As a first-time buyer, the whole process initially felt quite daunting, but from the very beginning Joel took the time to understand exactly what I was looking for and showed me a fantastic range of suitable properties.
He supported me throughout the entire journey, from viewings right through to completion, always communicating clearly and being incredibly proactive. Joel was consistently on hand to answer any questions I had, and nothing ever felt like too much trouble.

KFH were very easy to work with when they represented the seller of what would be our first home in 2020. They felt trustworthy and responsive when we were purchasing and that is the experience we wanted a prospective buyer to have when we decided to sell.
When it came time to move on, we did look into several agents but did not feel the same level of ease that we did with KFH. Ultimately KFH secured us several strong offers and we successfully sold within a quick timeframe.
Alice was fabulous when she was dealing with us as first time buyers several years ago as well as when we began the sale process this year. Isabella became our primary agent when we sold, and she was incredibly efficient and pleasant to work with; she undoubtedly kept the sale details on track. Leigh and Alice were absolutely amazing during the sale of my parents property. From the first contact I had with Leigh I knew they were the right Agents to go with. Leigh had excellent knowledge of the local area, both current and historical and he knew the market like the back of hand. Alice was instrumental in keeping us updated and dealing with issues as they came up along the journey. Both are ardent professionals and have an actual passion for the role they perform as well as being experienced in the minefield of property sales.

At the beginning, Joel was reactive, but he became more pushy the minute my offer got accepted. We agreed that the lease extension was on its way (in February) … I went on holiday and the whole week the guy did not stop pushing for me to get a lawyer. He recommended the agency’s lawyer and said that the purchase will go off if I do not have a lawyer by the end of the week. He said that the other party is more than ready and that they have a London lawyer, as KFH advised, and they are ready to close the deal. He insisted that I should take the lawyer that the agency advised. After looking at the KFH agency for lawyers rating in Google reviews, I saw that the agency acts like a broker for the lawyers, once they give you one, if she/he is not responsive, the fault is yours and the agency does not get involved anymore…
I did my research and looked for my own lawyer. I choose one that has very good ratings for this kind of deal, but the criticism from Joel did not wait: “why did you take a lawyer outside of London?”/ “why did you not choose one of our lawyers? They are more prepared”/ “I looked into the Google rating for the lawyer you picked [4.5 against the agencies 3 points] and they are not good”. I just ignored his comments as I wanted to proceed with the transaction.
Everyone told me that this can take up to 3 months to complete. After a month and half, I enquired Joel to know what the situation was. It turned out the other party did not have a lawyer; they were still finding one… After 2 months, stuff started to move a bit, but again stopped, why? My lawyer found out that the other party had only just started the negotiation for the lease extension at the end of May (it was supposed to start in February), so until that is done the sale is on hold…
Time went by and my mortgage offer was getting to an end, good old Joel got back to his pushy techniques, blaming my solicitor for everything. After 10 months waiting, finally we got to see the light at the end of the tunnel. Of course, Joel was not going to take responsibility for the agreement I did with him as before putting my offer- he said to me that everything that I see in the apartment is mine if I proposed a certain amount of money, but at the end that was not true and the seller wanted back some stuff. As always, Joel did not take responsibility for what he said with the excuse that he sells properties and not furniture, and talked again of his years of experience as a house seller and in other words I should just go cry to the river…

On quotation Leigh M came round ASAP from the KFH office in Balham with tonnes of great material demonstrating knowledge of the local area and it even turned out he had sold our flat before. His valuation of the property was basically identical to mine. He also came in with a no-nonsense fee quote that beat the 2 competing agencies first time round. He had 8 viewings lined up as soon as photos were taken and by 3 days after the RightMove listing went live we had had 3 offers, one of which was asking price and we accepted. It was a great experience - just how you "hope" it will be (but "fear" it won't match your hopes!). Comms thorughout the process with his team (Josh particularly) was excellent - quick, pushing all parties (we were in a chain) to do their stuff and no waffling. Great stuff all round. I hope i fdont have to move again, but if i do i'll be using the same agency.

Really poor service when buying my flat. None of the estate agents seemed to know anything about the flats, making things up on the fly instead of actually finding information for me.
When in the process of buying the flat I liked, my solicitor and I continually got hassled for updates by our estate agent whose name began with J when we had completed all of our paperwork and it was in fact the sellers who needed to sort themselves out. It was just lazy chasing up, no intent to actually find out what was going on, just calling for the sake of it.
KFH did the absolute bare minimum at every turn and I would thoroughly recommend anyone to steer well clear of them.

We've now moved in and our new contact, Sky Mansfield, is not helpful. The place was dirty, loads of random things left from the old tenant.
She admitted some items were from previous tenants and said we could remove them yet refuses to tell us what belongs to the landlord and what is the previous tenants, so we don't know what to remove. Also our fridge has been broken for over a month and they have not fixed it.

Amaan, was particularly excellent, clearly and efficiently communicating. He actually called back if I couldn’t reach him immediately by phone, and he worked really hard to get me a place.
I would highly recommend you drop in to see him if you are looking to rent or let in their catchment area.
Logistics wise, online portal is easy to navigate for documentation signing, uploading etc.
KFH still put their customers first in this crazy property market, can’t recommend them or Amaan enough.

My partner and myself were looking for a last minute tenancy in London. Looking for a 12 monther with a move in date early sept (ideally before) we as rookies started looking in late July early August.
Very quickly we realised that we were being laughed at by many agents as they thought we stood little to no chance. Things felt bleak. Emails rolled in with bad news regarding our request. like stormy clouds on the horizon our stress levels were rising and hope was draining. Unfortunately had one of these cases of having an ungrateful landlord that was after our deposit and they were unwilling to do anything about it. Also we want to thank Alice, who like Josh, was professional and thorough. Leigh, who we initially liaised with in the early stage of choosing KFH as our selling agent was also fantastic. He was confident of selling the property, had an extensive knowledge of the area & property type, and he gave us realistic expectations. He’d clearly done significant research before our first call, unlike other estate agents.
The sale went through quickly (by UK standards) - all up it took 3 months and 1 week from the date of accepting the offer to the date of completion of the sale.

I had a very short timeframe to find properties and was speaking with multiple agents from other firms but while the rest tended to show me anything, the two properties he brought to my attention were both bulls-eyes: in my price range and good quality. We are renting with KFH in Balham for the first time and so far one month in it’s been a disappointing experience unfortunately. The house we have moved into has significant electrical faults (our fuse trips regularly cutting off all sockets) and other issues such as a broken toilet etc etc. The estate agent seems to have lost interest in helping us once the contract was signed and they got their commission. My partner has been renting in London for over 5 years and had a fantastic experience with another agency - they were very helpful.
Ironically I have been hounded by them for a review so I wanted to leave honest one.
Worth adding that I’m a landlord and go above and beyond for my tenants directly- without an agency.

Terrible after rental service.
Took over a month to return the deposit with excessive charges for what was a simple repair. No deductions were proposed until 4 weeks after tenancy ended despite constantly chasing.
Unacceptable service regarding deposit return. No deadline is put on landlords to propose deductions meaning everyone involved can drag their feet and force you into accepting unreasonable charges.
No responsibility or ownership taken by management.

I wanted to give this review as compliments to Abs in KFH Balham office because out of maybe 50 agents we met, he definitely stood out. We dealt with a lot of agents during our flat hunting period, and frankly most of them do not even listen to you, they just push their portfolio on you to make a sale regardless of what you are looking for. I've been really impressed by the lettings team at KFH's Balham office. Over the past week or so I have visited countless estate agents in Clapham South, Balham, Tooting Bec and Tooting. I have viewed numerous properties and met quite a number of estate agents. In the end I found a place advertised online direct by the landlord that was perfect for me without fees BUT of all the estate agents I met Abs Odukoya was by a mile the best agent. He was extremely professional, polite, courteous and made me feel that he was doing his best to help me find a place. He took me on a number of viewings and tried very hard to match the properties to my needs. I will recommend and KFH to anyone and everyone I meet who needs help with property related matters. We signed up to loads of Estate Agents recently when we were moving to Balham. KFH were by far the best on all fronts. Their staff(We dealt with Jack) are super friendly and more than happy to help you with anything you need.
We were only shown places that matched our criteria and budget, no time was wasted. While this shouldn't need to be a selling point for estate agents, others we had signed up for showed us places that knew was outside of what we were asking for.
We needed referral letters to get off street parking sorted and they were more than happy to do this free of charge - not very common for other agents.
Use KFH before any others in the Balham area.

It's difficult to articulate how terrible KFH are. I'd say that their service was poor, but that would suggest that they were merely incompetent, rather than actively dishonest.
They'll encourage you to rent a supposedly furnished place, saying either that it'll have at least a wardrobe and some drawers by the time you move in, leaving you to discover that it won't, once you've put down the deposit, or that all the furniture in the flat is included, even though the majority of it belongs to the current tenants. They're happy to show people round without notifying you and to lie about this subsequently. Only one agent, who presumably wasn't slippery enough, faced any sort of penalty for this.
They'll misrepresent contract negotiations to your landlord, presumably to gain more through new tenant fees, and become almost aggressive when you suggest that this isn't acceptable (on being asked why he'd misrepresented our requests and told our landlord that we would definitely break the contract before the end of the tenancy, Will declared that it 'wasn't done through spite or malice', which seemed rather odd).
Dealing with estate agents is obviously not something anyone wants to do, but, from a tenant's perspective, both having rented through them and observed their untruth-riddled viewings to prospective tenants, I suggest you do all you can to avoid KFH. A look at the positive reviews on here reveals interesting similarities (dates, details), which would make sense if the service was consistently decent, but it's worth considering that this is a company that employs people that thinks lying about making telephone calls ("oh, er, you must just not have got the voicemail message...I don't know where it can have gone") and not checking appointment times with tenants is acceptable...

I had been told that buying your first house will be one of the most stressful things you will go through in life and after searching for a while I had become frankly annoyed and frustrated with estate agents not listening to what I wanted and overall being unreliable. After going on one viewing with KFH in Balham it all changed.
They actually cared about finding me a property, listened to what I wanted and showed me properties in my price range, I actually ended up loving 3 places so much I would have been over the moon with any of them, after previously hating over 20 properties!! This transpired to having an offer accepted with my number 1 choice, and completing in under 5 weeks. The teams wealth of experience, dedication to customer service and level of quality recommendations ensured that all parties involved (including their recommended solicitor) were on the same page and got things moving as quickly as possible.

Paul, the manager, and other team members failed to manage our expectations at every level. It began when we challenged the suggested asking price which we thought it was far too high. They insisted it was right, if not a bit low. We explained that the last thing we wanted was to put it on for too much, get excited, then have to come down in price and be disappointed. They said the market in Balham was awesome and talked of sealed bids and we should probably push for even more. We pressed the point but they insisted they had buyers waiting in the wings. After hardly any viewings and a failure of all these buyers to materialise they suggested we drop the price by £30k exactly the scenario we had said we wanted to avoid at outset, then tried to blame us! They managed to hit pretty much every negative cliche you can attribute to Estate agents. We changed to Purple Bricks, saved 5k in fees and sold to the FIRST person who viewed. My suggestion is you avoid KFH.

I viewed properties to buy and sold my flat with KFH, achieving a price that I was hoping to achieve. Ed Hocken is an absolute star. I would not hesitate to recommend KFH. If you have a property to sell, this organisation has a high success rate.

Consistently don't answer the phone and will not give you the mobile number of the agent. Do not return calls or appear to manage the buyer. They over-valued the property to get our business then spent the entire sale suggesting we accept lower offers (that were 'very competitive'). Generally a poor experience - go for someone else.
