Welcome to the worst Estate agents in the history of Estate agents. I wish to god there was a 0 star option, because, oh boy, these charlatans suck.<br><br>Where does one start? You got an issue with your flat? Call them, message them, send a carrier pigeon! These mothers couldn't care less. John, Nick, Rosemary... you should all be embarrassed. Complicity in being a 2nd rate, 2 Bob agency.<br><br>Problems with the flat the moment we walked in (see pics), that didn't get resolved a year later, by the time we left. Broken hob, broken freezer drawers, dirty and dust and GREASY counter tops. And all for the pleasure of £1300 per month. Outstanding! Give yourselves a big ol' pat on the back you disgusting, money grabbing heathens!<br><br>I could go on and on for daaaaays about their complacency to do the bare minimum. It actually took the threat of legal action for them to fix a faulty washing machine ???????? they sent a second rate repairman to tell me it was our fault because the filter was dirty (it wasn't, coz I cleaned it) and then, when they send an actual electrician round, he says the things on it's last legs due to a faulty component... Sacre bleu!!!<br><br>I suspect, being in Buckhurst Hill and all, they're only concerned with the big spenders!<br><br>But, alas, go with them at your own peril. We are just but peasants in their eyes. "Get em in and forget em". The motto of Knightons Estate Agents.<br><br>Peace ??

As a tenant, I had a terrible experience.
Their communication was bad - they would not respond to emails or calls in a timely manner, but great delays. They would not take proper care of their property, e.g. I raised repair needs that got ignored. Hence, they fail both in property services and in customer service. Overall, I just recommend anyone to please avoid Knightons.

Will never recommend this estate agent to any pregnant women or anyone at all who enjoys being able to breathe in a mould free environment, since the first week i moved into a property they advertised and helped with the rental process, there was black mould everywhere from the rubber of the washing machine to inside the cupboards, the kitchen ceiling, and the two closets in the bedroom, when reporting these concerns over the course of almost three years I had been ignored, my son grew up in a property where the agents don’t care to report issues to their clients and when leaving the property all claims I made to them to repair or replace were thrown back in my face when they claimed almost double my deposit. They don’t care about the ordinary person looking to live a life in the buildings they rent out, all they care about is lining their own pockets whilst draining you of your life’s oxygen, time and money. Nicholas repeatedly did inspections and would often say to us there isn’t much to claim, as there isn’t much damage just some paint works and recognised the damage to the walls and ceilings were a result of the landlords poor property management, with broken pipes and no regard when the property was flooded, come to find out the invoice they sent with the itemised breakdown is full of everything he said was the landlord’s responsibility, the list itself had claims for monetary compensation for cleaning and painting despite hiring a professional end of tenancy cleaner, even claiming the door knob was dirty and would need to be cleaned or replaced. VERY LOW PEOPLE. Don’t rent from them if you don’t want to get robbed at the end of your tenancy.

My experience with this estate agent was extremely frustrating from start to finish. The properties they manage often come with ongoing problems that they fail to address. Communication with Rosemary and John was consistently poor — promises were made but never kept. When it came to returning my deposit, they made unfair deductions and offered no real support or transparency. It often felt like they were working only for the landlord’s benefit, not the tenant’s. I wouldn’t recommend them to anyone looking for a fair or reliable letting experience.

I would not recommend this estate agency. The properties they let out tend to be full of black mould and often come with a lot of issues that will cost you to fix. My experience dealing with Rosemary, John, and Nicholas was very negative — I found them to be unhelpful and misleading/lying throughout the tenancy process. During the tenancy when we would reach out to them about any issues, we would get little to no correspondence. When it came to moving out, they made unfair deductions from my deposit and provided little to no support in resolving problems. They seem to act entirely in the landlord’s interest rather than being fair to tenants. I strongly advise anyone considering renting through them to proceed with caution.

I rarely do reviews, but these guys are so helpful & professional, nothing is ever too much trouble for them, their consistency & efficiency astounds me! There is a reason they’ve been in business so long, in a difficult & demanding economy, quite simply they’re bloody good & deserve to be! John, Trevor, Rosemary all so lovely, friendly & helpful. Nick is also all of these & additionally what he doesn’t know about property sales & Lettings is basically not worth knowing, don’t even think Google could match him tbh! Highly recommend Knighton’s estate agents , I used this estate agents 2 months ago and I literally told them what I was looking for , gave them a price range for my budget . Within a couple of days I was offered a viewing , loved the property , (spacious , double rooms open plan kitchen) everything I asked for . I filled out all the forms , reference checked with in a day then they contacted me confirming I’m all good to go and to pick up the keys. I honestly couldn’t thank the guys enough as Iv dealt with other estate agent agencies in the past and no where near a quick , efficient , professional service like this one. I can’t believe the quick turn around I will definitely be using them again and can’t recommend them enough. 5***** service from start to finish.

Blatantly unprofessional — do not trust this company
Dealing with this lettings agency has been one of the most frustrating and infuriating experiences I’ve had. I was told I’d been granted a property — then left completely in the dark for months. The person I dealt with, John, constantly fobbed me off with the same excuse: “I need to speak to my colleague.” That line became his default response, and nothing ever moved forward.
No one followed up. No one took responsibility. I chased for months while being strung along with false promises — losing out on time, energy, and other rental opportunities because I genuinely believed I had secured the place. That lie cost me dearly.
The way I was handled shows a total lack of professionalism, communication, or basic human decency. If this is how they treat prospective tenants, I can only imagine how they operate once you’ve signed a contract.
Avoid this company and avoid John. Don’t waste your time like I did.

Knightons managed the rental of an apartment, in which I had a one third share, from 2017 until 2024. They found good tenants to occupy the flat. They promptly reported defects and required maintenance, and we were able to resolve these matters quickly and efficiently. When the time came to sell the apartment, Knightons handled the matter very well, even though it took many months to conclude the process. All my contacts at Knightons were polite and helpful.

AVOID !! Only giving one star because there isn't a zero star option. These guys took a holding deposit from us then took two weeks to confirm that the property was ours. When we asked 2 move in two weeks later than the original date they said no. When we asked for our deposit back they said no. Communication was absolutely abysmal throughout. I found the manager Nick to be mostly unavailable, did not respond to texts and emails for days and days and was quite rude when he finally did. 100 percent would NOT recommend.

John Whitehead was totally supportive during the process of buying. He followed up our queries immediately and went above and beyond communicating between us and the seller.
We sold through PB and although finding a buyer was quick, after that we had no contact from them even when asking direct questions and for support. They only emailed to remind us that their fee was due!!!

The showed us an unfinished home.
We asked to see it when it was finished - they demanded a witholding deposit for "taking it off the market" (it was unmarketable with no carpets and damage to every surface).
When we returned a month later, the house was still unfinished so we asked for the rerurn of our deposit. They stopped replying to emails and we will shortly be taking them to court.

I wouldn't recommend them.
We wasted a month and a half on a property and had to quit pursuing it eventually, though we were promised that the house will be ready to move in before a specific date. The only responses we were getting during the process were "I'm chasing my colleague", "My colleague is chasing" etc.
I strongly believe even if they were chasing Usain Bolt they would have had a better chance of catching him. They simply kept us in the dark.
One word - Avoid.

I've dealt with the guys at Knightons over the past 10 months or so while trying to sell my flat through the Covid crisis. The market for flats during this time has been somewhat slow but Knightons kept working hard to try and obtain a sale. I had concerns due to how quiet the market was at some point's while the wider market seemed buoyant but the team kept me updated on the market in general and we got there in the end while the market for flats in the area remains subdued.
I've found the team to be reliable, hard working, honest and diligent not to mention reasonable on price compared to other agents I enquired with locally.
They have managed the process the whole way through and have been very helpful throughout. They have been especially helpful considering I have not been on site while the flat has been "for sale", so they've managed all viewings etc in a responsible fashion.
If you've got a property to sell in the area, I wouldn't hesitate to give John or Nick a call to discuss your needs.

I’m sorry to have to put public what I’ve been subject to be it has to be said !!! Felt with John from knightons , he has made me feel like second class citizen.
Went to view a flat they had for rental in Woodford green, I was shown the flat to which I was please with . I knew I wanted it straight away so informed john at viewing .
I was told to wait for a phone call back which never Ever came ! I rung on 4 different occasions and was told by john he is waiting for nick to come back to office which is fair enough but doesn’t take 5 days !?.
The flat that they didn’t check my paperwork which would of showed I was well over needed criteria .
I can only think that I was discriminated for reasons to do with my appearance. My appearance didn’t fit John’s criteria, to which why I was subjected to this discrimination. John would want someone that looks similar to himself in terms of race it seems .
I am a well established plumber and gas engineer was a running successful business so I have no reason to lie and still don’t understand till now why I was never called back ?
Don’t waste your time with the discriminative people ! You will be disappointed!

I have dealt with Knightons since 2002 when I first bought a flat that they were selling. I've dealt with them many times since for sales, purchases and lettings and have always found them to be very straightforward and easy to deal with. They're very prompt at resolving queries and I believe them to be equally fair to tenants & landlords at dealing with any issues. In particular, Nick's knowledge of all aspects of the estate agency business is second to none which is why he is respected by other local agents as well as clients, nothing is too much trouble for him and in a world where businesses come and go, it's a true testament to a local business that has stood the test of time! They used to be a good agent, however in the last 2 years standards have slipped to unacceptable levels and I had to give my property to another agent.
I am a landlord of a few properties, however only one in the Essex area that Knightons initially let only (3 years) and then let and managed (6 years) with a few breaks in-between when I renovated the property.
From a property maintenance perspective, they were good, in particular Rosemary Harris and the handyman Burt were attentive, efficient and reasonable.
The lettings however went from good in the first 7 years to so bad in the last 2 that I had to take my business elsewhere. Specifically my dealing with the Manging Director Nicholas Whiddon where he was very polite on the phone and in person, but then just ignored emails and never sorted things out. After one tenant left, they found a new one and took a deposit. About 3 months in the rent payment didn’t arrive. I chased and chased Knighton, no response to emails. I then call to which I was told time and time again they had the money from the tenant and due to new accounting “software” it hadn’t been paid and they will BACS transfer the money straight away. Nothing. Chased and chased again. Just before 2 months was overdue, both payments came through. This cycle repeated several times. Not what you want when you have bills to pay and I probably wasted cumulatively about a week of time. Then more than 2 months rent was unpaid at which point Nicholas said they were having problems with the tenant and they intended to start legal proceedings. I asked for the tenants details to speak to them directly – radio silence. I asked for a copy of the notice they issued the tenant – radio silence. I then contacted my solicitor who recommended I look through all the documentation I had been given to see if I could find the tenants details to start dealing direct. I found the number and email on the inventory check in report and spoke to the tenant to be told she hadn’t lived at the property for months! She put it in writing and I forwarded it on to Nicholas to then be told they switched tenants a few months back and it was the new tenant who couldn’t pay. I then got him to send me all the documents, spoke to the new tenant directly and agreed a payment plan, something he should have been doing or at least discussing with the tenant and me options. The old tenant had left 1 months rent arrears. This should not have been allowed to happen. Nicholas said he would get that from deposit. I chased and chased and chased for about 4 months. No payment. So that’s £800 gone. With the new tenant she started clearing her arrears, but then eventually stopped paying in and I just told her to get out and I wouldn’t pursue her legally. £2400 gone. All because they changed tenants without discussing it with me and not reference checking.
I appreciate I only have one property and thus not a key client, but the level of service was so poor that I came and collected the keys, changed the locks, wrote off the money and moved on. Such a shame from what was a good estate agents.
I would urge anyone thinking of using them to read my experience and have a good think on whether using them is a good idea.

I would not recommend this agency!
I received an email from them telling me that they given the property we viewed to someone else. And thats fine.
What was strange and dodgy is how they proceeded to tell us the amount of salary and payslips of the people who they gave the property to with so much ease! I am afraid of what this agency does with personal data and how easily for them is to dispense them around.

I have been renting from Knightons for a year and a half and have had a positive experience with them particularly with the lettings team. Can't speak for those buying as I rent but would recommend them. The helped me very much when moving to Buckhurst Hill which was a new area for me especially as I was moving with my dog. I love my home and hopefully will be here for the long hall (have just signed on for another year). They are also very unintrusive to me as tenant.
