Louis is the most defensively delectable gentleman I have ever had the fortune to show me round a property.
What is stereotypically a dull experience involving a hungover, stroppy twenty-something year old begrudgingly showing you round a property IS NOT what you get with Louis Liddard.
Louis has smile that is welcome sunshine on a cloudy winters afternoon and an infectious enthusiasm is welcome respite in this industry.
He was fantastically knowledgeable about the property and went above and beyond to answer any queries I had in a calm and professional manner.
If this experience was anything to go by, I would not hesitate to recommend this appealingly rising property star to anyone considering selling or purchasing a property. Bravo KFH, you’re onto something with this one- other agents in London- take note!

Successful flat sale in a saturated market.
In a testing market for sellers and after weeks or possibly a couple of months of other agents not finding buyers of any real commitment in an oversupplied market, Louis arrived, and seemingly conjured a commited buyer out of thin air - we had an offer at asking price all within 48hrs of Louis becoming involved with the sale! On top of that, Louis was patient, diligent and polite throughout what was quite a stop-start sale by the end. My thanks to him and the team!

My husband and I recently sold our flat with KFH Battersea and unfortunately it was not the experience we had hoped for. We sold our previous flat with KFH and did not have any issues but this time we felt they did not represent us (as sellers and the ones paying their commission). During the process, it felt like they had the buyers interests at heart (they bought them to the table), did not call out unprofessional or inappropriate behaviour (such as the buyers solicitors contacting our freeholder directly) and they did not inform us our lead agent was to be leaving at a crunch part of the transaction for maternity leave. It was poorly managed, and as a recently postpartum mother in a client facing role myself, I would never handle my leave in this way. Often, we had nobody to counsel or take advice from at KFH and I had to turn up in person because they would not reliably take calls. We also offered this feedback to them via email once the transaction had completed, so this review purely reflects what they have already heard. We would not use them in the future.

In engaging with different agencies over this time, I have been left positively surprised by Tristan from KFH, a young and talented professional who went above and beyond with his flexibility and patience towards me (yes, I am picky with my choices), always able to squeeze me in for a visit even if requested at the last minute, and with attention to detail and prompt responses and follow ups to the viewings. My friend and I are two nurses. We got served a section 21 six months into our 18 month contract. Our living conditions constantly interrupted with viewings whenever the estate agent pleased. Then the landlord retracted her section 21 so all the interruptions for nothing. She then decided to reinstate it and kick us out again. A few weeks before leaving she let us know the neighbour was purchasing and we could in fact stay but by that point our mental health was suffering about never knowing if we could live in peace or have to go so we had already sorted out new accommodations. Cleaned the place from top to bottom, involved scrubbing the oven, the mould that had accumulated from the lack of ventilation in the property and took time out of our long shifts to clean the place. Still not good enough for them and we have been offered only £600 of our £2100 deposit back. I hadn't been with an estate agent for 3 years prior to this tenancy and this whole experience solidified to me why it's best to avoid them at all costs. Renters rights are not priority for them and you really feel as you're another number for them just paying someone's mortgage and they can kick you out when they please. So glad new government had made section 21 illegal now. I've moved on to what I should of done all along with is renting directing through a landlord rather than an estate agent. Such a disappointing experience and made to feel like bad tenants even though we are two hardworking individuals.

In 30+ years, by far the worst Agency I have ever come across or used. I would strongly advise to use another local Estate Agent. I have just wasted 4 months "buying" a house with KFH, on the agreement that I use KFH to sell my house, as we had not planned to sell or move and was not even on the market! We were explicit on several occasions, that we would only sell for that house, due to health and disability. Ed Hocken 'Director' wrote that the Vendors had given us 12 weeks exclusivity. I had to advise about the order of the photos, wording on the brochure and on the very rare case of a viewing (approx only 6 in 4 months), the inexperienced Agents would walk around silently, not selling or highlighting any features or benefits which at the time I thought unusual. I even reduced by £350k to get viewers through the door, but none came and every other house around, went under offer or sold. I kept asking about the Vendors and if they had concerns. We were continually reassured right up to 2 days before passing the house (with my family with disabilities) to find that a family were living there. When I emailed on the next working day, Ed admitted that the house had already been sold. As it takes 3-6 months to buy, clearly they had gone with the other interested party that Ed told me about (claiming that were instead supposedly buying something else with them) from the beginning. The very young Director, even passed on his 'sincere'condolences regarding my parental loss, whilst secretly at the final stages of Completion. Of course, Ed will and does continue to deny any of the above and make up even further lies to cover the deception. We are not naive and understand Agents may need to 'withhold the truth' sometimes and have a back up plan prior to exchange. However to be told that the market should be better the following week (by the 'Senior' young Agent Michael) and then 2 days later see people actually living in the house, is by far the most callous, ruthlesss and cruel treatment to endure. I remain astounded and shocked. I RECOMMEND TO AT LEAST AVOID THIS BRANCH, IF NOT KFH as a whole if this is the way they do Business.

Awful service, the reason estate agents get a bad name - Rukshana lied to us about our offer throughout the process and signed us up for 3 years even though we put forward 2 years, which we only found out when it came to signing the tenancy so had no choice - just so she could get paid more. Our basic list of conditions were ignored, no professional clean, our front door lock was jammed so the door didn't even close and a large crack in our front window - when we spoke to Carl (the director) about these issues he didn't do anything but pass us the landlords details to deal with it ourselves. Never heard from them again - they got paid with minimal effort and washed their hands of us.

Couldn't be more disappointed. Honestly the worst lettings agency to rent with. When you have maintenance issues they take months to respond to you, and once they do respond the issues aren't sorted and it's an ongoing fight to get things fixed. At valuation Rita was clear and realistic in her assessment and presented it matter of factly, rather than trying to sell us an unrealistic dream as we experienced elsewhere. Also did not make exaggerated claims about the firms client list or sales prowess, which was refreshing. Sold in line with estimation and market expectation.
Ayoube managed our viewings and sale once under offer. He was very honest around feedback from viewings and managed to find us a buyer with a good time frame. Once sale was agreed was proactive in communication and generally supported the transaction well, other than a couple of points of detail and clarity in messaging with the buyers.

I am sad to say that I feel obliged to retract my original positive review of KFH as the level of service completely deteriorated shortly after contracts were signed and we moved into our rented flat. It seems KFH are very keen to get prospective tenants in but are completely uninterested in performing their job once your contract is signed. Issues we had since moving in included, but are not limited to, not being provided the full set of keys at check in, broken post box (was not fixed for the entire 2 year duration of our tenancy and was still broken when we moved out), broken boiler leaving us without hot water for over 2 weeks despite multiple requests for this to be fixed, broken blinds (again, not fixed after multiple requests), letting agents allowing themselves into the flat to conduct viewings without knocking first.
While some of these issues are minor the central theme underscoring all of them is a complete lack of communication from KFH. We have been through I don't know how many 'property managers' from whom we'd be lucky to receive a response to emails, let alone any form of management. I have seriously no clue what these people do all day.
On top of this we are still waiting for return of our deposit despite moving out of the property almost a month ago. The only time we would ever receive contact from KFH was when they want something from us (arranging viewings, asking us to sort out services for new tenants (surely this is their job??)). Funny how KFH go very quiet when they owe you money...

We rented a 2 bed flat in battersea in the interim of a sale falling through. The place was covered in mould but Lucy assured us it wasn't mould it was discoloured paint. The guy who did the inventory said he didn't know how it passed. It was supposed to be cleaned but wasn't and the front door didn't have a cover on the mail hole in the door so all the water kept flooding the floor making it like a padding pool. Trying to chase up anything was so difficult we got in touch so often with no reply after 5 months ...we got so fed up we surrendered the lease and chucked the keys back. Awful experience, make sure you check behind wardrobes etc when viewing!!! Not a good experience at all.

Kayleigh has been amazing! It has been fantastic working with her. Very professional and accommodating to my needs since I was available only Saturdays afternoon. She sent a video of the property and was very clear on what was included and what wasn’t. The process went very smoothly.
The only downside was that coming from Plymouth one weekend I had to do 8h on the car to London and back just to show my passport in person. There should be a better way to do this.

KFH manage a property we rented through this office, but I would not rent a property managed by them again. We have had a number of ongoing maintenance issues in our house which have been repeatedly ignored. Like most tenants, we look after our house and fix any minor maintenance issues ourselves, but serious maintenance concerns have been ignored for months despite acknowledgement that a fix needs to be made.
- Cracks appeared in an exterior wall and a visiting contractor said that further investigation was urgently needed to determine if damage was structural. This was reported months ago with no follow-up.
- The carpet on our stairs has repeatedly come loose as it hasn't been fitted properly. This was reported over 6 months ago now with 3 separate contractors visiting the house reporting that the stairs were dangerous. There are sharp spikes sticking through our carpet and people have slipped on the stairs. We cancelled a family birthday party for my roommates young niece out of safety concerns for the kids
- Our dishwasher was out of action and an attending contractor determined it needed replacing. Instead of dealing with the problem swiftly, weeks later we were still without a dishwasher and the drains backed up into the broken unit flooding our kitchen creating more damage.
- This winter we were 4 weeks without a functioning boiler and I had to engage the services of a lawyer to force them to fix it under the terms of our lease
- We have substantial water ingress from 2 exterior doors every time it rains which was reported now over 18 months ago. We have to mop and dry carpets every time it rains and the lack of rectification has now caused a significant mould issue under the carpet in the underlay.
The worst part about all of this is that I am told the house is being managed on behalf of an elderly landlord who lacks capacity. KFH along with a law firm are in charge of the property and they are both lacking in their fiduciary and ethical responsibilities towards their client. Issues that would have been easy and cheap to rectify when first reported have now morphed into much larger, costly issues due to a lack of action.

I thought I’d had my worst London real estate agent experience already but turns out KFH Battersea was worse!
Any time there was an issue, we were bumped between at least 3 or 4 people who never seemed to know what was happening, trying to chase them up and getting nowhere. Our property manager regularly missed one of the two people living in the flat off correspondence. Thankfully we had a good relationship with our awesome landlord, and just contacted him directly with any issues from about 3 months into our tenancy, where they were rectified immediately. I fail to see what any landlord actually gains from paying KFH’s huge fees.
The end of tenancy process was particularly appalling. When bed ridden with gastro and suspected pneumonia (yes, at the same time), one might expect a bit of leniency and common sense from the real estate agents when approaching showing people around the flat. No such luck with these people. Instead we received theatening emails outlining our contractual rights and threats to go to our landlord about our “lack of cooperation”. We were very clear about days and times we could and could not accommodate viewings, and yet were regularly bombarded with calls and emails from any number of agents asking to come at times we had already said no to. There was more than one instance where we were contacted, one of us said no, before the other was called to ask about the same viewing. There is a serious lack of communication within the team, and a lack of respect for tenants. A further weekend viewing lead to me actually having to give the estate agent my key for 2.5 hours (and then be stuck out of the flat) because they had locked our spare key in the company car and the person driving it wouldn’t be in that day. Following the trend of the rest of our year leasing through them, I have absolutely no doubt they would have been zero help if that happened to be the one day we were locked out. As we couldn’t attend the inventory check out due to flights, we were instructed to hand out keys in at the office the afternoon before. Upon arriving, KFH lettings was randomly closed and instead we had to go to the sales office. The sales office did not know why lettings was shut, and had to chase up people from nearby letting offices for instructions on how to take back our keys and ensure there was a proper record. Even after our check out inventory was conducted and the flat was deemed to be in “very good condition” and “cleaned to a professional standard” by the clerk, our landlord received blurry images from the agents trying to convince him to deduct money from us for dirt in part of the kitchen which is inaccessible unless you were to completely remove a large area of wood panelling, adding further stress to an already horrendous experience with them.

Though all staff members at Battersea were pleasant, I would like to make a particular mention of Ms Nanena who was consistently professional, polite and extremely knowledgable.
I would not hesitate to recommend them to anyone seeking to rent a property in Battersea or surrounding areas.
It was a long experience since we wanted to stay at many different locations. However, with the help of Ms Nanena, she was able to keep us at ease and show us the best places available for our criteria. Without a doubt she did not waste our time when viewing houses that we did not like and was friendly throughout. We was able to have the information we need and she guided us around and then left us to our thoughts for a while - which is what we needed and very useful.

Michael Atiba-Davies was the sales negotiator that assisted in my property search. He is top notch. Not only is his turnaround time on requests excellent, but he listened carefully to my search criteria and crafted a series of ciewings (all on the same day as well) that appropriately spanned the scope of my search all hanging together with a golden thread and the last property bringing the viewings full circle and linking back to the first. Very bad experience renting a property with KFH. Many issues with the rented flat that were not dealt with by the management team. We randomly called the office about a property and Matthew was super quick to respond and provide some really good options for what we were looking for. He knew exactly what we wanted and the first property we saw, we took (and he waited in the snow for us for half an hour!)! Aside from always being professional and very personable, Carl is very thorough and considered in his advice. Carl gave us the utmost confidence in both himself and in the services of the wider KFH team. Whilst doing this, he avoided putting down the competition either which is something I really don't like to hear. He showed tenacity in keeping in touch with us until we were ready to put our house on the market. He was never pushy but always let us know he was there to hit the ground when running when required. He has excellent knowledge of the market and he uses facts and research to back it up which I appreciated. Amanda dealt with my flatmate and I from day one. I sent an enquiry to view an apartment on a Tuesday night and was called the morning after. After going through my requirements, Amanda rightly told me the property was not what I was looking for. She subsequently suggested another and suggested I view it the Thursday following as the keys were due in on Wednesday evening. It was in high demand and so Amanda meet me before work (out of her normal hours) and I was the first the view it. Long story short, we offered that day and all is progressing nicely. Amanda is also being very helpful with the referencing as my current letting agents (Lauristons), who are terrible may I add, are making things difficult. She also took time out of her Saturday morning to view the flat again so we could take measurements. Thanks Amanda.
