We have only been in the house for a month and a half and we have had barely any communication leading up to signing deals, moving in and the required documents needed, and several urgent things that were broken and reported when we moved in, have still not been fixed. We currently do not have a washing machine and have had to resort to using laundrettes as it has been 4 weeks and the only thing that has been done has been a plumber coming in, saying there was a problem and nothing since. We have gone into the estate agents about 12 times simply asking for communication on what is being done on the washing machine and a leak with have next to the living room which we have to empty a bucket out for twice a day, but still nothing.... When we met James from Kings, he gave us a great spiel about how much he wanted to sell the house for us and offered us a competitive rate. As inexperienced sellers we sadly fell for the pitch and stupidly agreed to a 20-week sole agency agreement with them (we found out later this is FAR more than the standard 10-12 week agreements most other agencies offer for similar properties). Once we were locked in, communication was poor and we had to constantly chase for updates. A big deal was made out of an offer that turned out to be completely unserious, and then after a few weeks we had one other unserious offer where the buyer strung us along for ages. After a couple of months getting nowhere, communication from James dried up altogether and it was only after chasing and calling the branch that we discovered he had moved to a different branch and dropped us without even a courtesy message letting us know. We were picked up by his replacement, Tristan, who apologised profusely for everything and promised us things would turn around. To his credit, he also offered to release us early from the agreement to allow us to pursue a sale with a different company, as in his own words he felt it was utterly unreasonable and unprofessional to lock us in for such a long time. Tristan's communication and responsiveness was great, but his sales strategy seemed contingent on us further reducing the price which was advised against by other agents. Ultimately, he was still unable to find a buyer and the one time we visited the property we were unimpressed with the state it had been left in. Overall, Kings were a disaster and wasted several months of our time. I hope the new leadership can turn things around.... Read more

I have rented one of the properties in charter house in ocean village. When I tell you this is the best agent I’ve ever worked with, I mean it! Khalsa and Pretham, both the partners in Lettings had been so supportive and helpful within the whole process, when booking me a viewing, securing the property, assurance and through referencing. Khalsa had also jumped onto the referencing side of things whilst also dealing with Lettings to provide me with the best possible experience ever. Avoid renting with Kings at all costs. We've had to constantly chase and argue with them over every issue in the property—many of which have been serious. I think if you look at the date of these reviews it is evident that kings have actively taken down their previous reviews (which for anyone that has previously seen them will know how appalling they were) and I would suspect have made up these ones themselves as having that many reviews within the space of a week seems highly unlikely. We have had the worst experience with kings, they have been rude to me and my house (as well as many others students, which their old reviews exposed) and greeted us with an extreme lack of professionalism. We went 80 days into our tenancy with unsafe furniture, over a month without a working fridge and have been met with many other issues. We have had to go into their offices on many occasions to chase as we get no communication from them. They are appalling. We have been lied to and told they don’t have time to deal with our problems. Please do not let with them, especially if you are a student.... Read more
