If I could leave a 10 star review, I would still try to give 11 for the services received from the Northwood team. Nothing was ever too much and the team was always prepared to go that extra mile to ensure world class services. They stand true to their promises and are always looking for the best solutions and do not rest until all is completed at the highest standard. The whole process was as smooth as possible, the team always responded promptly to all the queries, suggested the most efficient solutions and made everything stress free for us. I highly recommend Northwood. Although we decided in the end to sell our house, we met the rentals team as well and couldn't be happier with all the advice and services we received from both sides. Diana and the team were very responsive, always came back to me promptly and kept me up to date with the viewings booked in, how they went and the status of the offers. Northwood were cheaper than a couple of other estate agents I tried but I settled on Northwood due to their responsiveness and the service they provided. Their valuation of the property was also lower than the other estate agents but after discussing this, they agreed to put the property on at the slightly higher value and we achieved the sale price quickly.

I just wanted to leave a review of Northwood. An absolutely amazing company and a massive shout to Rebecca in particular who was amazing in helping us with our purchase. We were first time buyers who had no idea and she was extremely helpful with her support and guidance in what was a complicated long purchase. Very prompt and efficient with her enquiries and chasing things with vendor and solicitors. Very easy to get hold of, she answered all my calls and emails quickly (even when i was ringing nearly every day!)

Fantastic experience with Rebecca as a potential buyer. Allowed me to visit the property on numerous occasions and allowed for longer appointments. Most estate agents make you feel rushed and under pressure but not the case with Northwood. Although on this occasion I didn't get the house I wanted for circumstances beyond both our control, I felt at ease going forward with the sale.

Called us to say their vendor had “accepted” our offer. We received no email confirmation, they did not ask for solicitor details and no communication since then. They called the following day to say there’s been a higher offer and that’s been accepted. Just seemed like our offer was used as leverage to get higher from elsewhere. Unethical and unprofessional. No further email correspondence and no opportunity for us to match the offer. Will be avoiding buying from here.

PLEASE READ IF YOU ARE A LANDLORD
It’s crucial to share my experience with Northwood Bolton, especially when evaluating property management firms. This is a summary of the issues I encountered:
They failed to perform credit checks on tenants, which was clearly outlined in the contract and then later attempted to shift the blame to the Landlord for not requesting these checks.
Northwood Bolton terminated the contract without the proper notice(again this was outlined in the contract) leaving the Landlord exposed even though it had mentioned to Northwood that the Landlord was currently suffering from stress and anxiety.
Their consultant then advised tenants on rental matters during what should of been notice period (as outlined in the contract) when they should have been acting in the Landlords best interests and the tenants started missing payments for the first time.
Shockingly, their staff discussed my workplace with external parties and even confirmed this in writing, breaching my privacy.
A Northwood employee used my personal information to search for me on LinkedIn and threatened to report me to my superiors if I didn't comply with their demands.
The same individual used my personal email to send threatening messages after their tenure as a director ended. This was reported to the Police who ask them to stop.
When I reported these serious issues to the new director, they refused to acknowledge them and even stated they wouldn't address the problems.
I had to file a complaint with the Information Commissioner's Office (ICO) about the data breach and threatening messages. Even when ICO ruled in my favor, Northwood Bolton's director didn't acknowledge the threatening letter.
In my experience, Northwood Bolton is a company that doesn't uphold contracts, fails to protect personal data, and takes no action against harassing staff members. Most concerning is their unwillingness to admit or apologise when in the wrong.
Northwood continue to say when the person who sent the emails that they were not employed by Northwood even the ICO have identified that they were employed as a consultant.
They have also been found in the wrong and asked to pay compensation by the Property Ombudsman for the Landlord experiencing avoidable aggravation and inconvenience as a result
of the unclear and incomplete information when enquiring about a rental review.
Be very cautious when considering their services.

We rented from Northwood for 6 years in one property and found the team at Northwood to be really helpful.
When reporting an issue with the property (which is done via a online form) we typically received a response very quickly, and then once the landlord signed off on the issue being resolved we had someone round within a fairly reasonable time frame. Providing you look after the property they are very fair with what they view as needing repairs/cleaning or maintenance when doing property inspections & upon leaving the property at the end of the tenancy.
Diana was our main point of contact and knew we had taken care of our property throughout our tenancy, she was really friendly and reasonable and whilst as an estate agent they have a client being the landlord it never felt like this and Diana always made sure we were taken care of.
Perosnally I think if you take care of a rented home as if it was your own in that you keep it tidy and free of damage then you should always get your full deposit back which we did and we were very grateful as many estate agents in the past have argued for keeping hold of as much as they can but that wasn't the case with Northwood.
Our only draw back of renting was our landlord who typically would spend as little on the property as possible, but the team at Northwood always pushed for work to be done to ensure the property remained in a good condition.
All safety inspections - electric, gas, carbon monoxide etc were always done on time, and reminders sent which was helpful.
Overall a great experience of using Northwood and we only stopped as we were finally able to buy. Thanks again!

Normally, I refrain from writing reviews unless an experience pleasantly surprises me or, conversely, disappoints me.
The management of this agency is praiseworthy, standing out for its impeccable level of professionalism. Not only did they provide valuable assistance in my English language challenge, but they did so with a remarkable amount of patience. In this relocation process, my concerns were minimized as they took care of most of the responsibilities.
Compared to other experiences, it is undeniable that the Northwood team stands out for their unmatched service. I feel that the team as a whole, and in particular, Mr. Adams, the director in Wigan and Bolton, demonstrate equal care towards both property owners and tenants, as only a true professional would. In a time when service excellence is becoming increasingly rare, their approach is commendable.

The worst possible agent you can rent from. They made a claim of 1250 on my deposit of 750 claiming for damages like damaged hob and end of tenancy cleaning and many more which was all fake and even for things i had corrspondence with them on email.
Thankfully i had all the evidence to prove they are just greedy and opportunistic and the result of deposit came in my favour for 95% of deposit.
Never ever rent with them. Specially the ageny rebecca kellet who just wants to put tenants in misery.

Excellent service from start to finish. Lauren kept me informed every step of the way in what turned out to be a very difficult sale (not their fault). I ended up moving to Northwoods after I felt let down by another estate agents. I saw that they had sold a number of houses on my street and after speaking with my neighbours they to recommended them. They had a friendly approach and nothing was too much. Would highly recommend them and would definitely use them again if I ever chose to move.

We highly recommend Northwood Bolton. Both Laura & Lauren have been super professional throughout the whole process of the property sale. The emails were always responded within couple of hours and they were keeping me updated through the phone as well. The google survey started from asking about how many stars. There was no doubt in my mind that it was a 5-star. I wish there was a way or place to put a plus in addition to the 5 stars.
Google asks to indicate "what do I like about the business?", I am definitely impressed and can comment on Northwood's highest quality of service, very professional approach to business and responsiveness in handling all communication, requests and actions, but I am unable to comment on "good value", as I am a buyer, so I don't need to pay the agents’ fees.
I had thought about buying myself my own space for some 3+ years before I actually bought one through Northwood. Having looked around on rightmove frequently and viewed a number of properties through different agents, I probably have established a “norm” of what I can expect from property agents. I have to say Northwood definitely singled themselves out from their peers. Their professional approach to business makes me feel that they are trust worthy, reliable and helpful. They are certainly great sales people, but they are not particularly pushing. As agents, or middle persons, they try their best to make clients of two sides equally happy. As purchase procedure coordinators, they demonstrate superb calibre in harmonising all involved parties, especially in these strange and difficult times during the pandemic.
I am grateful to the service Northwood provided. There was some great team work there, but I wish to single out the agent who dealt with my purchase. So, Thank you Lauren for making the whole process go so smoothly.

*** AVOID AT ALL COSTS *** - Please see below if you want an objective and unbiased review, it will be worth taking 5 minutes to read this.
I moved into a house share which was very reasonably priced and cannot knock the actual facilities within the property. As for Northwood Bolton however just don't even bother - save yourself a world of stress. I don't know what Northwood admittedly are like when it comes to an unshared property and maybe they treat these individuals but if you are moving into a house share I would certainly think twice.
These people will withhold your deposit at all costs beyond reason, they hide behind legislation and unreasonable contractual arrangements to protect their position and have absolutely no consideration for common courtesy or customer service. All they want is your money. They do not seem to care about professionalism or your needs, just their own.
From the very beginning it was a nightmare. The contract was done wrong, they didn't tell the landlord that I had moved in so the heating and water wasn't set, they started my payment date from the wrong date and then blamed me for it, there was just problem after problem. Before and during the COVID 19 pandemic I requested very reasonably that I (we) simply be notified out of courtesy if any viewings were taking place and if any new tenants were to move in. I also requested the same for any maintenance being carried out. They have a fix flow site to report any issues, for example the front door came off the handle and they did not fix this for almost 3 weeks, yet the very day rent was alleged to have not been paid they were straight on the phone to me despite me having actually have paid the rent anyway.
In house shares, they seem to just arrange viewings and move people in, they don't make any effort to let you know out of courtesy and then if you call and complain about it, in a nutshell cutting out any legal jargon their response is pretty much "We can do whatever we want because we're not coming into your room". I would point out that one time however their maintenance people had not properly fitted the doors and they were a fire hazard which delayed a second Tennant moving in by a week. They did not give me any notice to come into my room (despite this actually being in the contract) and they just started lifting the doors and painting them which meant the door had to stay open and I could not leave my property for two or three days despite having annual leave booked. I complained about this and surprise, surprise they were not really interested.
In the end because of all the stress, hassle and multiple problems, I moved out of this property and we had many arguments about what was owed to who and who was to blame. They demanded their rent and I wanted my deposit back (They didn't request any reductions to it either). I had no sensible or empathetic discussions with any of their staff members. They were rude, dismissive and just dug their heels in.
They actually addressed my complaint letter advising they were DISAPPOINTED that I had complained - what a way to open your response to a complaint! Scolding the complainer for making it in the first place! Everyone knows you start a complaint response APOLOGISING for the issues even if you don't actually agree with the complainer! They just don't have any compassion or courtesy. It wasn't until I spoke to their branch director that I got any degree of a sensible and meaningful discussion.
In summary, all these guys care about is lining their pockets, they won't look after you as a tenant and they definitely don't care about you - Save yourself the hassle. I re-iterate they won't acknowledge their own flaws and will probably say they're DISSAPOINTED with my review! However I certainly won't be bothering to read it. I just hope other letting agents don't behave in this way, if I could have rated them minus stars I would have. You definitely won't get your deposit back from these cowboys so good luck to you if you rent with Northwood Bolton - you've been warned!

After over 12 months of dispute i can update . Northwood tried to charge me 450 as a deep cleaning fee when i left my property even tho it was clean. Well now the dispute service has awarded me 300 out of the 450 back . I still say there should of been no charge what so ever but at least this shows after a decision being made, northwood clearly try and shaft its customers .
So hahahhaaha nice try northwood but you failed yet again . Stay away from these estate cowboys.

Once the tenancy was coming to an end Northwood were quite useless from a tenants point of view. They had unjustifiably sought to recover the entire deposit with exaggerated reasoning and claiming for jobs that had been done, despite the property being in better condition than when we moved in. Northwood refused to try to come to an agreement with ourselves so the DPS made their own decision.
A company for a landlords heart maybe, but steer clear tenants.
3 months later and the DPS ruled in our favour (because Northwood were clearly BSing) .

After initially making a very bad 1st choice on Estate Agent despite meeting with Northwood once I was able to end agreement with other agent and decided to go with Northwood I very quickly realised they should have been my 1st choice. For starters and despite not being 1st choice they maintained contact and they were remained professional. Once able to take over as Estate Agent Holly was
proactive and achieved immediate viewings and we agreed a sale within 10 days of them becoming Agents. Nicola at the Wigan office then took over the process to get us to exchange and completion and she was fabulous. Nicila always responded to communications and had the patience of a saint when I was getting frustrated with the legal aspect of a house sale. All the staff at Northwood Bolton from Holly and Diana in the initial stages through to the completion and handing in the keys were very supportive and they all demonstrated customer service and real empathy during what can be a challenging process.

It seems as though the staff are quite inexperienced when it comes to providing documentation to tenants throughout their residency in a property. Only to charge the tenant for the lack of documentation when they are leaving.
Perhaps they're just money-suckers.

They rarely reply to your emails. When I complained about damp, they just replied that it wasnt!!

I rented for 6 months. They cannot answer simple questions easily and will pass it between the office so that a Chinese whisper effect seems to happen by the time they get back to you.
They didn't tell me the additional fees to move a pet onto the property even though I specifically asked these questions when first enquiring (complete professional flea spray service £££ even though it is uncarpeted and unfurnished and my cat has ZERO fleas!).
MOVING OUT - I checked out of my property with the agent who said everything was fine. A week afterwards, they try to take £125 from my deposit.
Here is a part of my letter to them.
On check out day, someone from the office whose sole job it is to check in tenants and then check them out came to inspect the property.
Whilst the agent was checking the condition of the property she made a couple of observations.
1)There was rubbish outside the back gate.
2)I’d forgotten to clean the oven grill.
For point 1) I said that I was going to remove it as I left the property, which I did immediately.
For 2) she called their cleaning company and quoted me £20 for this service and wrote this on her notes.
Items which have since been bought to light were not an issue on check out day and I strongly believe that they have no legal case to charge for these issues as I had no chance to check the evidence for myself, take photographs if I should disagree or given any opportunity to correct the problems.
A) Bathroom
One such issue is that the bathroom apparently needed cleaning. I cleaned it thoroughly, the agent didn’t think it needed cleaning and it is only after I have vacated the property that this is an issue. I have had absolutely no opportunity to take photographs to make a case against them.
B) Rubbish removal
Another point which should the agent done her job more thoroughly was check the items under the stairs for which they would like to charge me an extortionate removal fee to take a few items to a local tip less than 2 miles away. In fact there was some debris when I moved in, under the stairs which didn’t bother me so it stayed there. As I had no photographic itinerary to compare it to sent to me, I feel very angry that they should put this on me too. Additionally, I forgot about 2 small and inexpensive plastic stools from Ikea. If the agent had taken a second to check this part of the property I would have picked them up and taken them with me. This is her job. I am not going to pay for this if she is inadequate and could have very easily prevented this.
C) Garden
Lastly, the agent checked the garden and said that there were some weeds. I told her that when I moved in there were a similar amount of weeds and there were carrier bags strewn all over the garden which I have picked up. The garden was in a better state now than when I first moved in. She showed me the photo which had a fairly neat looking garden. I asked when that was taken, she said the day before I moved in. I told her that it was a very old photo as I noticed that the fence in the photo was in a very good condition, newly painted etc, whereas the current fence shows signs of serious deterioration with discolouration, the top of the fence has rotted and become jagged and even the last slat has completely broken.
She agreed with me that it must be an old photo and therefore I thought that was the end of it.
Conclusion
I do not understand why this agency employs a person to deliver a checkout service if they are going to then falsify issues after this appointment. They may as well just ask the tenant to lock the door and put their keys through the letter box.
........ I am still waiting for my deposit back.

Particular note, for the 'above and beyond' service provided by Diana, who was on hand to support with questions, queries and anything to do the sale of the property. Diana managed all viewings with excellent feedback and communication from each viewing. Once sold Nicola within the completion team, pulled together all parties within the chain to keep the sale on track.

I’ve recently purchased a property from Northwood Bolton. From the 4 months of working with them, I can honestly say I’ve had an excellent experience so far. Brilliant service I have the full rental protection package I get an invoice each month on time along with my rent. Yes you pat a service but I'd rather pay to have my property managed and maintained by a great company rather than lose thousands of hard earned pounds through tenants who don't pay their rent or sun let the house at a cost to the landlord. The whole process is slick and made easy you ever get a detailed report with photos of all the light fittings ' windows carpets doors rooms and kitchen before the tenants move in. It really is worthwhile all you have to do is watch bad tenants on tv and what hassle a landlord has to go through to realise this is a very worthwhile adventure. A great company who has paid my rent on time each time with out fail. I'd definitely recommend Northwood.
