Visited here to help a close friend who needed a property as he needed to move closer to where he works. He recieved nothing but discrimination due to his ethnicity. I felt embarrassed for him and quite bad as I'm the one who judged him in this direction.

Property listed back in 2017 apparently still for sale but when inquiring about the property no response. My cousin also rang regarding same property and same result. Said we will ring back, still nothing. Please remove listings which are not available. I'm sure if it was for sale you would have been consistently ringing me not the other way around .

This isn’t just a bitter post because I didn’t get my own way, this is a case that resulted in the intervention of the ombudsman, who agreed their service wasn’t up to standard and awarded compensation as a result. I helped my partner moved in to her new flat. The flat is very nice but the people in charge to manage it do a horrible job. The moment we entered the main door we were surprised and disappointed. It is not our first time dealing with letting agencies nor moving places. Because of previous experiences we were shocked to find out the nastiness of the new flat. You see right away the floor dirty in the hallway. You enter into the bedroom to realize the wall has a crack likely due to moisture. You open the wardrobe and a hinge is completely detached. Making the light sensor remain active at all times. The blinds in the bedroom and living room can’t be opened since they also require to be fixed. You move along till you reach the bathroom. Everything seems fine until you find the most disgusting toilet brush. All previous agencies I have dealt with gift a new toilet brush. This agency prefers to offer filthy touch from their part. After getting rid of the contaminated toilet brush, you walk to the kitchen where everything seems to be clean and working. You open the dishwasher and it’s dirty, you guessed it right. Not surprisingly, it also doesn’t work. What about the sink? The faucet is as dirty as the streets in Paris. But for the final act, the whole terrace is dirty and begging for maintenance. It hasn’t been cleaned for so long that you can see the leafs are decomposing and the tree is dead, Half of the lights do not turn on, the wood part of floor is breaking down along with the paint count on top. The former paint coat contributes to the dirty mess. Oh but they did clean the flat. At least, that’s what they claim. According to them, the floor is a result to the maintenance team. Ironically, a lot of things require maintenance here. Perhaps, they cleaned and maintained the wrong flat.

Very unprofessional experience. I was interested in a property and ready to submit an offer, but they told me the landlord had already chosen another one. They never even gave me the opportunity to submit my offer. This shows a clear lack of transparency and poor communication. I expected fair treatment, but that wasn’t the case. With no time to read or digest a contract which makes me question the details of the contract and why I am not allowed the day to read through it.

Unless you fancy living in a pest infested house avoid this company! My sister is currently living in a mouse infested house 'managed' by this company. She is dealing with mouse droppings on the kitchen surface and bedroom and has heard and seen mice! She alerted MCR to this on Sunday. Their response.. we'll deal with this on Thursday. Apparently she's expected to live in a house with mice in for the next few days, no apology or compensation.

Absolutely the worst company I’ve ever had to deal with. Did nothing to help the absolute terrible state of the house we were given. Paying £145 a WEEK to live in a rat invested, insect crawling house. No dryer until two months before we left. Binned 3 pairs of shoes because of mould, house smelt like damp. When emailing, they replied with how to prevent mould, not do anything about it. And they think they can rip the whole house off by taking away a deposit we are owed. Would never recommend moving in with a house under this company to my worst enemy. Getting ill from a place you’re staying in is not what I call a house, it’s called surviving in the wild (we also had rats in the kitchen) they came once, put rat poison down and left. Don’t trust them! Will never go back to this company and they should be shown as the estate agents they truly are! Vile! Vile VILE!!!
Stay away from them at all cost, they only care about money, not the tenants in the house. When checking the house over, they said mattresses were dirty (they looked 80 years old when we got there and already stained) the bins were ‘wrong’… we had to by a bin for the house to begin with. No hoover provided to try to keep the house clean.
The house tried each week to deep clean, make sure everything is tidy etc but clearly they just want money any chance they can.

Bottom tier housing, not a single room was up to standard in any way, and had the audacity to keep half our deposits due to pre-existing damage. Communication was disgraceful and basic necessities were not fulfilled throughout our stay. Mould in every room which made some of us very ill, and destroyed cupboards and shoes. Nothing was done to remediate any issues, even though we had emailed and complained on countless occasions. Rats all over kitchen and no dryer until we were about to move out. Do not listen to other reviews on here - find somewhere else to live because MCR Move only care about your money and absolutely nothing more.

Absolutely horrific!!!!! During our tenancy with MCR, we endured slugs in our kitchen, holes in the walls and even sewage leaking into our showers on numerous occasions. When these issues were raised with the company not only was the person we dealt with extremely rude and unhelpful, but more often than not the issues would not get looked at for much longer than is acceptable. We went without a dryer for months despite having raised the issues on numerous occasions. And towards the end of our tenancy, handymen with the company would just let themselves in with no prior notice and never actually fix anything. Given we were a house of young girls this was extremely uncomfortable. They then tried to scam us out of our deposit for damages that were present before we move into the property. Overall a horrible experience and would not recommend to anyone. If you do end up with them, make sure you document EVERYTHING!

The customer service was absolutely shocking. The lady who answers calls on behalf of the company (you know who you are) clearly hates her job and does not know the meaning of polite. Rude, abrupt and blunt would be the best way to summarise. Maybe if you are working in the field of customer service you should learn people skills?! Would be a great start.

Students avoid at all costs. Completely useless - our fridge broke and they didn’t replace for a month. They’re also money grabbers who will try and claim your entire deposit back at the end of your tenancy, over a house that was trashed in the first place. Luckily we took photos upon moving in. I’ve had a few student landlords and I promise you no matter how good the house/ deal may seem do NOT go for it! Look elsewhere!

Cannot stress how unprofessional this company is. It has been two weeks since we have moved out of our rented property and no communication regarding the refund of our deposit. During the tenancy I reported several issues which were ignored, only up until it came to giving our deposit where they could use these issues as an excuse to hold some of our money. For two whole weeks I was left with a Blocked WC! Please avoid this agency and use Connells, I had more of a professional experience with them and regret ever using Innovate. One of the lettings agents Sandy has ignored our emails for well over a week now.

Unfortunately this Estate agent does not follow the law when it comes to the Tenant Fee Act 2019.
They continue to advertise properties after taking holding fees from tenants and do not send correct documentation out.
I was shocked to see the property I had paid a holding deposit for still being advertised and shown to other tenants and was made to feel bad when questioning it. At this point I decided it was definitely not a good idea to have such a untrustworthy agent being the managing agents I report too.
Please avoid or understand your rights as a tenant before entering any agreements with them.

do not use them to sell your home absolutely terrible service, they only advertise using their own sites and not on rightmove, communication is poor they never log contact details, the staff are rude and always endeavour to hang up and never listen, they take too long in selling and when they say they will call you back they never do, appauling service, as with high street estate agents, i recommend online agent, the manager BOBBY is a very rude person and they lie behind calls when you need them they make excuses that they are out when they sit their in their offices conning people taking their money, they charge way too much upon sale, and they take long just to put a sale sign, poor service

The Agent will keep your rent and not contact you for several months. In our case he has not given us any rent which we are rightfully entitled too. He lied and told us that the tenants have not paid him for couple of months however we have spoken to the tenants who have paid the full amount. we have also got proof of this. We have tried to contact Bobby Singh and he does not pick up his phone. please be advised he is not someone you would like as your agent. we have no choice but to go to the place

Bobby Singh let out my property, when we visited the house it looked like a asylum centre inside no furniture just dirty mattresses, we asked him to remove the tenants which he put in as they looked like trouble, he just wasted our time took no action, tenants didn’t pay the rent damaged the house and furthermore after getting them removed it was discovered tenants where growing illegal substances in the loft. He seems to put Eastern European tenants into a property and then makes no effort to check what’s happening in the property or simply turns a blind eye. Deserves no stars complete cowboy operation .
If you currently use this company to rent your properties I suggest you make sure he’s given you a copy of the tenancy agreement to cover yourself of any future issues should they arise.
AVOID this agency.

What a bunch of jokers.
Bobby Singh is the biggest of them. Arrogant and cocky, not only were him and his staff rude via telephone. He was also by email. Upon registering they sold my details to another housing chain and after unsubscribing 25 times to the calls, sms and emails. I am still contacted by this bunch of cowboys at least twice a week.
If you want you house sold for 80% of it value and your personal details sold on, this is the company for you. Bobby Singh is always there to mock you when you want removal from his contact list also.

Landlords be aware of this agent, they will leave your property in dire state unless you will do all inspections by yourself.
I had 8 years of experience with them and it was not pleasant ending finding out that pets where kept in the property without my consent, walls painted in dark colours without my consent, tenants did not clean the property even after vacating it, all furniture disappeared from the property eventually. What else could go wrong? Worse thing is that the agency denied all responsibility and claimed that the house is old, had a leaking roof years ago and damp is to blame for dark colours being used. How is that related to a fully managed property agreement?
Thus, my advice to all Landlords- stay away from this agent, there are better agencies in Oldbury.

They took a chance on a single guy wanting home for his children. Just before covid i moved and 6 years later met my wife who lived next door and now brought our forever home.
Even with high staff turnover in rental market nothing was never too much for love your postcode.
Recommend love your postcode to anyone. The rent was always fair and inspections by the team were carried out at set dates and times.

They do everything they should do as an estate agent and they go beyond to help us as tenants. We live in a estate agent manged property and every time we have an issue it has been resolved and fixed within a few days. In particular, they helped get a same day plumber when we had a water issue. They have always been very helpful!

Misleading and unprofessional.
We hadn't heard much about Loveyourpostcode, but had seen various billboards around Birmingham & read a number of positive reviews.
At first everything seemed fine. The agent was polite & professional. They were very quick at getting back to us & eager to sell. The photos taken of our property were professional but that's where the positives stopped.
When we decided to go with LYPC, we made it very clear from the start that we would be looking to purchase & not rent. I had just been offered a new job & we were keen to move as soon as we were able to. No problem at all we were told.
We had a few group viewings on our property & were told we should receive our asking price of around £120k for our 2 bed terraced.
We were expecting slightly more as our property had actually been valued higher by various Estate Agents at around £125-128k. By this point we'd also had our offer accepted (in princible) on our forward purchase.
When we were told the buyer was committed & we'd definitely get our asking price I asked how much they were offering. They wouldn't tell me. I asked again. They wouldn't say but confirmed we'd get our asking price of £120k.
Feeling the pressure from both sides & worried we'd lose out on our home we decided to sell & achieve our minimum asking price of £120k.
The sale from when it was listed didn't take long at all (a week or so at most) but we hadn't seen our listing online. When we eventually did see it we noticed our listing was 'chain free' and at £129k. This was odd as we'd told LYPC we were buying & it was possible we'd be in a chain. We were also surprised to see the higher price.
When we were sent the contract documents we noticed that the sale price was actually £135k. To be clear, I totally understand there will be a cut for the agent & there are fees but this seemed excessive. When I queried this I was told it was a 'performance based fee' & it was in our contract when we signed up. We accepted this & decided to move on.
After a few weeks things were starting to progress with our forward purchase. The owner of the house we were buying was elderly & in poor health so it was not always easy to get hold of him. Despite this we were told he was actively looking to rent to move things forward.
It was around week 8 the phone calls started from LYPC. Asking me what the hold up was? Why are you not getting ready to leave? I had explained several times that we were in a chain & we were doing our best to chase for updates but it was out of our control.
I then received an email from LYPC explaining 'the buyer of our home was beginning to panic as she needed to be out of her property within 4 weeks. She had handed her notice into her landlord & would be homeless'.
It appeared that LYPC had sold our property to someone under the false understanding we would be out within 8-10 weeks, which was never realistic. We were also never informed of this but had kept LYPC fully informed of our situation throughout.
I politely replied to the email explaining that LYPC were fully aware we were in a chain & that we were at week 9 of our sale at the time of this email.
I explained that although we felt sympathy for our buyers situation, it wasn't our fault & that they had been misinformed by LYPC when they bought the property. I asked why his clients expectations were not being managed.
I stressed I was frustrated with the relentless phone calls & unprofessional emails from LYPC which was putting unnecessary stress on our family of four, including two children under 5.
The reply from LYPC as rude, sarcastic & had an aggressive tone. They again demanded we needed to be out & what was our plan B as they were now accountable to the buyer.
I decided from that point not to engage with them anymore & communicated everything on from that point through our solicitors.
We finally did complete but I wouldn't recommend this company to anyone.

Sold my father's house earlier this year with LYP. At the initial meeting they asked "how much would you like for the house?" whatever the market value was my reply. Which at that time was £205,000. After 10 or so visits from prospective buyers they told me "interest was very low and would I consider dropping the price?" I refused as we weren't in any particuler hurry. Then they offered me a deal where they would make £25,000 commission on the sale and I would be guaranteed the £205,000. They said it would be sold to a corporation or similar. That option seemed to pick up speed and within a few weeks the house was viewed and asking price was achieved. This is where I am aggrieved... We met the buyers at the house when we were disposing of some of the furniture after the house had been sold. They said they tried to get our contract details from LYP to ask if items not on the list were purchasable from us but were refused. They were private buyers and we would have been happy to sell them the items instead of disposing of them in two large skips. To add insult to injury, they told me they had paid £230,000 for the house. So how comes LYP were only able to get the £205,000 after obtaining £230,000 netting them £25,000 instead of the usual 2 or 3% fees which Estate Agents charge? Something very dodgy going on with this company. I will be taking this further. Watch this space.

Have recently brought in the Sandwell area with this company and I can say the service I received was appalling and I would definitely not recommend to anyone buying or selling, although I will say they are all about the sale so if your selling I suppose this may be good for you but customer service goes out the window. Bobby who I dealt with on many occasions was so rude to the point he told myself that I should be ashamed of myself and to go and look in the mirror to which I replied no your meant to be the professional here all because our solicitors made a human error. Overall the service I received was disgraceful and the amount of pressure I was put under was totally unacceptable. A colleague from the company even went as far as verbally abusing my solicitor via email. So no I would not and will never ever recommend this company and this issue has been taken further.

What a bunch of jokers.
Bobby Singh is the biggest of them. Arrogant and cocky, not only were him and his staff rude via telephone. He was also by email. Upon registering they sold my details to another housing chain and after unsubscribing 25 times to the calls, sms and emails. I am still contacted by this bunch of cowboys at least twice a week.
If you want you house sold for 80% of it value and your personal details sold on, this is the company for you. Bobby Singh is always there to mock you when you want removal from his contact list also.

Haven't delt with LYP myself and never wanted to as people I know have used them and have had bad experiences but one of the agents recently come to the building next to ours to evaluate one of the properties but had parked in our parking space which is clearly number for our use only and after having to blast the horn a few times and sit and wait when he finally came out he was really rude to my partner but to make things worse we had our children in the car, I phoned the office and told them what had happend and said I would like to be informed on what will be done about him and the said they would email me and let me know and low and behold we've heard nothing so I'll be taking it further as I also have a photo of him so head office it is
