Although I had been cautious about making offers due to the current global economic uncertainty, this experience stood out immediately. From the very first viewing, Henry was open, transparent, and incredibly patient, taking the time to walk me through the cottage in North Kensington properly and answer every question with clarity.
What really impressed me was how well he knew the property. He had all the relevant information to hand and communicated it clearly, without pressure or sales tactics. You could tell he genuinely believed in the home he was showing, and that confidence came across naturally.
This was the rare viewing where I felt confident enough to consider making an offer straight away. Henry created a sense of trust and safety in the process, and I came away feeling well-informed and comfortable with my decision, even from a first viewing.

Marsh & Parsons told us that our flat had WiFi included. Upon move in we learned that not only is WiFi not included, but it is not even possible to get a broadband connection. I work from home a lot so this is a huge issue for us. We've tried 5G routers from multiple companies and none are stable enough. We finally had to spend over £500 to get a Starlink connection but still have to keep a 5G connection as backup, so we are now spending over £100/month on internet when we were expecting to spend 0.
We raised this issue with the landlord and they told us that M&P was 100% aware of this issue yet they provided us with false information. I've reached out multiple times and have not received any response from them. Mistakes and miscommunications happen but not responding to resolve this issue is unacceptable.

Read the contract well before you actually sign it - especially regarding payments. They do not answer emails unless it’s to their benefit. Before signing the lease, they are responsive and nice, afterwards it’s a complete different story….disappointed.

I want to start by saying I had the BEST experience with Slyvia (and Matteo) when finding a place. I had a short one week period to find a place and Slyvia sprang into action by listening to my needs/wants and instantly searched to find a property that would suit me best. A lot of agents throw listings at you hoping one sticks, where here they take the time to show you what you're looking for rather than wasting your time all over London. The team was exceptionally communicative, willingly walked me throughly through the odds and ends of the process and gave a comfort that most agencies don’t give. SCAM, they hided information on my letting apartment, which was on their “Sales” list. I endured living in a showroom. Agents would open my front door without notice. The landlord Matthew Campbell Birkett of Glasglow was abusive overcharging me on fixing a fireplace which I never used! Unethical profiteers! He sold it to a Russian millionaire and kicked me out. Please check your commissions earned from Mr Matthew Campbell Birkett before saying you cannot find me, or lack the records.

Looking for a flat to rent, all I’d been hearing from friends and family was how difficult it was at the moment in London. And this was proving to be true until we got in touch with Matteo. He showed us around three flats - all lovely in their own way - and was refreshingly honest about how he felt my girlfriend and I would get on with each property.

I'd like to share my recent experience with the agency and the lack of professionalism. Please be careful with what they communicate over the phone and get everything in writing (email and CHECK THE CONTRACT).
In detail here, they have failed to communicate my requests to the landlord related to:
1. the break clause: I had asked for a business relocation break clause, which was confirmed over the phone, but not reflected in the contract, and subsequently communicated over the phone that "I don't need to ask for that, and that if I need to break the contract there are ways
2. I had asked for a specific rent payment date aligned to my salary, this was again confirmed over the phone, but I am now chased for 2 days late payment.
On the day of my move, the personal belonging of the previous tenant were still there, so I had to deal with and convince them to ask the landlord to remove everything, so that I could move in.

The first viewing booked - the realtor didn’t come, didn’t answer the phone or email, chasing the branch - they told us the property is no longer on the market for various reasons and that the realtor agent is actually NOT WORKING AT ALL that day. Absolutely shocking behaviour from Marsh and Parsons. They schedule me to move in, with assurances cleaning and maintenance would be done to the property, instead negated on all promised and within the contract, with little to nil correspondence at all. The property manager does not return my emails nor calls me back for updates.
I do not recommend Marsh and Parsons to anyone! They are worse than dealing with landlords directly.
I have an uncleaned property, rubbish everywhere, stained carpets and a broken mattress!!
I'm disgusted by their lack of urgency. This was not what I was promised.

Honestly, I planned to give a 5 star review. I had an amazing experience with the agent from the Holland Park office, Katie Cannell. How did it change from 5 to 1 star? Well deserved by Manager, Matt Sherrat, who is the most unprofessional person I talked to in awhile.
When I found out that the flat is not ready in the afternoon before the move in day, I became a very unhappy customer. There are a few facts that show lack of professionalism of this office and management in particularly.
1) When we signed the agreement 2 weeks ago we were very explicit that we can wait as long as we need to, we just need to know now when the move in date is. The "amazing and experienced" landlord decided to give herself 1 day between the move out and move in knowing that the previous tenants were very messy. Again, there was no rush on our end.
2) I did not get any information about how and when to collect the keys, so 4 days before move in date I sent an email asking about it. No one responded to me for more than 2 days. Only then Matt "the manager" called me to inform that the flat is not ready, and that the "amazing and very experienced" landlord didn't communicate it until now.
3) When I informed him that I find this behavior unprofessional and quite "shady" (because the landlord failed to communicate it in advance) and "greedy" (because the experienced landlord gave herself one day to clean the flat in terrible condition), Matt "the manager" became very defensive. "The landlord is amazing and doesn't need money":)
4) When I informed him about my extra expenses caused by the lack of communication and the delay (movers had to be rescheduled, hotel had to be extended, etc.) he said that it is my problem, and he and the very professional landlord has nothing to do with it.
5) Finally, I asked to reschedule the move-in day or cancel the deal because at this point it was not a good start of the relationships.
6) Magically, in a few hours the issue got resolved and the flat became ready, as promised. The only missing part was the answer to my question, "How and when I can collect the keys?" 7) My only hope is that the phone calls are recorded for quality purposes and this person will get some extra manager training.
8) I had to hang up on him because he could not stop screaming at me "You don't want to know the answer to your question on how to pick up the keys".

Overall I was very happy with the service provided by M&P North Ken. I sold my property for a good price and in a reasonably short time despite the slow down in the market. Jay advised me initially on the price negotiation and Sarah followed that up making sure we got the deal over the line.
A couple of days ago the manager of another estate agents in the area called to ask how things were going, and when I told him that I'd already sold for a higher price than he had suggested, he said "well done for proving me wrong".
I'd say that M&P are the best option in the area for selling more desirable properties at a good price and for reasonable fees.

Such a terrible experience. I absolutely would not advise any landlords to rent their property with Marsh & Parsons. I have been on both sides of the fence - as both a tenant and landlord. For the property in question, I was a tenant. Were I the landlord, I would have been sorely disappointed with the way in which my property was managed (or was not managed). 'Monthly checks' happened rarely, if ever. Minor maintenance issues were left unreported, becoming much bigger and more costly issues as a result. Repairs conducted by Marsh & Parsons contractors were undertaken in such a slap-dash way that they barely covered up issues, let alone fixed them. Upon leaving the property, our experience of having the deposit returned to us was so incredibly poor as to contravene almost every rule of the TDS. This was the result of Marsh & Parsons sitting on the check-out report for too long, not getting contractors to do costs for basic repairs and simply not communicating between landlord and tenant. As a result, we had to raise a complaint with the TDS - which I'm sure caused unnecessary headaches and stress for the landlord. My recommendation to any landlord - go with one of the myriad letting agents elsewhere in the area. Anything has to be better than Marsh & Parsons.
