We recently sold our property and purchased another property using reeds rains at woodseats and the service and support they provided us with was excellent !! We worked closely with Emily in particular and she was nothing but helpful and efficient throughout the whole process. As something that can be incredibly stressful, she made us feel at complete ease and helped in any which way she could and always got us the information we were needing without hesitation and for that we are so grateful. From getting the valuation on our old property, having the photos done, all the viewings, finding our new house and the sale itself the team at reeds rains woodseats have been fantastic and I wouldn’t hesitate to recommend them to future sellers and purchasers ! Many thanks to Matthew and the Team at Reeds Rains, Hebden Bridge. Everyone was extremely knowledgeable and helpful throughout, and made a potentially stressful process surprisingly easy. All costs were clearly set out upfront, and every effort was made to progress the sale to conclusion as quickly as possible, The team kept me fully informed at all times, and the information and advice provided was timely and reliable. I can strongly recommend using this particular estate agent.

Evie was really professional and made me feel at home straight away whilst showing me the property. Any query she couldn’t”t answer (which wasn’t many), she was willing to find answers for and explained everything whilst giving me space and time to view. A credit to her company, hopefully the rest of the experience goes as well.

Tim the manager came to value the property, he was enthusiastic. I liked the way the property was to be marketed and the estate agents fees were very reasonable. Sold quickly. The staff at Reeds Rains are organised and knowledgeable.

Lack of Transparency and Poor Service<br><br>I instructed Reeds Rains to find a tenant for my property and opted for their Rent Collection service. I relied on the Fee Table provided at the front of the agreement to understand the costs — as any reasonable person would. What I was not told, either verbally or in the Fee Table, was that a hidden exit fee equivalent to one month's rent plus VAT would apply if I later chose to manage the property myself.<br><br>This fee was buried in the body of the contract with no signposting. Had it been disclosed, I would never have chosen this service.<br><br>The service itself was equally poor. They failed to collect the very first rental payment — my tenant had to tell me the rent was overdue. They also failed to contact the tenant before the end of the first year to discuss renewal, as their own documentation required. Both times, my tenant came to me directly.<br><br>I have now escalated through two stages of their complaints process without any meaningful engagement on the core issue, and will refer the matter to The Property Ombudsman if Stage 3 does not resolve it. Any landlord considering this service should read every clause of the Terms of Business carefully — the Fee Table does not give you the full picture.
