Established in 1994 Inglebys are a family run business based in the seaside town of Saltburn, we have experienced steady growth and a growing reputation over the years. Since opening our offices in Saltburn and Loftus we have built a strong estate agency service which serves both residential and commercial properties. In addition to this we have a very well established professional lettings service with a large managed portfolio.

The location of our office's at the centre of one of East Cleveland's busiest towns in Saltburn means that we do not have to rely on on-line portals alone to sell your property. Pretty much an average service
We used Inglebys to sell a property. The surveyor/valuer was great, knew the market and was communicative throughout the viewings and final sale.
I found the office staff not so helpful and at times felt they didn’t treat you as a client, I thought their attitude was curt and dismissive. The office emails I think are a reflection of their attention to detail, small font, written in blue and unreadable unless you zoom in. Personally I wouldn’t use them

Inglebys and I have come to an agreement. It is not an agency that makes big promises but delivers little. Over the months, it has proven itself to be reliable.
Tom showed me the flat for the first time. He is attentive and responsive. He is a gentleman, not a pushy salesman. He even replies to emails that are just a courtesy.
I had already been in contact with Sue. She knew what I was looking for, and she informed me immediately when the property of my dreams was listed.
She is a clever and capable businesswoman. She knows the market and gives good interviews to the press.
I am very satisfied with all the staff. They are a good, fun team and we have developed a friendly relationship over time.

Rude and ignorant staff (Common sounding woman).
Tried several times to view a property through them for a couple of weeks and continually had to chase (I wonder if the seller was aware they had someone keen to view but the agent wouldn't let them!?)... AVOID
Reply to the response below - This is nonsense as when I initially enquired I was told it was available and that someone would come back to me to arrange a viewing - a week past and then I had to call in, to be told it was sold, by a very rude woman.

On two occasions of evaluation two of my properties Ingelbys undervalued the properties. Other than that Ingelbys managed to sell the property in question very quickly. I would recommend Ingelbys but would add the need to ensure the valuation is right.

Age discriminating, miss informing, lying and decieving... Even when the money is right in front of their faces
Discrimination against DSS applicants as I had told them I am a HGV driver which is true since I am a self employed HGV driver with my own company registered on companies house which can be looked up publicly
Explained that I am not currently working due to needing housing to set up my company and it's assets
And they didn't like it so declined my application after 4 weeks of hard work to complete the required documents by myself and involved parties, so that's 4 weeks of my life possibly even longer of time wasted that I can't get back due to ingleby's and their age discriminating landlords
I asked to speak to the landlord directly to reassure of any doubts to wich they declined
It would appear their landlords wouldn't know a good thing even if it came across and slapped them in the face

Just phoned to view a property and a very matter-of-fact employee told me that viewings were full this week and there was not a lot of point booking for next week as she would be surprised if it wasn't sold after this Fridays viewings! Not a good way to conduct business and no interest in accommodating my interest. I hope her seniors are aware of her poor attitude.

You should have the courtesy of following up viewings to let people know if they've been unsuccessful for an application. It's just lazy and rude quite frankly. Terrible experience dealing with this estate agent.

I had the joy of renting a property from Ingleby's for 2 years. I should of known there would be problems from the start as when all forms were completed and signed I received a call telling me the rent would be £50 above the agreed monthly price, which suddenly disappeared when I told them I was only willing to pay what was originally agreed. I will not list all problems I had with them over the 2 years but I will state that they left me with a broken bathroom window for over a year and wouldn't come out to fix a leaking pipe for 6 months even though I was on a water meter. They withheld my bond for 5 months for 'light cleaning' which ultimately they had to pay me because it was left spotless. Oh, and Martin is an arrogant self entitled piece of work. Can't say anyone else I dealt with was much better.
Use a different estate agents.

Viewed a house which has been available to let for months. When I asked for a second viewing once I knew I was relocating to the area, I was told they don’t do this, so I have gone elsewhere. If I were trying to get my house let, I would want the agent to be more keen.

Inglebys have extremely poor communication skills I phoned and emailed on numerous occasions but they never returned my calls. When I said I’m taking my business elsewhere they said they had put measures in place to prevent this? I wonder what exactly? I spoke to someone In the selling team and she never passed messages on and Martin deserves a medal for Mr sarcastic of the year! He was rude on several occasions and was obviously employed due to being so busy but what actually happened was no jobs were completed as there was NO communication! If you want your house to sit forever with no views let it with Inglebys it’ll gather lots of dust in the window! The place needs a rocket! How it’s not gone out of business is beyond me.

Great experience dealing with the estate agents. From getting viewings booked to having viewings everyone we have spoken to or met has been nothing but professional friendly and really welcoming. There is a reason why you see so many signs being put around this lovely area and why so many write such strong worded reviews praising this estate agents. We would happily use them again and will look forward to doing so in the future. Ps the box of goodies upon completion was a lovely touch.

All went smoothly at first with this estate agent, as buyer was found quickly. However, staff were very unhelpful when buyers went completely silent and no communication for weeks. Always felt during conversations that commission for sale was being paid by the buyer not us. Lots of defence of the buyers position and very unwilling to start proceedings to put house back on the market if needed. Felt unsupported in trying to get the sale completed.

Through the process of buying my first house i went through Inglebys and use the mortgage adviser through Ingelbys also. I was always update on new information, given a number to contact as and when I needed, felt so much support. I was 22 years old and had no idea what I was doing. However, the staff at ingelbys were always helpful, explained where I was in terms of steps of buying my house. Really thankful of the experience I had as it could have been so stressful.

Avoid at all costs!!!! My partner and I moved in together for the first time in a house through Inglebys a few years ago, the house was horrendous, full of mould that had not been sorted out properly, it was just painted over and left for us to deal with once it started reappearing. We got the blame for the mould and also the fungus growing out wall in the entrance. We have also had money taken off us for this. They fitted the cooker with an illegal fitting which we didn't know until a friend came round and said she could smell gas. We had someone from the gas board come out to check the cooker and he said an illegal fitting has been used and it could have potentially blown the house up. All this was ignored by Inglebys. We didn't even get an apology. There was water running down the wall in the conservatory right next to a power source which took them months to come out and fix. Every phone call we made to them about issues, the only response we got was 'yeah that's unacceptable isn't it' then that was it. No sign of Inglebys to sort out the problems. So we moved house but stayed with Inglebys for a quick move and when we got shown around the house by the landlord I pointed out a patchy wall in the bedroom and told her there will be problems with mould. A few months later here we are again fighting the mould cleaning it away only for it to come back again and again because Inglebys have done nothing. They got told about this before Christmas and have had the audacity to say things haven't been easy because of the pendemic. That's not acceptable as they've known about the issue since mid December. This isn't even the half of it!!! We had a new born baby sleeping 10 feet away from the mould and they still didn't see it important enough to do something about. When it's windy a lot of cold air comes through both windows in the bedrooms and also at the bottom of the wall in the eldest boys bedroom. This also got ignored and the amount of money we've had to spend on gas to keep the house warm has made us really struggle unnecessarily. 2 houses in a row we've had with Inglebys and its issue after issue. Stay away from Inglebys if renting. It's more trouble than it's worth.

Brilliant. The customer service here is fab. Connor showed me around a couple of places. I put a holding deposit down and in the end I didn't take the place but it was sent straight back to me no fuss. He was always on time for viewings and really responsive. A number of other people recommended them to me too. They have good rep!
