The entire end-to-end process was smooth, efficient, and well explained step by step. The property was professionally cleaned and met a high standard. Everything was handled properly, and we are very satisfied with the experience.

From the first conversation she gave me a clear, realistic rental valuation, which turned out to be very close to what we achieved. As a first-time landlord I had no idea what paperwork was involved, and Amy explained everything I'd need to complete and guided me through every step.<br><br>She was consistently responsive and took a genuinely personal approach. It never felt like a mass-market, box-ticking service. I felt the ea2 team really cared about looking after my flat, which gave me real peace of mind, especially as I'm relocating abroad. I'd highly recommend Amy and e2a to any landlord.

6th Sep 2026 (7 weeks ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

They may have global reach but his knowledge of the local market was more important to me. I would reccomend Alex Neil if you are thinking about selling

My point of contact throughout was Nasim, he was always very responsive to any issues I had, making sure they were quickly dealt with. A massive difference from other agencies I’ve had to work with as a tenant in the past.<br><br>Nasim also helped to quickly get me rehoused after an issue in another flat I had been renting, finding me an available property within a day of being told I’d have to move out. Couldn’t recommend them highly enough if you’re looking for professional, responsive, and friendly letting agents.

2nd Jul 2026 (17 weeks ago)I could not be happier with Johns & Co, and in particular Anthony Norton and Rhiannon Howard! They made what can often be a very stressful process so much easier. They were incredibly responsive throughout, even while on annual leave, and consistently went above and beyond to keep things moving. It felt like they were doing the job of my solicitor as well!<br>Unfortunately, I didn't get the chance to meet Rhiannon in person when I collected the keys to my flat, as she was in a meeting, but she truly deserves special recognition for all of her hard work and support.<br>As a first-time buyer, I found the whole process incredibly stressful and frustrating at times, but Anthony and Rhiannon were there every step of the way, providing reassurance and chasing things whenever needed.<br>I'm now officially four weeks into my new home, and I couldn't be more grateful. A huge thank you to everyone at Johns & Co, especially Anthony and Rhiannon. I would highly recommend them to anyone looking to buy a property.

Thanks to Oliver for facilitating and coordinating the viewings of our property, and setting things up.<br><br>And a huge apprecation for all the hardwork Martine put in toward the end of the journey, making sure we got over ther line to completion. Martine was our guide throughout, and was helping us through some challenging moments, but her commitment and hard work in dealing with all other parties in the chain ensured we were able to get through to the end. She always kept us informed, and was instrumental in pushing other parties (solicitors, agents and clients) to act quickly on outstanding enquiries. And she was super communicative, always willing to jump into urgent video calls to keep things moving. She was our guardian angel. Thank you Martine.<br><br>We would highly recommend Butler & Stag (and Martine) to anyone wishing to buy or sell a property.
21st Sep 2026 (5 weeks ago)called them on 3 separate occasions post moving out of a property and getting deposit back, every single time been told the admin team are ‘not at their desk’ and no manager seems to be available either? Does noone actually work at this company during working hours? Poor customer service, cant speak to anyone ever no matter what day or time it is.<br><br>Also their staff have no compassion or empathy to their customers after getting burgled in one of the properties they manage<br><br>Oh and still dont have the deposit back after 21 days of moving out, despite new tenants moving in 24 hours after we left.

He was quick to respond, easy to deal with and made the whole process much less stressful. I'd definitely recommend him to anyone looking to rent.
12th Oct 2026 (15 days ago)?Moving into a recently renovated Prime Land property turned into an immediate headache. Upon arrival, I went 9 days without hot water in my floor’s bathroom and 13 days waiting for working Wi-Fi (this was included in the announcement).<br><br>?The issues didn't stop there. The pre-paid gas ran out several times and, on occasions, leaving us through freezing weekends with no heat and no ability to cook until someone arrived the following week to top it up. There were active leaks, unfinished renovations, and contractors who repeatedly left work areas wet and dirty for us to clean up. The cleaner broke our mop and cleaned his boots in our sink. They tried to get us to remove all our stuff from the living room within 24 hours to turn it into an extra room, I was able to stop this by referring to our contract which included acces to living room.<br><br>?When I requested financial compensation lack of basic infrastructure (as per our contract), I was bluntly told the property was rented 'as is.' Potential tenants should be aware that with Prime Land Property, missing essential amenities is apparently considered normal and not worth communicating upfront.
