I have finished a tenancy with KC.
Rude to my partner and dismissed the issue of a broken fridge.
Was told my apartment was untidy, but KC had cleaners available they can advise, when used for final clean, various "cleaning still required" came back.
Will invade your privacy every 3 months with inspections, yet ask you to show around potential new tenants, of the dozen viewings KC came once.
Would certainly not use again or recommend

The agency staff are extremely rude and unhelpful. They refuse to acknowledge the damage caused by the tenants they rent to, even when these tenants have caused financial damage to neighboring properties. They often say they “cannot do anything without proof,” but still take no responsibility. The tenants regularly throw parties until 4–5 a.m., even on weekdays, disturbing the entire neighborhood. Despite multiple complaints, the agency has taken no action. I do not recommend renting through them.

Original post from 21.07.2025: Incredibly unprofessional conduct from Michael Kirby. Approached him with cash buyer interest about viewing a property, making clear could match the listing price but not 'in excess of' that price. Received a response with a typo in the first word saying that the clients were looking for 2% more than the listed asking price and ignoring the viewing request. This put me off completely, for obvious reasons. I cannot imagine how annoyed I would be if I had contracted an agent to sell my house only to find out that they are putting off rare cash buyers.
Wrote back expressing surprise at being ignored and received a rude email from Michael that pushed me over the edge into leaving this review.
Update 21.08.2025: Kirby Colletti have today responded to my review by posting the relevant email chain, which includes my personal financial information, in their Google review response. This is a flagrant breach of GDPR. I immediately contacted them asking them to remove my personal information. This ended with what I interpret as a threat where they said it would be good to "see me in person"... Michael Kirby's behaviour is shocking and completely unprofessional. Below are the emails regarding the GDPR issue (which, unlike the emails KC shared, are fine for me to share because they don't contain personal financial information).
For context, the KC Google review response went up 18:25 today.

I want you to thank Nino, Michael and Freddie for all their hard work over the last 12-13 months. We originally had our house with an online agent Yopa who were basically useless. I think the moral of this story is the fact that if you're selling a high valued house and it's a soft market you need a trusted agent to do the work. It really does pay to have an agent who is local who understands the local demographics and can pitch the house at the right price to the right client. KirbyC were fantastic in this regard and they were very thorough, very professional and they kept their appointments on time. Thanks guys for everything.

Freddie was absolutely brilliant — always available, kept us updated, chased solicitors when needed, and really pushed things forward to get everything over the line. He made a stressful process feel that bit more manageable.
Charlotte, Nino and Michael were also great — clear, professional, and honest throughout, which I really appreciated given how bumpy and drawn-out the whole process was at times.

We had an offer on a property through this agency after the original buyer withdrew, and were told we’d be kept informed if another offer came in. I completely understand that the property could go to another buyer at any time — I’ve never assumed we were owed the property. All I asked for was to be kept in the loop, as we had been told we would be. That’s not a big ask.
At the time, we had received two offers on our own property and were actively negotiating one of them, which could have improved our position. Instead, we only found out the house had sold during a casual call from the agent — not because anyone actually informed us.
When I politely raised this, the response I received was unexpectedly rude and defensive. Rather than acknowledging the lack of communication, I was told not to correspond further and that the agency was “equally disappointed with my attitude.”
I expect better communication and basic professionalism from any estate agency. Unfortunately, this experience fell far short.

I am extremely disappointed with the service provided by Kirby Coletti Estate Agents. They allowed us to view a property and, after confirming our interest to proceed and being fully prepared to sign the paperwork, they suddenly decided not to rent it to us. The reason? Because we have a 3-year-old child. This decision was especially frustrating as we had disclosed this information beforehand when arranging the viewing. To be told that having a child could “create mold” in the property is not only absurd but reeks of blatant discrimination.
Adding to the disappointment, we had to chase them multiple times to get this answer, as they did not even bother to communicate the decision or offer an apology for the inconvenience caused. This level of unprofessionalism is appalling, and I would not recommend their services to anyone.

Be careful esp. if renting thru them as a tenant! My brother was seriously ill and we rented a flat thru K.C so he could be near my home. During the course of the rental they were ok - not great but equally could’ve been worse. Let’s say 3*’s. However, at the end of the lease my brother went abroad to recuperate at the same time I went on holiday. The issue is that the amount that was withheld when paying back the deposit. Whilst my brother had to agreed to the balance refund from the DPS, I had made repeated requests to have copies of receipts for the professional cleaning that was supposed to have happened. Without those receipts, it is only natural that anyone would think that they have pocketed that part of the deposit. We never heard anymore from them and didn’t realise they had played us off against each other until we met up and talked about it. So I would say 1 * for the end of lease service. So I have averaged those two ratings at 2 *. They might be fine as selling agents - I don’t know - but given my experience, I wouldn’t use them.

We purchased our home from Kirby Colletti and at the same time sold our property through Anthony Pepe in Palmers Green. The contrast couldn't be any clearer. Michael, Nino and their team were absolutely brilliant throughout - the communication was spot on, friendly and professional - what you would expect from an estate agent. Kirby Colletti only highlighted how awful Anthony Pepe were and I had mentioned that had Kirby Colletti had an office in Palmers Green, I would of had no issues recommending them. As it happens, I never sold my property through Kirby Colletti, but I am pleased that we had a trustworthy estate agent that we were purchasing the biggest investment of our lives through.
I absolutely would recommend this estate agent to anyone who is thinking of either selling, renting or buying from. We want to thank Kirby Colletti for their hard work throughout our process of purchasing our dream home.. A very easy 5/5* from us.

As a private landlord you need a good agency to manage and take control, Kirby Colletti did exactly that. Was disappointed from the start with this estate agent. After enquiring, i was given an email response by Charlotte with "what do you do". no information on flat or simple courtesy call.
I chased to book a viewing and was then working with Milo. I took time out of my day to go to the viewing and discussed furniture and move dates. I then called the office to place an offer, to which I was told I would get a call back to put offer forward. 5 hours later I get a call from Milo informing me the landlord went with someone else? Without even discussing an offer. I am a working single professional, meeting the threshold of rent.
I am disgusted with this estate agent.
Does not value the landlords best interest or applicants. I am happy I found out early how unprofessional this estate agent is. Will never work with them.

Rented a flat off Kirby Colletti in Hoddesdon and very impressed by their professionalism and responsiveness. Treated me as a person and not just a number. Minor matters (a loose fitting) were dealt by them with as though they were just as important as major ones (me needing to terminate early).
I had signed a 12 month contract (the flat owner would not consider anything less) thinking my new job in Hoddesdon would keep me there for at least that long. The Covid-19 lockdown meant I could work from my family home.... so here I am paying for the flat unnecessarily. Now my employer has said I can continue working from home for the foreseeable future. Kirby Colletti were very happy to obtain the owner/landord's agreement to find a new tenant and within a week had found a replacement so I could stop paying rent.

Absolute disgrace of a company for first time renters all they do is take your money and soon as you are in there they don’t give a toss about you let you live in unsafe environments don’t want to help rude and I would not recommend to anyone to use them

The team at Kirby Colletti provide an excellent service. Having sold my grandmother's property, my property and also the property I have moved into. With no fuss and always a friendly & fast response to any enquiry I raised. Unlike a lot of other estate agents, they don't hound you over viewings or breath down your neck. I just moved in at my new address after being helped by a very professional, intuitive, polite, understanding and caring young lady.

Me & My wife decided to sell our house in Turnford and got 4 agents round on the same day to value it. Michael from Kirby Colletti was the last to visit. He decided on a value was joint highest with another agent, however Michael expressed his passion for selling property and told me his history in the business, he seemed extremely confident that he could sell our place at the value he stated. After speaking with my wife we decided to go with Kirby Colletti. 4 hours after it was put on the market we had our first viewing which Nino attended. The next morning we had a call from Kirby Colletti with an offer which we accepted. I think it took 16 hours to sell. We choose the right agent to go with.
