Whatever you do, steer well clear of the house at Sycamore Avenue thats listed at the moment. Awful house(seriously £1150 is an absolute joke) a nightmare neighbour that blasts loud music all week, awful landlords who will serve you a section 21 if you wont immediately agree to their rent increases and an awful branch of Reeds Rains. Check the other reviews, 5 stars from landlords and buyers, 1 stars from tenants, they treat tenants like dirt on the end of their shoe.
Much nicer properties with much more competent landlords and letting agents about.

Joshua Brown! When I tell you this guy gets stuff done fast is an understatement! Josh was so kind, helpful and insightful when helping me and my partner find a property. Truly awful experience. I would not go with this company ever again, not because of the company but because of the landlords they choose.
We went through reeds reins even though the landlord managed the property. We went without heating for 10 days with 3 kids. In fact the boiler broke every 3 months for years. There is a leak in the kitchen coming from the bathroom which was also never fixed. Let's not speak about he broken fence.
The landlord often entered the property without permission, even if we were not there. When we left, they with held the deposit due to damage we have caused. But then they never did changed anything before for the next tenant l moved in... Where did our money go?
Unfortunately my opinion of reeds reins is now they only work with landlords nobody else would choose. They are not responsible for the upkeep of the property but they are responsible for who they decide to work with.

Absolutely amazed with the service cross gates Reeds Rains provided, we had a particular rough mortgage process with a lot of back and forth from the sellers, their solicitors and our own solicitors.
Despite us probably pestering these guys nearly every day cause of how hard the process was, we were treated with respect and responded to almost immediately, leading to our completion in september.
I particularly want to mention Jane Joyce, she was amazing and we cannot thank her enough, but also the entire team who let us collect the keys later than usual, give the keys were handed in at 5pm ! Thank you so much !
If you’re wanting to sell your property in cross gates or east Leeds, I highly recommend this team.

An update on my previous review as Reeds Rains did reach out to try and help, which was of course just a ploy to get me to remove my negative review.
-We were served a section 21 notice due to not agreeing to a rent increase, despite not being contacted 2 months before the end of our tenancy with this information as stated in our paperwork.
-Every time we reached out to Reeds Rains to help, we were told to speak directly to the landlord. The landlord never spoke directly back to us and all their correspondence was via Reeds Rains. The end of tenancy team at one point directly copy and pasted one of our emails to them and sent it to the landlord, a clear GDPR breach. They also hid the landlords emails in BCC but showed ours publicly, another GDPR breach.
-Upon leaving the property (early might I add, making it easier for the landlords who of course wanted to get it back on market at the higher rate ASAP), we waited a week for news of our deposit. Every other time we have left a property we have had our deposit returned within 2 weeks. Nothing came.
-I chased the deposit, firstly with the branch as it's their details listed on the deposit certificate, who told me they do not deal with deposits so I would need to contact the end of lease team.
- I contact the end of lease team. They told me at first to contact the branch. Then they promised me an update. After another few days of waiting I chased them up, they promised me an update by the end of the day. Nothing.
-I leave a negative review online which of course wakes up the staff of the branch, one of them called me and promised to chase up the landlord and to give me an update by the following Monday. It's been almost a month now and of course, havn't heard a thing. This person had the cheek to tell me they can't take sides and have to protect both landlord and tenant, when this experience clearly shows they could not care less about tenants.
So now i'm stuck having to claim via the deposit scheme who have an average timeframe of 2-3 months. To be left over 1k out of pocket for this long, after the expenses of having to move out so quickly, is causing a huge amount of stress for us. I will never go near Reeds Rains again and will be advising everyone I know to do the same.

Fantastic service selling my parents home! They have moved for the first time in over 40 years and the process ran extremely smoothly. From instructing to sell to completion it took less than 3 months to go through. I can’t thank the team enough for helping them throughout the selling process. James who is the lettings a manager did the viewings and sold the property for over asking price on the first viewing. I would genuinely advise everyone to not rent from Reeds Rains - their care for there tenants is so minimal it is shocking. They constantly ignore emails asking for basic repairs, never answer the phone when you call your branch to try and get in touch with them - yet are incredibly pushy when they need something from you. They are rude to tenants and show a total disrespect in their communications when they do speak to you. At the moment I am disputing a cost with them that should fall under the landlord/agencies remit, and time and energy they are putting into disputing the fact they are responsible for this cost is shocking. Yes they have nice properties, but I would avoid here if you want an iota of care as a tenant.

Will never go anywhere near you guys again, I suggest others do the same. I lived in a property with no hot water and black mould everywhere for 6 months when we eventually got fed up and left, you tried charging me an extra months rent, tried charging me for things like the doors which where in the same state when we moved in!! The bathroom door couldn't even close! We tried to fight and get our deposit back but you guys wouldn't send me the call recordings I asked for which stated rent was paid until the 11th of each month. All in all £700 deposit gone.. to pay for what?

Update I have received an email from James at reeds rains requesting that this be deleted or it will be escalated... James please don't threaten me I am voicing my opinion, you had 3 adults in a two and a half bedroom house you only put me and Dave on the tenancy agreement, surely it's still classed as a HMO even if you put Gareth down as a permanent lodger.
I could reel off things that never got fixed all day like the light switch in the kitchen which just fell off the wall when touched, your handyman came to look said he wasn't allowed to touch electrics but nobody ever turned up to try fix it but yet you try charging me for it... I'm struggling to work out what was actually our fault with the property and really struggling to get my head around what was worth £695 daylight robbery tbh
Wow update again after this I received an email 5 minutes ago chasing me for £566 for rent? Now the rent was 495 I'm not sure where this figure is from and the rent was paid up to date if they sent me the requested call recordings (that I have asked for since October) it would prove to them that it was paid to the date we left. I'm not enjoying the harassment and ignoring my requests. Especially when they have kept the deposit of 695?!
Please if you can avoid these cowboys at all costs.
Update -17/06/2021 - I am absolutely gob smacked to still bing chased for a council tax bill from the 4th of October when I moved out to the 22nd of October when Gareth Buckley moved out. If you want to chase anyone for this is should be him. They won't say he was on the tenancy as it would have made 3 adults in the property and no HMO safety. He was put down as a permanent lodger. We were forced to move out asap I moved out on the 4th can someone please explain why this council tax bill has not been sent to either the landlord or Gareth Buckley who was still in the house ?

Reeds Rains were one of the best estate agents I could have chosen. I was previously on the market with two different estate agents who failed to sell my property. I went on twice with reeds rains and sold twice within a few days. First time we sold but lockdown happened so we withdrew from the market and then following the first lockdown, we went back on the market and sold again (to a different couple). Claire and Jane were both a pleasure to deal with and had extensive knowledge and knew exactly how to market. They replied to all queries as well as the staff in the office who were all friendly and helpful. I have moved out of the area now but if I had to sell within the area again, it would have to be Reeds Rains again for me! I would 100% always recommend them.

Disgusting disregard for the health and safety of tenants aswell as conjuring up ridiculous prices to the extent of 100's of pounds for small repairs worth £5 except when asked to provide evidence of these repair values the conversation quickly takes a sharp turn.Mold, damp, rotten skirting boards, dangerous open electrics and no warm water are just a few examples of how reeds rains holds their golden standards. Unfortunately I can't set this review to 0 out of 5 so even now that's proof they still take what isn't actually owed to them

Massive waste of time and money.
We used RR to rent a property and when we discovered multiple problems with the property we'd report them immediately via the means we were given through RR. And after we vacated the property they withheld our deposit claiming the damage was our fault. We asked for the call recordings as proof that we'd documented the damages so the could send someone out to repair the property and they completely ignored our requests and got attitude from the staff at the branch. Since we've left the RR property we went to a private landlord and they've been great. Seriously, cut out the middle man.

I paid my rent for 6 months up front as requested in full.. 1 weel before my tenancy was up i was told the office had made a mistake 6 months ago and refussed to release my bond until i rectifued their error... poor service look elsewhere uf you want to be treated like a human.

Fraudsters and shysters. Wish I could give zero stars. Took weeks just to get them to photocopy ID documents. Mortgage advisor lied every step of the way, wasted six weeks of my time and falsified documents. Complaints process pathetic, didn't address any comments I'd raised but sent a 20 page document which "answered" a million questions I didn't ask?
Walk down the street and pick one of the other estate agents on the same row. You can't do any worse than these incompetent morons.

Very pleased with initial valuation and arrangements for viewing. Had about 10 viewings and very quickly agreed a sale. Jane and Sarah handled all the admin work and liaison with the buyers and solicitor very efficiently and professionally. I was kept up to date regularly and they were always happy to answer any of my questions. Couldn’t fault them at all.

The main reasons for a score of 2 are that Claire recommended their own solicitors who were beyond useless and incompetent and also the most expensive. Also, the 'Admin' at the beginning was poor e.g. many errors on the brochure and Rightmove and it felt like I had to do all the leg work.

Sarah B. from Reeds Rains was absolutely brilliant during all the stages of the purchase process. She managed the vendors' expectations professionally and worked hard to chase both solicitors involved in the conveyance. She was thorough, accurate and persistent.
Unfortunately, I cannot say the same about my own solicitor, who, at times, caused delays by providing incorrect information and just made the whole process very frustrating for me. When Sarah B. went on leave, the handover between her and her colleague was smooth and there was no confusion at all.
Sarah. B.'s persistence in reminding my solicitor either by phone or via email made the sale possible and helped reduce the stress at my end because I knew I had someone I could rely on to get things done.
She would be an asset to any team, so I very much hope she gets the rewards she worked so hard for. I wish her all the best in her career and would have no hesitation in recommending Reeds Rains!

Absolutely excellent service, if I could give 10 stars I would. They always made me feel comfortable and that I could call them anytime. Our sale was a difficult process due to neglectful solicitors. Sarah and Jane were fantastic and helped me in anyway they could. They never made me feel like I was bothering them. Extremely professional and friendly to speak with.
If I ever sell my house in the future this would be the place I would go. The only negative comment I would say would be their partner solicitors Blacks Solicitors. I would get rid of them if I was you.

We have used Reeds Rains in Crossgates to let our properties for a number of years and they have always found a tenant for us. During these years there have been personnel changes at their office and this time Emma was in primary charge and has done a great job. We needed a quick turnaround on a rental property due to a sale having to be made with our onward purchase delayed. We had spoken with a number of estate agents including the ones we were selling with, all of them were no help or suggested that a quick turnaround was not possible. This despite the fact that we were offering to pay all six months of the rent up front.
Fortunately there was a property that Reeds Rains had available which we were happy with so we applied for it, they kept us in the loop throughout and got us the quick response and turn around we needed.

Samer the Mortgage Adviser was so helpful and made sure I understood everything to do with my mortgage when buying my first home as well as genuinely helped me find the best product for my situation.

She has a very professional but sunny approach and never showed any signs that she was under pressure. Communication to me is key.
