Review for Mrs. Paula & Our Landlord
I want to leave a heartfelt review for Mrs. Paula from Urban, because she truly deserves it. Every time we needed something, no matter how small or how complicated, she was always there for us. She has never left us without help, not even once.
Through all the repairs, the work in the house, the appointments, the problems that came up — she stood by us every single time. It means a lot to have someone who listens, who understands, and who truly cares about the tenants.
Thanks to Mrs. Paula, everything was handled professionally, quickly, and with kindness. We appreciate her more than words can say.
We also want to thank our landlord, who has been amazing as well — truly 10 out of 10. Both Mrs. Paula and our landlord have shown us respect, patience and support, and we are very grateful for that.
Thank you for always being there for us. You made a big difference.

Unfortunately, I've called 2-3 times now and the majority of the time they seem to be quite rude. While I know some estate agents do things differently, and, understandably, answering the same questions can be annoying, it doesn't mean you need to be rude about it.
My questions have been standard ones like "what furnishings come with it?" because it says 'part furnished' with no inventory listed, and in return, I got "well, have you looked at the pictures?" Believe it or not, I have, but a good amount of other agencies list what's included when it says 'part furnished' or at least tell you what comes with it when you call to ask, so it's a valid question, as some agencies put up fully furnished photos when only half of the furnishings come with it, so I wanted to be sure, or I've asked "Do you have a floor plan for this place?" and getting a "No rentals give out floor plans" in a tone that sounds more like I'm keeping a teenager from doing something more exciting instead of a professional lettings agent, it's a shame because they list really good places but it does put me off because if I do say yes to a property, I'll be sorting my rental through them.

We lived in the property for 4 years. At the end, they tried to scare us with false charges — £1,000 for “redecoration,” £180 for carpet cleaning and £170 for curtains. Very slow replies, clearly to cause stress. The property manager, Paula Williams, is extremely unprofessional.

In 2017, I was charged fees without a tenancy, and ended up taking them to court for breach of contract - action which I won without having to actually say anything, and I got my money back. Although they didn't attend court, the staff and the owner were fairly sore losers about this, I think because their grift had been discovered. I don't know if anything came of reporting them to trading standards, but in any case, legislation was passed in 2019 making those practices illegal, although I'm sure they will find some way to continue to make money they shouldn't.
If you feel like someone's grifting you, chances are they are, and you should take the small amount of time to stand up to them.

I've rented a house managed by Urban Residential and they were friendly and responsive to any problems I had. So when I bought a house and had to move for work I chose them to manage it for me. They helped me get the place up to spec, managed to find me some tenants just before the Covid 19 lockdown and have been helpful, friendly and responsive the whole time! Fantastic company. Everyone is friendly and knows their job inside and out. Unlike the past agent I used. Urban are a breath of fresh air. Avoid at all costs, worst letting agency I have ever dealt with! I've been renting off urban for over 5 months now, my first complomplat was less than 24 hours after moving into the property. I have had nothing but harassment from urban, my landlord and his family. I've even had my landlord turn up at my doorstep unannounced demanding to know what my illness is that I have! The most mouldy disgusting hovel I have ever lived in and I haven't been able to bathe here the entire time. Hi have complained numerous times and the only thing that Urban is interested in is getting as much money out of me as possible. Environmental health is now involved and I cannot wait for Urban to be handed the paperwork of how appalling this property is that they've rented to me. I am not the only one, I know many of other people who are renting off urban who have the same complaints including the flat below me. Avoid this company at all costs, housewives playing estate agents and that's coming for a equalist

My experience of the service provided by Urban residential has been exceptional. From the outset the team proved to be excellent at listening, setting out a plan, putting this into action, and then persevering. They respond to enquiries and deal with issues promptly and efficiently.
