Landlords, save yourselves the stress and financial loss: look elsewhere!!!
My experience with TuckerGardner has been a masterclass in property management failure at every level, from junior staff to senior management:
*Operational Negligence:* Checkouts were poorly executed and incomplete, leaving me to deal with unresolved issues leading to urgent repairs that had to be carried out long after the previous tenancy ended, with no funds left aside to cover them.
*Zero Communication:* Simple emails went unanswered for weeks at a time. I had to constantly chase them for basic updates that should have been provided proactively. **Shockingly, it was only when I threatened to escalate the matter to the Property Ombudsman that I finally received a response.**
*Exorbitant Costs:* Their fees are unjustified compared to the "service delivered". I have since moved to a local agent for a management fee that is nearly 40% lower.
The lack of accountability and technical follow-up is unacceptable for a "premium" agency.
Do not trust them with your property!!!

From beginning to end, our experience with Tucker Gardner was awful — to say the least. Everything appeared fine initially, but once they had secured our business, the level of service dropped significantly and never recovered.
We dealt mainly with Emily and Matt, at the Cambridge office, and the process was plagued by delays, errors, and a general lack of care. Incorrect and missing information about our property appeared on their website and on portals such as Rightmove, and it took months to get these basic issues corrected. There was also a clear lack of experience and understanding of the local market.
The property eventually sold, but not thanks to their efforts — the buyer was introduced by a third party due to their own interest in the property. From offer accepted through to exchange, Tucker Gardner were virtually absent and showed no interest in proactively pushing the sale towards completion.
Before completion, I repeatedly tried to contact the branch manager, Francis P. He was never available when I called the branch, and despite emailing him directly to formally complain about the atrocious service we had received, I never received a response. This strongly suggests that the issues start from the top.
This is one of the most expensive agencies locally, yet the service provided was anything but premium. Do not trust them if you are trying to sell your home. Everything will seem fine until they have your business — then they stop caring.

I am extremely disappointed with the level of service I received regarding my home valuation appointment scheduled for 1:30 pm today.
This appointment was booked two weeks in advance, and despite receiving three reminders today, no one attended. I was not contacted beforehand to inform me of any issue. I took a day off work specifically for this appointment, which was completely wasted.
When I contacted your office, staff were unable to tell me where the agent was. I was later informed that the person due to attend was in a management meeting. This information should have been communicated to me in advance. Failing to notify a client of a cancellation is unacceptable and highly unprofessional.
This experience shows a serious lack of organisation, communication, and respect for clients’ time. It has left me with no confidence in your reliability or suitability to handle my business.
I expect a formal apology and an explanation of how this will be addressed.

My experience with Tucker Gardner has been extremely disappointing. What should have been a simple key collection turned into a two-hour fiasco filled with confusion, stress, and costly inconvenience. Georgia Witt was my assigned representative and was ironically not in office the day I was scheduled to move in.
When I arrived to pick up my keys, there was confusion over whether I could pay rent by debit card—even though this had already been confirmed with Georgia the day prior. Once that was finally resolved, I was then told the property had never had an EPC inspection, which legally prevented me from moving in. After a scramble to arrange an inspector that same day, I was left waiting and walking back and forth between the office and property because of mishandled keys. Even the inspector himself acknowledged that serious errors had been made.
Because of these mistakes, I was forced to extend my hotel stay and pay for another night out of pocket. On top of that, I received no clear explanation about basic matters such as trash collection, Wi-Fi setup, or even how to properly lock the property. Nothing about this handover was professional or organized.
The staff on site did what they could to fix the problems, but these issues should never have happened in the first place. I also do not appreciate the staffs unwillingness to share their managers information. Accountability is key in these situations.
I will also be reporting this experience to the U.S. Air Force Housing Office so others are aware of the poor service. IF YOU ARE USAF STAY FAR FAR AWAY.

I instructed Tucker Gardner to sell my flat in Cambridge. Unfortunately, the experience has been very disappointing. Communication was poor throughout—updates were infrequent, usually only when I chased, and there was very little proactive feedback about enquiries or viewings.
After a month on the market with no progress and no clear explanation of why a sale wasn’t achieved, I’ve now had to put the property back on the rental market. I expected better professionalism and visibility from an established agent, and this fell short.

This is the worst letting agency I have ever come across in the UK. They only know how to lie and shift responsibility. The damn landlord has owed me money for almost six months, and I’ve made countless phone calls and driven back and forth, wasting an enormous amount of time and energy.
I’ve spoken to many of their staff, but they just keep passing the buck and ignoring my requests, hiding behind polite words while doing nothing. Even the smallest matter can take them weeks, until you are forced to lose your temper. Once they receive their money, they stop taking responsibility for you. It is an absolute disgrace.
What’s even more ridiculous is that their inspector offered me £100 as compensation—this doesn’t even cover my parking fees over the past six months. I don’t need that small amount of money; I just want more people to know not to use this terrible agency.
As a local in the UK, I’ve already been treated this badly—I can’t even imagine how impossible it would be for an international student to deal with them.

Really poor customer service, really poor property management. Every time I needed something done, the agency would tell me they require the landlord's approval first, which is very sensible, but when I would request the same thing from the landlord themselves, after months of not hearing from the agency, the landlord would tell me that this is the first time they are hearing about this. As an example, when I moved in the property, which was in really bad shape, I had requested for some work to be done beforehand. The agency said they would inform the landlord and let me know, which never happened. The day that I was due to move in, the property wasn't ready and in really bad shape. The agency requested a few more days until it would be ready, to which I reminded them again for the extra work I had requested before. Of course by the time I moved in, nothing was done. At least the place was in a somewhat decent state. A few days later when the landlord's relative visited me to check the property, I mentioned all this and their reply was that they hadn't heard anything about any of this. This is not the only occasion that has happened. Of course the agency denied all that in a dispute we had over the phone recently.
My suggestion would be, if you have a choice, avoid signing with them.

I have been renting in Cambridge for the past 6 years. Tucker Gardner has been the worst letting agency we have ever dealt with.
We terminated our contract 1 month early with 1.5 month notice (minimum notice is 1 month. Landlord initially offered to renew the contract. Before we could reply he cancelled the offer. We were told he entered into Tucker Gardner office screaming that he didn't like the sunflowers and plants we put on our balcony, which the whole neighbourhood loved: the contract itself stated "no furniture on the border of the terrace").
Now, after having handed back the keys, we are told we are still liable for the last month of rent and bills!
Upon asking for clarification, it seems they had not yet "actioned" (exact words) our departure in their system. A mistake on their end, which the agent should pay for, not us as tenants or the landlord.
They reply insisting they can't guarantee our deposit back yet, and they need to talk to the landlord first and other members in their team.
They cannot even guarantee they will reach a decision about our deposit within 10 working days, as stated on the contract.

Worst estate company in Cambridgeshire. I bought few properties around Ely, Newmarket, Soham and Cambridge and I dealt with many different agencies I must say this is THE worst company to deal with.
Nobody showed up for the viewing appointment, called office asked us to wait for a call back, never did. 2nd appointment was late (believe the gentleman name is IAN), blamed traffic (we drove here too). no follow up calls we had to ring the office and chase our self.
Office kicking ball around and keep telling lies, nobody never called us as promised. very unhappy customer. this company should not allowed to trade and if you want to sell or buy your property please avoid this company at all cost what so ever. remember this.

I recently had an incredibly disappointing experience with the deposit specialist at Tucker Gardner. As a tenant, I believe effective communication is essential for a smooth and satisfactory rental experience, but my interactions regarding my deposit were far from acceptable.
From the beginning, the deposit specialist, demonstrated a complete lack of willingness to communicate. Despite multiple attempts to address my concerns and clarify issues regarding my deposit, I was met with silence and unresponsiveness. This lack of communication not only wasted valuable time but also caused unnecessary stress and frustration.
I reached out through various channels—emails, phone calls, but my attempts were largely ignored. On the rare occasion that I did receive a response, it was either dismissive or failed to address my concerns adequately. This level of service is far below what any tenant should have to endure.
As a result of this poor communication, I am left feeling deeply disappointed and let down by the service provided.

Had this agency for 1.5ish years and honestly, can't say I'd recommend them to anyone.
Right from the get-go, it felt like trouble was brewing. But hey, when you're desperate for a somewhat affordable spot in Cambridge, you kinda just roll with it, right?
Getting them to send over the tenancy agreement was like pulling teeth, and don't even get me started on trying to get anything changed. It always felt like they were doing me a massive favor, not like I was a customer or anything.
There was this one time they scheduled an inspection two weeks out. I took the day off work and everything, but guess what? They claimed they forgot to add it to the calendar. Said they'd reschedule, but I never heard back.
And oh, the deposit saga when I moved out? A masterpiece. Took forever to get any sort of update, with them always saying they're waiting on the landlord. Ended up having to go through the hassle of raising a dispute, and luckily, I got my full deposit back—three whole months later.
Finding a decent agency in Cambridge is tough, but it feels like there’s zero push for Tucker Gardner to step up their game. If you end up having to deal with them, good luck—you're gonna need it.

I rented a flat through tucker Gardner. After moving in I discovered there was a bad leak in the roof and water was dripping in through a light fitting. This caused terrible damp in the ceiling and posed an electrical fire risk. When I reported the problem they sent someone round to inspect it who agreed this was an issue but nothing was ever done to repair the roof. I don’t think it is allowed to rent out properties in this condition however I can see it is currently advertised on their website. The indifference of tucker Gardner to this problem struck me as highly unprofessional, as a tenant I would avoid renting through this agency
[Update] : After posting this review Tucker Gardner contacted me to try and address my concerns, however they clearly didn't take my points seriously. The flat has since been rented out to someone who I'd assume hasn't been made aware of the leak. They took a very long time to return my deposit and are claiming unreasonable deductions from it, I suspect this is standard practise for them.

We have moved quite a lot and have dealt with several estate agents over the last 10 years. Tucker Gardner are by far and away the worst. They are the absolute pits. They cannot do even the most basic things properly. Literally nothing. Every interaction we had with them throughout our tenancy was needlessly painful. The have a completely rotten culture and are a truly terrible company. AVOID AT ALL COSTS.
Update - unsurprisingly trying to get our deposit back from Tucker Gardner has been a nightmare. NEVER EVER MOVE INTO A PROPERTY MANAGED BY TUCKER GARDNER.

I was initially sceptical about this agency after reading the reviews. However, my experience with TG Cambridge was mostly positive. In the beginning, there were some minor problems, such as the wrong keys from some doors were provided, and the apartment was not perfectly cleaned. However, the issues were mostly resolved in a matter of days. Megan and Millie were particularly helpful and very polite throughout the process. The welcome pack for the tenants was a nice surprise. Billie, the property manager, was very helpful with the issues I had during my tenancy. I moved out two months ago, and the move out process was quite smooth as well. The terminations team were flexible and quick to slightly extend my tenancy twice, the viewings were organised in the convenient for me time and the property was inspected quickly after the vacation, with the whole deposit returned. Having had experience with two other agencies in Cambridge, this one was rather smooth.

Very unprofessional team ! After I have been not accepted for a house we applied .. I have to go keep chasing and asking when I will get my holding deposit back ! I have emailed plus called several times … to start with I should have been informed by the agents about the process of getting the deposit back which not happened till I emailed and asked . First I been told can take up to few days than I been told can take up to 7 days … I have called twice just to check if is everything okay as the money is not back to my account and I’m in a very urgent house move and really need the money back ! They said it’s all has been processed I don’t need to worry just after a week now and still no money on my account to be told that the hasn’t been processed at all because issue from their side …. So if I already called to ask to be checked if everything is okay how it’s possible that now I’m hearing few days later my money still hasn’t even been processed? And getting once again can take up to 7 days again …. ? Don’t need to say I didn’t even get any sort of apology what’s so ever ! Very unprofessional team with 0 care ! Even with applying for the house was a lol … Megan the agent who dealt with it after we applied gone off sick came back for a few days and gone straight for holiday clearly not sorting out what she should have done as her job . As a landlord I have no stars to offer Tucker Gardner itself since it became part of Countrywide. I've had some prolonged and dreadful experiences over the the past few years and no access to people who could and were willing to resolve them.

My experience with Tucker Gardner has been extremely disappointing. Despite numerous attempts to communicate and seek updates on the return of my deposit, the agency has shown a complete disregard for their contractual responsibilities.
Their communication has been abysmal, with no response or accountability for their actions. When contacted by phone, they have failed to provide any meaningful assistance and instead deflect responsibility onto the owner. This lack of professionalism and failure to uphold their obligations as a managing agency is simply unacceptable.
I urge potential tenants to reconsider engaging with Tucker Gardner. Their poor communication, lack of accountability, and failure to fulfill their contractual obligations make them an unreliable choice. Tucker Gardner Lettings is probably the best and most professional letting agent in Cambridge. I recently rented a house through a lettings negotiator at Tucker named Manjula Kanakaratne. I was so lucky to meet him as he was extremely supportive from the start when he showed the property virtually to when he communicated about contracts and finally handed over the property after thorough inspections and repairs. Before meeting them, I talked to almost all other letting agents in Cambridge and sadly they were not responsive and the process was hard as I was moving with family. But goodness me, Tucker is absolutely at another level compared to other agents. I would highly recommend them and specially Manjula who is such a lovely person to work with.

Took 3 full months to return our deposit, even when both tenants and landlord were in agreement it should be returned in full, and actively chasing up. Couldn't have been less helpful if they'd been deliberately obstructive. Not worth dealing with.

Had absolutely the worst experience renting with Tucker Gardner. While renting, anytime we needed help with the property, we had to wait for weeks on end to get someone round the property to get things fixed. And when we had to leave, it was an absolute nightmare - they kept contradicting themselves with all their rules, any request we made was ignored, they changed us more rent than were supposed to, and the best part - they took money out of our deposit because there was a gap between us moving out and the new tenant. Strongly don't recommend them!

I have had several viewings with other agents but the day I went for viewing with Tucker Gardner, I knew I was gonna get the accommodation. Are you selling a house? Think about it, you'll only sell a property a few times in your life. Invest in the process, do the viewings yourself and get an online agency to book appointments and take bids. Nobody can sell a house better than the person who's lived there. Agents have little incentive to do more than the bare minimum to sell. An extra sale is much more profitable than a higher sale price or commission if you think about it. These guys are average at best, and probably hindered the process if anything. Don't go with a big agency, do it yourself.

Had a simple question of whether subletting would be available. Had a guy literally giggly laughing and say "No we don't do that... hehe" in a dismissive and degrading tone. Not gonna deal with these guys again. Yuck.

My brief 8 months renting through Tucker Gardner in summary, is that I would of had a marginally better experience if I was to insert a needle in my eye...from the initial viewings and the remarks the 'Agent' had for the previous tenants were borderline criminal, maintenance team couldn't manage to run a bath let alone a telephone/email and forget deposit, how about playing 'how badly do you really want your money-back game?!' (4 months by the way for those playing along, and countless chasing emails and calls). TG I would not recommend you and nor shall I ever use you (or Countrywide - the parent company) again, I bid you good luck for the future.

I found the letting agent herself to be extremely friendly, helpful and efficient. However I am becoming greatly concerned after reading all the reviews reporting unacceptably late return of deposits, as this is my current experience. I have now waited 1 month for the return of my £1211 deposit, having spent over 20 hours submitting photos and responding to irrelevant “issues/damage “ on the check out document such as “non working light bulb” and “abandoned frog statue” (a tiny tin figurine that was in the garden when we moved in….) and “rubbish by the shed” - a Tucker Gardner To Let sign and the Landord’s spare paving! All after I damaged absolutely nothing and even paid £420 for a professional End of Tenancy clean that left the property much cleaner when we vacated than it was when we moved in! It’s definitely time Letting Agencies realised that their Landlord clients don’t understand the law on Deposits and the vital difference between Damage and Fair wear and Tear! The poor Tenants are always the last to be considered and the ones who have to keep borrowing money for their next deposit whilst awaiting the return of the one they paid in good faith 12 months previously. The clue’s in the name - It’s a Deposit - not a savings account for Landlords to dip into in order to do up their properties in between Tenants! Anyhow - wish me luck and here’s hoping I don’t incur yet another month’s overdraft fees before they get around to returning my money ????
Quick update - I finally got my Deposit back! It took 6 weeks and endless emailing of photos etc to the Deposit Holding Company, but the Agent at Tucker Gardner ultimately insisted to the Landlord that they return it - so many thanks to her. My faith is restored in human nature!????

Despite numerous emails to the company from the tenants and myself as the property owner, regarding maintenance issues, we have had no replies. Some of the maintenance issues have been serious, one including an electrical fault (obviously dangerous) and another concerning damp (obviously harmful to health). I am extremely disappointed with this company and feel embarrassed that my tenants are having such a bad experience of renting my house.

I believe that this company is breaking many rules in many ways. Our deposit took 4 months to be returned after much fighting, they quoted us a bogus “missing rent” fee which they claimed took our debts higher than our deposit amount. This all caused extreme distress in an already difficult time.
They messed us around with electrical bills, asking us to sign up to a bill paying service, which we did. Money was never taken from us, so we contacted them and were informed that “Oh, you pay us directly.”
We were informed that to pay our bills, we had to make payments to them over the phone, and despite asking multiple times for a receipt, an invoice, ANYTHING to show that our payments were legitimate, they refused to comply.
Even when we were chasing up the deposit money, they couldn’t prove to the deposit holding scheme that we owed anything apart from the cleaning fee, which we were happy to pay - unfortunately this is usually standard rental practice to pay a large cleaning sum
We were thankfully found in the right by the deposit holding scheme, and we never had to pay the bogus “missing rent” that we didn’t owe. We paid half the electrical bill they were requesting, as they could not come up with any paperwork for it, but we owed some unknown amount for the quarter, which we were perfectly happy to pay if they could prove to us it was legitimate.
I recommend that you don’t count on getting the deposit back soon, factor in to be waiting months for it. Keep all of your deposit paperwork and your lease, and know your rights as a tenant! I’d recommend joining a tenant’s union if you need some extra support, this seems to be something this agency does to many tenants.
They never answered phones, were very slow with answering emails. Our shower broke during our last week in the property, and they failed to get it fixed in time for the new tenant. The new tenant was an acquaintance of mine, and they texted in confusion when the shower would not work. TG failed to inform them of a broken object upon move in, and TG were still trying to contact US about repairs weeks later, despite knowing we were no longer in the property.
Worth mentioning, we had an extremely positive experience with Vinnie. He was kind and understanding, and the only member of the process who was actually sympathetic to our reason for moving out - my mother passed during the Covid pandemic. Vinnie, you deserve better than TG ????????
