Julian was always ready to give advice when I needed it . Eventually deciding it was time to sell I didn’t hesitate to use HSC . The flat was on the market for about couple of weeks when I received an offer . Despite the process of sale taking a little longer than expected it went fairly smoothly towards Completion and a big thank you to Marco and Omar who were brilliant !

9th Jul 2026 (16 weeks ago)This is a factual account of our stay at 298 Gray’s Inn Road (Flat B), managed by Carter Reeves, on 08/07/2026.<br><br>During our stay, we discovered an active, deep-seated bed bug infestation across all three bedrooms. We have concrete video and photographic evidence of multiple live adult bed bugs on the bedding and live nymphs crawling on the walls. The presence of multiple life stages across every single bedroom indicates a severe, long-term infestation that could only occur through a complete failure of basic preventative maintenance.<br><br>The property advertises that guests have access to 24/7 contact support during their stay. However, when we discovered the infestation and called the emergency number at 2:00 AM, we were texted back and told to text our issue instead. The moment we replied and informed them of the live bed bug infestation, they completely ignored all further communication.<br><br>Because management abandoned their advertised 24/7 support obligations, I was forced to evacuate the apartment with my children at 2:00 AM, leaving us stranded in central London in the middle of the night with nowhere to go.<br><br>Since our stay, we have been made aware of at least three specific, previous complaints regarding bed bugs at this exact property that were raised directly with management. Every single one of these prior warnings was completely ignored, showing a calculated pattern of negligence. Carter Reeves has willfully disregarded documented guest complaints, choosing to continue renting out a biologically hazardous property to unsuspecting families.<br><br>A review of historical feedback reveals that multiple previous guests have explicitly warned this management team about bed bug issues at this address. Carter Reeves has willfully ignored these public complaints, choosing to continue renting out a biologically hazardous property.<br>This matter has been officially escalated to Camden Council’s Environmental Health department with our full evidence pack for formal statutory investigation and enforcement action. Booking.com has also been notified of the severe safety breach. Avoid this property at all costs.

I’ll be honest, I was quite a difficult client at times as I was very stressed throughout the process, but Alex handled me extremely well and also managed the seller, who had a strong character, with professionalism and patience. I really appreciated that.<br><br>The sale went through much faster than I expected, which was a big positive. Communication throughout was regular and clear, and I never felt like I had to constantly chase for updates.<br><br>What really stood out to me was that Alex went above and beyond what I would expect from his role. He even helped me print and post documents to make sure everything was completed quickly and correctly. As I wasn’t experienced with the process and unfortunately didn’t have the best experience with my solicitors, this extra help made a real difference.<br><br>I’m very grateful for Alex’s patience, professionalism and willingness to go the extra mile. I would definitely use them again and would have no hesitation in recommending Alex and the team to anyone looking to buy or sell a property.

18th Sep 2026 (6 weeks ago)Outstanding service from Diamond and the team at Lion Wolf I cannot recommend Lion Wolf highly enough, and in particular I want to recognise Diamond, who was absolutely exceptional throughout the sale of our mother’s property. This was not a straightforward sale. It was a complex probate transaction, involving a number of additional requirements and, ultimately, a lengthy process before we were finally able to complete. Throughout all of this, Diamond remained incredibly professional, patient, proactive and committed to getting the sale over the line. What really stood out was the communication. Diamond was always available when we needed him, answered his phone, returned calls and responded to emails quickly. Even when there were delays and complications outside of his control, he kept us informed, chased the relevant people and continually pushed the transaction forward. We never felt that we were left wondering what was happening. He went far beyond what I would normally expect from an estate agent. He took genuine ownership of the process, kept communication going between the different parties and was always prepared to step in and chase things when progress was slowing down. Selling a family home following a bereavement is never easy, and having someone as professional, approachable and reliable as Diamond handling the sale made a significant difference. He understood the circumstances, dealt with everything sensitively and professionally, and remained completely focused on achieving the completion. Even when the sale became particularly challenging towards the end, Diamond continued to work extremely hard to keep everyone moving in the right direction. His level of commitment and communication throughout the entire process was hugely appreciated by all of us. Diamond is a credit to Lion Wolf. His professionalism, responsiveness, determination and personal approach are exactly what you want from an estate agent, particularly when dealing with a complicated sale. If you are considering selling a property, I would have absolutely no hesitation in recommending Lion Wolf and especially Diamond. We have dealt with a number of estate agents over the years, and the level of service we received here really stood out. They are a well-rounded team with a wealth of experience, with the negotiators, sales team, and directors collectively bringing over 100 years of combined expertise. They have been established for over two decades, and I’ve been with them for a long time managing my property portfolio. I’ve never had a problem with themeverything has been handled professionally and efficiently. They are a family business and have become trusted family friends, which means they give my properties and portfolio far more personal attention than large corporate agencies ever could. I couldn’t recommend them highly enough for lettings, sales, commercial, or investment propertiesthey truly cover the full spectrum. Their office is based on King’s Cross Road, and they have excellent coverage within a three-mile radius of King’s Cross, with strong local knowledge and presence in the area.
