Stay Away from Keatons : Terrible End of Tenancy Experience
Keatons in London seemed great at first, but our experience turned into a nightmare when our tenancy ended. They demanded we hand over the keys on a Sunday and took months to complete the check-out report. They assigned a freelancer named Caryl, who was often unavailable, to handle our deposit. The customer service head, Stevie Knight, showed no responsibility and forced us to pay for cleaning and unaccountable bills we didn't agree to. It took over 180 days and the TDS deposit scheme to get our money back. I strongly advise against using Keatons and recommend requesting your deposit through TDS to avoid similar issues. I have also complained to the letting agent redressal service.

Avoid Keatons in London at All Costs – A Nightmare End of Tenancy Experience
I cannot stress enough how disappointed and frustrated I am with the services provided by Keatons, a property letting agent in London. Initially, they presented themselves as gentle and accommodating, especially for beginners like us. However, our experience took a drastic turn for the worse as soon as our tenancy ended.
From the moment we handed over the keys, which they insisted on collecting even on a Sunday, our lives became a nightmare. The check-out report took an excruciatingly long time to be completed, and to make matters worse, they assigned a remote freelancer named Caryl to handle our tenancy deposit. Caryl was often unavailable, being away from the office three days a week, which significantly delayed the process.
When we finally managed to get in touch with someone, we were met with sheer incompetence and lack of professionalism. The customer service head, Stevie Knight, took no responsibility for the issues we faced. Despite our protests, we were forced to pay for professional cleaning services that we never agreed to, along with unaccountable bills that we were not liable for. The audacity of their demands was astounding, and it felt like we were being robbed blind.
The entire process took over 180 days to resolve, and it was only through the intervention of the TDS deposit scheme that we finally got our money back. The stress, time, and effort spent on this ordeal were utterly unnecessary and could have been avoided if Keatons had handled our case with the professionalism and respect it deserved.
I strongly advise anyone considering renting through Keatons to think twice. The company is a total rip-off, especially during the end of tenancy. To protect your interests, I highly recommend requesting the deposit through the TDS platform. This way, you can avoid the nightmare we experienced and ensure that your hard-earned money is safe.
I have also lodged a complaint with the letting agent redressal service, but given the lack of accountability and professionalism we encountered. Stay away from Keatons if you value your time, money, and sanity.

I booked a viewing with Keatons and very shortly later, Gosia called me, she promptly booked me in, and was very responsive throughout. She arrived at the viewing in a timely manner, and was extremely helpful during the viewing.
Even after when I agreed to let the property she showed me, she was so prompt and informative of all the info I needed to provide. It was only a day after the viewing our offer for the property was accepted.
Searching for properties in London can be so stressful. I very often have forgettable or negative interactions with estate agents. Gosia was so so helpful, so approachable and answered all my queries. I have been a landlord for over a decade and around a decade we have used Keatons in Stratford, London. Communication is key for a healthy relationship with Landlord/Estate Agent/Tenants. Keatons have really been outstanding for us and this starts from the top with the Manager Shanni Pinnock who leads a great team by example.
Keatons have always been very professional in dealing with us. We pay to have our home fully managed as we live in another part of the UK. Keatons have always provided us quickly with new tenants whom are fully vetted. We have been very fortunate in having good tenants in the past. Financial Department has never made a mistake since we have been using tenants with clear invoices that are easy for my accountant to understand.
Big shout outs for the staff whom have always gone the extra mile. Elza Kapitanska is a very well organised professional whom has always been helpful with explaining things relating to the paperwork side of new tenants.
Massive praise must go to James Carpenter whom is the Senior Property Manager whom we speak to the most. His communication skills are outstanding when dealing with both complex and difficult situations at times from our tenants. He has added that special human touch in dealing with situations and it really is down to him and his professional attitude for the reason why we have not needed to look elsewhere in choosing an estate agent to run our home.
If you are looking for an estate agent to handle renting your home you will not be disappointed we can guarantee you. Best decision we have made as landlords was to choose Keatons. If i could score them 11/10 if was possible then i would. Thank you so much Keatons Stratford team. Been trying to book viewings for ages. Lack of communication and then when someone does call me, it's not the right person anyway. Email communication crap and employees seem condescending/disinterested.
Buying a house has meant I've had to deal with loads of different estate agents and my overall feeling from most is, they won't leave you alone. While this can be a bit annoying, it's definitely a good thing for the seller. My feelings from Keatons is that they don't really care whether they sell houses or not.
I can't comment on the company as whole, but If I was selling my house in Stratford, Keatons would be the last company I went to.

Keatons Stratford look after the letting and management of my flat in the Royal Docks area. I'd happily recommend them as they worked quickly to appraise the flat for rental, giving helpful feedback on the rent level and advertised immediately with minimum fuss. They communicated well on the suggested tenancy and are now doing a good job with the ongoing management of the flat. Despite the highly professional service provided, the rates they charge me are very reasonable particularly for London. On the basis of knowledge and service, they'd be my go to agent for the area.

When moved in they forgot to give us the electricity key to top up electricity then they lost it so we had to get a new one.
When moving out they lost the keys I handed back in. Said they would get back to me and didn’t and ignored follow up emails. Been a shambles from start to finish and the landlord had to take money out of the deposit because I didn’t want to have to deal with the incompetence any longer.

Shame about the branch manager. Never replies, says ‘he’s too big time’ to deal with any issues and will refuse to help. Wannabe Leonardo Di Caprio but forgets he just managing a branch for a multi million pound company, not his company. It’s a shame because they have an excellent property management team and some okay negotiators.
Branch manager just cares about the bottom line and not the customer experience. No idea how he was promoted, think Senior Management need a review or if they only care about money that’s such a shame.

If there would be chance to give -5 star rating I definitely would. I had the unfortunate experience of dealing with the property estate agency Keatons, and I must say it has been nothing short of a nightmare. My interaction with them began in late June when I inquired about renting a room in a 2-bedroom flat. From that point on, it has been a series of disappointments and frustrations.
One of the main issues was the complete lack of care from Natalie, the person handling my case. Despite clearly communicating that I needed the tenancy contract by August 15th, she seemed utterly indifferent. Not only did she not take my deadline seriously, but she also went on holiday twice, leaving my case forgotten and me in a state of constant anxiety, unsure about where I would be sleeping.
Communication was a farce throughout this ordeal. Natalie never replied to emails, and if she did answer the phone, it was to offer empty promises about the contract arriving soon. This same excuse had been regurgitated for two months, leading me to question whether they had any intention of fulfilling their responsibilities. I diligently provided all required documents on time, but they seemed more interested in making excuses rather than progressing with the process.
Another convenient excuse they conjured was that the landlord was unresponsive to phone calls and emails. This supposedly went on for two weeks, compounding my frustration. In a last-ditch effort to get some answers, I visited the agency in person last week, hoping to speak with Natalie. Instead, she evaded me, claiming to be in a meeting, and passed me off to another estate agent who provided the same rehearsed excuses about the uncooperative landlord.
It is utterly embarrassing that Keatons has been unable to provide me with a contract from late June to the present day, August 14th. I cannot stress enough the level of incompetence and carelessness exhibited by Natalie and the entire team. If you're considering Keatons for your property needs, I implore you not to let Natalie handle your case. In fact, I would strongly advise against engaging with this agency altogether. They have proven themselves to be an inept and uncaring bunch who have caused me immense stress and frustration.

By far the worst agent I've dealt with in London. Due to their incompetency (extremely slow progress and basically no communication until the very last minute) I was nearly made homeless, and I developed health problems due to this stress. I have never been treated in such a way by an agency. If you can avoid this place, for your own sanity - DO! Speaking to colleagues and friends we have heard that this particular branch somehow isn't even the worst of Keatons.

Worst agent that I have dealt with. The sales consultant Billy was extremely unprofessional in his communication. He kept postponing the viewing giving an excuse every time. Finally after 2 weeks agreed for a viewing on Saturday. He first agreed for 11:30 on call and then kept pushing it every 15 min after every couple of hours via email and finally agreed for 12:15 PM. He said he had the keys and there shouldn`t be any hassle in viewing the apartment. On the day and time of the viewing I walked 20 min with a baby and reached the place only to find the consultant Billy missing and not being present at the location. Calls went unanswered and I sent a message on whatsapp. He responded by saying he will check with the existing tenants and they will be showing the property. I pressed the bell at least 5 times and no one responded. Finally Billy responded by messaging that the tenant "forgot" that there is a viewing and they aren't available. He said they had changed the locks and he didn't have the new keys. None of this explained why he wasn't present for the viewing. I kept hearing a new excuse every time I talked to him. When asked why didn't he show up there was no response and no apologies were provided at all. I will not be recommending Keatons to anyone else.

I have rented twice before in London, both of these times as a student. The first time it was a disaster. The second time was okay, nothing special, but it wasn't increadibly swift. These two experiences had made me quite unsure of estate agencies and estate agents in general, and I was a bit nervous when I was starting the whole process again for a third time. Nonetheless, Keatons has completely changed the picture. Always on the ball, responsive, helpful and professional. I was coming from abraod from Barcelona, and all the agencies in London were making it very hard for me to put down offers, view properties online and even get back to me. Keatons, and especially Lauren, were completely the opposite. They adjusted themselves to my needs, making me feel as if I was equally as good a candidate to become a tenants as someone living in London. Lauren was brilliant. She works hard and would always make herself available to me and Melissa. Not once did she let us down. She was great at keeping in contact, responding our questions, doing all the paperwork and going the extra mile, all to make sure we had the smoothest move-in period. I doubt that without her tough work we would have been able to rent this property that we love so much.
Lauren is a great employee and is a accurate reflection of Keatons as a company. Beautiful office too :). Best estate agency and agent I've encountered so far!

Lauren (Keaton's Stratford) has been great. She was very helpful when we were looking to move and made the whole process very smooth and easy.
After we had moved in there were a few snagging issues which Lauren helped out with even though it is not her remit.
A few things from other staff members left us a bit disappointed however. - The inventory was supposed to be carried out in person with us - a date and time had been agreed but then nobody showed up and a few weeks later we had been given an inventory report stating that it had been done without us. There was no communication regarding these changes.
- There was a remote which we had not been told about that, upon pressing, caused an extremely loud alarm to sound at midnight and 3 police officers to show up. This was not captured on the inventory either.
- A stairwell had a broken light fixture which needed to be fixed (wooden stairs in pitch black are not the safest). The necessity for this light to be fixed was questioned by the property management team! It did eventually get fixed but to question it was poor.

We tried to sell our property through the Stratford office and dealt with Max on the sale side and Toni for after sales. Whilst their initial impression was good, we did feel that we were misled about what was going on with our buyer.
The first buyer, a first-time buyer, raised some concerns after the building survey came back and tried to use minor irrelevant issues that should have been spotted upon viewing to renegotiate on the accepted offer. Keatons explained to our buyer that none of these issues were unusual. We had a feeling early on that this buyer was being opportunistic but Keatons kept assuring us they were not even though in the end that turned out to be the case when they pulled out right before exchange. We gave them a budget to re-negotiate the accepted offer with the buyer but by then they had already lost their interest. We then had to re-list our property right before the Christmas period as we were in a chain and had to get moving quickly. Because they had to re-use the previous ad on Rightmove, our ad was still showing at the bottom of the list which obviously didn't help in getting new viewings. They made it a featured property but this only results in showing it at the top sporadically.
6 weeks onwards, by mid January I told Keatons that we were considering going with a different agent as we weren't getting anywhere with them. I also explained to them that my wife and I were expecting a baby and we needed to move out of our 1 bed flat asap as we needed extra space. The day before we were going to list our property with another agent they came back to us and said they had found another first-time buyer. Even though something didn't feel right at the time, we trusted them and accepted the offer. After several days, the solicitors still hadn't received the sales letters so we tried to find out what was going on. When I called the office, they would dodge my calls and tell me that the person handling my sale was unavailable to speak to me but re-assured me that the sales letters would go out shortly and they were just waiting to get their "details". 3 days after accepting the new offer, one of the agents called me to explain that actually, our buyer is not a first-time buyer but also owns a second property elsewhere in England. For 10 days we kept chasing for the sales letters and each time they re-assured us they would be sent most likely the next day. After almost two weeks went by it was pretty obvious that something else was going on and they then finally communicated to us that this buyer didn't have the funds in place to proceed. Even though we made them aware of our situation that we urgently needed more space as we were expecting a baby and we tried to keep our onward purchase on track, they still tried to push ahead with a buyer that didn't have the funds to proceed with the purchase.
Keatons never offered us an explanation or apology for their mistakes. I wouldn't recommend them because from our experience we felt that they are not transparent and we would find it difficult to trust them again.
In the end we sold our property through Nested, another London estate agent. They managed to get us a better offer and also kept everything nicely on track during the COVID-19 crisis. The entire process only took about 3 months from the moment of mandating them until completion. I would highly recommend them over any high street agent.

I would give a negative five star if there is a option. This is the worst experience I ever had renting a place in London. They are so so so unprofessional. 1. At the beginning of tenancy, we paid our deposit and move in money and waited for a few weeks and nobody contacted me. I called them then they said the person was sick blah. So nobody take care of her work and checked her emails??? And she won’t even bother to tell us she is sick??? 2. When we lived in the property, whenever we had problems with the flat, they told us to deal with it ourselves as they are too’busy’.... busy for what??? Busy for not dealing with your customer’s concerns? 3. When we moved out, they waited too long to return our deposit, and deducted without our permission. We threatened to take it to deposit dispute then then give our deposit back.
There are still a tons of things that I want to complain. I do not know why a real estate agent like this exist.
DO NOT RECOMMEND IT AT ALL! Please do not rent with them.

I would give them 0 star if there was an option. This people are very very unprofessional. They take multiple buyers at one single time for a property purchase.
Who ever finish first, they call the remaining buyers with false excuses of the seller. They did this twice with me for the same property.
One day they would accept my offer and after 2 days someone would call me with the bad news. Leaving me with extra cost on Solicitor fees and Broker fees. When they called me second time, they assured me of not doing it again and sent me letters of purchase and I spoke with them to give me 4 weeks to complete the purchase and I would try to finish the purchase in 2 weeks.
It was straight forward with no chain on either side. 1st time they said someone offered higher and this time they said the other buyer is ahead of you and completed survey and other paper works.
I was shocked and said, why did you not withdraw other buyer's offer when you accepted my offer for the 2nd time.
It clearly meant they are riding on multiple buyers on one property. Would never deal with them again and would advise others the same.

My only experience with them is as a potential buyer and was hugely disastrous.
I saw a property they advertised in Stratford and I put down an offer after the viewing. It was accepted and we kicked off. Half way through the sale it turned out the seller hasn't fully sorted out the approval to sell the flat with his housing association (ex shared ownership place). Considering Keatons sell properties in the east village, the must have known that this is applicable for pretty much all flats in that area. Despite that they didn't do due their due diligence on the seller. What followed was a month of painful chasing of the seller to get an answer when this will be sorted. Keatons was pushing me to move quickly but they couldn't push their own seller to move. Eventually, after 2 month and a half, the seller pulled out so I lost 1.5K. All of that could have been avoided if they have done their due diligence.
My second experience with them is from 2 weeks ago. I booked a property viewing with Ryan and he didn't turn up on the day. I rang him and he said there was an offer on the flat that's why he had sent a voicemail. This wasn't true and I triple checked my phone. When I told him this was unprofessional he started telling me how it is not his fault as he sent a voicemail (which as I stated wasn't true). So he wasted my time as he didn't think I was important enough for him to send an email or give me a call.
The only reason I'm putting 2 stars is Chloe who was very helpful through the sale otherwise the agency deserves less than one star.
I'd personally stay away from this agency.

Terrible Estate agents - was purchasing a property through them, rushed me through the whole process with constant emails during the process, recommended terrible solicitors (Cavendish Legal) just to speed things up, then upon exchange of contracts their job was done and did not reply to any of my emails thereafter. There were a lot of issues that were left unsorted after exchange and they just ignored me. Will be advising others to avoid!
Update - following my complaint they did call me but only to say they didn't know what had happened (I had email evidence of them not replying to me). There was no investigation into the issues raised.

We registered with Ben at Keatons and not having great experiences with agents we were hesitant. After explaining all our needs Ben sent my partner a few options that fit exactly what we were looking for, you rarely get properties that match with what you actually tell your agent what you're looking for, unfortunately we missed out on the property we offered on. We would recommend Stratford rent department to any of our friends in the area though.

I am single mother rented a property for two years from Keatons and never missed rent payment looked after the flat as I am mature and clean person after two years they said land lord decided to sell apartment and I should leave the flat. They harassed me with phone calls agent turning to the property without prior notice I felt intimidated specially when one time saw agent trying to open my flat with the copy they had their excuse was the knocked and no body answered,, till this day I am scared to open doors and have three locks, I found out that the land lord never sold flat they just increased rent and rented it to some family 35% more than what I used to pay. You are rubbish agents gangsters and criminals.

I used Keatons Stratford for the sale of my flat, and found their service to be of a very high standard. They were honest from the outset about what prices they thought they could achieve unlike others who gave unrealistic valuations. Although I dealt with Jack and the 2 Maxes at the start, my main point of contact as things progressed was Stuart. He was exceedingly professional, and made a stressful process very simple. I have moved out of the area, but am already planning on my next move and am lamenting the fact that there isn't a Keatons in the area! Yes, you pay more than the online services, but still they were reasonable, and actually got the place sold unlike a lot of the online sites that I probably am not allowed to mention by name on here. I am so glad we went with our instincts and did it the traditional way.

I was recommended to Keatons by a close friend and I'm very pleased we took his advice to employ them as our agents to sell a property in Stratford East London. The service we received from Mo Ahmed and Martina Radomska at the Stratford Branch was faultless. We achieved a very good price for the flat and Mo had no doubts we could achieve such a price. It was a difficult process as we had one buyer pull out, and as landlords we also had difficulties with the issues of the tenancy etc. plus other minor hitches along the way. As the co-ordinator of the sale Martina had great faith that everything would ultimately be ok and worked beyond her duties as an estate agent by helping us co-ordinate the vacation of the flat by the current tenant. Martina was extremely supportive throughout the whole process and we can't thank her enough. We would definitely recommend Keatons above and beyond any other Estate agent in the area.

Having moved to the Scottish Highlands two years ago, selling our London house recently could have been a stressful and complicated business from 600-miles distance! I decided to opt for Keatons to handle the sale of my property because their staff had experience and a clear sales strategy. Other agents had given me higher valuations, but I felt Keatons valuation was well reasoned and plausible - and I was more interested in a true valuation than an unrealistic one.
Their sales strategy was extremely successful, securing me an offer substantially over the asking price.
I was given good advice on presenting my property both for photography and for viewings.
After I had accepted an offer I was assigned a coordinator to see me through the full sale process - she was extremely efficient and helpful. Overall it was a very positive experience and I would happily recommend Keatons in Stratford to other vendors.

Max was helpful, courteous and very prompt in responding to all our queries and ensuring that we were able to visit the property a second time to measure up for curtains. Over the years I have heard many bad things about estate agents...............I will hear non of this everyone at Keatons have been great Jack Grundy was always helpful and kept us fully informed of everything that was going on. He then passed us on to Martina (isaccs) Radomska who was a little gem. She was lovely helpful and I am sure done more for us than was her job to do. Our solicitors were not always quick or informative but Martina always was we congratulate her on a good job. Ou house sale is now due to complete and there only thing I am sad about is no more Martina.....
