Hi everyone, I’m looking for help from landlords/property owners who may have dealt with Alphi Jacob Knight or Eric PVE Group in Manchester.<br><br>We handed our M1 apartment over to Alphi in July 2025 to manage a refurbishment and prepare the property for rental/ sale. I’m living away from Manchester and trusted them to manage the project and contractors on our behalf.<br>Unfortunately, almost a year later, the situation has become extremely difficult.<br>The property has been vacant for nearly 12 months. We have paid more than £40,000 in refurbishment-related costs, incurred over £3,000 in building management charges/fines following damage during the works, and lost a substantial amount of rental income.<br>D3 Group was introduced/appointed by Alphi to carry out the refurbishment, but when serious problems arose with the quality of work, delays and payments, we found ourselves caught between the different parties and there appeared to be significant disagreement over who was responsible.<br>Later, Eric/PVE became involved in managing/completing the remaining work. We paid approximately another £10,000 to PVE, but many of the issues we raised remained unresolved and we became increasingly concerned about the progress and quality of the work.<br>We have now terminated their involvement. They confirmed to us in writing that our keys and fobs would be returned, but we are still waiting for them – after 2 months.<br>We have kept extensive evidence, including emails, WhatsApp messages, invoices, payment records, photographs and records of the work and delays. We are now considering obtaining formal legal advice regarding recovery of our losses.<br>Has anyone here had experience with them, or a similar situation in Manchester?<br>I will report these to trading standards. But would appreciate recommendations for a solicitor experienced in property management/contractor disputes and advice on the best route for pursuing a substantial financial claim.<br>If anyone has dealt with the same companies and would prefer not to comment publicly, please feel free to message me privately.<br>Thank you — any advice would be greatly appreciated....
