HOMECASTLE & STERLING ACKROYD much better! One of the worst estate agent experiences I’ve had. Check out TrustPilot too - If you are considering dealing with them and question EVERYTHING.
The egotistical lies these estate agents will tell: I highly doubt the seller was happy with the service since they had to drop the price by 65k thus making a below average profit for the length of time owned and area (you can view previous sold price on Zoopla)! The sellers appeared so concerned about the estate agent's service & lack of knowledge that they made sure they were available to ask questions at every one of the multiple viewings I made - a practice I've never experienced by sellers in the many properties I visited (since the property was on the market a lot longer than it should have been).
The fact that 2 flats adjacent & in my building chose to sell directly after mine didn't choose Oaks says it all (they in fact sold quickly as they were appropriately priced).
The agent I dealt with, Dane was late on virtually every occasion and consistently unprofessional. The property was wildly overpriced and sat on the market for months before a significant reduction was finally made - a delay that directly caused me additional costs.
When I attempted to renegotiate, I was met with an overly emotional and inappropriate reaction, which was embarrassing and entirely out of place in a professional transaction. Basic terms and conditions were never properly explained, and the agent was conspicuously absent at key handover, leaving me to sort matters out myself.
Even after completion, I was repeatedly contacted over trivial issues, long after any professional relationship should have ended.
Overall, this was an inefficient, poorly managed service driven more by ego than competence. I would strongly advise sellers & buyers to look elsewhere.

If I could give 0 stars I would..
We would strongly advise people not to deal with Oaks. As first-time buyers, we found the experience misleading, sneaky, and incredibly frustrating. Important information was not disclosed upfront, which resulted in us spending money on solicitor fees, searches, and a mortgage application that we would not have paid had we known the true situation from the beginning.
The lack of transparency made the whole process stressful and left us out of pocket. We felt the information was drip-fed and only came to light once our solicitor became involved.
After withdrawing, we went with another local estate agent, and the difference was night and day - far more professional, honest, and transparent, resulting in a much better experience overall. This only highlighted how poor our experience with Oaks really was.
We’ve since heard from others who have also had very negative experiences with Oaks, which sadly suggests this was not a one off situation.
Proceed with extreme caution.

A massive thanks to Dane from the Oaks branch located at South Norwood, in assisting myself and wife in purchasing our desired home. He was extremely helpful from initial booking of appointment to viewing the property and negotiating our eventual offer for it to be accepted by the seller.
We had to sell our flat in order to make our purchase and our initial buyer pulled out which made us fearful of losing the purchase property from Oaks. But Dane was able to assist with communicating our intent to proceed with the purchase to the seller and able to give us grace to be able to get another buyer for our flat with 2 weeks.
We are forever grateful to Dane/seller for giving us grace in order to get a 2nd buyer for our flat, to proceed with purchasing the property through him. This was the ideal home for us, when compared to all other properties on sale at that period in our searches through multiple estates agents.
Dane also gave loads of advice (selling a leasehold flat in our case) and would periodically check in to let myself be aware of how the exchanging process was progressing and stayed in constant contact with the agents selling my flat. This was the first time my wife and I ever sold and bought a property at the same time, so was extremely anxious with the process. But overall we were thankful and grateful to have had the blessings of knowledgeable and proficient individuals from both Dane and the agent that sold our flat. Dane is a great representative for Oaks and always willing to help, all you have to do is ask.

We’ve had a brilliant experience with Oaks in Addiscombe. From first meeting Yousef when our house was valued through to dealing with Oscar managing our viewings to Dane completing all the activities required after we accepted an offer. It only took 6 weeks to get a good offer on our house, which we were really pleased with. One of the things I thought Oaks were very good at was communication - we were always kept updated with what was happening, did not need to chase for updates and I love the way they set up a WhatsApp group with me - working full time it’s not always easy to find the time to ring the Estate Agent or take a call from them so this meant we had a second, flexible method of communication. Really simple but incredibly effective. Oaks also have a panel of people they can recommend to you, for example solicitors, surveyors etc. Oaks made the whole process so easy. I would definitely recommend them.

They worked well together and all kept up to speed with the sale. Communication was good and we liked the use of WhatsApp for this. There were a couple of times where obtaining updates on the rest of the chain was a little difficult, but the Oaks team excelled at the point where it really mattered - we had some complications elsewhere in the chain and Dane was incredibly proactive at contacting the other parties to resolve issues and keep things moving. After initially being with KFH, and then Streets Ahead, I can wholeheartedly recommend Oaks for selling your home if your house is in the South Norwood/Addiscombe areas. Most recently, Dane did a fantastic job from beginning to end: from getting the viewings in, the negotiation to get us under offer, the liaising with solicitors (on both sides), and (of course) the all important chasing to keep the chain moving. Dane was proactive and didn't rest on his laurels; he took a lot of the stress out of the process for us, which we are very thankful for. In our view, Oaks are, hands-down, the best local estate agent you can go with. So don't be cheap on the commission fee, you really do get what you pay for!

Daniel and Dane from Oaks South Norwood did an excellent job in processing a sale for our property. Considering the challenges in the market they were able to achieve a good sale price for our property on two occasions. They also rose to the challenge of having to relist the property after our property original sale fell through.
Their communication was good and they took a proactive approach to the sale of our property. Through their hard work, it only took just under two weeks to go under offer, twice!
If there is any critique we would offer it would solely be their recommendation to use Naqibul Islam from Setfords as a conveyancing solicitors. He was not proactive and often wasn't on top of our sale or purchase. I would urge to look at other conveyancers or only reference those they do not recommend (For which he should be on this list) in future.
Definitely will use again in future as they were excellent. Highly recommended by us.

They not only were so professional, helpful and knowledgable with the house we have bought but also amazing at chasing the progress of our sale and keeping that moving (which was listed with a different agent). They were always fully aware of what was happening with both our sale and the purchase and kept us updated at all times. We’ve been dealing with Oaks - specifically Dane for over a year trying to find the right house. When a purchase fell through he tried his very best to find us another option that suited us and our changing circumstances. He called us directly to let us know about a property that had just become available and the match up was perfect - for us and the sellers. Received honest advice throughout in terms of house valuation and market situation.

I’ve been waiting to leave this review for quite some time but life’s been pretty manic over the las few months. I bought a property last year which should have been a great experience. Unfortunately, due to the incompetence of some of the agents at Oaks, it was unpleasant.
Due to my busy working schedule, I wasn’t able to view a property on the same day my partner did. I tried to organise a viewing at a later date but each time was meet with some sort of excuse. Having had an offer accepted it took more than 6 weeks for me to physically see the property. The reasons given we’re that the vendor wasn’t able to accommodate the viewings midweek. This was a complete lie because I asked the vendor at the property. The vendor also mentioned communications we’re extremely poor which was evident to see. This behaviour is unfriendly and lacked professionalism. The we're 2 occasions on the phone when they we're belligerent when I tried to discuss concerns regarding surveys.
Food for thought – Commission isn’t everything.
For those interested in instructing this agency, think again. Please ensure you’ve built genuine rapport because they will be the representation of your home.
All I ask is that you be accountable and get better. Do better Oaks.

Horrible experience! They cancelled our appointment to see the property for 3 weeks during the exchange time, every time were found an excuse. We were so upset and we had to contact the area manager and when at the end we went to see the flat we found the reason, lots building works were doing on there without informed us of the problems. Leeks, mold on the wall, repaint the wall and more. All of this 1 week before we suppose to receive the key. No one apology to us, they didn’t tell us what was the problem they just said to go ahead with the exchange, that they will inform the constructor to fix. very disgusting! from the start of the application we found only problem with them, no professional at all, most of the time no reply and documents full of mistakes that we have to tell them to adjust. Run away from this company!

We bought our first new home with Oaks Estate Agent, they promised us the builder is going to fix the flat before moving. However after 4 months, the house is full of molds, the ceiling is leaking, condensation everywhere and so on, we do not have any support and we need to contact the insurance policy.
Do not trust them to do whatever they say. They just want to sell the property for their benefit.
Amin and Daniel's main interest is just selling the product even it is faulty. Zero customer service made me set 0 stars for Oaks Estate Agent.

We booked to see a property in Norwood Junction with Oaks Estate Agents today at 1pm. I have a confirmation email from the estate agent.
We went all they way there in this cold weather, turned up on time, but there was not agent there. We rang the doorbell, and whoever lives there told us they were not informed that there was a viewing today.
We have never encounter anything like this before. It was terrible. Don't use this estate agent because they do not take care of the viewings they've booked, they obviously won't sell your property.

I took my property off the market unsold after 12 weeks.
My experience with the agent responsible for setting up clients to buy my property was excellent.
He was very professionall I felt confident with him on board as he made it easy to communicate with him.lFelt I could trust him.
I would use that office again only if the young man Kwame was part of that team when I put my flat back on the market in the near future which is my intention.
The contact I had with the others were typical stereotype of Estate agent workers
