Rosy was very pushy when we expressed interest in the property, kept telling us to do everything asap asap asap. The property had an absolute nightmare neighbour who made it hell for us to live next door to, he always threatened us about telling the landlord to kick us out. We never knew what a nightmare neighbour was until we rented with Kings. They were very unsupportive throughout the tenancy. Brodie is particularly rude and patronising.

As a tenant, I have had the worst experience with Kings. Their customer service is poor, their communication is terrible and as a letting agent they are almost entirely incompetent.
From the start of the process, they didn’t even know if they had received my deposit or not which is quite concerning when you’re trusting them with a large amount of your money. Due to this, I specifically asked for an invoice for my rent each month which has yet to appear despite being in the property for four months.
Repairs that were reported months ago still haven’t been fixed, and you can only expect to get any information about what’s going on if you are the one to chase it up and send emails. Beyond that you won’t hear from your property manager unless they need something from you or think you are in the wrong. At that point you can expect a generic email template in a different colour and font than the rest of the email, which will be spelt incorrectly and half the time not really make any sense.
I was left with no working toilet in the property for ten days due to the incompetence and lack of attention of Kings. They then tried to put the blame onto me for not reporting it despite me having done so. It’s been extremely disappointing that they can’t take responsibility for this failure.
The experience I have had with Kings will make me move out of the property at the earliest possible time just to avoid having to work with them again. Do not rent with Kings if you want anything done!!

They’re probably one of the worst companies I’ve ever had to deal with. This branch along with the rest of the company are unprofessional, and unhelpful. They don’t care about their customers wellbeing. The main reason we moved out of our property! Avoid if you can.
I recommend checking out the other one star reviews they’ve received, as while getting you into the property they beg you to leave good reviews, hence all the 5 stars. I’ve also been emailed by them to remove this review. Shocking

The team at the Hertford branch works like an integrally unit. Three colleagues who handled my case like one person, as when I made equiry to anyone of them, who would give me a definite answer instantly. I’d receive an email soon from one other after I talked to anyone of them. Strangely enough I often confused who I’d talked to over the phone as they sounded exactly the same. Louie told me that many customers said the same.
The office locates at the heart of the town, Kings Group sales negotiators treat all their customers like a KING. I’m on top of the world at the moment as they managed to sale my house with my desired price to a nice young family. My offer has also been accepted last week by the vendor Thanked to my purchasing agent-Foxton Stanmore. Right now I fell like a dancing Queen !

I started house moving process since summer last year. Not long later, the previous agent found me a buyer who met my asking price. Unfortunately, I could not found an ideal home in a neighbourhood area where we used to reside a decade ago. Due to a time scaled mortgage the buyer had been offered, so I was under pressure of choosing “the Go Ahead” sale immediately and move to a rental accommodation temporarily or rejected the sale. As much as my reluctance, I had to choose the latter even I was also offered an additional sum towards the hassle. As I always have phobic thoughts of renting a house incase I meet some strange landlord. I also have two small dogs and a never grown up adult, so it wasn’t an easy way. The communication between my previous agent was somehow from pleasant to uneasy as I felt along. So I decided to change to A new agent to have a fresh start. There were dozens of letters posted through the door from various local estate agents. Some agents either boasted about their influence of the market or their content words described as though they already had a buyer in hand. The post cards from The Kings Group was the most modest literally together with elegant hand writing signed by Mr Christian Mileusnic . So I called him up and arranged a valuation. Mr Charlie Christou, who came to carry out the valuation, he took particular interest in all my improvements within the house and garden, etc. He patiently listened to my moaning of previous sale ordeals and my hoarding syndrome, which I have developed since the pandemic. He understood my situation and unlike some pushy salesman, who did not ask me to sign the contract straight away. Actually the hardest thing was that I had no clue of where to start clearing up all those piles for the photography. Few weeks passed by, I popped in to their office and told them of my stalled action. Christian told me to calm down and would come with his colleague Charlie to help.
On the day of their first viewing appointment, I was in a panic state trying to tidy up the house, then realised I had forgot to buy some cough medicine for my husband who had sore throat due to the cold weather. I called their office and asked their favour if they could bring me some medicine from the pharmacy few doors away from the office. They did me this favour out of such kindness which I was so moved. Only after they left then did I realise it was such a discourteous behaviour.
The sale has now been agreed Thanking to their diplomatic service manners. I’m very impressed by their skilful negotiation ability and flexible ways of handling every situation. I appreciated their respectful way of treating customers, let alone a head strong one like Myself. They never used any arrogant words but considerate understanding manners which made me calmer every time after I complained about problems especially in my onward purchase. A month ago, Christian was about to go out viewing when I stormed in, he stopped and stood there patiently listening and explaining to me how much he would help if I needed. Louie made some jokes which made me laugh out loud I walked out of the office light hearted.

This branch/agency will go above and beyond when placing you into a property. After which they would ask you multiple times to leave a positive review and won't stop asking until you do that.
However, once you are in, the support is terrible. Response time, problem fixing, communication - very bad unless it's something they need from you, in that case they would chase several times within 2 hours.
No concerns about your health and safety. Not acknowledging issues or even our notice due to these issues. Took 4 months for someone to come and 'see' the problem but that is far from fixing.

Thank, Charlie, Christian's and Louise, I was surprised that all the potential buyers who they introduced, they were all so friendly and very keen in sending their offers, of course, I finally accepted the desirable one.
I appreciate Charlie professionalism in advising me on the marketing approach. Charlie suggested that the asking price was according to the average recent sold price, not depends on what I got from estimation. I felt upset at first, however, I still let him did whatever he thought was good to me. Charlie didn't disappoint me!
During the exchange process, Charlie followed up closely with his buyer and also with both side solicitors, he kept me updated whenever I felt worrying. All done smoothly, just need a faith on them:)

Avoid at all costs. I sold my house in Hertford through them and due to their complete ineptitude to do their jobs, lack of communication and general unprofessionalism the entire experience was awful.
I ended up doing the sales progression myself because someone left the branch and no one replaced them for months.
The whole process was unbelievably stressful and we nearly lost our onward purchase because of it.
Once the sale (eventually) went through I complained to Kings through their process and they could not have cared less. They don't care about their customers at all, they care about making money. I have no idea why the google reviews of this business are actually quite good - I'd recommend you have a look at their Trustpilot reviews before engaging them as you will see many reviews where people have the same type of experience as myself.

For a renter they are not very thorough, knowledgeable or professional. I recently was shown property for rent by an estate agent from Kings Group and they didn't even introduce themselves or offer a card. This person knew little to nothing about the property. She hurriedly stated the requirements to make a rental offer. Since she didn't introduce herself or give an email address that would be difficult. I eventually found out her name and sent the required documents. Within a day I was told they accepted another offer with no reason given. When I asked to confirm that my personal documenation would be deleted from their systems, I was told they had not received them. Which is curious. It meant my offer was never considered. Was I removed from the running because I asked about the estimate on utility bills? Would not want this company as the management company for my flat.

I have since sold my property through kings and my only complaint would be that initially there wasn't much communication between the lettings team and the sales team and I had to be a go between.
