I'd needed to make a claim (upheld by the Property Ombudsman) against another local estate agent, who had dragged out and delayed this 2019-20 (probate) sale, in order to favour their buyer. After the above delay and attendant loss of several potential buyers was stopped in its tracks, with Miles & Barr being appointed to clear up the mess, they delivered a sale (and with yet more delays around the rent-a-roof solar panels installed by our parents - but they got there in the end), albeit at a lower price than we'd initially hoped for.... They are professional and on the ball. Thry advised putting tge property with a range, but the headline in the portals was the lower figure. The range was just ignored by the potential buyers. I think this was a mistake in this very difficult market. If i did it again id go for the top figure and not a range. I thing it substantially reduced offers and thus the final selling price....
