If I could give 0 stars I would..
We would strongly advise people not to deal with Oaks. As first-time buyers, we found the experience misleading, sneaky, and incredibly frustrating. Important information was not disclosed upfront, which resulted in us spending money on solicitor fees, searches, and a mortgage application that we would not have paid had we known the true situation from the beginning.
The lack of transparency made the whole process stressful and left us out of pocket. We felt the information was drip-fed and only came to light once our solicitor became involved.
After withdrawing, we went with another local estate agent, and the difference was night and day - far more professional, honest, and transparent, resulting in a much better experience overall. This only highlighted how poor our experience with Oaks really was.
We’ve since heard from others who have also had very negative experiences with Oaks, which sadly suggests this was not a one off situation.
Proceed with extreme caution.

I am not fond of cold callers. I am even less fond of people who call you and when challenged as to how they gained your number come up with some nonsense about valuing your home "a few years back", Having owned the property for 40 years I know that never happened and I would likely have gone to a more local estate agent.

I can't rate Oaks Estate Agents highly enough. They surpassed all my expectations by a long way and I am definitely a fussy customer. After I handed them the job, they had the property listed and online within a couple of days, they sold it within 2 weeks and completed the sale within 6 weeks, in what is currently a challenging market. Arranged to view a property for sale with Oaks. The agent showing us around that day arrived late with no phone call to let us know, and then sat in his car for a few minutes before getting out. I had sent over a list of questions about the property beforehand and asked if the answers could be found out before viewing – normal questions like the date of the last boiler service. The property was a vacant let that had previously been managed by Oaks, so it wasn’t unreasonable to expect answers. The agent had no knowledge of the questions I had sent prior to the viewing.
Later that day I called the agent I had booked the viewing with (not the one who attended). I’m a casual guy, but when I call an agent to make an offer on a property I expect more of a professional response than “what’s up?”.
We offered, then offered again after being asked for best and final. We were then told the seller liked us best and our offer was the highest, but were still asked to increase by a further £8k. I understand the agent works for the vendor and is trying to maximise their sale, however the way this was handled felt embarrassingly amateur and showed a real lapse in their ability to mediate.
Once the offer was accepted, we viewed the property a further two times. Each time I asked if there were keys for the garage and if the rubbish from the property would be cleared. I was fobbed off with reassurances that shortly before completion all sets of keys would be accounted for and the rubbish removed.
A week before completion I called again to confirm. At this point the agent told me there were no more keys, the garage could not be opened from the outside, and nothing would be done about it. The rubbish, however, would definitely be cleared. I confirmed this again the day before completion and was reassured it would be done. Knowing full well they held the only keys for the property and hadn’t arranged for the waste to be removed, they still acted surprised when we moved in and found the rubbish untouched.
Everybody I dealt with at Oaks was friendly and gave the impression of being helpful, but this helpfulness was only ever superficial. At the end of the day they got their percentage on the sale, and that’s honestly all it felt like they cared about. They could do a lot better overall. Having sold my own property with another agent during this process, I’ve seen first-hand how well it can be done elsewhere.

If I could leave 6 stars I would. On both our sale and purchase James and Mason were truly amazing. My god these guys worked relentlessly to get us into the house we offered on back in March. I can't remember getting this level of service anywhere before and I am still really humbled by the work they did to get both our sale and purchase over the line. I'd wager we had one of the most difficult chains ever maybe, I won't bore anyone with the details but it was brutal on every level. I can say without any hesitation that we would not have been successful in purchasing our dream home without James, Mason and the team at Oaks. They handled everything thrown at them with honesty and integrity and fought for us and the purchase every inch of the way. This process is one of the hardest I think anyone can go through, so I think more than ever you need good people on your team, and these guys are it.

Recently my husband and I started looking at flats to move out. We saw a tew properties online and I spoke to Victoria Byiers who was very kind and assisted me in my requests to book viewings effective immediately. She asked me questions to understand our preferences and what we are looking for. Her customer service was absolutely excellent.
Later that day, she found another property that matched our key preferences and sent it to me via email which is now the flat we are moving into. The viewing was done by Hannah, who was really lovely and was open to any questions.
Throughout the process and especially as first-time renters, we had many queries and property related / general questions, Victoria made sure she answered them clearly and as quick as possible. While she was away, her colleagues answered her emails on her behalf which was great for us.
The team work very well together and have great communication which is a rare find usually in estate agencies.

After an unsuccessful and stressful experience with another local agent, Daniel sold our house that had been empty for 6 months above the asking price.
From the first telephone conversation we were made to feel at ease and confident. Daniel went through the whole process with us and answered our endless questions. If I could leave zero stars, I would. My boyfriend recently completed on a property through Oaks Estate Agents, and the experience has been nothing short of appalling – deeply unprofessional, borderline deceptive, and potentially unlawful.
From the outset, our agent was utterly disinterested. During viewings, he couldn't answer basic questions about the property and spent most of the time glued to his phone. Basic due diligence was completely absent.
After offering the full asking price on a property and having it accepted, we were two months into the conveyancing process when our solicitor discovered that the basement conversion had no building regulations approval — despite the fact that Oaks had included it in the square footage and actively marketed it as part of the habitable space. This is not only grossly misleading, it is also a potential breach of the Consumer Protection from Unfair Trading Regulations 2008, which makes it a criminal offence to make false or misleading statements in property advertisements.
When this issue was raised, Oaks refused to take responsibility and claimed building regulations weren't needed as the space was "not habitable" — despite having advertised it as exactly that. Rather than resolving the situation transparently, they quietly edited the online listing mid-sale, removing the basement from both the description and square footage, hoping it would go unnoticed. Fortunately, I had already taken a screenshot of the original listing, clearly showing how the basement was misrepresented. This change is not just sneaky — it's a clear admission of wrongdoing, and possibly an attempt to cover up deceptive marketing.
This kind of conduct goes beyond negligence – it is deceptive and potentially unlawful, and likely breaches the Consumer Protection from Unfair Trading Regulations (CPRs), which prohibit false or misleading information that influences a buyer’s decision. There’s also a strong case for violation of The Business Protection from Misleading Marketing Regulations 2008.
To make matters worse, communication throughout the process was consistently rude, unprofessional, and at times aggressive, with messages sent to us that included swear words — completely unacceptable for any business, let alone one handling property transactions.
Do not trust this company. Do not give them your business. They are dishonest, unprofessional, and appear to have no grasp of – or respect for – the legal obligations estate agents must adhere to. They have caused enormous stress, wasted time, and shown zero accountability.

Overall they have been a great estate agent. They originally valued the property at £450k which was too high and resulted in no viewings. I had to drop the price by £25k after 6 weeks so I think they got the valuation wrong originally. The team were great, communication was good with the team setting up a what’s app good.

The reply is incorrect assumption. I found unprofessional two of your agents’ communication skills and when I brought it up that it is unacceptable and I expect to be professional, I did not receive any acknowledge. The agents were keep e-mailing to me on the daily bases and to my solicitors as well asking for an update even after I made them aware the seller’s solicitor is up to date with every information and there is no information what we would not share with the solicitor, but with the estate agent.
After the purchase happened I had been informed about the keys incorrectly by one of your agent and I did send him an e-mail asking where is that spare key what he said to me it had been left in the flat. Before the purchase happened I received extreme amount of e-mails from them with ‘ASAP’ answers request, with matters what only the two solicitors are dealing, but for this e-mail I only received an answer days later, after I left the one start review.

I had a deeply disappointing experience with them. Initially, they appeared lovely and professional, making the rental process seem smooth and reassuring. However, this positive impression quickly faded once moved into the property.
After the move-in, their attitude shifted dramatically. Communication became sporadic at best; they would often ignore my calls and emails, leaving urgent issues unresolved for extended periods. When I did manage to get in touch, the way they spoke to me was dismissive and disrespectful, making me feel like a nuisance rather than a valued tenant.
Their lack of responsiveness was compounded by an unwarranted level of harassment. It felt as though they were more interested in intimidation than in addressing legitimate concerns. This behavior created an uncomfortable living situation, adding unnecessary stress to what should have been a straightforward tenancy.
Based on my experience, I cannot recommend to anyone. Their initial charm is a facade that quickly crumbles, revealing an unprofessional and hostile approach to property management. Save yourself the trouble and look elsewhere for a more reliable and respectful letting agent.

After seeing a house that was of interest to myself and my girlfriend, we called and spoke to Yousef on the phone. I was immediately impressed by his professionalism and knowledge of the property and local area. We agreed to book a viewing the following week. Yousef gave us a detailed tour of the property and again was impressed by Yousefs knowledge and ability to answer questions that we had. Although we didn’t proceed with this particular property, we will definitely be utilising Yousefs knowledge and oaks estate agency in the future.

Quite frankly AWFUL - AVOID
Good to start with, found a tenant quickly, then the fun starts.
Opted for ‘fully managed’ to let my flat, promised it would be minimal interaction and everything was looked after for just 12% of the rent.
Took 3 months of them trying to say the boiler was faulty to work out it was turned off, then the radiators were faulty - they were turned off at the valve. Neither of which they could work out themselves, which is strange for ‘property managers’, so they send engineers out at my cost (circa £100 each time) to attempt to resolve, also with no resolution. So I go round and turn both on in 2 minutes!!!!!
It’s been let 9 months, on 3 of those months I’ve had to contact them after a week or so to forward the rent, various excuses given.
Requested that I repair or replace some of the tenants furniture - the property is let unfurnished.
Also insisted I replace lightbulbs, Saying it’s UK legislation - I did some research, it’s not!!!! Literally just bare faced lied.
They’ve served notice to the tenant without being instructed to do so after I asked how I can sever my relationship with them, and are now insisting that if the tenant stays in the property and I don’t renew with them I am still liable for fees to Oaks. As well as one individual insinuating that they are likely to increase the fees ????
Absolutely no will to discuss their poor service or take any responsibility, they literally just want your money.
Ive met the owner James as I bought the property through them during covid and on the whole they were okay. The lettings department however.

Really disappointed - I called Oaks asking them to come and do a valuation of my property. Josh put an appointment in the diary. He never showed. When I called the office after waiting at my property for him to come, Yousef apologised profusely saying that there’s no record of the appointment on the system, perhaps it hadn’t been saved properly or something. He booked me in again (after going through my details on the phone for the second time). He never showed. I managed to send him a message asking if he was still coming which was forwarded to the office so they called me. They apologised profusely stating that Yousef was unexpectedly out of the office. Is there no system in place for when a member of staff is “unexpectedly out of the office” to check their appointments and call ahead rather than letting customers wait around and waste their time? Considering this was the second time this happened, I was expecting to be really looked after and fussed over with the second appointment - hence the disappointment level when it was another no show with no communication.

Its taken a few months to leave this review, but now life has calmed down a bit I thought I'd take a few minutes to leave one. In the summer, I enquired about a number of properties with Oaks. At the point of enquiry of the first property I explained our circumstances to Joey. My daughter is currently unwell so I have had to leave work to care for her. Joey seemed entirely disinterested in assisting me in any way. He said he'd call me back to arrange a viewing... Joey never called me back. Infact, Joey actively ignored me persistently, he ignored multiple calls and during the only viewing I was allowed to have. He refused to speak to me or even say hello despite me speaking to him directly. We were made so unwelcome during the viewing that, at the end of it, we were ushered into the street with our shoes still off. It was very clear that there was no intention of putting us forward as perspective tenants... it was distressing and humiliating to be treated in the way we were in front of another family viewing the house. Please note, I was only given this viewing because I'd caught Oaks taking instruction from a landlord that constitutes a breach of the equalities act. I noted that Joey was extremely welcoming to the family viewing after us. Infact he was exactly as you'd expect a professional estate to be during a viewing, for them at least. The young girl he did the viewing with described us as "the wrong kind of family' and basically acted in a way that was the antithesis of a sales person. She actively talked us out of making an offer. Its distressing that an estate agents would treat people in this way when they have a very poorly family member. I will not go into detail but these two people really have no idea how damaging their behaviour way that day. I suspect the culture runs deep in this branch as the manager refused to speak to me when I raised a concerns. I'm considering raising my experience
of dealing with Oaks with the ombudsman. Fortunately we did find an estate agents with integrity and humanity and have found a new home... the experience was like night and day.
Edit: after a conversation with one of the DMs I'd like to follow up my review. He listened to my concerns and apologised for the experience we had. He seems a thoroughly decent man with a strong sense of integrity. Thank you for restoring my faith.

Had an unwarranted let by sign not appeared outside my home, I would not have shared my opinion as I generally think one of the owners is a very helpful person. However…
From a overvaluing a rental property by £250pcm (20%) and then failing to get any offers anywhere near asking, to then finding a tenant who never pays on time or their failure to chase/ pay on time; and telling me that as we do not use a fully managed service (we use rent collection) we should discuss rent with the tenant directly; through to now having signs appearing at my home which they do not manage.
They seem a lovely bunch otherwise, but my dealings thus far have not been the smoothest - though… the my last interaction with a staff member (Ashton) was that he seemed fairly astute and at least kept me updated, by emailing and calling about a missing rental payment. Perhaps my view will change…

Awful experience. They kept calling me over a few days before the viewing, repeatedly, when I obviously could not answer the phone. On the day I arrived at the appointment which was not held for me but given to others. On arrival I was not met at the property, although I was on time. After waiting I had to text the agent to let him know I was there to which he seem surprised but essentially wanted me to wait until other viewings had taken place with no apology. My experience of Oaks is your typical transactional agent that just cares about the seller and see the buyer as unimportant. If you're going to run open houses no problem get people lined up in the street to wait, but don't book in appointments and ask buyers to wait up to 30mins. Such a shame as an agent with a decent approach to buyers would do so well.

Having been a landlord for over 15 years and having used half a dozen estate agents in the hope of finding one that just isn’t incredibly incompetent, I can genuinely and categorically state that the search continues after using Oaks for the last year.
Virtually every member of staff I have had the displeasure of interacting with at Oaks are either incompetent and unprofessional or, worse, deliberately deceitful. The terminology used is irrelevant when, as a landlord, you just want a professional service especially when you have used their hilariously named ‘fully-managed service.’ In relation to the last year I have been using them, I honestly feel that I have actually done more work than them – which is strange as I cannot fathom how each and every member of staff can actually make mistakes on every simple task they are asked to do. My suspicion is that it may be a deliberate ploy as I do not know how they spend their time (although once when I called, I was told that they were playing football in the office… this could possibly be the reason but surely even the fittest of them couldn’t be playing throughout their whole opening hours? Perhaps Sir Gareth could send some scouts down to Croydon to have a look...)
I was hoping the new incoming manager would improve things. Unfortunately this is not the case. He is either covering for the incompetence of the staff he inherited or he is of the same calibre as the rest of his team. It is difficult to say which but I believe he has had sufficient time to make up for previous layers of incompetence, instead of which he continues to add more. The point is, if he can’t remedy the ingrained lack of professionalism, does it matter who is to blame? Either way, things have not improved over the previous manager, who as it stands, was even worse. This may change though.

I would like to suggest other estate agents but, as mentioned at the beginning, in my experience they are all as bad as each other. What I can suggest is always haggle and reduce the rates that they want to charge – not a particularly British thing to do but when you actually consider the work that they actually do (and the work that you are forced to do to compensate for their failures) you will realise you have still heavily over-paid them however much you manage to haggle it down to. Also never use their own contractors – build a list of trusted ones you can rely on and give this to the estate agents to use, or you will be liable for extortionate charges (obviously after the event so you have to fight for an explanation/refund). I am unsure whether Oaks do this but it is common knowledge that the contractors estate agents use charge larger fees due to having to pay them commission. With this information you can be the judge of whether you would believe estate agents have the best interests of their paying clients at heart.
I expect a response from Oaks trying to state that the issues were *enter excuse and blame the landlord* and I that have misrepresented them. I have not. I have literally dozens of emails which they have sent (from different members of staff) stating they would do something, failing to do so, then finding a reason why they haven’t done it. A favourite of mine is ‘oh, I was just going to call you.’ It really is laughable.
There is a slim (and currently very doubtful) possibility that the new manager will turn things around and if this is the case, I will amend my review. Please refrain from holding your breath.
I could continue this review (spoiler: it wouldn’t get any better) but I won’t – I’ve made my point and the only reason I am writing this is to protect any landlords who are contemplating using Oaks.
Do not use Oaks. You have been warned. Just in case you missed either of the previous warnings.

After 5 years of tenants, renting my properties has never been easier. I was reluctant when approached by a new estate agents but so glad I made the change now! 3 properties rented out in a week, something my old agency had never managed. Gave me false hope that I had my dream place, that I just needed to prove my savings and that I'd be able to pay the holding deposit.
Said congratulations on the phone and that I didn't need to worry , would send bank details. I waited and waited.
Ignored me when it was sent over , had to call all the lines and pester.
Then told me at 7pm after the deadline of paying the deposit that it had been given to someone else because the income wasn't enough . This should've been checked before the congratulations call and it should never have been said that my savings would be okay.

We moved our rental portfolio over to Oaks after being let down for many years by a national brand.
Oaks orginally provided advice on our portfolio when the prospect of us moving our flats over was low, they were just glad to advise us and help with solutions to resolve some of the problems we were having.
We started with one flat and after a few weeks we’re so well looked after we immediatly moved the rest of the portfolio over. The team managed the transition seamlessly and we haven’t looked back since. No request is too much trouble and the advice continues to be great - we particularly appreciate the in branch management and value obtained for essential works in the flat.

My sale has not completed yet, however a completed or not completed sale does not reflect on how hard a team works on getting a sale to completion. James, Ciaran, Daniel, Amin and Conal have worked very hard on my sale. This is very appreciated as I know my property is in good hands. I can not fault the hard work, good communication, politeness of this team. What often is not recognised is the work carried out between marketing and completion. James replied to an email very late in the evening which is not a requirement. Like many of us he has a family and I think hard working people who go above what is expected should be recognised...now don't expect everyone that he will reply late ????. But the fact that he is willing to when he is able to send that last email before leaving the office shows a commitment to building a good relationship with his clients and willingness to make the process of selling easier.
I hope Conal does not mind me saying this....when he turned up at my door as my estate agent to conduct viewings I thought wow he seems young, however he has knowledge and professionalism like any older estate agent. I have worked with other older estate agents from other companies and they were not able to present my property in a good way and get a sale to progress. Conal was great. I say "was" as my sale is now progressing through to completion. I would not hot have chosen a different estate agent to conduct viewings other than Conal.

I would highly recommend using Joey Abreu at Oaks as an Estate Agent. He has been nothing but super efficient and helpful since our first point of contact.
Within a couple of hours he had several viewings on my property and was extremely helpful (as I am not in the area) with regards to arranging for keys to be collected and liaising with contractors.
Every time Joey confirmed something he followed it up in writing and made everything clear. Certainly took the stress out of finding tenants for me and in fact gave me several choices.
Overall was a pleasure dealing with Joey and I will not hesitate to use him again when I need or recommend, it’s so hard to find good people these days but Joey will restore your faith in good Estate Agents.

George was fantastic with contacting me and having staff trained and for the awful treatment I was subjected to. Stefanie did contact me after my discussion with George for her inappropriate conduct and lack of professionalism.
Nonetheless, the experience has made me wary of returning to Oaks as if I did not put a 1 star review on Google, George would not have been made aware of the poor customer service being delivered.
When looking to spend over £3000 per month on a property, a good level of customer service and attention to detail is expected.
Despite my offer being accepted, the significant change in property particulars resulted in me deciding not to proceed with this property. I have since found somewhere else with another agent.

I'd like to specifically shout out Zoe from the team at Oaks for all of her help and support in getting my flat sold. Zoe's first visit to my flat in mid September 2020 was fully masked and socially distanced without me even asking - unlike other local agents who had to be asked or didn't have masks with them. She was honest and provided a great valuation, had an open day and additional individual viewings booked in (7 in total if I remember correctly) within a week and I had a great offer which I accepted within two weeks of the listing going on Rightmove. Her help didn't stop there; she maintained proactivity in responding to my queries throughout, helped me and my buyer keep in communication and even helped to liaise with both the agent managing my onward purchase, as well as my (less than polite) conveyancer. Oaks were a really good agent but unfortunately we have not found a buyer through them. The communication was excellent and staff are very friendly. If I had to criticise then I would suggest they quiz potential buyers more and ensure floor plan are looked at before arranging viewings. I would be more than happy to use again.

Oaks Estate Agents sold our house in summer 2020. We chose them because their photos look amazing, and they did an equally great job with our photos. Our house went on the market on a Monday, and the following Monday we accepted an offer. There were only a couple of moments where the process might have stalled, but Oaks were always on the case and they ensured it all went smoothly.
The staff were really nice and good to deal with, and they were responsive whenever we contacted them. I have only good things to say about the experience and I would certainly recommend them.

Although I haven’t actually sold my house yet ( I took it off the market due to the Coronavirus) when I do decide to put it back on Oaks will definitely be my first choice.
I have found them to be very helpful, friendly not at all pushy and have kept me in the loop all the way with viewers feedback.
Although I had already decided to go with them even though they were a newish agents. I do not regret it. After a good friend of mine said she new the family well ( James managing director) and that I had chosen well as she would imagine him to be very trustful.
I thoroughly agree with that and as I said although I haven’t sold it was no fault of theirs as I had a lot of viewings and it’s just not the right time for me.
I’d say go for it as all the ones I have met from James, Daniel, Ciaran, Blair and Aaron they all know what they are talking about.
