Specifically in regards to Willmott's Property Services and per below reviews, I advise caution to potential leaseholders. Willmotts are only interested in taking your money and couldn't care less for your wellbeing and upholding lease agreements - breached as a result of their negligence. Willmotts simply refuse to answer requestions they know reveals their incompetence. My complaint was upheld by the Property Ombudsman, but no apology was received from Willmotts. This culture runs right to the top, and I expect any reply to this comment to follow suit: Deny, deny deny. The new regulation for Property Managers can't come soon enough.... Read more

Earlier this year, I put an offer on a property managed by Willmots and began planning a refurbishment. At first, I was concerned that working with a management company might feel bureaucratic, but the experience has been nothing but outstanding. Property manager Sara Al Tahan and building surveyor Lee Spearman have been incredibly supportive throughout the process. They are not only highly professional and responsive, but also extremely knowledgeable. Their expertise gave me complete confidence at every stage, and they were always willing to explain details clearly and guide me through what could have been a complex process. During a handover from the previous property management company to Willmotts, my paperwork was overlooked and Willmotts had not reached out to me. They sent me a legal letter and claimed I didn't have the official documentation in place. My solicitor provided everything and clarified this was because Willmotts was never provided the correct/missing paperwork. Willmotts had contacted my mortgage company which paid £4,313.13. Unknowingly, I also paid the £4,313.13 which meant Willmotts now holds £8,626.26. Their delay in refunding my mortgage company directly caused me to incur a financial penalty with my lender. Despite repeated requests for resolution, the process has been dragged out for months with poor communication and no urgency. If you are a landlord, tenant, or mortgage provider, be aware: their financial mismanagement and lack of accountability could cost you money. Professional property managers should act swiftly and responsibly when mistakes are made — Willmotts has failed on both counts. Willmotts was not a company of my choosing but if you have a choice...run away!... Read more

The worst experience I’ve ever had – avoid Willmotts Estate Agency and especially their block manager, Chris Goulden. On August 14 – yes, mid-August – I finally received a spare key to the flat I’m renting. I requested this key at the end of May. It took them 11 weeks to hand it over. From day one, I only got one set of keys, despite living here with my daughter, who comes home with her nanny. Naturally, we needed another set so they could enter without me. But apparently, cutting this “special” key requires a security card – which Willmotts had stored… and lost. Because of their incompetence, my daughter and her nanny were left standing outside in heat or rain, waiting for me to get home. Sometimes I was the one stuck outside. It took them a week just to figure out that they „had misplaced” the card, and then another week to request a replacement. And a day, let’s say, to cut the key. But the rest of the time, Chris Goulden was apparently just sending pointless e-mails to people sitting a few steps away in the same tiny office. No follow-ups, no progress checks, nothing. I had to remind him eleven times – yes, eleven – to do his job. When the key was finally ready after almost three months, I asked them to at least post it to me as a gesture of apology. The office is only 0.4 miles away, and it would’ve taken Chris ten minutes to drop it into my letterbox on his way home. But no – he insisted I come and collect it myself. And here’s the cherry on top: in the very same e-mail, Chris asked me to leave a review. So here it is. If you value your time, sanity, and basic customer service, stay far away from Willmotts and Chris Goulden.... Read more

I recommend you AVOID!!! Shocked at the confrontational and aggressive behaviour from Varol Zafer at Wilmotts. Varol swore and stated he wanted to ‘ditch this instruction’. Also, he withheld our property keys once we had terminated the contract. I felt like he blackmailed us, saying that if we wanted our keys, I had to go and see him face to face, which seemed extremely confrontational. With years of experience managing an estate agency, I couldn’t believe that I was dealing with a clown like Varol. And clearly his lack of competence trickled down to his team. Here are a few examples of the terrible service and lack of communication encountered: * Viewing appointments and feedback were not communicated. Despite asking twice for this to be done. * Our keys that were left in the property for rear access were taken to their office, so we couldn’t access our garden. * Our main point of contact went on holiday for 2 weeks and there was no handover nor did anybody else know what was going on. I questioned if the commission structure was individual which was confirmed, as clearly nobody else cared because it wasn’t their ‘deal’. * No pro-active advice on the market conditions or what to do regarding price to try and find a suitable tenant. * EPC was never added to the brochure. * I gave written notice and this was not acknowledged until 6 weeks later I’d suggest not wasting your time with Wilmotts like I did. 3 months our property was vacant for and I had to deal with a so called estate agent where the right arm didn’t know what the left was doing. All ‘managed’ by Varol… Thankfully, another local agent was on hand to take on our property and it exchanged and completed within 12 weeks. A professional team who knew how to do the basics well. P.S I am still waiting on their complaints procedure and governing body after requesting this over 3 months ago…... Read more

I am writing this review out of sheer frustration. Willmotts have been the assigned building manager for the block where I own an apartment so this review is specifically meant for the property/block management departments. To say that Willmotts are incapable of providing any semblance of acceptable service is an understatement. There seems to a be a revolving door policy in assigned 'property managers' meaning there is no chance of having an individual who is aware of the nuances of building management. To demonstrate this in less than five years, we have had no fewer than six property managers! Aisling, Miles, Salma, Milka, Stiljan, Luke. The one constant however is the incredibly aloof Mr Graeme Fisher. This individual is supposedly the manager of the department. In over a decade I have left him so many messages the number becomes irrelevant, sent even more emails requesting to speak but never does he call back or answer. The problems clearly begin an end with him as if your leader is rotten how can a team work? It also makes sense as to why he cannot keep any members of his staff for longer than a year - sadly the people who suffer the most are leaseholders such as I who, despite paying over inflationary increases in our service charge annually, the level of 'service' decreases - much like my bank balance after paying these extortionate fees. Another member who requires a special mention is Lee Spearman. We had some required decoration works within the communal areas of our block. Two staircases to be precise. Lee managed to spend over £100,000, emptying our reserve fund for what ended up being a bit of stone repointing (to a minimal building exterior space) and a total botched internal paint job and a recarpet. You read correctly, over £100,000! I would mention that if you spend over £100,00 the decorators should know that an oil based paint on woodwork is required. Wooden handrails painted with generic matt paint in a communal area are not a good mix - the speed that they blackened and become filthy was incredible. But I suppose we should have paid £200,000 instead and the correct paint may have been used. I am able to provide a Tolstoy novels worth of anecdotes as to issues either caused by or not resolved by Willmotts, but a few to point out for the general public to be aware of. The last service charge demand included a hidden cost for external window cleaning. I pointed out that the exterior windows had not ben cleaned since 2016.....8 years earlier. I have records of this. But, despite myself and every single owner of apartments in the building confirming that no cleaning took place, we were still charged. I will admit the fee was halved, but we are still charged hundreds of pounds for a service that literally did not take place. Absolute fraud, but good luck in us hapless leaseholders proving this. A month ago the lift in the building broke down. These things happen. A week later (yes a full week it took) for a 'specialist technician' to visit the building. In writing I am informed that a special part is needed to fix the lift and it would take two more weeks for it to arrive. The day the part is due to arrive and the lift is fixed, it turns out that (oh what a shock...never saw this coming) it's not just a part but a bigger issue has been found. Miraculous I know! So a month goes by, no lift, and we have to wait for another quote for these mysterious new issues. Obviously Willmotts can see there is now a little money in our reserve fund that we have paid into after Lee used every last penny a few years ago and they can empty that again? Perhaps they should look at changing their company name from Willmotts to a more apt 'Will-Nots'. They certainly Will Not look after their clients needs, they Will Not provide value for money, the Will Not act in any timely manner, they Will Not respond to queries in any timely or acceptable manner - they will however overcharge in fees, fraudulently embezzle funds and frustrate leaseholders.... Review relates to property management and their dubious billing / service charge practice. Willmott's charged almost 3 times more for building insurance - when I asked they conveniently mention its the best price their broker managed to find yet i was able to get a like for like policy on open market for £11k less. Standard cleaning charges ~ £50 per hour, bogus charges eg removal of fire extinguishers that had already been removed a year before, £130 for placing no smoking sign, sending out contractors for a job that was not done properly in the first instances and then charging residents multiple times in the space of a year for the same job... an incompetent staff that changes the colour of your own front door without even asking for your consent presumably to drive up invoicing/extra management fees ... the list goes on. Strongly urge anyone that has Willmott's as their managing agents to look closely at your itemised service charge bills to avoid being over charged... Read more

By far the WORST management company I've ever dealt with! Not only are they totally useless; they barely respond to you, and only reach out to you when they want to charge you for something (then conveniently disappear when you ask for details), they're also extremely incompetent and can't answer basic questions. I'm honestly not sure what it is they're 'managing' - I really hope enough people complain about them, as they need to be reported and investigated. A bad joke - avoid at all costs! Looking for a block management company who will let your property fall apart while they ignore your emails? Look no further! Our lovely little block (in Shepherds Bush) has been badly neglected under Willmotts. Our roof has been leaking for 4 YEARS. 2 surveyors said it needs to be fixed urgently, but Willmotts don't care. Major works (long overdue) have been promised for 2 YEARS but have not materialised, putting us at risk of wet/dry rot in the beams, with costs mounting every year. I have paid £1,000s in solicitors and surveyors' fees since realising I am on my own here... Fire safety checks are long overdue, and the drains are regularly blocked. The senior management team - led by Jim Jenkins and Graeme Fisher – continue to dismiss complaints. We have no service at all. The only person with any people skills is Shahid Sadiq (Sales director, so no help with block management). Invoices for random sums appear once or twice a year. We (leaseholders) don't pay them, no-one chases us. If you value your sanity (and your money), AVOID WILLMOTTS - especially if you are a freeholder, or looking to sell your property.... Read more

I'm giving one star because there is no option for zero stars. Emails are never replied to, and the management is incredibly poor—they show up whenever they want. People are now dumping rubbish on the premises, and despite my reporting it, nothing has been done. There is virtually no management presence, yet the charges keep coming, and they are sometimes incorrect. I was reommended to Simon Hanton at Wilomotts in mid 2021. As Executor of a comlicated estate I needed a professional and independent probate valuation on two properties in London. One of the important aspects of Probate Valuations is using a firm who are respected by HMRC minimising the liklihood of needing to do extra working backing up the assessment that the probate valuation is set at. In this respect Wimotts and specifically Simon Hanton reacted quickly, gave comlete and detailed reports resulting in HMRC accepting the reports without insisting on further justification of the valuation. I have subsequectly instructed Wilmotts again on a second estate and have a comprehensive and detailed report ready for submission to HMRC. Simon reacted quickly, inspecting the properties in a matter of days, measuring and then researching other properties in the area and justifying the valuations which I have submitted. Absolutely awful! We are in the process of buying a flat in a building managed by Willmotts. Our solicitor made some enquiries more than 2 months ago and still they didn’t reply. Furthermore, they give us false promises and ETAs they do not respect. Everyone involved in the buying process progressed through and were done in time, including the broker, the bank, the surveyor, etc, except for Willmotts. Willmotts company was contacted more than 2 months ago and still didn’t progress with our enquires. We had to extend our current tenancy because of the delay on their side only. Our solicitor chased them, the seller’s solicitor Chased them, the seller herself chased them and now even our estate agent, but they are just not helping! If I could give zero stars, I would. Willmotts have been nothing short of a nightmare to deal with. Here's a summary of my abysmal experience: Unreasonable service charges: They have consistently raised our service charges without any proper consultation or justification. The lack of transparency in their fee structure is astounding, and it feels like we're paying for services that are barely, if ever, provided. One example, despite including the electricity bill in our annual service charge, they have failed to make the actual payments. This negligent act led to a humiliating incident when bailiffs visited our building to fit a pre-paid meter. It was not only an inconvenience but also a blatant breach of trust. Dreadful communication: Their communication is practically non-existent. Emails gather dust in their inboxes for weeks or months, and their responses, when they do come, are dismissive and unhelpful. It is a complete disregard for client communication and problem resolution. Gross mismanagement of building works: The building works they oversaw were not only done poorly but were outrageously overpriced. We were charged several thousand pounds for works that were never completed. It's a shocking level of incompetence and financial recklessness. Absurd attempts to shift blame: When confronted about the unfulfilled works, they attempted to shift the blame onto 'adverse weather conditions'. Their refusal to take responsibility for their errors only added insult to injury. Appalling overall experience: Dealing with Willmotts has been nothing less than a nightmare. Their combination of incompetence, non-transparency, negligence, and apathy towards their clients' needs makes them a company to avoid at all costs. In conclusion, I implore you to steer clear of Willmotts. There are undoubtedly better, more professional, and more ethical options out there that will offer you the respect and services you deserve. Wilmotts have been managing a property that I own in a block of flats. In December, I made a decision to sell the property to sell it. Unfortunately, I have been unable to complete the sale because Willmotts have completely neglected to keep their fire and absestos report up to date. It actually expired 10 months ago. I have been promised that I will recieve a new report but I have been given no fixed date and have been kept waiting over a month. Don't expect anything from them as a tenant. They don't reply to queries, need for help or changes. Their default is unhelpful and rude. We lived in a flat they rented out to us just before the 2nd and 3rd lockdown. What they failed to tell us, was that the landlord had not actually connected the flat to internet via OpenReach, so we moved in and were unable to get an internet service (during lockdown, where it was needed for work). I then had to liaise with OpenReach myself to get the flat connected. Which took 6 months in the end because Willmotts sat on a form for 4 months from OpenReach that they needed to complete for work to commence. In that time they gave us the smallest amount of compensation toward our data charges, but didn't make up for it at all. Consider your deposit gone when you leave because they have tried to charged us for just about everything and anything. Including a full end of tenancy clean, despite the flat being left cleaned to a very high standard. Proceed with caution and check everything. **Despite their reply, no one has ever reached out. Peter is a horrible, discriminatory man who would not care about the sub tenants of Latymer court. He told me he does not talk to subtenants but contacted another group of subtenants, just showing how awful this man is. The managing office at Latymer court is in the control of the freehold company. Willmonts are managing our property and charges service charges. It should be illegal to overcharge us as they are for the services they are providing: £500 for management fees per flat, (it is a maisonette, so no communal areas), which are - raising couple of invoices and finding yearly insurance. Wow, that must really be a tough job! However it takes them ages to reply to emails. Thank you for your reply. As expected no one contacted me. Furthermore, we have been charged incorrectly and for 3 weeks we are trying to get someone to look in to our account and no one bothers, we are just being chased for incorrect payment! Well done!... My experience with Willmotts is a long and horribly painful one! You DO NOT deserve a star if I have the choice not to give one! Everyone I dealt with in Willmotts seems to be in lala land and have no time for you apart from sending invoices when it's time to pay ground rent & service charges. We bought a new build 5 years ago - Willmotts manages the property. We had endless problems with the property from the start with the rogue developer and Willmotts hasn't NOT been helpful at all. I pay all fees on time but until today you are still billing me for a £50 late fee from years ago that I never owed you which I have emailed the management & accounts dept GRAHAM, BEN, LUKE, PONSIREE, multiple times with proof but no one ever acknowledges it and you just keep sending me reminders for something I DO NOT owe you. I lived in one of willmots property's for a year I left it in much better condition than what I found it and they try and charge me for stuff that was broken before I moved in, things that I had constantly told them were in need of repair. the are thieves they will charge me for repairs fix nothing and do the exact same to the next tenant. serviced property's that are never serviced emergency call out numbers that are never answered, things in need of repair like a faulty boiler that are in need of repair and not taken seriously... they repaired my boiler three times in two weeks in the depth of winter each time we were told it was working, it was not, it was finally condemned and replaced in the most cowboy way imaginable. stay well away they just want your money and have no respect for you as a tenant.... My experience with Wilmots has been short and awful. I contacted them the 14th of June and arranged a view of a flat in Shepherds Bush area for Saturday 16th. The agent on the phone was really nice and kind and emailed me the details of the appointment quite rapidly. Once I arrived in London (after 4 hours of train travel from Plymouth) and reached the flat, nobody came. I decided to contact the agency to understand what was happening, and they told me the appointment had been cancelled. According to them, the agent in charge (I think his name is Solomone) tried to contact me about the cancellation, but with no success. This does not make any sense as the agency had both my email address and mobile number available. Looking for a new house is a quite demanding task, especially when you are moving into another city: unprofessional letting agents make this task a nightmare. Totally disappointed... Read more

Most rude and unprofessional agents I’ve ever had. Mandy and Vitalia do not want to work there and instead of helping you to resolve problems encountered on the flat, they always complain of being there to help the tenants. The only good service was from Mel. The tenancy was amazing but every time we had a problem it was a nightmare to get it resolved due to the property management agents. I couldn't be less impressed with this unprofessional, apathetic and useless business. Honestly, I don't understand who is in charge, but there is no sense of urgency, no empathy, no basic understanding of what people living in a property need or how they should be treated. We are renting a flat on the top floor of a building managed by Willmott's, and our property has been engulfed in scaffolding for the best part of 7/8 months. Work has taken place for a total of around 2 of those months, at a snail's pace. We've asked politely, repeatedly, for reasons as to why the scaffolding remains, and no-one answers, everyone passes the buck. We've never received an explanation. The scaffolding blocks our natural light, it poses a serious security risk as the platforms are right outside our windows (which means keeping them closed throughout the hot summer - on one occasion some junkies climbed into the main building through a window left open by builders), people could see into every room of our flat so we had to cover up bathroom & bedroom window. There is also a porta-loo which has been left outside the front door for the entire team, which stinks, and is used by random members of the public too. Equipment, old milk bottles, and electric wiring is left hanging around in the entrance and all over the front garden space. We are fully aware that as renters, we don't have the same authority or clout as the freeholders, but there has been no desire to listen to us or work to get the scaffolding / loo removed quickly. The majority of our communication now has to be via our estate agent, who speak to Willmott's and update us with what ends up being completely worthless information, which is never acted upon. It's a joke. We've been given deadline after deadline of when the scaffolding will be removed, and there is never any change. If you can help it - don't use their services, and under no circumstances would I recommend moving into a building manged by them.... Read more

I am not happy at all with Mr. Birelli in Willmotts , he is managing our building in Southwell Gardens . Many complaints were made to him and his line Manager but so far I have not received any reply from them . Mr. Birelli is incompetent person in managing our building . Dealing with Willmotts has been one of the most infuriating experiences of my entire life. We've been trying for almost 6 months now to secure freeholder approval for an extension on our property and they cannot be bothered to handle the necessary steps on their end. Despite already having builders estimates and planning permission in hand, we've had to push back the start date on our works by several months. We still have no answer from Willmotts as to when or if we will ever hear back about freeholder approval, despite dozens of phone calls and emails. We cannot even ascertain whether the approval process has begun, and every time we call we're told that the person we need to speak with is on holiday or out to lunch. We have lost literally thousands of pounds as a result of the unforeseen delay caused by Willmotts. Avoid working with them AT ALL COSTS - I wish we had a choice but unfortunately we don't.... Had a viewing for a commercial property on Kingsland road today, I was called once 15 min earlier and missed the call while I was on my way...tried to call back many times but there was no answer. Went to the appointment on time and nobody was there. Kept callin for 1h and he didn't pick up. When I texted him I was there for the appointment I got texted back that he had gone and had tried to call me and that I should learn to answer my phone??? I've rented a flat from them, and it was horrible experience, when I got the flat, it was dirty and full of spider webs !. When I left they tried to take every penny from the insurance, and they refused to send me any receipts for the deductions !. Reply to the comment : First and foremost, all the ( People ) you referred to as unauthorised to live, which is only 1 person not "people" you should double check with Mel McMultan and he will confirm to you the inaccuracy of your statement. Secondly, I would like to say that I have indeed won the case over the deposit scheme, which clearly showcases the blatant assertion that was undertaken by the office. And about the smoking, I was smoking in the Patio, which I think is alright. Finally, I am glad for the response and it is a clear representation of the attitude of an unprofessional office. Will at Willmotts is excellent! We have received great customer service from him and the team since moving into our Kensal rental. From having a new aerial installed to massively diverging a potential crisis. I called Will from New York after finding out my sister had posted our key through the letter box leaving us locked out and potentially having to pay hundreds to a locksmith on a Sunday. As we'd only been provided with one set of keys upon moving in instead of two (through no fault of Will), I asked if they'd cut another and leave it with local business for collection early Sunday. With not much time remaining on a Saturday afternoon Will ran to the rescue! We were a bit hesitant to rent through an independent agent with few reviews, but the customer experience so far has been great. Thanks again.... Read more

We bought a new flat developed, sold and managed by Willmotts and had endless problems. Firstly, they kept delaying completion to the point where we were forced to exchange and complete on the same day without confirmation until the day before. Just prior to completion, despite Shahid assuring us there were no plans for further development, a planning permission application was submitted by Shahid himself to build a whole floor above ours after selling us a top floor flat. Four months after moving in, a leak started in the kitchen and we were told that this was solely our responsibility. A month later the water heater wiring melted, burning out the switch and timer. We found out that the wiring that was fitted was too thin. We told Willmotts about both of these but we’ve either been told they aren’t responsible or had no reply at all. Recently the radiator switch also burnt out. The leak has now been there for 5 months and damaged half the kitchen cabinets. Only after threatening to go to relevant authorities, they agreed to send the kitchen fitter and electrician though not without informing us that we would have to pay an undisclosed call out fee if they thought it was our fault… As if we deliberately changed the wiring to dangerous ones? When the fitter came, we found out that they had only been told about our flat that morning and he was actually there to inspect two other flats with similar problems. Clearly we aren’t top of the priority list. Willmotts now want us to claim on insurance (incurring excess) for the leak, even though it’s clear it’s a defect, and no word at all on the money we’ve spent fixing the substandard electrical system. Ben told us the defects period ended some time ago despite the problems being reported within 5-6 months of completion and ignored requests to show us proof of this. Other issues include building rubble in the kitchen hood which Ben wanted us to contact the manufacturer about rather than the fitter. And for the last month only one in three lights in the stairwell and corridors works. So far this new flat has cost us hundreds to fix the endless issues. The service has been very rude and we are constantly given condescending answers as to why various issues aren’t their fault.... Read more

My family (Myself, Wife and 18 month old Son) have lived in our property looked after by Willmotts for the last 19 months and are absolutely disgusted at the lack of care they show for their properties. We have had an increasingly serious damp problem in the entrance of our maisonette since my son was 5 weeks old and other than sending a couple of surveyors over, attempting to use bathroom sealant and repainting the outside of the porch, they have done none of the things recommended by their own surveyor in order to eliminate the problem! It is impossible to get hold of anyone in the office anyway, but when we do finally get through to an actual person on the phone we are told that the person we need to speak to is out of office or on holiday (with nobody covering their responsibilities while they are away)! We are then told that someone will get back to us which never actually happens and we have to repeat the whole process again! The £200 ground rent we are meant to pay every quarter (we are currently refusing to pay ours) seems to go into the company's pocket as we see very little done with it- the communal gardens are kept to the lowest possible standard, the paving is broken up and has raised and exposed drains, the drainage is frequently blocked and causes flooding in the car park and the entrance gates for both cars and pedestrians are often stuck shut or broken. My Wife and Son have actually been stuck inside the grounds on several occasions because both gates have been broken! All of the maintenance work is done to the lowest standard for the least expense to the company possible. It is abundantly obvious that the company cares more about the money they put in their pockets than the standard of service they provide once they have been contracted to look after a property. The Director of the company is a particularly bolshy man and ignores phone messages and emails as well as openly admitting that he doesn't care about certain issues. He even called my wife to ask why we hadn't yet paid the deposit for the property when he still had a tenant living in it! We are currently doing everything in our power to get a response from the company and are seeking legal advice and are speaking to the council as the mould is a health risk to our son and needs to be sorted out.... I own a restaurant which isn't doing well at all, member of the family run it, we always been paying rent right now, there was a problem with running cost we offer some to pay as we always pay monthly, but the agency without sending letter or worming they ask to pay 4 month rent knowing we can't afford at same time but we offer what is needed to be paid currently, but they send debt collector to change a lock locked our restaurant without worming, without court letters, without the appropriate methods. In fact for 3 years we were loyal to them, they didn't manage to change the name of the owner so far, they only collect money on the phone, when i discussed several times why they still have the old owner name no explanation or they keep saying they have not been told, hold on if i buy this place 3 years ago from owner via solicitor and paper work is given and finished how comes they sending invoice with old owner, other than that, they never have gone via appropriate methods to deal with us. Now i just came back from short trip and the person who use run the restaurant told me someone change the lock and they refusing to accept payment unless we pay up until July??? that’s not how it suppose to be done. First of all i am the owner no one ever contacted me via phone, letter or email before, we pay every time need to be pay they take the money, one missed payment they can change lock and lock us out - even with no worming no letter or legal communication? This agency take advantage of people who do not know the law, take advantage of people who has bad management & insecurity on running a restaurant. If you going to use them please think hard and twice. This is very bad run agency, doing things illegally.... Read more
