Robert Watts Estate Agents is truly a family concern. It was established by Bob Watts in 1979 and he whilst he is still involved on a consultancy basis, the professionally qualified firm is now run by his three children James, John and Kate, ably assisted by our vastly experienced and loyal staff members. We have been located in Cleckheaton for nearly 30 years and are one of the longest established agents in the area. The office is run by in branch director James Watts.

Came in to sort paperwork out. Straight away the staff were rude. The woman dealing with us had an attitude and when we were trying to sort things out she threw the paperwork at us. She was shouting at us and giving abuse and told us to leave for asking questions. So rude and unprofessional. And that was the manager.

Not very helpful at all unfortunately. I'm homeless, sofa surfing after fleeing domestic abuse and sadly I couldn't make a viewing for a property due to work commitments, I only got offered the viewing yesterday. Apparently it's their policy that you HAVE to view the property before putting in an application. I can't find this policy on their website and despite my awful situation they offered no solution and were very abrupt. Very unfortunate because other Estate Agents have been very considerate. Surely if I'm okay putting in an application having only seen pictures, knowing full well the property would be suitable for myself as a single person that should be enough, as it is with most estate agents but it isn't and gets you a very frosty response.

I recently attempted to buy a house with Robert Watts and Nicky was the lady who I dealt with the majority of the time. Although the sale did not complete through no fault of Robert Watts, it was an awful process which was incredibly stressful and they were dealing with a difficult seller. Nicky was absolutely phenomenal in her communication, efficiency, care, friendliness, honesty and kindness. She really empathised with my situation and worked hard to support me, find answers, chase solutions and a facilitate a way forward for me. She has been the light in a dreadful situation and went above and beyond in her role. If you get Nicky as your sales negotiator you are in excellent hands-that lady deserves a pay rise, a medal and a promotion! She wasn’t working for me but it felt like she was totally in my corner with me and understood me and my situation. At no point did she lie to me, ignore me, mislead me or pacify me for the organisations’ own gain. She restored my faith in humanity, there are some genuinely great people out there and she is definitely one of them. If you appreciate straight forward, raw and real communication then this is the estate agent for you!

Came across Robert Watts after they sold one of the neighbour’s properties. Initial service was a bit iffy. Photos were quick and we didn’t get a Facebook post like others so some admin was missed and when we did receive an offer on the house it was out that would probably be our only offer so knocked a star off. However the after offer and sales stage was brilliant, Nikki and the team helped push the sale on as quickly as they could and gave advice where needed so couldn’t fault them. An excellent mediator for when you have useless conveyancers. Would recommend.

Shame you can't just put an address in the search bar and it comes up,instead it comes up with houses all over that area! We had seen 3 houses we wanted to purchase for our daughter but gave it up,ended up buying from another estate agent, your charges should reflect your efficiency and its obvious that your search engine needs bringing into this century. We are looking to downsize shortly now the last child has flown the nest,we will try watts again but if after 20 mins I can't find what I'm looking for,well, someone else will gain from your lack of updating your search engine.

Firstly, me and a friend applied to rent a property. Neither of us have had any CCJ's etc. Anyway, we didn't get it as the agent said someone else had got it. Just 3 days later it's still on the market with a reduced price. So either way, I've been lied to. Not good at all. Secondly, I was going to apply for another property under them but didn't bother as they said I'd need to drive all the way to their Cleckheaton base again to hand in application after they already have every detail they need from me. Not very good for people who are short of time and plus the costs of fuel etc not mention the global footprint. Not good enough.

Everyone at Robert Watts were very helpful from the intial valuation to the eventual sale of my property.
They kept in touch throughout the process and answered all my questions (I hadn't sold a house for over 20 years so needed all the help I could get).
The house sale took longer than I thought it would but that was not down to the team at Watts who progredded with the buyers solicitors at regular intervals.
If my usual contact (Nicky) was not in the office then someone was always available to pick up where she'd left off as their internal systems meant that everything was detailed and up to date on the computer.
I'd have no hesitation in recomending Robert Watts to anyone considering a house sale.

Jenny especially kept me updated weekly and I knew she was only a phone call away if I needed anything. We had a few bumps in the road with the chain as a whole but Jenny kept in contact with myself and my vendors to ensure we both knew what was happening. Amazing service. I had several estate agents came to value my parents old property and James stood out for the right reasons, straight forward, honest and everything he told me he would do came through in a professional and timely manner (couldn't say the same for some of the other local agents!) The sales process of a difficult sale was made as pain free as possible, the team in the office were brilliant, especially Nicky who handled the majority of the sale. Estate agents have probably had one of their busiest periods in a long while, and comparing the experience I have had with Watts to the service several of my friends have had recently with other Estate Agents, I was truly blessed, throughout there was only one slight hiccup, but that was addressed and rectified immediately. Robert Watts have changed my opinion of estate agents. Having recently sold our house through them I have found their service absolutely second to none.
What did I want from an estate agent ? Some one I could trust. Someone I could rely on and have a two way jargon-free communication followed by speedy results. I can hand on heart say that Robert Watts have been all these. No phone call with them has been too much for them. Answering in a quick and friendly manner.
Are they free ? No! But in my opinion you get what you pay for and cannot recommend highly enough. Thank you

I sold my property using Robert watts. We were in a chain of 4, being the only property in the chain that wasn’t using an online only estate agent. If it wasn’t for the staff at Robert watts getting involved with every person in the chain, effectively doing the job of 4 estate agents in the end process, I doubt we would have completed even now!
The staff in the office were heavily involved speaking with solicitors and helping to move things along.
They were responsive with my viewing feedback and quick to contact me when people wished to arrange viewings. I have been 100% satisfied from the beginning of the process to completion.
I would not hesitate to use Robert watts in the future if I were to move again, however given my experience, I would be extremely wary of buying another property marketed with an online estate agent.
I would highly recommend Robert watts to anyone looking to buy or sell a property.

Robert Watts estate agents made the whole process of selling my house very easy and painless , from the first correspondence of me asking for a valuation to final day of handing the keys over they were very efficient and friendly and if you popped into the office they always had a smile on there face . As soon as the house was on the market i was kept well informed of any viewings and then any offers that came along , you can also go online and keep a check of this yourself which i found very useful and informative and lets you know how things are progressing . They have kept myself and my buyer in the loop as to what was going on with the sale and if any problem arose they quickly sorted it out , i have now used Robert Watts twice and if i needed to sell my house again they would be my first port of call.

I have to say this has been a fantastic service for me. The property has been really well looked after. I know from neighbours around the area that all tenants have been great and caused no issues. Robert Watts were the agents for our recent house purchase - specifically Lisa and Nicky - and can honestly say I don’t think we could have asked for better service. Aside from being professional and friendly from start to finish, they really went above and beyond on more occasions than I can remember, to make sure that we were not only always up-to-date with the status of our purchase but that all other parties involved were doing everything they could to keep our purchase progressing. They were very empathetic to our situation and we were always made to feel that they were ‘on our side’ whenever needed. We could sense genuine happiness when they were finally able to hand us the keys to our new home (hopefully not because they thought we were difficult customers!) and we even received an amazing welcome box, that really topped off the all round excellent service we received. I have mainly dealt with John and Lisa who have both been fantastic, along with the rest of the team. They have provided a friendly, reliable and professional service from start to finish. They've done the majority of the viewings, I had an offer accepted on my house in a week of it going on the market and then they've been great at liaising with my buyer. Our house sold within a week of going on the market and achieved the asking price. James came round at very short notice to value and take photographs. The brochure produced was fantastic and showcased our house particularly well.Nicky, Lisa and Jenny were brilliant throughout the negotiation process and even helped to speed up the exchange process when the first time buyers solicitors at the bottom of the chain were failing to communicate.
I would highly recommend Robert Watts. They are extremely knowledgable and very skilled on what they do. We had a superb experience with them and hope to use their letting services in the future . I wouldn’t use anyone else to sell my property.

I would definitely recommend this estate agent after recently using there professional services. The service is efficient, professional and boasts a great team of staff that are all ready to help. Our personal customer service experience was excellent. The team at Robert watts kept us updated and we felt confident we were in good hands through what proved to be a particularly challenging period of a pandemic. Its the human factor, the friendly smile, the lovely helpful and reassuring way we were dealt with that we were especially grateful for. I have dealt with the Cleckheaton and Birkenshaw offices and staff at both are very professional and friendly. My recent purchase was not a straightforward one but all the staff , Nicky in particular, were patient and knowledgeable. Would absolutely use them again and recommend them to others.

I find the staff very rude when speaking to to customers. Customer services goes a long way but in this case its non existence. I'm a recruiter so I undestand how working well with people goes a long way and Robert Watts could learn from some customer service training.

Misleading information, disorganized, unprofessional on viewings by giving incorrect information, over booking viewings meaning my wife to look around on her own and had to wait almost half an hour in the property until the agent came back for her. Staff in the office are rude and unhelpful, and extremely judgemental. Wouldn't recommend at all.

Many years ago sold our house through Birkenshaw Office and was highly satisfied with service provided. When daughter asked for my advice on who to use for selling her house some years ago I recommended Robert Watts and she proceeded to a fast and speedy sale from Cleckheaton Office. She has since used them again to purchase her present property and I was involved in this transaction with her. The service by friendly efficient staff she received was again first class. Highly recommend this friendly family business.

I have both bought and sold properties through Robert Watts, both the Cleckheaton and the Birkenshaw offices and on each occasion i received brilliant service. I found the staff in both offices really helpful, they kept me updated with each sale and i was given good property advice when i needed it.I found both offices courteous, professional and easy to deal with and more importantly got the sale done in an effective way. James and John who run the offices were outstanding and could not have done any more in order to help me and give me advice.

After speaking with a number of estate agents to sell our house we chose Robert Watts as they had a positive but realistic attitude, and we weren't disappointed. Our house was sold quickly, and communications throughout were prompt and proffessional. The only minor quibble I had was that the representative showing people round at weekends was not very thorough and rushed off before showing one couple around, although they had contacted the office to say they were delayed.

Robert Watts have managed 3 houses for me for the past 5 years.I would recommend them to any landlord,I have had very few periods when any of the houses have been untenanted,any monies due have always been paid to time and any problems or disputes with tenants sorted out very quickly.
My point of contact over the past 5 years has been has been Hilary who always does anything asked of her in a professional manner.

Dont know why my previous review was removed! Rented my first property via Robert Watts. On the day of moving in the bath caused a huge water leak which ruined the hallway! to the day I moved out it had never been sorted and the damage was all still there. Had countless water leaks at the property from different windows etc and had bad mould. They couldn't care less. The house was practically falling to bits when I said I would be considering to hold the rent until the issues were resolved I was issued with my paperwork telling me to move out of the property within 3 months as "the owner of the property is wanting to sell" Surprise surprise the property was back on the market within weeks of me moving! Absolute joke and should be illegal to keep properties in that state then evict someone afterwards when you should fix it! Deposit was spanked for every little thing they could find. Tried charging me to replace a blind that was damaged from one of the several water leaks, The cheek! The second property I moved in via Robert Watts wasn't too bad but again, When issues arise they couldn't care less. All for the landlord, couldn't care less about the tenant as long as they are getting there cut!

rented through these guys and lived in a property for nearly 2 years with out causing them any trouble. on leaving,when they couldn't find fault with the inventory decided to say the rooms were not clean and pinched my deposit.... poor service... they are just there make money for the landlord.
