don’t for the sake of your own well being and sanity.... Read more

-10 It is to much one star. My advice don't make any business with them. Below you can find some reasons: 1. Don't leave deposit on them because they don't give back . 2. If you have issues with your place no one from that company don't care about your issues regarding the flat that you rented. 3. I went in on a Saturday during the afternoon to enquire, I was first greeted by a young lady called lamisa who greeted me very nicely then I saw a young boy called yasin doing work on the computer doing his work minding his own business he also gave me a pleasant greeting and offered me water( by the way the water there in the water cooler is fantastic).then lamisa passed me on to a consultant from what I get he seems to be Italian he was very nice, he showed me what hunter and bloomfield had to offer I was really impressed with what they had to offer. thanks to the Saturday team for finding me what I needed. Came across this little firm on rightmove when I was looking for a room to rent in Docklands. I must admit their office was not so big but my god was they organised! Very helpful people, genuinely took it upon them too help me through the whole process. A chap by name of 'Abu' was very polite and made sure I understood the contract I was taking. Initially I was taking a 6 month contract and mentioned I might stay on, Abu explained it is better to take a 12 month contract and have a break for both parties. He explained this will enable me to stay the 12 months if I wished without incurring any renewal charges after 6 month, that to me is rare. All the best and I definitely recommend these guys.... I have rented a property through this company, very polite and reliable. Abdul helped a lot and their office manager is top bloke too. All documents were filled and signed right away and even I got couple of days free stay instead waiting for the agreed date.
