Extremely poor experience with this estate agent. A friend of mine, with a stable income, viewed a flat and immediately asked to proceed with an application to rent it. She was told the property had already gone and that the landlord had chosen someone else, although she had not been asked to provide any information beyond her name and profession. She was told she would be contacted if this fell through.
Weeks later, the same property reappeared on the market. She viewed it again, applied again, and was rejected again with no explanation. When she tried to ask why she had not been considered after the previous application fell through, she received no response. She raised concerns that this may be due to racial discrimination, particularly as the property was clearly still available, but received no explanation.
The agency then refused to take her calls, repeatedly diverting them and claiming the manager was on leave or unavailable, and outright refused to escalate a formal complaint. When concerns were raised about possible discrimination, these were dismissed as 'human error' without any investigation.
This behaviour is either discriminatory or demonstrates an unacceptable level of incompetence. In both cases, the handling was rude, dismissive, and unprofessional. I would strongly advise others to avoid this agency.

Catrina was excellent in finding suitable accommodation for our daughter and was excellent to deal with.
However, John Hilton take no responsibility for issues arising. A leak in the shower was reported in September 2024 and remained at the end of the tenancy. They sent a plumber in August having mentioned the issue when Catrina was showing a prospective tenant around but my daughter was out at the time the plumber called and there was no follow up. There were two serious water leaks during the tenancy and trying to get these sorted was a total nightmare.
Don’t bother expecting any of the deposit back as they will find a way to dispute the cleanliness of the flat. We were charged £125 to dust the room having forgotten to dust the bed frame.
I had read a review warning of this and I guess they assume all students will not look after their flat. I would never use John Hilton again. In short be prepared to have any issues ignored and your deposit withheld,

We had a few valuations initially and Marius at John Hilton showed by far the most research for the surrounding area. We also bought our house through them 5 years ago!
As with most house moves, at times it wasn't the most straightforward, but Marius & team were excellent at getting people through the door and got our sale over the line.
Marius was fantastic at communicating up and down the chain in order to get our exchange pushed through.

As parents of a tenant with John Hilton, we had serious concerns. This was a first rental experience and there were zero supportive interactions with the agency. The tenants had health and safety concerns about an old fridge freezer (I’d estimate at least 20 years old, double figures temperature at the front, freezing solid block of ice at the back), and they requested a check. When the engineer unbelievably said there was nothing wrong, they were slapped with a fine. Understandably, later in the tenancy when the smoke alarm malfunctioned, they were scared to contact the agency and somebody just removed the battery. So John Hilton policy directly resulted in a danger to life, as well as the risk of food poisoning with a mal-functioning fridge. There was no recognition of responsibility during a phonecall to the agency at the end of the tenancy, and I am not aware that their policy has changed. I would therefore strongly recommend people to avoid this agency.

36 Springfield road - seller isn’t serious put in for asking was accepted after legal searches and stating they wanted a quick sale being pushed by estate agents to use their recommended solicitors seller pulled out no reason given lost a load of money. Been told today seller hasn’t responded to estate agents as to why. Was told by a woman there that they weren’t aware of this to then be called back up and told they were aware 3days ago didn’t bother telling us as buyers.
Cost us a lot by them not bothering to communicate with us.

Do not associate yourself with this business. Staff are lazy, Ive never seen estate agents take a whole month for annual leave… IN DECEMBER!! They only respond to you if you badger them constantly, they don’t want to lose any money so they will charge you for the silliest things. Dont expect your deposit back because they will find anything to keep it. Only time they will respond is if the rent is due and then magically they care about their job again. All these other 5star reviews are fake, check their profiles. John Hilton DOES NOT CARE ABOUT YOU. Money hungry agents turning up to viewings with designer yet when the house is leaking and the house isnt heating up, they will ignore you. Worst type of people on this Earth, only caring about their Ibiza trips every month because they are never in office. Do not go with this estate agent trust me. Theres dozens of other estate agents on Combe Road, go to any other one but John Hilton. Funniest thing is, the agent in charge of our house is actually out of office FOR A WHOLE MONTH again. In June. The absolute liberties.

I was recommended to John Hilton by a friend when I was lamenting the quality of other agents I'd met to sell my home. I'm so glad I was, as I met Tom Coffey who from day one was a pleasure to work with. Tom is thorough, knowledgeable and friendly. He gave great advice, was quick to reply/update at every stage and easy to talk to. The house was sold quickly at a good price with everything panning out as we'd discussed (give or take a few teeny things that seem to always happen). Tom also showed me a few properties to buy and his depth of knowledge for each property was impressive, plus he knew what I'd like and not like! The whole team at John Hiltons are fab, all very helpful and know what's going on at all times. I can highly recommend them for both buying and selling a property!

If you’re a student, avoid this agency. Kimberley, the property manager, scheduled gardening services without our consent and then made us pay for them. They will probably respond this post stating that it was in a bad condition during the tenancy so they felt it necessary to do this but none of the tenants agreed to this service being scheduled. We were well within our rights to tend to the garden ourselves before the tenancy ended, and she took that away by prematurely organizing professional gardening services. It does not matter what she personally thought of the garden’s state during inspections, nor is it her place to organise professional services on our behalf without our consent and then expect us to pay for the bill. On top of that, they trap students by having the property professionally cleaned before the tenancy, only to hit you with the same charges at the end, no matter what state you leave it in. We were charged nearly £1,000 for a report that mostly mentioned “dust and cobwebs.” Kimberley’s attempts to justify these excessive charges were weak, and after weeks of dispute, she conveniently brought up rental arrears—something that could have been mentioned upfront, saving everyone time and was clearly stated due to the lack of valid reasoning for the charges. It’s clear they prioritise the landlord’s interests over fairness to tenants. If you don’t want to be scammed, avoid this agency.

The worst tenancy experience I’ve ever had, if I could give zero stars I would. They didn’t care at all for our well-being - our house was literally falling apart, but despite our complaints, they only began some repairs when we had 2 months left of our tenancy (without ever consulting us about the huge inconvenience the invasion of our living spaces caused,) simply so they could raise the rent for the next tenants. They would also refuse to take any responsibility for anything, and even had the audacity to demand we pay for pest control services for a mice infestation, despite the fact that this infestation occurred long before we moved in (we have evidence from the previous tenant of this). I still don’t think they’ve fixed the numerous holes in the walls that caused this problem. I was dismayed and disgusted by our treatment at the hands of this agency. Watch your back with these people - they will treat you like dirt, patronise you and don’t listen to a word you say, and are remorseless with the way they try to leech money out of poor students who can barely afford the extortionate rent in the first place.
Extra heads up - our property manager was named Michael, and he did not even have the decency to respond to our emails half the time.
Edit: Just seen John Hilton’s reply and it’s honestly laughable that they’d call my review unfair. They took over our tenancy very early in the year, and so while they may not hold responsibility for the conditions of the property during the first few months, they most certainly hold responsibility for the majority of the year. It is also true that Michael, at our repeated request, visited the house during the year to discuss our issues; after the visit, he promptly ignored our follow up emails and followed through with exactly zero of the resolutions we had so rightly proposed. I can’t really be bothered to go through every tiny little issue as this agency always tries to find a way to twist it, so I’ll just find solace in the fact that my self and John Hilton each know the truth of the matter, whether this agency will admit it or not. John Hilton, I find it despicable that a rich, large and exploitative company such as yourselves would put students through such dismissal and ordeals, and then have the cheek to attempt to manipulate the facts in order to construe yourselves in a better light - you’ve already taken enough of our money, at least have the decency to own up to what you are. You should be ashamed of yourselves.

Terrible company, all they care about is money. Our tenancy ended with them about a year ago, and when we came to receiving our deposit, they took hundreds of it, citing reasons that the outside windows were dirty, or the skirting boards. Baring in mind we had handed the keys in about a week or so prior, and I've never heard of past tenants coming back to clean outside windows once keys have been handed in, even if it had been raining. Highly unethical, don't rent from JH if you are a student or on low income. Will never be using this company again.
In response to their comment made: keys were not handed in early, simply on time. Tenants are allowed fair wear and tear, but apart from that the whole property was completely clean, no cleaners would have been needed and we had photos to show this. Absolutely typical that you would respond in this way and excuse yourself of any immorality. Further showing why you are a terrible and corrupt company. Shame on you.

I write this in all sincerity and pain, I only wish I wasn’t quick in dropping a review a year ago praising them. I hope other international students see this and trade carefully.
I rented a 6 bed house alongside other 5 girls with John Hilton Agent, during our tenancy, my house mates and I lived in this house with utmost care. Upon vacating, we used a cleaning service company recommended by this same Agent and left the house in almost a new state. 7 weeks later since our tenancy ended, our deposit hasn’t been returned.
The worst part was the level of lack of professionalism, long delay to responding to emails, it’s almost like they’re avoiding us.
Eventually when they got back, we’re being charged for things ordinarily we shouldn’t have been charged for covered under the wear and tear clause including rubbish disposal, despite not leaving rubbish in the house.
I sincerely recommend this Agency re-evaluate it’s end of tenancy dealings with students considering that students make up a huge population of its clients.
I’m really pained about my end of tenancy experience and the continued neglect from the Agency. As at today, we haven’t seen a certificate of our deposit being insured.

John Hilton marked my horrible beginning in studying in Brighton. Like anyone they would start with smiles and promises etc.
But once the agreement is signed they are no where to be found, and when I finally got the chance I was treated horribly and even threatened to be physically assaulted when I asked for my legal rights as a tenant. In the end I never got my money back or my dignity as a human being.

Epitome of the estate agent stereotype - All smiles at the beginning followed by hollow promises and money grabbing.
Do not expect due diligence. Expect to challenge your deposit return.
1) When organizing tenancy agreements they gave us the complete wrong date that was discussed and advertised. This was followed by patronizing conversations about how we must have been confused when in reality (and later by their own admission) it was their fault. We received no apology or compensation for the complications this caused.
2) We had issues that remained for our entire tenancy that were never properly addressed despite them promising to fix them before tenancy.
3) We left the property in immaculate condition yet we were charged for cleaning fees because of carpet stains that were there prior to us. When we provided time stamped evidence that the stains were there upon move-in and were missed on the inventory, we were accused of forging this evidence. It's frankly pathetic.

Currently living in a shared house with uni students and as much as we love this house there has been a recent occurrence which the agents have simply not taken seriously. Our hob is broken and we made a complaint 3 days ago. When we called the emergency out of hours the women urged us not to use it as it is a gas hob and continues to spark when nothing is lit. She said that the issue would be put through immediately and someone would be round in the morning to fix it. Following morning, nothing. I rang and someone told me they’d call me back in 10 minutes. Never called back. Following day called again, got told they have left a message for the repair man and are waiting for a response. Then got a call later saying someone might be round this afternoon or tomorrow morning. No specific time or anything. The house came with no appliances ie microwave, toaster, kettle, bin, or vacuum and mop. So we rely on the hob to cook if not using the oven. You would think they would act urgently seeing we use the hob 90% of the time to cook but no. They suggested “we get a takeaway” lol are you going to pay for it? Actually disgusting that weve now gone 3 days with no hob and no time or any sort of reassurance relating to our issue, not worth close to £700 pp a month. EDIT: the out of office company contacted me to apologize and gave me a gift voucher for deliveroo, the man on the phone I believe his name was Aaron was very apologetic. After contacting John Hilton a few times someone did end up coming and fixing the issue, it is to be noted that the company for out of office is not John Hilton themselves BUT this is the company that they have hired for their tenets to contact.

I have to agree with other students on here in that John Hilton certainly favour the landlords over tenants.
As a guarantor for a student I have always found them 'wanting' in attempting to sort issues out and they were certainly no help during the COVID lock-downs, when there were no students in residence for nearly six months.
It was also the same story when it came to paying the deposit back at the end of a two year tenancy. We had to challenge every little aspect (not saying the house was perfect) but some of the items they kept money for were very petty.
Overall, couldn't recommend.

Having rented a house through John Hilton for 3 years, I would like to warn other students wanting to rent through them. With every house inspection, the agents always commented on how clean the house was and how well it was maintained. However, when it came to giving back deposits, they tried to initially retain over half of our deposit. I had to request the check out report twice before it was provided a week after the tenancy ended, extra photos taken by the agency were not provided until 2 weeks after the tenancy had ended. Whilst initially, the communication was okay (a few days between responses), they stopped replying at all ~2 weeks after the tenancy ended and I had to go through mydeposits to dispute the remainder of the deposit. Although John Hilton were not terrible compared to how other agencies treat their student tenants and most things were fixed during the tenancy (although with delays), the deposit ordeal has left us all with a very sour taste. We had also paid their chosen cleaner when moving out to ensure the cleaning would be up to their standard to avoid any issues. It has taken nearly 3 months in total to get to a final decision. If you still choose to go with them, at least bear this in mind.

Myself and my housemate rented a flat through this agency from September 2020 through to September 2021. We encountered a number of problems during our tenancy as a result of the agency.
To begin with, for the first month we were in the flat there was no sufficient hot water, meaning we could only take cold showers etc. We contacted the agency immediately after discovering the problem when we moved in and although they did send someone to try and fix it every so often, they obviously weren't prioritising it and it took far longer than is reasonable.
One of the plumbers who came to look at the boiler also noticed that the bathroom floor was crumbling away so that whole floor also had to be replaced while we were living there. This had been an issue since we had moved in, which should have been dealt with before the start of our tenancy.
The most outstanding issue we faced, however, was the fact that over a third of our deposits were kept by the agency for 'cleaning fees'.
Prior to moving out, the flat had been cleaned to the standard it was when we moved in. The only photos we took of the flat when we moved in were things that seemed like they could prove to be an issue when moving out, like the holes and missing plaster in the wall of one of the bedrooms. (They were initially going to charge us for the holes in the bedroom wall until we reminded them that we emailed them about the holes with photographic evidence when we moved in and they had ignored the email.)
The flat was not spotless, but also not unreasonably dirty when moving in so we thought extensive photos wouldn't be necessary. We were obviously wrong since we had no proof and therefore no way of making John Hilton drop the false claims that we had left the flat in an unreasonably dirty state. On top of this they claimed it cost £460 to clean a small 2 bed, 1 bath flat with only carpets in the bedrooms. Prior to moving out the whole flat had been hoovered, the fridge freezer had been cleaned fully and defrosted, the cooker, all surfaces, cupboards and bathroom had been cleaned. Quite what required £460 worth of cleaning is a mystery to us, although perhaps since we didn't damage anything during our tenancy they wanted to find some other way of keeping some of our deposits.
Really liked the flat itself, but would highly recommend taking photos of literally everything so you don't end up suffering from the same problem with this agency as we did.

I’m sure JH are a great company if you’re not a student. Looking through the reviews I can see most of the poor rated reviews are from tenants There’s a clear pattern.
No major issues throughout our 2 year tenancy all inspections deemed fine no problems from JH and no queries from us as tenant. However, since we moved out 2nd September 2020 it has been nothing but hassle.
I am still awaiting some of our deposit back and today is December 15th.
Our first sum of money agreed from the deposit we were told would take up to 14 days to show in our bank account. 14 days later I phoned up as no money had been sent to the account, only to be told it would be sent out that today. Unacceptable to hold onto deposit money when we had been told it had already been sent 2 weeks prior. 1 of 2 reasons - a lack of communication between colleagues or a lack of urgency in the office to get things done and meet deadlines.
At the end of November I was assured and had in an email that the remaining final balance that had been agreed would be paid into the account the end of November.
December 8th still no money paid in so yet again I find myself calling up due to JHs failure to once again meet their deadline. After it had all been checked I was told the money would be sent that day (9/12/20).
15/12/20 still no money and after what I hope is my last phone call today things should be sorted. A lovely lady answered the phone and tried to be as helpful as possible however I was told it had been sent to a Lloyds account, which is not the correct account, of course I panic as the money has therefore been sent to the wrong place. I was also told the money had been sent Saturday 12/12/20 - yet I called 9/12/20 meaning it had been a further 72 hours before anyone had actually sent the money - again lack of urgency. She puts me onto a colleague who reads out the details - they are correct? I apologise for getting angry however state your colleague said it was Lloyds bank which is wrong. I then get shouted ‘IT IS YOUR FAULT THEN’ - how is it my fault for your colleague making a mistake when reading and your incompetence and your failure to meet a previous 2 deadlines regarding my money?
This is not compensation or money being sent out of good will it is MY money, OUR money and you are withholding it - I am fully within my right to get agitated and annoyed after a full day of working in a school during a pandemic and still having to phone you up and discuss where the money is ... again.
I understand you are often at the discretion of the landlord of the property however the service we as tenants have received and the rudeness of some staff during the final few calls is unacceptable. It is MY money you have and MY time you are wasting and after 75 working days I am fully within my right to be getting a little annoyed at the service you are currently providing.

We were also charged £40 for rubbish removal which belong to the landlord (mattress). I still haven't heard back from them about the £40 dispute but I've given up at this point. If you're looking to rent then I'd say deal directly with the landlords themselves and don't bother with these agencies because they are so much hassle when it doesn't need to be.

I do not recommend this agency, ESPECIALLY for students. At the start of our tenancy we had a bathroom with a rusty radiator which we were told would be replaced. It was never replaced. At the end of our tenancy we received poor communication with the agency about whether a checkout report had been conducted and when we would get our deposit. We phoned them multiple times and were promised that we would get email confirmation from the deposit team, to which we did not. We also sent multiple emails which did not get responses. After approx. a month of the end of tenancy we raised a dispute with the deposit insurance company. This was the first time that John Hilton decided to respond properly to us and send us the check out report. When agreeing upon the deposit amount they tried to make us pay for certain things that were either already cleaned to the check-in standard (as stated on the check-out report) or were not our responsibility (as stated in our contract). After a lot of back and forthing our deposit was only released approx. 2 months after the end of our contract.

Seem to be worth while working with if you're selling but avoid if you're renting.
My landlord moved mid tenancy so had no choice but to work with JH.
Rent went up £100 and was given 3 weeks notice on the increase.
£120 is deducted from deposit for an inventory.
Pretty dishonest and completely unclear.

1. We have not ran into each other in my place of work? This review is about the moving out process for which I forewarned I would do. Not sure why there is confusion.
2. My boyfriend had moved out by that time, it has been single occupancy since 2016. I am good friends with the landlord and know that the request was yours not hers. My landlord is also the gran of my ex boyfriend...
3. I am in work and not taking personal calls so have emailed you. Unless communication is only regarded as communication on your own terms, like everything else?
4. Not sure why you're adding that you've helped me out with contractors like you've gone out your way, as a letting agency that is literally your job.
5.The fact that this is public and your only thought that your job would be easier if all deposits could be returned, shows how little you are focused on customer satisfaction.
This is not misleading, this is very much what has happened over the course of the last week.

I didn't have great success with selling my property with John Hilton unfortunately. Apart from an open day, I only had 3 viewings in 10 weeks. Although the market was somewhat stagnant at the time, I moved to another estate agent nearby who took more professional photo's, improved my rightmove advert immediately and were a lot more proactive at selling my property. This increased my viewing's to 1-2 a week for a consistent amount of time and I eventually sold my property at a decent price.
They're all good people at JH but I just think they lack business nous and proactivity in actually selling properties (compared to other agents) and are probably more suited to the letting's market.

After a very stressful first time property buy using John Hilton's, I am now finally in my new flat. I felt Marius' approach was refreshing compared some of the total moronic simpletons I met throughout my many viewings with other estate agents (I won't name drop but the largest brands were by far the worst). I felt that Marius and Tracy represented my views to the vendor and voiced my frustrations when things were not going to plan. I also felt bad because they probably bore the worst of my frustrations in the process (along with my solicitor), but remained empathetic in a very highly stressful time. The lengths to which they both went to ensure that I wasn't left homeless by my move in date is testament to their dedication. They even drove to another solicitors office and to see the freeholder in person to help speed up and rectify certain documents that were necessary to move. This sort of thing is few and far between these days! I would recommend buying or selling through them as I feel they kept a human touch to something that is covered in formalities and legal jargon

Myself and 2 more people have rented a house through this agency. The house had multiples stains of mould and nobody came to professionally clean it before we moved in. We did it by ourselves. Landlord and agency couldn't work together. They were dropping in our house without letting us know and lying that they sent us an email but 'maybe it didn't come'. They gave us the option of cleaning our garden when we moved in and then we should keep it tidy or leave it as it is and not to worry about it when we were going to move out. We chose the 2nd option. Obviously by the end of the contract the garden was worst compared with when we moved in but we didn't care as we agreed of not cleaning it from the first place. 1 month before moving out they sent us an email with the pictures of the garden when it was tidy and they were threatening us that we should clean it or they would get money from our deposit. Being students then with a budget in our hands, we were forced to clean it. A lot more happened which ill not waste my time writing.
Hope you became better since then because i am still feeling bad for the people which moved in that house after us.

Yes i agree with you and i understand that you may had a difficult person to deal with. But what did you do about this during that time? I don't care what you did afterwards as it didn't influence me. I will answer the question for you. During that period of time, the tasks you did were: 1. try to convince the landlord to do something without achieving it, 2. ignoring the emails from tenants, 3. Threatening us at the end of our contract, 4. Never apologized for anything. This is unprofessional and really bad behavior, especially when applied to young, busy, concerned about life students.

Very unhappy with the service and lack of speed with the organisation. Having a heavily stained mattress for 3 weeks of the tennancy is not what i expected when moving into a property - when requesting 1 week of rent off for the fact i could not sleep at the property i was denied, left feeling and left feeling uncredibly upset. This is one of the many problems we've had with john hilton. Will never be using John Hilton again.

4 years ago, we were looking for a Buy to Let property in Brighton and John Hilton found exactly the right property for us, letting us know immediately it came onto the market. Since then they have managed the property expertly for us and it has been continuously let for the duration. Their staff are always very efficient and friendly. We continue to be impressed by their knowledge of their market and when we have needed to have work done on the house, they have obtained quotations quickly from trusted contractors and supervised the projects effectively.
Sometimes estate agents get a bad press but we would have no hesitation in recommending John Hilton for buying or renting.

I've been consistently impressed with how easy to communicate with and how reasonable the various team members at John Hilton Estate Agents are. I've been renting for 10 years and have had a lot of very bad experiences with Letting Agents and Landlords over the years, but my experience with John Hilton Estate Agents has been great right from the start. There was no hard sell, no sense of trying to obfuscate any issues with the property seen while we were viewing it, and any that were have been fixed promptly, and no hidden charges or unreasonable fees. Paperwork was simple and straightforward, and the team members we were interacting with always friendly and helpful. They've assisted us in communicating quickly with the landlord and finding a solution to any issues that have arisen that suits all parties well. Having used John Hilton for my last tenancy I would not recommend them. They show a lack of interest in dealing with complaints, always passing it off as nothing to do with them. The property 76a Bonchurch Road should be avoided at all costs. I lived there for 15 months without missing rent and was still evicted with no reason. Landlord then added insult by not dealing with the release of the deposit in a timely fashion, even stating " It will get sorted when it gets sorted". DO NOT USE THIS AGENT.

Having dealt with John Hilton as a guarantor for my son who rented a property through the agency and was a student at Brighton University I would never recommend or use this agency again. Despite paying the agency a signing on fee every year for 4 years and an exit fee - the agency have done nothing but put everything in the hands of the landlord. There was a change over of 3 tenants in 2014 and no check-in/check-out inspection was carried out and now on leaving the property the landlord is trying to charge the new/replacement tenants for items that were never there! We were assured that John Hilton would act as an independent arbitrator between the tenants and the landlord. So far all they have done is pass our letter of dispute regarding the deposit return to the landlord who almost 3 weeks on has not even had the decency to respond and John Hilton have done nothing. According to the e-mail with the deposit return charges if we had a dispute it would be re-assessed! We have been left high and dry with no support/effort from the agency and have no choice now but to go independently to 'My Deposit'. I would recommend avoiding this agency at all costs. Unhelpful, and despite taking their fees they have done nothing .

John Hilton, in particular Marius and Tracy have been so extremely helpful. They are a straight up agency, no bull**** sales tactics. They offer you such a personal service and I am eternally grateful for the support they offered me throughout the time my flat was on the market. I was dealing with another difficult agent for the purchase of my new property and John Hilton were on hand to offer me any advice and were totally fine when I called them up freaking out. I cannot sing their praises enough in one review. They even spoke to the solicitors for the purchase of my new property on my behalf as I was unable to do it myself due to work commitments. My busy schedule meant I was not always prepared for viewings but they offered to arrive early and spruce the place up for me. They have been kind, professional, friendly and helpful as well as getting me way over the asking price quoted by other agents. I was nervous as this was my first experience selling a flat, a friend of mine works for another agency who I was going to market the property with but decided to go with John Hilton as they only use experienced sales agents to deal with the property. I was worried I had made the wrong decision as it is often the case that you are bombarded with the corporate rubbish but I am so pleased I trusted my instincts and stuck with them. I could not recommend them any more and will certainly return to them without a shadow of a doubt when I look to buy/sell my next property. They are really helpful when you ring them and are very quick to respond to maintenance issues. They came to the house regularly to carry out inspections and to make sure we were happy. You hear such bad stories about how students are treated by estate agents so we are so happy that we found John Hiltons. If you are looking for a student house go to John Hiltons and avoid some of the other agents on Lewes Road!! Last year we got ripped off at the end of the tenancy.

Everyone know that buying or selling a house is a very stressful time. The sales team at John Hiltons are exemplary. They guided me through the process and dealt with any issues that arose quickly. I honestly don't think that I would use another agent to buy or sell as it is so hard to find an agent you can trust. What shines through the most it the wealth of experience of the sales team. - Gave us 2 months notice (mid-contract) to move out, when we'd been tenants for 3 years.
- Frequently builders/electricians woudl turn up at our door, without anyone notifying us.
- Didnt contact us for 2 weeks from move out date. Returned some of our deposit, but charged us for carpet cleaning despite the fact it was going to be lifted for builders to come in and do major works.
- No flexibility with move out date.
- We lived in unhealthy conditions (black mould; fungus etc) and nothing was done about it despite reps from John Hilton visiting the property
- Many unresolved maintanence issues.
