Very Good Estate Agency Support from Shona McCulloch @ Pacitti Jones, Dennistoun - and Legal Team. ?Our company received very good Estate Agency support from Shona and her team at their Dennistoun Branch. Shona provided us with a number of properties to consider in the Dennistoun area and included Home Reports of those we were interested in viewing. Shona also provided an indication of the realistic selling % above Home Reports value in the Dennistoun area, taking account of the level of interest. Viewings, including 2nd viewings were arranged very quickly, accompanied by Jamie, who was also very helpful. After arranging to informally Register Interest in a Dennistoun property, we arranged for Shona to put us in touch with the Pacitti Jones Legal Team. Tracey Newing, New Business Team, who was also very helpful in providing initial Legal Advice and submitted a Verbal Offer on our behalf, which was accepted. Alison Gourley and Graham Paisley at the West End Branch then took over the Conveyancing and Legal Support work to finalise our Written Offer, which was more complicated due to a Limited Company Buy-to-let and consequential Mortgage lender/legal requirements around all of this. A successful outcome was achieved for our property within a tight timeframe, otherwise the property would have been re-marketed. All of this, including sourcing a suitable Mortgage lender/product was handled seamlessly and professionally by the Pacitti Jones team. We have no hesitation in recommending Pacitti Jones as a one-stop Letting Agency/ Solicitors for excellent advice, support and delivery - all at very good value for money. Shona McCulloch, the Branch Manager, led proceedings from the start, explaining the process and fees structure. The pre-sales and, particularly, the photographer were fantastic. The quality of the marketing photography was top quality. We used the Accompanied Viewings facility, managed by Georgia Davidson, which worked well and was great value for money. The whole team is superb but I would like to mention Paul McTamney who came out for the initial evaluation. He is a magician !!! whatever he said and predicted turned out to be 100 % correct. I had my house evaluated by other big names in market but they were totally out of touch with the reality on the ground, it occurred to me that they had downloaded a script from Zoopla or Rightmove and they were all singing the same song! I asked a few agents to value my property & talk me through their processes. I was highly impressed with Paul from Pacitti who was professional, informative, enthusiastic, positive & helpful. Other valuers were good but appeared less experienced. Price was not a prime driver for me, though Pacitti's prices were competitive but I did like & appreciate they offered supported viewings as part of the package & importantly offered supported viewings outwith normal business hours eg. at weekends & after 5pm. Paul also explained the Pacitti client portal which I was initially dismissive of but became a great fan of it as its a great way to keep track of viewings/offers & was maintained in timely manner by Georgia & Shona. From an operational perspective, Shona was excellent with proactive communication making the whole process really simple & stress free. Shona was also very helpful with guidance on how to address items arising between both sets of solicitors. Going back to the Pacitti portal, it was updated by Georgia in timely manner after viewing hosted by Shona & Georgia was excellent at obtaining viewers' feedback. The valuation was the same, but I thought Paul for PJ's advice on preparing the flat was very good, and that convinced me to go with them. We had thought we would get quotes from three companies for selling our flat, but after reading reviews online for a few estate agents, decided to just go with PJ, based on other people's positive experiences with them. Paul, who came to value our flat, was really knowledgeable about this area, and combined his years of expertise with a reassuringly friendly and positive approach in everything. We wanted to take a few days to think things through and there was no hint of Paul trying to push us into anything - we just felt he was super respectful and kind to us throughout. When we decided to put our flat on the market, Shona became our point of contact and we can only describe her as completely outstanding in every way. She combines an air of supreme professionalism with an incredible personal touch, and we have been blown away by her personal commitment to every step of our selling journey. You have complete confidence that she will get the job done brilliantly. And we have to single out Shona's incredible comms for special mention - every email was responded to so quickly, she phoned regularly to keep us up to speed with everything, phoned in-between to see how things were going, and nothing was ever a bother. The PJ portal, where you have every bit of info about your property online, was fantastic, with upcoming viewings logged there, analytics from Rightmove, etc. The actual listing of our property on Rightmove was fantastic, too, with top grade photos and a 360 video - amazing. Our property sold within a week for a significant amount over the HR valuation, and the follow-up from Shona since then has been every bit as spectacular as before the sale. Honestly, after various house moves over the years, with some horrendous estate agent experiences of feeling nothing more than annoying to them and having to chase up literally everything, we can't recommend the Dennistoun team highly enough. I used Pacitti Jones estate agency to sell my flat in Dennistoun and their solicitors for both selling and buying my next property. I had a really positive experience with them and could not rate them enough. Estate agency: I met with four different estate agents, they were all similar prices apart from one that was a fixed fee rather than percentage share. What stood out about Paul from Pacitti Jones was that any issues I had which I thought might delay the sale, he came up with a solution whereas the other three just agreed it would delay the sale. Timing was important to me as my fixed term was coming to an end. Paul also did not bad mouth any of the other estate agents which the other three did. This to me suggested he knew that the service they offered sold itself. Lastly, Paul suggested I could get a higher figure than the others which the others said was not possible and would put people off. With this in mind Paul offered a fee structure which would reward them in full only if the figure was met which made me feel confident that he would (they ended up exceeding it considerably). Pacitti Jones were not the lowest fee estate agency but there was less than £500 between most expensive and least and I am confident that using Pacitti Jones got me a better offer worth a lot more than the differential with other agencies. Once I agreed to sell I liaised mainly with Shona. Again, like Paul, any problems I had she was quick to come up with solutions. Photos were arranged quickly and she got the property on the market within a week. My property was a tenement with a 2 for damp which concerned me, however, Shona had viewers set up from the first day it went on the market and an offer within 2 or 3 days of 10% over the home report which was already of a higher figure than I was expecting. Shona was extremely good at responding and she followed up with all viewers timeously to get feedback. She helped me negotiate a higher figure than the initial offer. She also checked in throughout the sale process to make sure everything was going as planned. Solicitors: I first had interaction with Lorraine who was quick to provide a quote for selling my flat. I asked her about helping with buying our onward purchase and she was able to offer a discount. I was then passed to Kim who dealt with the buying and selling process. Kim was great and kept us updated at all stages. She was very responsive and this was something I had not had when I used other solicitors when purchasing my first flat. The whole buying and selling process went seamlessly and was much less stressful than my previous purchase largely down to Kim’s attentiveness to the sale and purchase. I would not hesitate to use Pacitti Jones again in the future and can only express my thanks for their work.... Read more

A wonderful experience from start to finish. An initial query was promptly replied to and everything was done to fit around my schedule. The Initial evaluation meeting is what sold me to use Pacitti Jones. Paul turned up and from the get go was extremely enthusiastic and refreshingly honest. I did my due diligence and had a couple of agencies attend to value my flat, but Pacitti Jones seemed “hungriest” and I genuinely believed they wanted to do their best for me. Furthermore, before he left he had already outplayed a plan of how PJ were going to sell my flat, a plan I could have confidence in. Thereafter the experience remained excellent, as I was allocated to Shona, who kept in touch almost daily and I also had access to the client portal to see what was happening at my leisure.
